arsons Vlei forms part of Port Elizabeth’s extreme western suburbs. Though it’s one of the city’s more recently developed areas, and continues to grow, it has an interesting history.

It’s also ecologically and geologically significant as the area is home to vulnerable fynbos, indigenous plant and animal species, and is an important wetland and catchment zone from which several of the Bay’s streams originate, says former Bridgemeade resident and Parson’s Vlei watchdog Colin Urquhart, a well-known historian and author. Colin explains that, in the early colonial years, the city’s first chaplain, Reverend Francis McCleland, was given “glebe land” by the Anglican Church in the larger Parsons Vlei area. “Glebe” refers to land, considered “worthless” and untenanted, within a parish, which is used to help support the resident priest with the expectation he may earn some income from it. “Parsons Vlei was historically also used as an ‘uitspanning’ (watering point for horses) for people
Despite the proximity of Cape Road and the new network of roads introduced thanks to the massive Baywest Mall development a few years ago, Parsons Vlei is relatively quiet – not least thanks to its surrounding greenery and vlei lands. Diane McArdle and her partner have lived here since 2015, and are renting a two-bedroom home in Lavendula, a complex in Lategan Drive. “What appealed to us was the proximity to work for me (Uitenhage) and the amenities in the area. Baywest is only three minutes away,” she says. “Property prices have increased slightly. We had an evaluation done over two years ago and then the property was worth around R680,000.”

Parsons Vlei is part of a huge tract of open land stretching all the way to Greenbushes and on which future development is inevitable. Parsons Vlei is mainly made up of townhouses built in the early and mid-2000s, along with social housing. One of the bigger developments, Fourleaf Estate, was launched in 2016, and in 2017 was named Africa’s greenest residential development, being the first on the continent to receive Edge (Excellence in Design for Greater Efficiencies) certification. Safety is an important issue in Parsons Vlei and most of the developments have good security. Parsons Vlei’s proximity to Baywest, completed in 2015, has been a big factor in property here becoming increasingly appealing to buyers. The mall has driven more traffic to the area and prices have risen exponentially in the western suburbs as a whole. The development of Baywest brought significant road infrastructure investment to the area. The mall is now linked with Walker Drive and the

on- and off-ramps of the N2 freeway. There’s also a bridge over the N2 connecting Walker Drive with Bridgemeade and Rowallan Park at Old Cape Road. The new access ways contribute much of the convenience associated with living here. These roads, along with Cape Road, make it easy to reach other suburbs and outlying attractions, while residents also have quick access to the N2 when heading out of town.
Schools
Curro Westbrook is an independent private school with just under 500 learners in Burchell Road. It consists of a nursery school called Curro Castle, primary school, and high school which currently goes up to Grade 8. Higher grades will be introduced annually. The school also has a pool, music centre, robotics room, IT lab, art room and sports grounds. Curro is the only school in Parsons Vlei, but others in the vicinity are Rowallan Park Primary, Morningside High, Westering Primary and Westering High. Woodridge College and Preparatory School, a private school near Thornhill, is about 20 minutes’ drive away.

Parsons Vlei is in a wetland zone frequented by birds and is a birdwatchers’ paradise. Birdlife Eastern Cape leads groups to the vlei from time to time. It’s a good water bird venue where little bittern and African rail have been spotted. Baywest has a well-maintained ice ink that’s popular with all ages and grades of skaters. Baywest also has an Imax theatre and normal theatres for movie lovers. The Londt Park Sports Club is not too far away, and covers various sporting codes including archery, netball, softball and baseball. There’s a golf driving range and sport for the disabled.

he range of wall tricks and treatments available today means that although original artwork will never go out of fashion – nor should it – there’s an entire world of inexpensive, cost-effective or clever wall effects, other than paint, which can entirely transform a space. From wallpaper to vinyl wall art – whether it’s your own photographs or a graphic design – there’s something suitable for every room in the house or office. Brenne Downey of Resurface talks trends in wall coverings. “Currently, there are a few, like the geometric designs that hark back to art deco. The classic pinstripe is also making a comeback, but comebacks are expected with classics. When it comes to bolder trends, we’re seeing an uptick in brightcoloured jungle scenes with stylised wildlife, emphasising colour and texture. Oversized botanicals are also trending at the moment with soft edges on a bold black background.”

Vicky Meagher is Twiggy Décor, an online store offering vinyl wall art, canvases, blocks, prints and, soon, designer wallpaper. She says South Africans are becoming more comfortable with online purchasing of decorative wall treatments. “They’re enjoying the convenience, cost savings
and choice, and once they’ve had a good experience, they’re on board.”

Meagher says, “It’s an incredible way to decorate your space, is competitively priced, simple to apply, and easy to remove. The chalkboard vinyls are not only practical, but really add flair, while the frosted vinyls add stylish privacy to your windows or doors.” You can choose something really simple – a quote, a flower, a graphic… to something more abstract or intricate. Monochromatic or full colour, there’s something to enhance the space.

