hether you are a firsttime homebuyer, an experienced property investor or a wealthy businessperson with cash in the bank, there’s a good property deal out there for you. This is in part thanks to the lockdown’s negative effect on an already ailing economy, which filtered through to all sectors including the property market, and a substantially reduced interest rate.

Chris Renecle, MD of Renprop, says there’s never been a better time to buy. “When weighing up the pros and cons of investing in residential property, the supply and demand ratio as well as inflation should be considered.
During level 5 and level 4 of South Africa’s lockdown, construction came to a halt, new developments too. “This means over the last two months, the supply of units has decreased. And while there may well be a decrease in demand due to the economic climate, there will be a bigger decrease in the supply,” says Renecle. “This means demand could start to increase and prices to escalate.” Berry Everitt, CEO, Chas Everitt International property group, says buyers shouldn’t wait to take advantage of opportunities. “People think prices will fall more as the bank bond repayment holidays come to an end, and retrenchments start to bite, but we don’t think so. “Last month alone, almost 7% of our sellers withdrew – and even more in the luxury sector, where

homeowners are often not urgent sellers and can afford to wait. Indeed, there’s a growing shortage of stock in this sector, which is why we’re seeing multiple offers,” he says. “The market is also not going to be flooded with distressed and repossessed properties at bargain prices. This is thanks to the assistedsale programmes run by all the banks, which are specifically designed to help troubled sellers while they find buyers at market-related prices.”
Mid-market opportunities The property sector may still be under pressure for the foreseeable future, but this opens up opportunities for a new buyer to enter the market. And it’s especially the low to midmarket range up to R1,5m (in some areas R3m) that shows the most activity and stock available. BetterBond CEO Carl Coetzee says the interest rate, at its lowest in over 50 years, and the extreme buyers’ market should contribute to consumer confidence for prospective buyers who have a stable income and have been looking to purchase a home. “In fact, 70% of our applications in May were submitted by first-time buyers. I predict that this market segment will become increasingly active as we emerge from the lockdown.” Everitt says good property investments are largely defined by price category rather than by area. In the R1m to R2,5m and R2,5m to R5m price categories, he says, home prices are currently back at around 2016 levels in many areas, “which makes a careful upgrade into either of these brackets a really good investment, especially if you’re a repeat buyer with a decent deposit”. For example, if you have a R1m bond on which the monthly repayment was just under R9,500 at the start of this year, the lower interest rates mean that you could look at buying a home for R1,3m to R1,4m now, with a 10% deposit, for the same monthly repayment. “And the decline in prices means you would be buying a home that actually has a much higher replacement value,” Everitt adds.
Hotspots The general sentiment among real estate professionals is that people are less location bound than before as they continue to work remotely. According to Adrian Goslett, regional director, RE/MAX of Southern Africa, more people purchase homes with scenic views and spacious offices in popular spots such as the KZN North Coast, for example, rather than choosing homes close to urban centres. MD of Amdec Property Developments Guy Gordon says secure lifestyle estates like Sitari and Val de Vie, and mixed-use precincts such as Melrose Arch and The Yacht Club continue to be in demand possibly because of being privately managed and offering good rental returns. Pam Golding chief executive Andrew Golding says the Atlantic Seaboard and Cape Town’s CBD are stand out areas. He sees smaller towns gaining popularity, such as George, which experienced a price growth of nearly 50% over the past four years. Pretoria East is benefitting from the same trend
as Somerset West: new developments springing up near a growth node. Tyson Properties MD Chris Tyson says hotspots are changing as investors are being conservative. “These areas simply offer more than others. Schooling and security in family-orientated suburbs are still driving sales.” In Ballito, KwaZulu-Natal, property sells consistently, even during these unprecedented times. In the recent Let’s Talk Property webinar, a select panel hosted by Derek Watts discussed South Africa’s so-called property hot spots. In the live poll taken during the webinar, the KZN North Coast came out on top at 39% compared to the other national areas, the closest next area being the Atlantic Seaboard at 27%.

and an average price of R963,971 for a sectional title unit. While this rate of house price appreciation does not keep up with inflation and amounts to a loss in real terms, property isn’t meant to be viewed as a short-term investment. If property prices were compared over a ten year period, for example, we would see much higher rates of house price growth and greater returns on investment. To illustrate, a R1,6m property purchased as a primary residence in Claremont in 2010 is now worth R3,5m,” says Goslett.
Charles Vining, MD, Seeff Sandton, says they’ve seen activity pick up as they’ ve taken several offers in the R10m to R12m range over the last two weeks. They made an R18m sale in Sandhurst during the lockdown. Gerhard Kotzé, MD, RealNet, says ,“Anything priced at under R1,5m is selling very quickly, almost irrespective of the location. “There’s currently more than enough stock to meet demand but where sales are being achieved, they are generally at 15% to 20% below asking. Many sellers are not prepared to accept such a drop and will often just withdraw their home from the market for a while.”

