Oh so cheesy Lockdown life means time for long lingering lunches that celebrate local produce, and top of our list is a beautiful South African cheese board. WORDS: SARAH MARJORIBANKS

e’re lucky to have incredible cheese producers in South Africa, and even luckier to have a cheese shop in Joburg that showcases them. We asked Cheese Gourmet’s Jo Dick to share her expertise with us on how to put together the perfect cheese board.
mango strips for effect. You can also add lots of fresh herbs that last, such as rosemary and thyme, which make the platter look fresh and inviting.”
“Usually we suggest five cheeses,” says Jo. “Generally, a soft rind cheese like a brie or Camembert, a blue cheese, and a mild cheese for all tastes, like a Havarti from Klein River. Then, we recommend a stronger, more unusual cheese like a Boland, which is a washed rind cheese – or you could replace this with a goat’s cheese for variety – and then a strong mature cheese like a great Healey’s mature cheddar.”
Filo-encased Camembert
“It really depends on the customer,” she says. “We find certain clients like the stronger, smellier cheeses which aren’t for everyone. If it’s a bigger group of people, or cheese is the main protein of the meal, a flavoured cheese is a fun addition – cumin Gouda is particularly popular.” Then, she suggests adding figs or something sweet to the board, especially if it’s served instead of dessert. “It’s a great way to combine the two courses – you can even add a bit of chocolate and nougat and make it totally extravagant!” If you’re serving at the end of the meal, Jo suggests crackers instead of bread, which is a bit heavy and dries out. Then, add the final touches, “Decorate with grapes, strawberries and dried

Lastly, pour yourself a glass of full-bodied pinotage or chenin blanc, and enjoy! If you can’t get enough cheese, in any form, Jo recommends this beautiful sweet and spicy, warm and melty Camembert-filled filo parcel. And now that we’re just a day away from being able to buy wine again, she suggests a dry white wine like a sauvignon blanc to accompany it. Ingredients • 4 sheets filo pastry, cut into 16cm squares • melted butter, to brush • 1 x 65g Camembert • 2 teaspoons lemon curd • 1 large fresh or preserved fig, thinly sliced • 1 teaspoon flaked almonds • pinch of ground nutmeg • pinch of ground ginger • mascarpone, to serve Here’s how 1. Preheat the oven to 190°C. Line a baking sheet with baking paper. 2. Brush each square of filo pastry with the melted butter. Stack the buttered squares one on top of the other. Place the Camembert in the middle of the pastry stack. Top with the lemon curd, sliced fig and half the nuts. Sprinkle with the ground nutmeg and ginger.
3. Bring the corners of the filo pastry stack towards the centre of the cheese, twisting the ends together to keep them in place. Transfer to the prepared baking tray. Sprinkle with the remaining crushed nuts. 4. Bake in the preheated oven until the pastry is golden brown, about 15 minutes. Remove from oven and set aside to rest, about 10 minutes. 5. Serve the filo-encased Camembert warm, with mascarpone alongside.

How do you like your coffee, brew? There has been an uptake in alternative brewing methods at South African homes, but how do you know which one of these will satisfy your coffee urge? WORDS: SUPPLIED

