amilies with young, schoolgoing children and people considering retirement are all after the freedom and peaceful quality of life offered by secure lifestyle estates and developments.

Pets are also part of many family setups. For this reason various developments are making provision to accommodate animals, but not without rules in place. For instance, some estates only allow small pets.

Having schools on the premises also encourages tenants with children of school-going age to sign longer leases, says Jessica Hofmeyr, head of Houss Rentals and Century Property Developments.

This is what makes these developments a sought-after home investment choice in South Africa.

Estates for all

Buying a home is the biggest investment decision most people will ever make. It follows that a home with the added value of a safe environment, access to good schools and other superior amenities would be extremely attractive to buyers from all age groups.

Add the benefit of being able to walk your children to school or taking your pet for a stroll in a beautiful park-like setting and you may just want to move in for life. And that’s exactly what many families are doing.

Home comforts

“Since the lockdown, we’ve noticed that security, comfort and outdoor space top the list of what prospective buyers want,” says Central Developments Property Group head of communication Alda Erasmus. More retirees are interested in either multigenerational or lifestyle estates with care amenities that allow them to be close to their families while continuing to enjoy having their own living space.

“Lifestyle estates are one of the fastest growing property trends in South Africa, which ranks among the countries with the highest number of estates globally,” says Seeff Property Group chairman Samuel Seeff.

Developers are consequently expanding their portfolio of homes to cater to a broad range of income groups. Rabie Property Group director Miguel Rodrigues confirms that this developer offers an array of lifestyle options within its Burgundy Estate near Cape Town. There are apartments for single young homeowners or tenants as well as larger townhouses and houses that are more suited to families. “The proximity of schools and preschools is most definitely a strong consideration for buyers. And in the retirement market especially, being allowed to have a pet is an important aspect of making a happy home,” says Rodrigues.

“You don’t only get a high-quality property from a reliable developer with a well-established track record, you also get all the other communal amenities and services, like security, for the same price,” says Erasmus.

Quality education

All the major metro areas in South Africa have a growing selection of lifestyle estates that have access to topquality private schools on the premises or a short distance away. This includes developments in smaller enclaves such as Somerset West, Paarl, Stellenbosch and KwaZulu-Natal’s North Coast.

Setting the trend is Steyn City in Midrand. This city within a city offers an early-learning centre, a preparatory school and a college catering to learners up to Grade 11 (matric will also be offered next year). Children are able to walk or cycle to school or catch a ride on a safe shuttle. Securing primary and high-school placements at reputable educational institutions can be a time-consuming and stressful mission. Having a school on the premises of a lifestyle estate greatly simplifies the process.

Parents have peace of mind knowing their children are receiving quality education, as estate developers take great care to include only educational institutions of a high standard on their premises. On South African estates the preference leans towards private schools with solid academic records like Curro, Reddam and other independent schools. “More family time and fewer anxious hours spent in traffic make for a happier family overall,” says Rodrigues.

In step with the trend towards multigenerational estates, more retirement villages are being built adjacent to lifestyle estates with schools. This makes it easier for retirees to be involved in the school activities of their grandchildren.

Clara Anna Fontein Lifestyle Estate in Cape Town’s Northern Suburbs, for example, offers three types of homes – a lock-up-and-go townhouse development, large plot-and-plan erven and a retirement development called Oasis Life. Not far away, a retirement development is also under construction next to the burgeoning multigenerational development Burgundy Estate near Blouberg Beach. This development has three schools that cover the whole range from preschool to high school, and from 2021 learners in need of assisted learning will also be accommodated from Grade R to Grade 3.

a family, have a special bond with a pet and would prefer a home that allows them to keep their furry or feathered companion. Catering to this demand, especially for older residents, most lifestyle and retirement estate developers now allow residents to keep a cat or a dog subject to rules usually determined by the homeowners’ association. “We find the pet-friendly topic is a big positive for us in the age bracket for retirement villages,” says Devmark Property Group national sales manager Bruwer de Jager. As can be expected, the rules mostly concern the size of the pet and the number of pets depending on the size of both the home and the residential development.

