“The oil spill is limited to a small pocket on the South Coast of the Island, close to the airport. The prime areas for real estate of Grand Baie and Tamarin are far away from this and there’s absolutely no impact at all in these areas. The main issue with the oil spill is that it’s in an ecologically pristine area,” Haller says.
For South Africans, there are several factors in favour of property investment here that amplify the Mauritian allure. You can make it your primary residence or your second home if you choose to commute and stay a short flight away from extended family. It doesn’t take long for the dictum “don’t worry, be happy” to become second nature when you’re living in the most content country in Africa. That’s according to the World Happiness Report 2020, which ranks countries according to citizens’ ratings of quality of life.

t’s estimated that about 15.5% of all working South Africans are self-employed, according to data compiled by the World Bank, and this number may well increase as companies cut back on full-time jobs to mitigate the financial impact of Covid-19.

Whether working for oneself is out of choice or necessity, there’s a common perception that applying for finance, be it for a car or a home loan, is likely to be more challenging. However, with the interest rate at its lowest in over 50 years, it would be a pity to let some extra paperwork stand in the way of making a sound investment.
Salaried vs self-employed
Being self-employed doesn’t mean having to give up on the dream of owning your home, says Jenny Rushin, national development manager, BetterBond. It may just require a bit more paperwork and the guidance of an expert who can help you through the application process. “The long-held perception that it’s difficult to buy property when you’re

Thinking she would stand a better chance of securing finance, as she works for a company and earns a monthly salary, Kelly initially applied. But she soon realised that, on her own, she would not qualify for the amount they needed. She then started researching what documents they would have to submit if Calvin applied for the bond
as a freelancer. “I found very little information that was of help, and it was only until I reached out to someone I knew at a bond origination company that I understood what we needed.”

Talk to the experts
Kelly says she was nervous at first to proceed with the application. “I thought, what are the chances that we’ll get it? But our consultant allayed our fears.” While there was some extra paperwork – six months’ bank statements instead of three, as well as testimonials from Calvin’s main clients – the application process was surprisingly smooth. Calvin qualified for a 100% bond and the couple did not have to pay a deposit.
Some more effort
Rushin says that a bond originator will apply to multiple banks on your behalf, including your own. “The applicant does one set of paperwork and we ensure that all the required information is ready for submission to make the application process smoother – and it’s completely free.” There are a few things you can do to ensure a successful bond application as a self-employed applicant. Remember that the idea is to show that you have a proven history of managing your finances responsibly.

Microliving with a macro-lifestyle While Covid-19 ushered us into wanting bigger spaces to accommodate a home office and more breathing space, some people are questioning the pros and cons of ‘living large’ with some even considering the polar opposite – microliving WORDS: SUPPLIED IMAGES: SUPPLIED & SHUTTERSTOCK

he fundamental idea of microliving is trading the luxury of space, usually found in the suburbs, for a significantly smaller space in the trendy heart of the metro where all the action can be found and where real estate prices are usually high.
“The definition of microliving is geographically dependent, but on our KwaZulu-Natal North Coast, it means living in a sectional title property ranging in size from about 15m2 to 30m2 and priced between R500,000 and R1m. The target market is millennial creatives and professionals ranging from 20 to 35 years of age,” says Gareth Bailey, area principal, Pam Golding Properties Durban Coastal, who challenges the mindset of “bigger is better”. “By buying a smaller space, the overall ticket price is more affordable, and if the development is designed properly, this doesn’t come at a lifestyle cost as facilities match and often exceed those found in a lavish suburban home – albeit these are shared between the resident community.”
Close to the action
Bailey says by being in the heart of the action, microdwellers in these sectional title units enjoy walking access to the metro’s top-rated attractions, entertainment options and amenities. The central location usually also enables walking to the workplace and key transport hubs.

“This way of living begs the question of whether owning a car is even necessary. If the development provides an Uber collect-and-drop facility, shuttle service or car pool arrangement, these millennials may well choose to discard the inconvenient rigidity of monthly car instalments, fuel and maintenance and rather opt for the ultimate freedom and flexibility of a pay-as-you-go solution. After all, the end goal of microliving is to have ultimate flexibility and maximum lifestyle with minimum admin.”