Downey says that although custom wallpaper with photo imagery (yours or theirs) has been around for over a decade, as high resolution printing gets better and better with technology, it’s become increasingly popular. “We have our own image bank from which you can choose, but often a client wants to use their own photo. The requirements are a 360dpi image which is achievable with most smartphones on the right setting.”
The substrate
“When it comes to choosing a substrate on which to print,” Rowney says, “it’s all about texture. The embossed texture needs to complement, but not detract from, the printed image. The most popular is a linen texture,
but it does depend on the image. It’s not always an embossed texture either – a metallic substrate gives a lustre not achievable using other substrates.”
Children’s rooms
Relatively new to the market, are interactive wallpapers, particularly for children and offices. “Magnetic and write-and-wipe features are on trend for kids rooms. Magnetic and rewritable qualities lend themselves well to making things interesting for our younger clients. This combined with map designs, stylised wildlife scenes or board games make for some hard-time choosing!”
ADVICE FOR HOMEOWNERS Downey has three hints • Golden rule: A feature wall is always better than full coverage of all your walls. • When dealing with low light in a small space, opt for a light hue and an image that offers perspective rather than a busy pattern. • If you have a large cavernous space, we advise a large-scale pattern with bold colours. If you have ample light, then darker hues work well to make the space cosier.
SA ahead of the curve with estate schools R esidential estates are bucking the downward trend in the property market by consistently attracting buyers and remaining popular with South Africans for having homes that offer it all. Young families, in particular, are making the move to lifestyle estates, thanks to the amenities and security that are standard within these developments. The fact that many of them nowadays include a top school in the bargain, is often the clincher. High-growth areas, such as Port Elizabeth, offer huge opportunities to young and established families. Those looking to invest in PE’s residential estates get incredible value for the price tag, compared to similar price tags in other cities. The Amdec Group’s Westbrook development offers a compelling value proposition and includes a Curro school within its borders. A key selling point is that a school attracts investors to the development and increases the capital appreciation of your estate home over the long term. “On a practical level, parents enjoy the convenience and peace of mind of having a school inside their secure residential development. It also encourages an active lifestyle, where children can walk or cycle to school,” says Clifford Oosthuizen, managing director, Westbrook. Internationally, South Africa is out in front in terms of this trend: buying a home within a secure estate with a quality education at a private school within easy reach. There’s certainly increasing demand from South African investors for estates
linked to premium educational facilities, particularly for families with children of a school-going age.
Take Sitari Country Estate near Somerset West, with a Curro school on the property. It caters to children from three months old, offering a complete education to Grade 12. In Cape Town’s northern suburbs, Clara Anna Fontein Lifestyle Estate’s homes appeal thanks to Reddam House Durbanville offering a private high school within the secure estate. Burgundy Estate provides access to private education for its residents. Preschool children attend Curro Castle or Zenith Montessori, with Riverside College providing independent schooling for children until Grade 12. In the southern suburbs of Cape Town, Silvertree Estate has Reddam House Constantia next door, where children walk to school via a secure gate. In Joburg, the vast Steyn City is designed as a city within a city. Families’
educational needs are met with an early learning centre, preparatory school and college at the private Steyn City Schools, all within the estate. In Midrand, Waterfall Country and Village Lifestyle estates offer Reddam House Waterfall. And residents of Blue Hills Country and Equestrian Estate in Beaulieu in Midrand send their children to Reddford House Blue Hills. Families at Lanseria’s Monaghan Farm are investing in a country setting and farm-style living in a secure ecoestate. Curro Monaghan within the estate provides private education for children from Grade R to Grade 7. Similarly, in Pretoria East, Reddford House is next to The Hills Game Reserve Estate. Cornwall Hill College in Irene, Centurion, has a 21-year history of educating children up to Grade 12. A selling point for the exclusive estate’s residents is that their children have access to school without having to leave Cornwall Hill Country Estate.

here’s no end to the offerings on the smart home scene, and while many of us are still trying to master the TV remote, the gurus are dreaming up gadgets that make sci-fi look tame. Any device that uses electricity can now potentially be added onto a home Wi-Fi network and be controlled at your command. That command may be given by voice, remote control, tablet, smartphone or smartwatch. Besides a myriad clever tricks, home automation can have huge safety, security and convenience benefits for those who travel regularly, people with children at home and elderly people living alone. For the majority of people, a smart home requires professional planning, although manufacturers of consumer electronics are ramping up their product lines in the hope that home automation will finally become mainstream, and many products available at electronics stores and online can be self-installed allowing tech-savvy consumers to start off small. Thanks to smartphones, tablets and the many home automation apps now available, people are increasingly able to control countless online devices from anywhere with unprecedented ease. For example, you can control thermostats, the alarm system, lights and appliances all from your bed or even from the airport – anywhere your mobile device has a good internet connection.
You can receive instant alerts when there’s motion around your house or a security breach and know whether it’s caused by pets or intruders, you can see who is in or around your home, you can unlock doors automatically as you approach, light a path for night-time bathroom trips and so much more.
When planning a smart home, it’s important to balance complexity with usability. Consider tasks you already do routinely and then find ways to automate them. Ask yourself these questions before installing your system: • What kinds of components are part of the smart home? Are they basic, such as a light dimmer, or more imposing, like an alarm system or video camera? • How intuitive will the smart home be to a non-user? • Is the device actually fulfilling a need or is it just a fancy and potentially frustrating toy? • How many people will be required to use the system? • Who will operate the system, maintain it and address failures? • How easy is it to make changes to the interface? For example, if your house is programmed to wake you up at 5am, what will you do when you’re away or sleeping in? Be sure to change the default user name and password when setting up components, so you’re not exposed to hackers or other threats.