Bargains in the luxury areas Samuel Seeff, chairman, Seeff Properties, says now is a great time for bargain hunting in the high-end price band as there’s more stock and sellers are open to negotiation. “Since 2018, prices have declined by 20% at the top end of the market and we expect a further 15% to 20% drop this year due to the steep recession,” he says. “Foreigners can benefit from a further decline of about 20% due to the depreciation of the rand.

According to the Pam Golding Residential Property Index, house price inflation during the past four years and five months (January 2016 to May 2020), has averaged 3.9% – with a significant range in price performance between various housing markets across the country. In the upper price band (>R3m) house price inflation has averaged 3.3%, with house price inflation turning negative in mid-2019. Prices have fallen on average by 4.9% in the upper price band during the first five months of the year (January to May 2020).
Future outlook What will the property scenario look like down the line? Adrian Goslett reminds buyers that property investment is a long-term commitment. “According to the RE/MAX National Housing Reports based on Lightstone Property’s data, in the first quarter of 2017, the average price for a freehold property was R1,161,481 and the average price of a sectional title unit was R944,008,” says Goslett. “Three years later, the first quarter of 2020 reflected an average price of R1,183,943 for a freehold property

Avoiding those payment holiday blues Taking a three-month holiday from your home loan instalments has consequences. Financial experts weigh in on how opting for debt relief affects your future payments and what you can do to reduce the impact of accumulated debt. WORDS: DEBBIE LOOTS

here’s no denying that the majority of South Africans find themselves in some kind of financial predicament caused by Covid-19. The infection rate is yet to peak locally, which means that lockdown – in one of its various stages – remains on the cards for the foreseeable future. People’s salaries are cut or they have lost their jobs, and many are struggling to hold on to their homes. Luckily South Africa’s major banks have opened their purses to help homeowners keep up with bond instalments through payment holidays and other relief measures – but not without strings attached, it seems. Are they really helping or are they just setting customers up for increased debt down the line?

This is especially due to the fact that the capitalisation of interest and other fees at the end of the payment holiday could be quite substantial. However, Nedbank’s automatic restructuring plan offers three options to help customers avoid incurring more debt.

Managing executive of Absa Home Loans Geoff Lee says Absa’s payment relief programme is designed to be comprehensive, inclusive and simple. It has no additional admin or penalty fees; no documentation is required and flexible repayment is available. Launched on 1 April, the programme is part of a broader range of support mechanisms for their customers. “The programme allows customers flexibility in their monthly cash flow by not requiring any payments for the duration of the payment relief,” he says. “Once the relief period lapses, the minimum payment reverts to the original instalment, and the term is extended.”

“Payment relief is not a payment holiday,” says Lee. “In fact, it’s a shortterm cashflow relief solution.” Customers

Consolidate
The Cash Relief Plan (CRP) and the Payment Break are the two solutions that First National Bank offers their clients to recover from post-holiday payment blues, says Mfundo Mabaso, growth head of FNB Home Finance. The CRP assists customers with all their FNB instalments for up to six months, ensuring that the customer keeps up to date with their commitments. “The instalments are consolidated into a separate facility that the customer is expected to start repaying after the relief period,” says Mabaso. “This facility has a term of up to 60 months and an interest rate of prime (7.25%) which is considerably lower than an unsecured (+18%) rate.” The Payment Break is specific to a product that the customer holds with FNB i.e. a home loan, and gives customers a payment break of up to three months. The customer’s home loan term is then extended to help them keep the repayment the same.

