everley Grove is dominated by townhouse complexes and freehold houses, giving a pleasant residential mix. There are many first-time homeowners in the suburb who enjoy its relatively affordable prices which give many a chance at a “starter home” for a growing family.
“The biggest plus is economic because property values have shot up. When we bought in 2012 our property cost under R1m but when we were looking the other day at similar homes it was hovering at around R1,5m,” Mzukisi says. “The second plus was the quality of life. There are no concerns about crime and break-ins. I’m not saying it doesn’t happen because obviously you do have to be vigilant everywhere today, but there are patrols.”
Director for media liaison in the office of the Department of Social Development Mzukisi Solani lives here with his wife Lungisa, a news editor at SABC, and their three children aged six, eight and 10.
Property
The couple bought their house in Concord Road in 2012. “When you have to make an investment such as buying a property you look ahead and it seemed to us then that Beverley Grove had all the prospects for growth,” Mzukisi says. “Baywest Mall was being built nearby and I thought it would have a huge impact on property in this suburb.” Mzukisi’s research paid off and today the family are happy to have settled in this suburb.
Beverley Grove residents enjoy the peace of mind that comes with a dedicated patrol service by a private security firm which operates all hours. He says it also helps that the suburb recently had street cameras installed. “The fact that it’s so quiet is one of the major attractions – your children can run relatively free without incident. It’s safe for them to take a stroll down the road.” The Solani family also enjoys the friendly atmosphere. “When we first moved in, we were not sure how we would be received, particularly as the people who lived in front of us had been there for a long time.
But we were welcomed with such cordiality, there was sharing of information on WhatsApp groups and the neighbourhood is so open that we didn’t get a feeling that we were the newcomers.” The suburb is convenient, with a KwikSpar and Checkers close by. Walker Drive Shopping Centre is only a few minutes’ drive away, and one of the city’s largest shopping centres, Baywest Mall, is also in striking distance.
Schools
The two older Solani children go to Collegiate Girls Junior School and their son is due to start at Grey Junior in 2020. “Due to convenience, they’ll go to school near where their mother works, but Lorraine Primary School is just across the road,” Mzukisi said. Although there are no schools in the suburb, residents are only a few minutes’ drive from several in suburbs not far away. These include the Afrikaans medium Framesby High School in Framesby and the English medium Westering High School in Westering.
Explore
Over a weekend there’s plenty to do and see in the neighbourhood. One of the big family attractions is the Holmeleigh Farmyard touch farm and play area and there’s an abundance of game to be seen at the Kragga Kamma Game Reserve. The streets in the area are also popular with joggers, cyclists and other “weekend sports warriors”. Beverley Grove is at the start of Port Elizabeth’s “wedding mile” with several major wedding venues dotted along Kragga Kamma Road towards Theescombe and further out into the countryside. Depending on where in the suburb they live, residents enjoy views over the green hills of the surrounding countryside. Add real value Improving your home always boosts the property value, right? Not necessarily, property experts say. WORDS: ANNE SCHAUFFER

enovations, improvements, expansions to a home… which of these really increase a property’s value? “Most areas have property price ceilings and there’s little to gain by extending and renovating your property beyond the norm for the area or street, says Samuel Seeff, chairman, Seeff Property Group. “And always take care to ensure your house is not the stand-out palace in the street – that can also be off-putting to buyers.” Regional director and CEO, RE/MAX of Southern Africa Adrian Goslett, suggests sellers consult a property professional as well as doing homework. “It will take longer to sell if renovations enhance a property to a R2m price point in a suburb where the highest recorded sales price was closer to R1m. Find out about local market conditions and whether or not renovations will earn a return on the investment.”
Renovation cost vs. actual value added
Some renovations are extremely costly, and although often done to meet your own lifestyle needs, don’t assume you’ll be handsomely rewarded or even recoup your costs. There are always multiple factors at play. Having said that, there are exceptions, says Seeff. “Smart renovations in high demand and high growth areas such as the Atlantic Seaboard or high demand nodes in the southern suburbs of Cape Town, can turn a good profit for smart investors.”
Maintenance comes first
Seeff considers the most important aspect to be a home in a good state of repair. “Before even thinking about adding on or renovating, make sure the property is in excellent condition. Buyers do not know what renovations and repairs cost, and they’ll always want
to knock quite a bit off the asking price if they spot areas that need work.” Goslett believes the better the condition of the home, the higher return a seller can expect. “Buyers will not need to factor in additional maintenance costs when deciding what to offer on a property. The most affordable and risk-free renovations, therefore, involve painting over scuff marks and chips, repainting discoloured ceilings, and restoring any other damaged fixtures in the home.”
What do buyers want?
“Most real-estate professionals will tell you many buyers hinge their purchasing decisions on the property’s kitchen and bathrooms. If you’re going to renovate, start here. Even a simple touch up and tidy up goes a long way to showcasing the key features within these rooms,” Goslett suggests. “Instead of demolishing entire rooms and embarking on costly renovation projects, sellers can sometimes achieve similar results by installing quality fittings such as faucets, handles, and light fixtures. These are simple and affordable renovations that can modernise and enhance the appeal of a property.” Seeff agrees about kitchens and bathrooms. “And ensure your finishes are up-to-date. Keep colours and finishes neutral, and trendy finishes to a minimum.”
Slam dunk additions?
Seeff says South Africans love to entertain, so ensuring a good entertainment or braai area is always advisable, even if it’s just a balcony. Security is another important focus, and while upgrading adds value, don’t overdo it. He also considers a study or home office as a potential advantage, but says, “Make that room versatile – hobby room, studio, spare room – because not every buyer wants a study or home office.”