Another upside is the sense of community and lifestyle – post-Covid – as residents engage with other likeminded people in activities such as gym, yoga, Pilates, or even catching up over a cup or glass of the latest brew all within the boundaries of the scheme. The living space itself requires innovative design to facilitate space saving and an example of this is having a fold-up bed that doubles as a dining room table, or which may even be raised above the living area altogether to free up space in the apartment, Bailey says.
It adds up
“The microliving sectional title proposition may also make good financial sense as it allows buyers to get onto the property ladder by acquiring apartments in fantastic areas that would usually be financially out of reach. In addition, when the time comes to
move on, the purchaser may choose to rent out the property at a high yield or re-leverage and buy a second property, thereby facilitating the growth of a property portfolio.”
Size vs lifestyle
Bailey says the microliving model dismisses the traditional notion of valuing property purely on a price-per-square-metre basis and rather requires investors to fully appreciate the value proposition of the development and the lifestyle – centrality, convenience, facilities and community – that it has to offer. “Fortunately, renters have long shed the umbilical attachment to the priceper-square-metre valuation method, opting rather to value property based on the above appealing benefits. “Consider holidaymakers, for example, who would far rather have centrality and access to the main attractions over a larger apartment further away from the action. Holidaymakers are seeking a hassle-free good time, and they don’t differ too much from microdwellers in this respect,” he says. While a microliving apartment may be expensive when judged by traditional criteria, as long as the development is designed to satisfy the needs of its target market, tenants will find value and be prepared to pay in excess of traditional square metre rates.

“Some people may feel that microliving is claustrophobic, while others may really connect with this minimalist approach to living that simultaneously maximises flexibility, lifestyle and sense of community. I don’t think this is for everyone, but I definitely think that it’s going to appeal to an increasing number of millennials seeking to do things on their own terms.”

mart kitchen design is as much about technology and functionality as it is about individual style and creative choice of aesthetics. But renovating your kitchen for investment purposes adds another layer to the mix – it’s wise to consider the market value of homes in your area before taking the plunge. “In my experience, a beautiful and practical kitchen normally adds more value to a home proportionate to what it costs,” says Dogon Property Group CEO Denise Dogon. “A top-end kitchen may cost R500,000, for example, but on resale would add more than R1m in value to the property. A kitchen plays a huge part in the decision-making when buying a home.”
More kitchen time
In addition, Adrian Goslett, regional director and CEO, RE/MAX of Southern Africa, predicts that kitchens will become increasingly important to buyers over this time. “Until the threat of Covid-19 no longer exists, homeowners are likely to spend more time preparing their own meals at home rather than dining out or even ordering in. The kitchen will, therefore, become increasingly important to buyers purchasing over this time. Sellers can capitalise on the trend by investing in kitchen updates before putting their home on the market,” he says. We look at 2020’s trends and how adding single elements to a kitchen can elevate it to the next level in terms of style and value and can ensure maximum buyer appeal.

Ehrardt Nieuwoudt, MD, Kim h Interior Design, Joburg, says the right lighting makes all the difference in a kitchen. “The main areas where lighting plays an important role are work surfaces, feature areas and displays,” he says. “A beautiful pendant or cluster light can do wonders to emphasise a specific area. Something over an island or breakfast nook will create visual impact.” For a window behind a counter, interesting low-hanging pendants could work well, he says. Display cabinetry is another prime space for feature lighting – some LED strip lights under floating shelves or even cove lighting around a bulkhead feature. Nieuwoudt believes the most successful lighting style in a kitchen is a combination of all of them. “In the same way you layer texture, you can
layer lighting. Use recessed spotlights for general lighting, pendant lights to create focal impact, wall lights to balance spaces and strip lights for subtle highlighting. It all depends on the style or mood you have in mind.”
Store more
According to Deborah Garth, director, Deborah Garth Interior Design, storage is an essential element in kitchen design and will increase the value of a home. “There’s always a heap of various appliances, crockery, utensils, pots and pans and store-bought foods – and never enough place to store it all,” she says. “We need countertop space that’s free from clutter to prepare food.” As a solution, she suggests a large walk-in pantry and an island with pot drawers. Her favourite storage feature is drawers with inner dividers. “The one part of the kitchen that definitely should have additional storage is the main workspace,” she says. “Everything should be easily accessible when you’re creating a meal.”

A small but important detail – both in terms of functionality and aesthetics – is your choice of sink and mixer. Homeowners who choose to prioritise this when going about their renovations will earn themselves favour among buyers within this demographic,” Goslett says.