For instance, some retirement estates allow only small pets that are not noisy and do not require space or exercise. This tends to apply where apartments don’t have gardens, explains Erasmus. “In our other security estates where the houses have large gardens, we allow two medium-sized dogs per household, whereas only small dogs are allowed in ground-floor apartments that have small gardens,” she says. According to Seeff, this trend will not be short-lived. “There’s no doubt that we’ll see continued demand for estates that offer these amenities and buyers are prepared to pay a premium for them,” he says.

Microliving with a macro-lifestyle While Covid-19 ushered us into wanting bigger spaces to accommodate a home office and more breathing space, some people are questioning the pros and cons of ‘living large’ with some even considering the polar opposite – microliving WORDS: SUPPLIED IMAGES: SUPPLIED & SHUTTERSTOCK

he fundamental idea of microliving is trading the luxury of space, usually found in the suburbs, for a significantly smaller space in the trendy heart of the metro where all the action can be found and where real estate prices are usually high.

“The definition of microliving is geographically dependent, but on our KwaZulu-Natal North Coast, it means living in a sectional title property ranging in size from about 15m2 to 30m2 and priced between R500,000 and R1m. The target market is millennial creatives and professionals ranging from 20 to 35 years of age,” says Gareth Bailey, area principal, Pam Golding Properties Durban Coastal, who challenges the mindset of “bigger is better”. “By buying a smaller space, the overall ticket price is more affordable, and if the development is designed properly, this doesn’t come at a lifestyle cost as facilities match and often exceed those found in a lavish suburban home – albeit these are shared between the resident community.”

Close to the action

Bailey says by being in the heart of the action, microdwellers in these sectional title units enjoy walking access to the metro’s top-rated attractions, entertainment options and amenities. The central location usually also enables walking to the workplace and key transport hubs.

“This way of living begs the question of whether owning a car is even necessary. If the development provides an Uber collect-and-drop facility, shuttle service or car pool arrangement, these millennials may well choose to discard the inconvenient rigidity of monthly car instalments, fuel and maintenance and rather opt for the ultimate freedom and flexibility of a pay-as-you-go solution. After all, the end goal of microliving is to have ultimate flexibility and maximum lifestyle with minimum admin.”

Community

Another upside is the sense of community and lifestyle – post-Covid – as residents engage with other likeminded people in activities such as gym, yoga, Pilates, or even catching up over a cup or glass of the latest brew all within the boundaries of the scheme. The living space itself requires innovative design to facilitate space saving and an example of this is having a fold-up bed that doubles as a dining room table, or which may even be raised above the living area altogether to free up space in the apartment, Bailey says.

It adds up

“The microliving sectional title proposition may also make good financial sense as it allows buyers to get onto the property ladder by acquiring apartments in fantastic areas that would usually be financially out of reach. In addition, when the time comes to

move on, the purchaser may choose to rent out the property at a high yield or re-leverage and buy a second property, thereby facilitating the growth of a property portfolio.”

Size vs lifestyle

Bailey says the microliving model dismisses the traditional notion of valuing property purely on a price-per-square-metre basis and rather requires investors to fully appreciate the value proposition of the development and the lifestyle – centrality, convenience, facilities and community – that it has to offer. “Fortunately, renters have long shed the umbilical attachment to the priceper-square-metre valuation method, opting rather to value property based on the above appealing benefits. “Consider holidaymakers, for example, who would far rather have centrality and access to the main attractions over a larger apartment further away from the action. Holidaymakers are seeking a hassle-free good time, and they don’t differ too much from microdwellers in this respect,” he says. While a microliving apartment may be expensive when judged by traditional criteria, as long as the development is designed to satisfy the needs of its target market, tenants will find value and be prepared to pay in excess of traditional square metre rates.