Unsurprisingly, keeping out the cold topped the list. Insulating your home is always a good idea, but doing so at a time when the electricity supply is under pressure is doubly beneficial. Not only will you save electricity, but it’ll be easier to keep warm if there’s more loadshedding. Check your doors and windows for draughts. It’s relatively easy to fit self-adhesive rubber seals to the bottom of doors which are letting cold air in. Alternatively, you can make or buy a sausage-dog draught-stopper to block the gap.

Although these seem like small steps, sustainability websites claim that you can lose up to 15% heat through draughty doors and 10% through unsealed windows. Curtains are better than blinds for keeping out the cold and retaining heat. When there’s a bit of warmth
and sunlight, you can keep them open to warm the house and close them at night to keep the warm air in. Once you’ve finished at ground level move to the ceiling. If you don’t have insulation, consider getting some. It’ll keep you cool in summer and warm in winter. It’s not difficult to fit, but if you have doubts about your DIY abilities, call in the experts. Every house differs, but expert opinion holds that an average house will lose about 25% of heat through the roof. While you’re up there, check if you have a geyser blanket. Heating water requires a lot of energy, up to 40% of household electricity usage, so insulating your geyser will save you money in the long run. Geyser blankets aren’t very expensive, around R300 on average. When you’ve finished insulating the inside of your house, check the outside. If you live in a winter rainfall area, clear your gutters of leaves and other debris. While doing it, also look for loose, broken or missing tiles or ridge tiles. These can cause leaks or allow wind in, potentially causing more damage. Also check that seals around chimneys or other fittings such as skylights are intact. Take a walk around to see if there are any trees that might blow over or branches that could break and damage the house or installations such as satellite dishes. You may be able to trim them yourself, but if you aren’t sure about what you’re doing, it’s best to get in a professional. Bear in mind some indigenous
trees are protected, so if you’re not sure ask an expert. Pack away or cover garden or stoep furniture that you aren’t going to use. Winter weather can damage wooden and metal furniture and even plastic perishes when exposed to the elements. While you’re looking around outside, check the lighting. Well-lit paths and approaches will help deter criminals. DirectAxis’ chief marketing officer Marlies Kappers says the experts agreed that preventing problems is always less expensive than fixing them afterwards. “Thinking ahead and spending a little on some basic household maintenance will save money in the long run. Small improvements to your home will also help retain or even increase its market value.”

Tel: 041 363 6044 DEALING WITH DEPOSITS The obligation to pay a rental deposit may arise from a contractual arrangement between a tenant and landlord. The lease agreement will therefore usually set out the amount payable by a tenant as a deposit as well as any other conditions pertaining to the deposit. When a rental deposit is payable, the Rental Housing Act (“the Act”) imposes certain obligations on a landlord who receives a deposit. The landlord is required to place the amount received as a deposit in an interestbearing account held with a financial institution. The interest rate applicable to this account may not be less than the rate applicable to a savings account at that financial institution. The tenant may request a statement of the interest earned on the money at any time during the tenancy. If the deposit is paid to the account of a registered estate agent acting on behalf of the landlord, it must similarly be invested; the deposit and any interest thereon is then dealt with in accordance with the provisions of the Estate Agency Affairs Act. What may be deducted from a rental deposit? The Act states that a property must be left in the condition in which the tenant received it, taking fair wear and tear into account. In this regard the Act sets out certain requirements in relation to both an ingoing inspection and an outgoing inspection and also caters for instances
in
where these inspections are not possible. With that in mind a deposit may therefore be used to discharge the costs incurred by a Landlord when returning the property to an acceptable condition. In addition to deducting the costs associated with restoring the property to an acceptable condition, the Landlord/estate agent may also deduct any other amounts owing to the Landlord in terms of the lease agreement. It is therefore vital for a tenant to be acquainted with all the clauses in his/her lease agreement before signing the lease, as these clauses cannot be disputed at a later stage. It is also worth noting that an estate agency may deduct penalty fees or administrative fees as agreed upon in the lease agreement. An estate agency may however only charge debt collection fees if the agency concerned is a registered debt collector. When should the deposit and accrued interest be refunded? • If no amount is owed in respect of arrears, damage to the property or repairs required by the landlord then the deposit together with any accrued interest must be repaid by the Landlord to the tenant within 7 days of expiration of the lease. • If an amount is owed to the Landlord in respect of arrear rental or repairs to the property then the Landlord may utilise the deposit and any accrued interest towards the payment of all amounts for which the tenant is liable and any balance thereafter must be repaid by the Landlord to the tenant within 14 days of restoration of the property. • If the Landlord fails to inspect the property as contemplated by the Act then the Landlord must refund the full deposit together with any accrued interest to the tenant. • If the tenant fails to respond to the Landlord’s request for an inspection the Landlord must proceed with the inspection and thereafter refund to the tenant, within 21 days after expiration of the lease, the balance of the deposit and accrued interest, if any, after deduction of any reasonable amounts pertaining to the repair of damage to the property. If there is any dispute regarding the rental deposit, the tenant can approach the Rental Housing Tribunal. The Tribunal will assist in adjudicating the matter to determine what is fair and reasonable in the particular circumstances.