Be ready to talk about every offer Receiving a really low offer on your property can be disappointing, but dismissing it out of hand is not always the wise thing to do WORDS: SUPPLIED

ith interest rates at their lowest levels in decades and a huge choice of property on the market, several homebuyers and investors are making really low offers to purchase in the hope of picking up a “bargain”. But rather than taking offence and immediately rejecting these offers, sellers need to take a deep breath, recognise that they are (in most cases) only intended as opening bids in a negotiation, and get ready to make counter-offers, says Berry Everitt, CEO, Chas Everitt International property group. “Sellers should take the view that even a low offer is better than a total lack of interest, because it has a potential to lead to a satisfactory outcome – especially if handled correctly by a qualified agent with excellent negotiating skills. And of course a seller always retains the right to accept or reject an offer at any stage before the sale agreement is signed.”
Savvy homebuyers
On the other hand, he says, it’s important to remember that there’s so much market information available online now that serious buyers will have a very good grasp of current trends, of what constitutes good value for money, and the difference between selling prices and asking prices in the areas they prefer. “In addition, the real estate sector is constantly becoming more efficient, with technology enabling prospective buyers to quickly sift out both unsuitable
and overpriced properties during their preliminary home searches. “Very likely, they’ll also have had even more time during the Covid-19 lockdown to really scrutinise online listings for good value – especially since, with physical viewings not being allowed, agents have been working hard to improve their listings with additional photos, video walk-throughs and virtual tours.”
Ready to buy
On top of that, Everitt says, an increasing number of buyers these days considers it prudent to obtain prequalification for a home loan, so they know exactly what they can spend and are ready to make an immediate offer when they see a property that they like and that they believe they can “land” within their budget. “The one thing that buyers don’t know, however, is the difference between the advertised price and the price that a particular seller is actually prepared to accept. And in an attempt to discover that number, the negotiating style of some of them will be to start with a really low offer – which they actually don’t expect will be accepted – and work their way up. “This is why it’s so important for sellers to be able to trust that the agent to whom they give their mandate is a good negotiator as well as a good marketer, and can keep a cool head while retaining the buyer and guiding the transaction towards a win-win conclusion.”

Cashing in on Cape luxury A
lthough the luxury sector usually bears the brunt of a market slump, often showing the biggest decline in property sales and prices, it’s also the sector where savvy investors, especially cash buyers, use the brief window of opportunity to swoop in and snap up deals. This time around, however, investors are a lot more cautious and a number of upmarket areas have seen very little, if any, activity this year.
Prices down
One such area is the Atlantic Seaboard where a Clifton bungalow, one of only seven with direct beach access, was recently sold under the hammer by High Street Auctions for R17,84m. The exclusive strip is known as one of the highest valued property markets in South Africa, with Clifton the crown prince, and four years ago this unique property would most likely have fetched well in excess of the R20m trophy home mark.
Established neighbourhood
Another luxury market with little movement at the upper end is the sought-after enclave of Bishopscourt where, according to Lightstone, only six sales of homes priced above R10m were registered during the last 12 months. But area specialist for Lew Geffen Sotheby’s International Realty Barbara Manning believes this is largely due to the fact that few sellers in the suburb are under pressure to sell, which is holding prices steadier than in some other upmarket neighbourhoods. “Most of the homeowners here are in the 50+ age group and those who are thinking of selling are retirees and empty nesters looking to downsize. They are therefore less inclined to drop their price expectations and many sellers are simply withdrawing their properties altogether in the hope that the market will pick up again, although I think it’s unlikely to recover to that extent any time soon,” Manning says.
Winelands movement
Chris Cilliers, CEO and co-principal,
Lew Geffen Sotheby’s in the Winelands, reports a more active market with considerable pent-up demand after a long, subdued period followed by the restrictive lockdown. “Initially, many people adopted a ‘wait-andsee’ attitude, especially regarding the economy’s downgrade to junk status, light at the end of the tunnel regarding Eskom’s woes, and political and economic uncertainty,” she says. “However, with the onset of the coronavirus, most of these issues passed by quietly and, with the rand devalued but not down and out, we’re seeing an encouraging amount of investor interest.”
Some serious buyers
Cilliers says there’s been encouraging buyer interest in luxury homes in recent months, with some properties even selling at full asking price, although many investors have benefitted from significant price reductions. “There are a number of serious sellers at the top end of the market, especially those who have been wanting to sell their homes from the beginning of the year and already had confirmed emigration or semigration dates. Sadly, we’re also starting to receive enquiries from sellers who have been placed under financial pressure due to the Covid-19 pandemic.”

Steve Thomas, secure estate specialist for the group in Constantiaberg, says, “The market is under unprecedented pressure as the modern world has never had to contend with a global pandemic, which has unleashed a flood of new uncertainties. Add to that South Africa’s growing political and economic turmoil, and investor sentiment is decidedly nervous at the moment. “This sentiment is not baseless but, as history has shown us, the real estate market always works in cycles and, to a large extent, operates independently from the prevailing climate which is why it has proven to be one of the most resilient asset classes,” he says.