W
orldwide coffee brewing has turned into a delicate art. Stacey Moss, managing director, Avanti Coffee Company, unpacks some of his favourite alternative brewing methods that are shaping the coffee industry and are perfect for you to try at home.
The pour-over method
This method continues to gain popularity for its ability to bring out a crisp, clean cup of coffee high in flavour and low in body from the grounds. It works particularly well with single origins as you can taste the different characteristics of each country’s coffee. “It might seem like a daunting process but it’s actually really simple and in my opinion, it’s one of the best ways to brew coffee at home,” Stacey says. There are a number of different permutations of this method, but the two that are really making waves are those using the Chemex pour-over coffee maker and the Hario v60 dripper. With these, one simply pours hot water over the grounds, preferably with a gooseneck kettle. If you don’t have one, however, a normal kettle will work just fine. “What makes the pour-over method so great is that you can control the taste. So, if you’re looking for a lighter taste, you will need to pour faster and if you’re looking for a stronger flavour, you will need to pour for longer,” Stacey says.
The French press
This process is simple too and is one of the least expensive ways to make a good cup of coffee. Unlike the pourover method, the French press uses immersion brewing whereby the coffee rests in the water for a period of time. This allows it to draw out the natural flavours of the coffee. It also retains more of the natural oils which is what gives it a finer taste and medium body. “Although a simple method, it does take a bit of time and you need to ensure that the coffee has been extracted enough. This is probably one of the best ways to achieve a classic coffee flavour that is heavily bodied. If it’s over extracted, however, the coffee becomes bitter in taste,” Stacey says.
The aeropress
This is a quick and clean brewer which
can brew a full filter-style cup, or a stronger more concentrated coffee. “I wouldn’t suggest this method if you’re not a fan of strong coffee,” he says. It gives you the same taste you can expect from a French press without the oils and the sludge. “It brews delicious, concentrated shots of coffee that you can add water to, giving you great-tasting black coffee.”
The Moka pot
This stove-top espresso maker brews a strong cup of coffee. It uses pressurised steam which is forced through the coffee grounds. The end result is an intense and thick brew of heavily bodied coffee with rich, earthy chocolatey notes. It’s similar in consistency and taste to espresso. The Moka pot consists of a steel body with two chambers, separated by a funnel-like filter. Water is added to the bottom chamber and ground coffee to the filter. It’s then placed on a gas or induction stove where the heat turns the water into steam and forces it through the coffee. “It’s simple and effective,” Stacey says, “but you need to ensure you’re maintaining a medium temperature throughout as a higher temperature can negatively affect the taste of the coffee. It can be quite difficult to control the variables. If it’s done wrong, you can end up with an acidic and not-so-pleasant cup.”

These retirement estates are corona ready Research shows the coronavirus affects the elderly and people with underlying medical conditions most severely. We asked some of SA’s top retirement estates about the safety measures they have in place to protect their residents. WORDS: DEBBIE HATHWAY

he coronavirus will continue to affect the way we live for months and possibly years to come, and the elderly has proven to be one of the groups most vulnerable to the disease. This puts extra pressure on retirement estates to keep residents safe by strict adherence to prescribed lockdown measures, while reassuring them of swift assistance in case of emergency. Exclusive retirement lifestyle estates do not always have medical facilities on their premises but in the case of De Plattekloof in Tygerberg Hills in Cape Town, with the Panorama MediClinic 1,5km down the road, access to emergency care is close.
ZEVENWACHT LIFESTYLE ESTATE IN THE CAPE WINELANDS
Evergreen Lifestyle Villages, SA
Evergreen Health, which forms part of Evergreen Lifestyle Villages, has prepared its villages for any unforeseen medical crisis such as Covid-19, says Evergreen Health MD Elize Porter. The Evergreen Lifestyle Villages were locked down even before the official nationwide lockdown and residents at the care centres are not allowed to receive any visitors.
Like many other retirement estates, De Plattekloof has its own strict Covid-19 action plan in place and it’s following the World Health Organization’s (WHO) prescribed procedures. The estate’s clinic also offers appointment services where residents can be examined by doctors.
The majority of nurses and carers are being accommodated on site in the villages during this time. Everyone who enters the village offices undergoes rigorous daily screening in keeping with workplace health and safety regulations. Those with high temperatures are referred for testing by Evergreen Health nurses.
We look at what’s being done at other retirement estates countrywide:
The village management has built-in support structures that
include assistance with shopping for groceries and other supplies such as pharmacy items to protect residents from exposure at shops. A counselling hotline has been established to provide mental health support to the residents of all the villages. A team of volunteers also conducts daily check-in telephone calls to residents who may require assistance in alleviating loneliness and possible mood disorders. In addition, nursing staff check on those residing in the villages regularly to assist with any home healthcare procedures and daily routine activities. Evergreen Lifestyle management prepares regular messages that are communicated to residents. These include updates on the virus, but also advice for a healthy lifestyle during lockdown. Collaboration with two emergency medical assistance companies offer further reassurance to residents, as ambulances are dispatched immediately in case of a medical crisis.
Central Developments, Gauteng Central Developments’ retirement estates are managed by CSi Property Management. To help combat the spread of the virus, access to all its estates is restricted and no visitors or deliveries are allowed. Residents observe the lockdown regulations, whereas employees wear protective gear and have their temperature scanned twice a day. All Central Developments’ estates have frail-care facilities. Although these are not considered to be medical facilities, they’re prepared for dealing with Covid-19 cases. Each estate’s nurse monitors residents’ health. Should it be suspected that a resident has contracted Covid-19, the estate’s doctor will test them and, upon return to the premises, the village nurse will ensure that the patient and anyone else they’ve been in contact with self-isolate for 14 days.