The cold, hard surfaces of a bathroom are softened with a few simple and inexpensive additions like neatly folded fluffy towels, quality hand soap and lotion and a pretty shower curtain.

Arrange a couple of accessories on the kitchen countertop to show off counter space and help the viewer imagine creating family meals in the space. A bowl of fruit will add a touch of colour.

t takes a person on average no more than 10 seconds to make up their minds about whether they want to buy a property or not, which is not much time to kick-start the imagination when walking into an empty home that’s too sterile to stimulate real interest.
Ensure all necessary small repairs are completed
Take care of scuffs on walls, replace missing light bulbs and fill wall cracks. Don’t allow prospective buyers to start wondering what else could be wrong with the property by neglecting to do small, inexpensive repairs.
When prospective buyers view a property, there are many factors they take into consideration, but few are as important as whether or not it resonates with them and “feels" like home. “Ultimately, people don’t just buy a house, they buy a home and a lifestyle,” says Steve Thomas, secure estate specialist, Lew Geffen Sotheby’s International Realty, “and it’s therefore essential that when they view a home, they can imagine themselves living in the space.” For most of us, however, it’s hard to make that critical emotional connection when the property is empty and devoid of all signs of family life, especially if a few maintenance issues have been neglected as they will be more obvious in the emptiness than in a warm, furnished family home. “You don’t need a fully furnished home to create some atmosphere and ignite a buyer’s imagination. There are smaller, inexpensive staging tricks that will make a home seem more inviting than soulless – you just need to pay attention to detail and add a few props to transform an empty shell into a potential home,” Thomas says.

Neutral walls
Boldly coloured rooms are off-putting to many people, so a fresh coat of neutral paint will be a lot more inviting and viewers will also be easier able to imagine their own photos and art on the walls.
Small tables and lamp accessories
These create warmth and help to define a space, show buyers how a room is intended to be used without blowing your budget.
Mirrors
Well-placed mirrors will brighten and lighten a room. When placed strategically, light bounces off them, reflecting around the room and making everything feel that much more open and spacious.

Pick n Pay opened at Lakeside Mall in a 2,500m2 store and Dis-Chem in a 1,400m2 store at the end of July, amid the national lockdown. Pick n Pay Liquor opens in a 130m2 premises. Placing these popular retail brands side by side has created a powerful anchor that balances and complements the weighty combined appeal of Lakeside Mall’s Woolworths, Shoprite and Clicks on the opposite side of the 67,000m2 regional shopping centre. “The reconfiguration and introduction of Pick n Pay and Dis-Chem to Lakeside Mall were made possible by Shoprite waiving the exclusivity clause in its lease for the benefit of the shopping centre and its customers, which is commendable indeed. We’re incredibly proud of this redevelopment, which fundamentally improves Lakeside Mall as a whole,” says Mark Langley, head of development, retail, Growthpoint Properties.
Final touches
There is a brand-new external-facing shopfront on the mall’s prominent west facade, overlooking Bunyan Street.
The reconfigured space represents 4,900m2 of gross lettable retail area and the mall is being highly selective in handpicking a tenant for this area, to add to the strength of the new retail mix. The redevelopment concludes Growthpoint’s three-year, multimillionrand programme of investment and improvement at Lakeside Mall. They began upgrading the mall’s interior in 2018 to achieve a beautiful modernised aesthetic. This refurbishment created a clean, contemporary look with new entrances, ceilings, tiles, columns, handrails, upgraded ablution facilities and energy-efficient lighting. All these elements add to a quality experience and ease of shopping.
Space repurposed
The addition of the latest leading retailers to the mall has been a long time in the making. In 2014, Lakeside Mall’s 5,000m2 13-cinema complex closed and remained empty. To restructure the former cinema space for retail purposes, Lakeside Mall’s owner, Growthpoint Properties, invested R75m in its redevelopment. The major project proved to be quite a challenge, with demolition and construction work taking place within a busy, trading mall. The mall area in question was initially built for specialised cinemas, which are very different structurally from shops with large trading floors.
Planning the delivery yard for Pick n Pay also presented a puzzle for the development team to solve. The new shops and the entire surrounding mall are raised one storey high on stilt pillars. This area extends to form a bridge that reaches across five lanes of Benoni’s busy Tom Jones Street, and links to the upper level of the larger part of the mall.
For the people
As part of the project, the mall’s parking area nearest to the new Pick n Pay and Dis-Chem was also upgraded and reconfigured, to make it quick and easy to access the exciting new shops in this area. Chantell Roemer, portfolio manager, Growthpoint, remarks, “This upgrade is for Lakeside Mall’s customers. We think they’re going to be delighted with the new level of community convenience at Lakeside Mall. We’re pleased to offer shoppers more product variety and great value, with something for everyone, in their own neighbourhood.” The mall and its owners also hope to invest even more in improvements soon by adding a slip road into the mall directly from Bunyan Street. Besides making it even more effortless for shoppers to meet their daily needs, this would also be a valuable source of investment capital and employment in Benoni at a time when both are needed more than ever before.

