he suburb is characterised by family homes, and a typical weekend will see lots of activity, whether people walking their dogs, kids playing in the street or families braaiing at home. Mount Pleasant is only 10 to 15 minutes from Schoenmakerskop and Sardinia Bay, two of PE’s most popular coastal areas.
Living the life
CONVENIENCE EAT • Mount Pleasant has numerous restaurants and cafes, among them Raak; Otak Otak which serves Southeast Asian cuisine; and family restaurant Divino next to Kelly’s Vlei. • The Fish Finder is another popular and long-established spot serving excellent, reasonably priced fish, calamari and prawns, which you can either eat there or take away. • Death by Coffee is a family-run organic roastery and cafe in High Street with great cakes, pastries and vegan homemade chocolate. • For a fun “country” outing without having to drive far, The Grass Roof in nearby Lovemore Park is convenient for locals and has facilities for children; Apron Strings on Sardinia Bay Road is perfect for tea and scones; and Sacramento Restaurant in Schoenmakerskop is super for breakfast and lunch, with a set menu on Wednesday nights.

Gabby Howse and her husband, Matthijs Ravensberg, bought in Athlone Street in 2011. Their erf is 991m2 – a typical size for this suburb. “We have a three-bedroom house with double garage, original wooden floors, two bathrooms, a patio/braai area, and a flatlet with separate entrance, Gabby says.
The couple live with their twin boys who adore the large garden which Gabby and Matthijs, both vets, have worked hard to keep indigenous and water wise, including installing 7,000-litre water tanks. “I think our house was built in the 1950s and we were told by a previous owner who’d grown up here that it was the third brick house built in the area. The original houses were all corrugated iron and some are still standing today. This was when Mount Pleasant was on the outskirts of PE,” Gabby says.

• The Engen Garage in Mount Pleasant has a convenient, all-night Woolworths food store. • Mount Pleasant has a medical centre, Greenways, which also has a pharmacy next door. • Further along Buffelsfontein Road, at Kings Court, you’ll find the Intercare medical and dental centre. • Mount Pleasant Pharmacy has also been going for many years. • In terms of hospitals, Netcare Greenacres in Cape Road and Life St George’s in Park Drive are under 10km away.
“We like the fact that there are many families with children who live here. People are out and about – not locked up behind high walls. We have an active community on Telegram for security who are in regular contact with the local alarm companies.” The Gladys Road Park has swings, a jungle gym and merry-go-round. The park at the bottom of Athlone Street, originally known as Kelly’s Vlei, has a pond, slide and swings. There’s also a dam at the bottom of Boundary Lane which is popular with birders like Gabby and Matthijs for its abundance of water birds – you might even spot a fish eagle.

Mount Pleasant has numerous centres including the one where old-school corner cafe Tasos is still situated. The suburb is also home to some of the general dealer-type stores harking back to the early years, such as H Waison and the Dales Mini Market on Buffelsfontein Road. Newer centres have been built in recent years, including Emerald Square, the Salisbury Centre, and, further along Buffelsfontein Road, Access Retail Park and Kings Court. The Grass Roof in nearby Lovemore Park has excellent fresh produce.

Seaview Road is favoured for running and cycling, especially by those training for Ironman, and the Sardinia Bay Golf Club is also close by. “There are many younger families who’ve bought and renovated houses in the last few years, as well as quite a few pensioners,” Gabby says.

Fixing it Our banks are often marketing fixed-term savings plans, also known as fixed deposits to us, but what exactly are they and are they a good investment compared to, say, a money market fund? WORDS: ALMO LUBOWSKI

hen talking about investments it’s not uncommon that people say and hold opinions such as “I think my money would be safest in a fixed-term savings plan at my bank”, or “Anything other than a fixed deposit would be much too risky”. Naturally these sentiments are understandable considering – among others – the global financial crisis of 2008, which although essentially caused by the banks, saw them also being the only ones to be bailed out. This according to legal and financial expert Almo Lubowski, director, High Water Strategies.
What is a fixed-term savings plan?
Fixed-term savings or deposit accounts offer the ability to have a set rate of interest for a defined period of time. Usually the longer the period, the higher the interest that’s offered will be. This gives the investor the ability to get a marginally higher interest rate compared to what they would get in a normal savings account with a bank. Fixed-term savings or deposit account investments usually carry short-term maturities ranging from one month to a few years and could also have varying levels of required minimum deposits. The more you give, the more you get, basically. When an account holder deposits funds at a bank, the bank can use that money to lend to other consumers or businesses or it can invest the money in other financial products that pay a higher rate of return. In return for the right to use these funds for lending, they will pay the depositor compensation in the form of interest on the account balance. With most deposit accounts of this nature, the owner may withdraw their money at any time.

This makes it difficult for the bank to know ahead of time how much they may lend further at any given point. With a fixed-term deposit saving the bank has more certainty with regard to how long it may hold the funds and therefore pays a higher premium to the account holder for the ability to use these funds to achieve higher rates of return with the collective funds of all fixed-term savings account holders. Fixed-term savings and deposits are safe investments and are therefore appealing to conservative, low-risk investors. They’re underwritten by the banking institution offering them, who, in turn, have guarantees from the country’s Reserve or Central Bank.
What else could be used?
A money market fund is a type of collective investment fund that invests in high-quality, short-term cash instruments, and cash equivalents. A money market fund investment is sponsored by an investment fund
company, and hence carries no guarantee whatsoever. However, though not quite as safe as cash in a fixed-term savings or deposit account (underwritten by the banking institution), money market funds are considered extremely low risk and conservative on the investment spectrum. A money market fund generates stable income, but they have little to no capital appreciation. Although the risk is slightly higher than a fixed-term savings or deposit account at a banking institution and the interest rate is not set, these funds often achieve a similar and sometimes even better interest return than fixed-term savings and deposit accounts. More importantly, they also have no fixed-term and you have the ability to withdraw your money almost immediately. To illustrate let us draw a small comparison between a fixed-term saving or deposit and a money market fund actually available in South Africa:

In the above example it’s clear that although not having a fixed but variable interest rate, the money market fund would give a better interest rate, and the money would not be fixed for 24 months. Therefore, with ever so slightly more risk and no bank guarantee the money market fund may be a better option, especially due to it being more accessible. New transfer duty threshold good news D
uring last week’s budget speech, finance minister Tito Mboweni announced tax relief across the board, with the bulk going to taxpayers earning less than R500,000 a year. Good news for the property market is the adjustment of the threshold for transfer duty, with no duty payable on property priced R1m or less, says Pam Golding Property group CEO Andrew Golding. The increase in the transfer duty
threshold is an incentive for first-time buyers and those seeking affordably priced homes – a key sector in the current market. “It’ll help stimulate transactions in this price band, increasing volumes and creating a ripple effect across the market in general, which, in turn, will benefit government income generation.” He says the trend towards energysaving features will gain momentum as homeowners across all sectors
reduce their reliance on Eskom or even go completely off the grid to alleviate already tight budgets. “This is becoming an economic imperative especially as the costs of such features become more accessible to a broader public. Developers and landlords will focus increasing attention on reducing municipal costs for services such as electricity and water as much as possible to make their offerings more appealing to tenants.”