will be delivered to the front door or porch of their unit. The nurse and general manager will also check on them regularly to ensure they are coping. Should their health deteriorate, the nurse will arrange for them to be taken to hospital. The frail-care residents’ temperatures are taken twice a day and they’re checked frequently for any other symptoms of the virus. These facilities are sanitised regularly. Should a frail-care resident display symptoms of Covid-19, the same procedure is followed as for residents of the rest of the estate. The general manager often updates all the residents on the estate’s Covid-19 status and is available to address residents’ concerns directly.
Mount Edgecombe Retirement Village, KZN MOUNT EDGECOMBE RETIREMENT VILLAGE IN KWAZULU-NATAL
Totalcare is the medical service provider at Mount Edgecombe Retirement Village in KwaZulu-Natal. Because its residents are considered high risk, infection prevention and control (IPC) protocols were created and are updated often in line with current guidelines. These protocols deal with staff and residents of the care centre as well as the independent village.

If a resident is suspected to have contracted Covid-19, they’ll be isolated in a single room, complying with all IPC practices. A clinical assessment will be conducted, and severe cases transferred to an acute health facility. If that’s not necessary, the patient will be isolated and cared for at the Totalcare facility. The village nurse will continue providing home nursing services and check-ins during this time. This service is essential to ensure the physical and psychological health of all village or estate residents by checking for any symptoms of disease and combatting feelings of isolation. As the overall wellbeing of every staff member and resident is important, care will be taken to provide healthcare while maintaining a calm and comfortable environment.
MSP Developments, Western Cape Medwell SA manages MSP Developments’ retirement facilities – Buh-Rein Retirement Village and Zevenwacht Lifestyle Estate, both in the Western Cape. Medwell SA follows the proposed guidelines and policies recommended by the WHO and the Department of Health to prevent the spread of the coronavirus.
Staff are trained on the nature of Covid-19, including early symptom recognition. Their temperatures are taken daily. During lockdown, all employees stay on the premises and healthcare staff work 10-day shifts to minimise contact with residents.
“We’re ready to manage patients with suspected infections as well as those who’ve been diagnosed,” says MSP project liaison manager Werner Scheffer. “We follow all general hygiene measures, which include the roll-out of self-quarantine and self-isolation in a doable way.”
The health status of new residents is assessed, and physical distancing is practised while taking care not to contribute to feelings of isolation. Twice daily, all residents’ temperatures are taken and those with a fever or respiratory symptoms are reported to management.
The workers at these two retirement estates are orientated on the impact of the virus and consulted and screened regularly. They’re also provided with personal protection equipment for use when coming into contact with patients who have overt Covid-19 symptoms.

