D

espite the proximity of bustling Walker Drive and a new network of roads introduced thanks to the huge Baywest Mall development completed in 2015, Ben Kamma is still relatively quiet. Homes here are mostly freestanding, with some townhouse complexes developed in recent years. Larry Keogh of Key Housing Property Developers, has been building homes in Ben Kamma since 2005, and was responsible for Sandton Manor, St Bridget and Notting Hill, the latter still under development. Many homes in Ben Kamma are more modern than in other areas of Port Elizabeth, and plot sizes average 1,200m2, Larry says. “Ben Kamma is not for first-time homeowners – more middle-class and young professionals,” Larry adds. Simphiwe Javu has lived in Wiehahn Avenue for six years. “The ambiance and space, especially the grounds and entertainment area, attracted me to the house,” he says, adding the safety and quietness of the suburb also appealed to him. Cape and Free State, also lived in Wiehahn Avenue for eight years and likewise describes it as peaceful and quiet. “What I most enjoyed was that it was quiet and traffic-free in the actual suburb,” he says. Suburbs neighbouring Ben Kamma include Sherwood, Glenroy Park, Kamma Ridge and Beverley Grove.

Property

Ben Kamma’s proximity to Baywest and the linking of Walker Drive to the N2 have had a major impact on property prices, Larry says. “Ben Kamma has seen prices appreciate over the last five years by at least 50%. Homes that were selling for R1,2m five years ago will easily attain R1,8m to R1,9m now. The average selling price at Notting Hill is R1,7m.” Ben Kamma is one of the safest areas in Port Elizabeth, Larry says. “Crime levels are low as the area boasts an active neighbourhood watch and WhatsApp group. Ben Kamma is also serviced by major security companies such as Atlas, ADT and ‘new kids on the block’ Bradbury.”

Schools

Ben Kamma has no schools, but several schools in Port Elizabeth’s western suburbs are reachable from here. They include Rowallan Park Primary, Kabega Park Primary, St Josephs Primary School, Morningside High, Westering Primary and Westering High. At under 8km away Lorraine Primary School is also fairly close.

“Ben Kamma is situated on Walker Drive between Baywest Mall and the Walker Drive Shopping Centre, approximately 3km either way,” Larry says. “Both centres have eating places and shops to cater to all needs.” Baywest has brought significant road infrastructure investment to the area surrounding the mall. Since the mall is now linked with Walker Drive and the on- and off-ramps of the N2 freeway, the new roads contribute much of the convenience associated with living in Ben Kamma. These, along with Walker Drive, make it easy to reach other suburbs and outlying attractions.

Treat with respect When it comes with the tag ‘patio furniture’, somehow we think it’s weather and life proof. It may well be to a lesser or greater extent, but there are ways, means, methods and products to prevent premature ageing, and indeed, prolong its life. WORDS: ANNE SCHAUFFER

A

s our South African lifestyle creeps more towards the outside than in, good quality weather-resistant furniture has become prized. Not only because it’s wonderful not to have to move cushions or furniture inside from out, but it looks far better to have a dressed patio, too. Some products will have their own specifications in terms of caring for it, and it’s smart to wise up on that to ensure you don’t jeopardise any warranty. The fundis also advise against any harsh treatments like high-power hosing or bleaching, because that will undoubtedly weaken the material. A good vacuum clean is often very handy, particularly for woven furniture. Mia Delport, marketing manager, Patio Warehouse, points out that we need to distinguish between a covered and uncovered patio. “We recommend all wooden products should be under cover. Our harsh South Africa sun dries out the wood, and it requires too much maintenance.” She suggests all-weather wicker, aluminium, resin (plastic) and cast aluminium as furniture types for an uncovered patio. “New-technology products are also available such

as fully upholstered products that can be left outside. The foam in the cushions is designed to let through as much air and water as possible, and it’s mould resistant. So when you leave the fully upholstered set outside, and it has rained, it will dry within 30 minutes,” she says. If your cushions aren’t weather proof, you’ll need to put them away, or at least, cover them with weatherproof covers. Don’t put them away damp or wet, or cover them in plastic. Dry them thoroughly first.

Delport has advice for maintenance and cleaning on all products. “Use a dry, clean cloth to dust your furniture weekly and help maintain its lustre. To clean furniture, spray off any dirt or debris with a hose, and wipe dry with a soft cloth. Avoid allowing water to stand on the surface of your furniture and cushions. “For prevention, there are sprays for wicker protection, aluminium protection and Textilene, perfect to help keep your furniture looking at its best.”

Wood

Of course, if you love wood and are

prepared to maintain it, the experts advise regular oiling, or annual sealing or varnishing. “If you don’t want to constantly reseal the wood, apply wood oil or polish on a regular basis from the day you buy it. Liquid polish is easy to apply, repels water, and is cost-effective too. It keeps the furniture looking youthful.”

Metal

Metal furniture can become stained, and acquire rust spots. Keep it clean, as dust traps water, and accelerates rusting. If you see a rust spot, treat it swiftly by sanding it, applying a metal primer, then paint.

Plastic

Among other things, sun creams and screens can stain plastic, so rinse off the chairs regularly with a mild soapy solution.

Different climate, different treatment?

Delport says because it’s more moist at the coast, it’s easier to treat wooden products there. “You don’t need to oil your set as regularly as you would inland. But, although our aluminium products are powder coated to prevent them from rusting, coastal areas need to apply the aluminium protection more often.”

Val de Vie opens show house for retirees