The ‘72 hour clause’ (or ‘continued marketing clause’) is somewhat of an enigma for a first-time buyer or seller and we therefore explain here how it works. It is important to consider the exact wording of the ’72 hour’ clause in each and every sale agreement, as these clauses do vary from one agreement to the next.
bond or selling his/her property. In other words, the purchaser is granted a certain amount of time in terms of the agreement within which to obtain bond approval or to sell a property, failing which the sale agreement will fall away. A ‘72 hour clause’ serves to protect the seller’s interests in such circumstances as he may continue to market the property during the (often) protracted and uncertain period in which the fulfilment of the suspensive condition(s) is awaited, in the hope of finding a better offering – be it a cash buyer (offer not subject to any suspensive conditions) or even a higher purchase price. Once another buyer makes a better offer, the 72 hour clause is activated and the first purchaser is given 72 hours to waive the suspensive conditions in his/her offer or meet the offer made by the second purchaser. If he is unable to do so, the seller may then cancel the agreement with the first purchaser and proceed and enter into an agreement with the second purchaser, the first agreement becoming null and void.
Essentially, by inserting such a clause in a property sale agreement and signing it, the seller and purchaser indicate their agreement that the seller may, within a certain window period, accept an offer to purchase the property from another bona fide buyer.
The 72 hour allocation is not set in stone, and parties may agree to make it any period of time. It has however become practice, in such instances, to limit it to 72 hours.

Substantial changes in the pipeline for designated employers regarding Employment Equity The latest version of the Employment Equity AmendmentBill, 2020, was published on 20 July 2020 which version is now headed to Parliament. The Bill seeks to amend a number of provisions in respect of the Employment Equity Act, 55 of 1998 (“EEA”). Certain of the proposed amendments include: • The removal of the requirement that employers with less than 50 employees, comply with chapter III of the EEA relating to the application of affirmative action and the dispensing of any requirement to register on account of exceeding an annual turnover amount; • The introduction of numerical targets to be implemented in line with the sectoral targets set by the Minister for national economic sectors, so as to ensure equitable representation of suitably qualified groups at all occupational levels in the workforce. It is contemplated that different targets may be set at different occupational levels, sub-sectors, regions or other relevant factors; • The requirement that an employer’s employment equity plan address the numerical targets referred to above; • The empowerment of labour inspectors to secure a written undertaking from a ‘designated employer’ regarding the preparation of employment equity plans; and • The requirement that a certificate be issued to employers, confirming their compliance with the provisions of the EEA, as a prerequisite for contracting with the State. Note that this requires an amendment to section 53 of the EEA, which section is yet to become operative. The changes are part of the ANC’s vision whereby the economy reflects the demographics of society in line with racial percentages determined as to 78.8% for Blacks, 9,6% for Coloureds, 9% for Whites and 2,6% for Indians.

The retention of racial demographic criteria negatively impacts upon traditional ‘’best candidate’’ selection criteria such as skills and attitude irrespective of the candidate’s race. It also potentially hampers the further considerations relating to women and disabled advancement in the workplace. The Minister of Labour is required to consult the Employment Equity Commission regarding the sectors and targets he intends introducing. A concern is that such bodies have comprised persons chosen in line with political affinity with the ruling party. An employer will be required to secure a Certificate of Compliance which will prove difficult where the employer has not met the sectoral requirements. It is a given that employers who cannot obtain such Certificate will have little prospect of performing work for the State. The challenges of running a business with no growth attributable to the lack of Government direction during the so-called 9 wasted Zuma years coupled with Covid-19 will now additionally require employers to not only focus on staying on course and preserving jobs but changing their employee profiles to meet the targets.