While the Tourism and Business Council of South Africa (TBCSA) and the South African Tourism Services Association (SATSA) lobby for the reopening of international tourism, James Woolley, coowner and director of Totalstay, a player in South Africa’s aparthotel and luxury villa industry, says, “The aparthotel industry is well positioned to mitigate the health and safety risks of travel because of its sheer nature. Apartments offer a more self-sufficient way of traveling, with fewer public spaces and greater means of maintaining social distancing.”

In April, Airbnb, for instance, engaged former US surgeon general Dr Vivek Murthy to help develop an enhanced cleaning protocol for its hosts, which includes an easy to follow cleaning handbook. “Without question, local accommodation providers will need to enforce highly visible, practical protocols, and find ways of reducing public area footfall which leads to greater risk.” Given that traditional accommodation providers, like hotels, cater for shorter stays, offer more amenities and need a greater number of staff, this collectively increases the number of people a guest would come into contact with. The opposite is true for an aparthotel.
Serviced apartments more popular than hotels Although not immune to the impact of Covid-19, global property group
Savills says the serviced apartment sector has weathered the storm marginally better than hotels. Savills’ Marie Hickey, director of commercial research, and commercial research analyst Joshua Arnold, highlight research from STR, a global data and analytics company for the tourism industry. This reveals that the UK’s serviced apartment sector was trading marginally above that of hotels during April and May. And proportionally fewer serviced apartment properties have had to close compared to hotels. The Savills researchers believe that typically lower operating costs, coupled with longer average length of stay, sustain greater profitability of serviced apartments compared to full-service hotels.
Fully equipped kitchens allow guests to prepare their own food, limiting contact with others. “Aside from guests living more separate from each other, sanitation is better in serviced apartments – you’re able to wash your own clothes, linen or kitchenware, minimising contact with the outside world, and make use of complimentary hand sanitisers in each apartment.”
More wish to travel, but safely
The Deloitte survey showed that sentiment towards travel slightly improved worldwide, with three in ten (31%) of those surveyed feeling safe staying in a hotel, up from 25% a month earlier. Similarly, a greater number of people felt safe to fly: 26% in mid-May compared to 22% in midApril. Yet Deloitte believes that the overriding concern is personal safety.

ccording to Multinet Home Loans, the bond originator has seen an unprecedented increase in home loan submissions since the level 5 lockdown in April. There has been a substantial 36.57% increase in submissions vs 2019 numbers in June, while home prices have shown a real decline of 12% in June, taking predicted inflation into account.
Residential mortgage books for the banks are poised to perform better than expected. Falling house prices combined with low interest rates have created one of the best times for consumers, not impacted by the pandemic, to enter the housing market in over 50 years. While demand has grown, house prices are declining, indicating that many consumers are either forced to scale down on investment properties or
need to sell their homes due to reduced income as a result of the pandemic. “While the market looks to be recovering sooner than expected, it’s important for homeowners looking to sell their properties to get the best advice possible on what they can expect during these times when it comes to property prices,” says Shaun Rademeyer, CEO, Multinet Home Loans.

More buyers opting for estate living

esults of the latest Residential Global Market Sentiment Survey from Savills show that the tide is turning in terms of buyers’ home choices in the face of the Covid-19 pandemic. No less than 76% of respondents say they expect working from home to become more prevalent, whereas 73% think urban dwellers will want a green space when considering a new home. Interestingly, 61% expect a demand for rural living to be on the cards.
Country lifestyle
In South Africa, a rural lifestyle could mean moving to a small town such as Dullstroom in Mpumalanga, Riebeek Kasteel in the Western Cape or Rosendal in the Free State. However, it could also be as easy as relocating to your nearest lifestyle estate.
Some of these developments operate like independent small towns, boasting sprawling grounds, indoor and outdoor facilities, top schools, medical facilities and multigenerational home options.