And so the rental market changes The extended lockdown has hit the rental market particularly hard with many tenants having earned less or even no income. Is it all doom and gloom? WORDS: HELÉNE MEISSENHEIMER, PROPERTY PROFESSIONAL

et’s start with what we know, says Johette Smuts, general manager, PayProp Capital. “The current lockdown, and the easing out of lockdown, will have a huge impact on many tenants’ income and their ability to pay rent. We’ve seen many tenants use deposits to pay their rent, or landlords granting payment holidays while they’re unable to earn an income.” It’s important to remember that, in the case of a rent holiday, this rent still must be paid in future, and damage deposits must be topped up. This means that, once a tenant starts earning a full salary again, any additional disposable income will most likely have to be put toward deferred rent. “This is an important factor that will decrease tenants’ ability to afford higher rent, be it for a larger property or due to an annual rent increase. Some of the other factors that put downward pressure on

rental prices are lower growth in income and expected slow recovery, which could last for years,” she says.
Only a third can pay full rent To assess the effect of the lockdown on tenants, proptech platform Flow did a survey among more than 2,000 tenants in May. Their findings showed the following:
the payment of rent altogether as their savings become depleted and credit lines maxed out. 49% of renters believe the negative monetary effects of the lockdown will last longer than three months; 43% rely on their salaries to pay rent; 30% on their savings, and 21.5% on loans.”
Many will move

The lockdown forced most tenants to stay in their rental homes. Almost a third of the respondents in the Flow survey indicated that they’re likely to move after lockdown – of this group 12.5% said it was because their lease was ending, but about 65% of this group will be moving because of affordability issues.
“This is, of course, also a major risk to landlords, who are used to high risk tenants representing just a fraction of their portfolio,” says Flow co-founder and CEO Gil Sperling. “Landlords who are receiving partial payments are at risk of tenants stopping

which will then determine how fast the economy can return to normal.
Low rental growth expected
“The rental market is highly sensitive to economic cycles and sharp shocks,” says Loos. Consequently, they expect rental payment performance to show a significant deterioration that will take years to recover. FNB projects that the percentage for tenants in good standing will have recovered to as high as 76% after 3,5 years.
Smuts adds that many short-term lets, like properties usually only listed on Airbnb, have returned to the longterm letting market as owners suffered financial losses due to travel bans and are trying to earn income elsewhere, effectively flooding the rental market. “If we consider the above, we can expect very low rental growth for at least the next 12 to 18 months, but possibly longer. It’s also possible that the residential rental market will experience deflation, with rentals becoming cheaper on average,” she says.
How long will it last?
FNB property strategist John Loos says it’s near impossible to predict the full magnitude of the current recession unfolding. Much depends on how successfully the coronavirus pandemic is contained both locally and globally,

“More and more companies have seen that employees can work from home, and that there are many benefits to this. Some tenants will be looking for larger properties with space that can be converted to office space,” Smuts says. Other factors may include first-time homebuyers delaying their purchase due to financial losses suffered who will now rent for longer, and members of Generation Z, who are more prone to renting for longer, also entering the rental market.

ommenting on the rate cut of 50 basis points, Lew Geffen Sotheby’s International Realty CEO Yael Geffen says the news was “extremely positive” and would certainly add stimulus to a distressed real estate sector, but is not a fix-all.
of owning a home. The lower rate will assist these newcomers as there are always other expenses when you move into your own home for the first time. So the savings on the home loan can cover the moving and settling down cost which is a big help for first-time buyers.”
“As a nation we clearly need a responsible approach to managing the current pandemic, but not at the expense of the entire economy. Our citizens need to work, they need to feed their families and they need roofs over their heads. For those things to happen, we need a working economy and we thank the MPC for taking a big step towards making that a reality,” she says.
For existing homeowners there’s the opportunity to keep payments the same as before and utilise the lower rate to pay off the bond earlier, she says.
Samuel Seeff, chairman, Seeff Property Group, agrees, adding that these are unprecedented and uncertain times “and we need as much support from the Reserve Bank as possible to boost investor confidence in the property market and economy as we emerge from the lockdown – especially as inflation is expected to remain well within the 3% to 6% target range”. The rate cuts this year have already provided considerable savings of over R1,400 per month on a R1m home loan (over twenty years) and this cut now adds a further R300-plus saving, he says. “Affordability has improved drastically. If you had purchased a R1m property at 10%, your gross monthly income requirement was around R33,000 per month. It has now been reduced by over R5,000, a significant benefit for buyers.”
First-timers
“The rate cut is especially favourable for the low to mid-market range of up to R1,5m (and even R3m in some areas) where we’ve seen the bulk of activity. Buyers who are financially able to buy now have more property to choose from as stock levels are higher than they’ve been for some time,” Seeff says. With inflation still at the lower end of the 3% to 6% target band, it’s hoped that the current low interest rates – last experienced in the early 70s – will help bolster the economy and provide prospective homebuyers and investors with an incentive to buy property, says Andrew Golding, chief executive, Pam Golding Property group. “These include first-time buyers, who comprise just under half the loans extended via mortgage originator ooba.” Any rate cut is always appreciated by potential new homeowners as well as existing homeowners, says Linda Erasmus, CEO, Fine & Country International Realty sub-Saharan Africa. “In the case of new homeowners, it’s the perfect time to start the process

