“In the last ve years,” he says “the SA property market has been price insensitive. Prices have remained robust but satisfactory price growth has continued. With our current low interest rates- likely to be taken still lowerthis situation could continue.
wo phrases that have been much bandied about in the property market are “buyers’ market” and “sellers’ market” but both terms, says Rowan Alexander, Director of Alexander Swart Property, can be seriously misleading and, in fact, do not reect the realities “on the ground”.
“When, by way of contrast, in 1998 and 2008 interest rates rose to unprecedented levels, sales declined drastically and we were in a “price sensitive” market, it was possible to buy at considerably lower prices- but this great advantage was in many cases nullied by the higher interest rates, sometimes more than double what the buyers paid initially.”
“It is widely accepted amongst property dealers that when supply exceeds demand we are in a buyers’ market i.e. prices may have to be adjusted downwards to secure sales. Conversely, when demand exceeds supply, we are said to be in a sellers’ market in which it will probably be possible for sellers to raise their prices.
What lesson can we all learn from this? The answer, says Alexander, is that property is never cheaper than now.

“What is often forgotten,” says Alexander, “is that today’s seller is tomorrow’s buyer and today’s buyer is tomorrow’s seller. Most people selling a home are doing so in order to buy another one. What,therefore, they lose or gain on the sale they will also lose or gain on their new deal. In a so-called sellers’ market, they may make a handsome prot on their sale but will then have to pay higher for the new property into which they are moving. Similarly, the seller who discounts his price to get a sale will probably be able to buy at a discounted price.” It would, Alexander believes, be more useful to use the terms “price sensitive” and “price insensitive” to describe the market at any one stage. In a market that is “insensitive” the same number of homes will be sold despite rises in prices. In such a market interest rates are usually quite low, says Alexander.

“Do not,” he says “be inuenced by talk of a buyers’ or sellers’ market. Get onto the property owning ladder now or as soon as possible and I can guarantee that you will not regret it.” In the more afuent European countries and the UK, says Alexander, the prices of property have risen so steadily (way ahead of ination in almost every case) that many people now nd that they can only buy late in life- or not at all. A UK survey, he says, has recently shown that over 80% of London residents under the age of 30 now believe it is impossible for them ever to become home owners. “We must try to avoid this sort of drastic situation in South Africa, if only because older people need some sort of property asset on which they can capitalise or in which they can live free of charge once they are no longer earning. Buy now, no matter what strain it may cause you and what sacrices you have to make. You will be acquiring an asset that keeps well ahead of the ination rate.”