If social distancing becomes a more permanent feature, there could be a growing demand for homes in estates; with public access limited, exposure is less likely. Lifestyle estates also offer a sense of spaciousness as homes are designed with privacy in mind and most have expansive outside areas.
Given that the coronavirus will be with us for some time, home has now become a sanctuary, in the true sense of the word. More than ever, families will want to invest in developments that offer a variety of services where they can stay home without sacrificing certain comforts during possible further lockdowns.
For months, lockdown has had people feeling trapped in their homes. This will definitely influence their decisions in terms of choosing new homes going forward. More interest in gardens, meditation areas and space for a vegetable patch, for instance, is highly likely.
Mixed-use residential developments that offer standalone homes with private gardens and pools are perfect for families wanting to raise their children in a secure environment with extras such as a clubhouse with gym facilities, a restaurant, a playground, gardens and 24-hour security.
Lightstone Property statistics indicate the popularity of these estates has increased in the past decade. In 2010, they accounted for 12.7% of all homes sold in SA. Last year the figure rose to 14.7%. The regional breakdown of estate sales shows that, nationally the Western Cape had the highest number of estate home sales between 2010 and 2019. any people will be forced to cut costs in the coming months and while downsizing does have advantages, moving to a smaller home goes with enough storage being one of the biggest headaches, says Chris Cilliers, CEO and co-principal, Lew Geffen Sotheby’s International Realty in the Winelands. “Downsizing a home can cause much stress and anxiety, especially for people who are attached to their belongings but hate living with clutter. However, with a little planning, it’s possible to create a comfortable home and keep your most prized – and essential – items handy without tripping over them.” She offers the following innovative and functional storage solutions:
Maximise closets
• A dd drawer space: If you have a high hanging rail, place a small chest of drawers underneath the hanging clothes. • Double up: Add a second hanging rail to double up on hanging space. • Accessible accessories: Door racks and hooks on the inside of closet doors are great for accessories like scarves, belts and even shoes. • Hidden hooks: A few adhesive hooks behind the hanging space are perfect for belts, scarves and bags that are used less often.
Optimise wall space
• Perimeter shelving: Install shelves along the perimeter of your bedroom walls above head height. It’s usually the least-used space in a room and will add a good couple of metres of storage space. • Install a square floating shelf nightstand: You’ll have two surfaces on which to place things and you can store other goods in attractive baskets or boxes with lids on the floor underneath. • Mount colourful hat boxes: Great in bathrooms for loo rolls and rolledup fresh towels, and in bedrooms for extra jerseys and colourful T-shirts or for kids’ soft toys. • Floating shelves: These work especially well in corners in living areas where they won’t be in the way or in small rooms like the bathroom above the toilet cistern.
Think vertical
• Hang a pot rack on the kitchen wall: Use this for frequently used items like pans and sieves and also mount hooks to the backsplash to keep cooking utensils handy.
• Think thin and tall: Buy shelving that’s tall and narrow rather than short and wide, which will also add visual variation and interest. • Create a vertical herb garden: Enhance your spice collection with a stunning vertical herb garden, which also serves to spruce up a dull space. • Slim rolling shelves on wheels: These are perfect for that space on the side of your refrigerator, or between your dishwasher and the wall.
Decorative storage
• Bookshelves aren’t just for books: They are also perfect for storing attractive baskets filled with things like office supplies, spare toiletries, stationery etc. • Bins and baskets: Storing belongings in decorative bins and baskets is one of the most affordable and aesthetically pleasing ways to save space.
Put your doors to work
• Behind the door: Fill a plastic multi-pocket shoe organiser with cleaning supplies and hang it behind the kitchen door. • Install a floating box shelf above a bedroom or bathroom door: This is handy to store rolled up fresh towels and bathroom toiletries or extra jerseys and books. • Build deep shelves in the wasted space around a doorway: If the door position allows for it, it’s a great way to add ample shelf space for books, nick knacks and even small plants. • Hanging hamper: Your dirty laundry basket doesn’t need to take up a square metre of floor space if you hang a fabric hamper on the back of your bedroom door.
Other nifty tricks
• Maximise your drawer storage with modular drawer organisers: You already know they work well in the kitchen, so utilise them in the bedroom for small items like hair ties and make-up. • Limit your appliances: Do you really need an electric can opener, a bread maker or a toaster oven? Scaling down on appliances can free up loads of space. • Suspend the bike: Bicycles take up a lot of room, especially if they have to be kept in your home. So use a hanging or wall-mounted rack. If you can’t part with all your belongings, consider renting storage space where you know they’ll be safe and protected from damage, says Cilliers.

COURAGE IS WHAT CAN MOVE YOU Caught by surprise? Well, on getting a two liner advert, I thought it would be great to have our chat box today. Well, to change your thought patterns to positive, or to turn a situation around by rather making small (difficult) decisions in gaining confidence and more courage, he advises you to have: • convictions more intense than fears • a vision clearer than doubts • spiritual sensitivity louder than popular opinion • self-esteem deeper than self-protection • appreciation for discipline, more than the desire you have for leisure. Do remember that you don’t have to be a great person of courage, but only willing to trade what seems to be good in the moment, for what’s best for your future. Without courage you are not living, you are hiding! Courage is what moves you forward, and it’s also the muscle that makes your faith work for you.