Erasmus cautions, however, that buyers should remember that a loan is paid off over twenty years and although the rate may be low now, there’s a possibility that it will go up during the twenty-year period. “Clients should not overextend themselves only because the rate is low now.” Carl Coetzee, CEO, BetterBond, adds that buyers should remember that the purchase price is only the start of your expenses when owning property and is not the only consideration when calculating whether you have the disposable income to afford buying, or not. “You also need to be able to afford rates and taxes, water and electricity, regular repairs and maintenance, and more. The general idea is that your monthly home loan repayment should be around 30% of your gross monthly income, before tax and expenses,” he advises.
But will they buy?
Herschel Jawitz, CEO of Jawitz Properties, says the rate cut is definitely going to give consumers and homeowners even more debt relief. “The real question is, however, whether the rate cuts will do anything to stimulate demand, or whether consumers will use the extra cash to shield themselves from job losses and salary reductions.” He believes the latter is more likely. The latest rate cut also creates a dilemma in terms of the buy versus rent debate, especially for first-time buyers who are looking to get into the market. “With current repayments at prime on a R1m mortgage at R7,904 per month, repayments are much the same as you would be paying to rent a one-bedroom apartment and may even be less depending on the area.”
Things they are a changing
“Lending rates at historically low levels such as these will certainly improve liquidity, and from our perspective we’ve already seen the positive impact of 2020’s previous three rate cuts on investor confidence in fixed asset investment,” says Joff van Reenen, director, High Street Auctions. “What we’re seeing is a change in
buying trends, though, such as sharply rising interest in industrial spaces that can offer quick conversions into much-needed regional supply chain distribution hubs, and ‘retreat-style’ luxury residential properties such as bush lodges with all the bells and whistles.”
Some good news
In addition to the interest rate being at an all-time low, the threshold on transfer duty was raised earlier this year – there’s no longer any transfer duty payable on property costing up to R1m – and given the fact that the prevailing market conditions favour buyers, now is a great time to purchase property, reckons Bruce Swain, CEO, Leapfrog Property Group. Paying less for fuel is also advantageous, says Golding, “Although the fuel price is probably set to increase by close to 50c per litre in June, with that of diesel set to decline once more, this still leaves it approximately R3,50 per litre lower than at the start of the year.” Further motivation for savvy homebuyers with medium- to longterm capital growth in mind, is the current muted house price inflation, he says. According to ooba, average house prices remained steady at just over R1,2m during the first four months of the year, while the average price for first-time buyers remains below R1m. uality accommodation for students is still selling. Buyers prefer options with premium security measures that are close to places of study, as well as all amenities and social hot spots. We define Proper Living as a premium alternative to most student accommodation without the inflated prices,” says Lee. Safety is a key selling point and the security system includes 24/7 guarding and rapid response, state-of-the-art
surveillance, and biometric fingerprint scanning. On top of that, the Swift holistic digital app platform has been designed to further facilitate safety, and connects residents, management, and service providers.

The site for building the 3,848m2 property was chosen for its proximity to amenities, the CBD and tertiary learning. “It’s central with a variety of affordable transit options to easily access universities and the Cape Town city centre. The neighbourhood is youth and socially oriented with convenience supermarkets, trendy coffee shops, restaurants, and bars nearby.” The project is well ahead of schedule and will create between 200 and 250 jobs.
