ernglen is well in touch with the rest of Port Elizabeth given its convenient location. Being so close to Cape Road, the William Moffett Expressway and the N2 adds to the ease of movement associated with this neighbourhood. Well-known, internationally trained chef Ralph Gottschalk and his wife and business partner, Cherilyn, have lived in Fernglen’s Mayfair Avenue for about 15 years. “The size of the property was the appeal,” says Cherilyn. “Also, my parents live around the corner and as a child I grew up in nearby Sunridge Park, so I know the area well.” Cherilyn and Ralph live here with their sons, Alex and Christopher, and the family’s three dogs. The Gottschalks’ much-loved bakery, The Pastryworks, is in Stella Londt Drive, across from their home, making going to work easy, she says.
Ralph’s cooking school, the South African Academy of Culinary Arts (SAACA), is based at their home, and places chefs and patisserie students at establishments around the world. Both the school and bakery opened in 2004, and have grown into successful enterprises. Cherilyn doesn’t know much about Fernglen’s origins. “I was once told this whole area used to be a farm and was then divided up, also that the last name of the family involved was Londt, and that the wife’s name was Stella, though I really don’t know if that’s true,” she says. Several landmarks in Fernglen carry the Londt name, among them Stella Londt Drive and Londt Park Sports Club.
Property
Fernglen is mostly made up of older, free-standing homes which have been modernised, though there are newer townhouse complexes too, along with a few retirement complexes. “Residents are a mixed demographic, with many families, but because of the retirement villages there are older folks living here too,” Cherilyn says. “Our family love the fact that it’s peaceful and we can just get on with it.” Their home was quite small and in need of a bit of renovation when they bought it, though the garden was large – typical for this neighbourhood. “We renovated the entire house, and the property has quadrupled in value since we bought it.” Security is taken care of by a neighbourhood watch and 24hour patrolling by Atlas.
Schools

The nearest high school is Framesby, followed by Westering and Newton Park Technical High. Fairview, accessed via the William Moffett Expressway, has two private schools – Brylin and the Christian-based Willow Academy. Both have preprimary, primary and high school classes.
Explore
Londt Park Sports Club offers several sporting codes including archery, netball, softball, baseball, tennis and squash. Rugby and soccer are also played. There’s a golf driving range and sports facilities for the disabled. You can braai here and they often have music events. Children love the miniature railway, complete with model trains, station, overhead pedestrian bridge and tunnel, in Stella Londt Drive on the first Sunday of the month. The Baakens River Valley is ideal for mountain biking and walking. A section of the Guineafowl Trail passes under the William Moffett and then climbs towards Fernglen. FatTracks – one of SA’s oldest mountain bike clubs – has a regular Valley Ride starting at the marked containers near Profiles Health Club. Profiles is a quick whiz down the William Moffett. The Fairview Sports Centre hosts fivea-side soccer and other games, and has a sports bar. The Elliot Academy at the Brylin grounds offers swimming, aqua aerobics and other aquatic sports. It has an Olympic-sized pool, and water safety classes for babies and toddlers. The Music Kitchen in Newton Park hosts local and national acts, and you can grab a bite during the show.

s tempting as it is to simply “call a man with a van” when moving house, taking that route could be the embodiment of penny wise, pound foolish as relocating triggers a myriad of issues.
Costs
According to international removal company Stuttaford Van Lines, cost is important but be wary of false economising. Each household differs in its composition and is subject to individual criteria including size, packing requirements and destination. While the primary service may be packing, loading, transportation, delivery and unpacking, less expensive options allow customers to pack up the nonfragile items. AGS Worldwide Movers allows clients to pack and then double-check items like books and linen, while the company packs the fragile items. “Packing and loading household goods is an art and removal companies charge for this expertise. Accredited removal companies use industry-specified packing material to ensure safe transportation,” Stuttafords’s website states.
Insurance
Insurance is critical to the process with most companies having specific limited liability clauses within their contracts. According to Stuttafords, this means it’s incumbent on the owner to ensure adequate in-transit insurance cover as there are inherent risks not within the removal company’s control. AGS adds that clients must accurately value their inventory and not underestimate their belongings, as reimbursement is based on the declared value. Taking out all-risk goods-in-transit