“Some people may feel that microliving is claustrophobic, while others may really connect with this minimalist approach to living that simultaneously maximises flexibility, lifestyle and sense of community. I don’t think this is for everyone, but I definitely think that it’s going to appeal to an increasing number of millennials seeking to do things on their own terms.”

Examples

One example of microliving spaces available is Onyx, an upmarket sectional title residential development in the Gateway precinct in uMhlanga on

the KZN North Coast. The onebedroom loft apartments are priced from R1,59m. Another prime example is Roundabout Brooklyn, situated in Pretoria in trendy Muckleneuk Street, which is walking distance from Brooklyn Mall, a nearby park and upmarket schools. It comprises one, two and threebedroom sectional title apartments selling from R1,901,447.

t’s estimated that about 15.5% of all working South Africans are self-employed, according to data compiled by the World Bank, and this number may well increase as companies cut back on full-time jobs to mitigate the financial impact of Covid-19.

Whether working for oneself is out of choice or necessity, there’s a common perception that applying for finance, be it for a car or a home loan, is likely to be more challenging. However, with the interest rate at its lowest in over 50 years, it would be a pity to let some extra paperwork stand in the way of making a sound investment.

Salaried vs self-employed

Being self-employed doesn’t mean having to give up on the dream of owning your home, says Jenny Rushin, national development manager, BetterBond. Thinking she would stand a better chance of securing finance, as she works for a company and earns a monthly salary, Kelly initially applied. But she soon realised that, on her own, she would not qualify for the amount they needed. She then started researching what documents they would have to submit if Calvin applied for the bond

Kelly says she was nervous at first to proceed with the application. “I thought, what are the chances that we’ll get it? But our consultant allayed our fears.” While there was some extra paperwork – six months’ bank statements instead of three, as well as testimonials from Calvin’s main clients – the application process was surprisingly smooth. Calvin qualified for a 100% bond and the couple did not have to pay a deposit.

Some more effort

Rushin says that a bond originator will apply to multiple banks on your behalf, including your own. “The applicant does one set of paperwork and we ensure that all the required information is ready for submission to make the application process smoother – and it’s completely free.” There are a few things you can do to ensure a successful bond application as a self-employed applicant. Remember that the idea is to show that you have a proven history of managing your finances responsibly.

DEALING WITH FIXTURES & FITTINGS IN A PROPERTY SALE AGREEMENT While sellers and purchasers sometimes take time to accurately list the items that are excluded or included when a property sale agreement is concluded, one often finds that this detail is lacking. It results in never-ending disputes, long after transfer. It is fairly easy to avoid most of these disagreements by keeping the general rule in mind. This provides that when a purchaser purchases a property, he or she is entitled to receive the land together with the permanent physical improvements thereon (such as newly erected carports) along with all items which are permanently attached to the land and/or buildings (such as large Jo-Jo tanks or decking over a lawn). When is something ‘permanently attached to a property? To answer this question, our law looks at the following:

1. What is the nature of the item and purpose for which it was attached?To be considered a permanent fixture, the item must be attached with the intention that it is permanent, to serve the land indefinitely; 2. If removal of the item/attachment will cause substantial damage to the land/structure, it points towards the conclusion that it is a permanent fixture; and 3. What was the intention of the owner when the item was attached? It is important that sellers prepare a list of items which are to be included in the sale, prior to listing the property with an estate agent. It is encouraged that this list form part of the seller’s mandate with the agent in order to allow the agent the opportunity to point out any items which are to be removed by the seller prior to registration of transfer. Alternatively, the list can be incorporated in the sale agreement in order to record the true intention of both parties. By way of an example: If X sells his property to Y and later decides that he will be removing the fixed chandelier in the living room as well as the fixed bathroom mirrors before he moves out, then absent any agreement in respect of these, Y can insist that each item either remain on the property or be replaced by an item of similar value. Should X refuse, Y can seek legal recourse against X. It is therefore important that a seller familiarises himself/herself with rights of purchasers in relation to the above and ensure that he or she only remove items which have been expressly excluded from the sale.