ort Elizabeth is one of South Africa’s major port cities and an economic hub in the Eastern Cape. It’s home to the automotive manufacturing industry and close to the Coega Industrial Development Zone (IDZ). The local population has grown by almost a third in the last decade, so it isn’t surprising that about 90,000 new homes are being added to the PE housing market annually. Data from the United Nations forecasts another 18% growth in the local population by 2030. “Sizable investments in PE are driving this groundswell of property development,” says Clifford Oosthuizen, managing director, Westbrook. PE has a lot to offer property buyers, whether they’re buying for themselves or as an investment with a view to
insurance, covers transportation and storage between two points, initiating from pick-up at the old residence to unpacking on the other side. “Moving is stressful enough – don’t make it harder by taking unnecessary risks. Buy an insurance policy for peace of mind. Cheaper is not better and the insurance companies typically only cover for a total loss as in fire, hijacking or a vehicle overturn,” Stuttafords recommends.
Moving internationally
This is a complicated process and mistakes can cost you dearly. Stuttafords says in this case value over cost is essential as inexperience can trigger errors for a consignment. The company must be well-versed in the destination’s regulations and restrictions and generate confidence of their experience in their client. AGS states in the “highly competitive” international removals market, clients must compare quotes on a like-forlike basis including shipping routes, transit times and rates of exchange.

Begin preparations three months before departure, particularly for international relocation, by contacting the removal company for a pre-move survey to estimate volumes; book moving dates; consult the doctor and the veterinarian about vaccinations; dispose of items not being transported; identify forbidden items like alcohol, medicines, ivory and books; cancel magazine subscriptions, lights and water accounts, phone accounts, medical aid, insurance and school registrations; and keep aside passports, documents, tickets and the personal effects you do not want to sent via the removal company.

Local interest in US citizenship on the rise
A
n imminent, dramatic increase in the investment threshold for foreigners to access a US Green Card via the EB-5 programme is prompting a flurry of interest among South Africans. Says Chris Immelman, who heads up Pam Golding International, “Within a month this amount increased from $500,000 (R7,1m) to $1,35m (R19,2m), which, taking the exchange rate into account, is a significant hike for South Africans wishing to acquire USA citizenship via this method.” The EB-5, which was created as a means of stimulating the US economy through job creation and capital investment by foreigners, is at present the quickest route to obtaining a Green Card which is
valid for 10 years and provides the opportunity to acquire citizenship. Pam Golding International recently teamed up with American Dream, which is represented in major centres in South Africa, in providing a turnkey service to help locals gain lawful permanent residence in the USA. Says Stuart Ferguson, CEO, American Dream, “The EB-5 investment visa programme guarantees that a family will get Green Cards, leading to citizenship after five years. The benefits are many – the American economy is booming, it’s easy to start a business there, and Green Card holders have access to all the advantages of education and business opportunities, plus, the investment capital returns to the investor after a period of five years.
Schooling in the US is advanced, largely due to large US corporations making contributions to enhance facilities for schooling and education. Furthermore, being an English-speaking country, it’s easy for South Africans to adapt.” Explaining why the EB-5 investment threshold is about to more than double, Ferguson says this hasn’t been overhauled since the programme has been in existence and the US authorities have elected to link it to their annual Consumer Price Index (CPI), which has increased to an all-time high of 255.16 index points in May this year. The EB-5 programme was launched by the US government in 1990, when the CPI averaged at around 130.

If sustainability is something you’re passionate about, factor that in, too. There are a number of products, from carpets to concrete, that look as fabulous as they are functional. Consider your lifestyle. You may yearn for that white carpet, but be practical if you have young children. Aside from budget constraints, look at your stage in life, the purpose of the room, and how much maintenance and cleaning you’re prepared to do.

The trends of 2016 are holding up pretty well in 2017. Homeowners still lean towards wide wooden planks in grey tones and low-sheen finishes. Wider, longer planks are still favoured because the overall appearance is more unified. But variations in patterns are creeping in, like planks that are not necessarily laid in perfect formation, but rather more informally using different plank widths. As people become more sustainability-conscious, the demand for local, recycled, reworked timber grows – whether it’s salvaged from a demolished building or yard, restored
to its former glory after years under a carpet, or given a different treatment. The trend gurus cite texture, individualism and “natural” as growing trends, so woods are being treated differently to make the home stand out. Sometimes it’s the arrangement of wood into patterns such as herringbone or chevron, or textured treatments on long, wide planks which give a rustic, earthy, natural look. Handscraped wood gives a handcrafted look, and wire-brushed planks have a vintage look – they also conceal any “new” scrapes and scratches. In terms of colours, it’s been about extremes such as super dark and super light, and bucking the grey trend. Dark-stained floors have been popular, but that trend is probably going to wane as it makes rooms appear smaller. As we follow the urban trajectory towards downsizing, we’ll be keen for our rooms to appear larger. Lighter woods and colours make the space appear bigger, brighter and more open, and they also don’t show every speck of dirt. More and more people are choosing to use sustainable flooring such as bamboo, and as our decor trends are very much about foliage, greens and botanicals, flooring which is light and natural, without being boring or predictable, is gaining popularity. Lightly stained floorboards also complement bolder designs and colours on walls and soft furnishings. Matte finishes are first prize, followed by the gloss-matte compromise, satin.
