outh Africa’s Cape West Coast and East Coast with their relaxed family-friendly lifestyle, unspoilt beaches and many outdoor activities woo both semigrants and investors to commit to property in these regions. Lightstone Property data on residential transfers from the third quarter of 2020 indicates that more families are trading big city living for the coast. “People have semigrated to the coastal areas for a change of lifestyle,” says Lightstone head of real estate Esteani Marx. “There’s the financial aspect too, as some had to downscale while others started working from home, contributing to a total shift in the market.”

The property market in the resale segment between R1,2m and R1,9m is active among young families, according to Bruwer, whereas estates like Devmark’s Langebaan Manor are attracting mature, higher-LSM clients. Other popular developments here include Langebaan Country Estate;
Shark Bay; Da Gama, a new development next to the Curro School; and Longacres. Closer to Cape Town, quiet Yzerfontein has a growing population of remote workers, with Fisherman’s Haven and Mile 16 Beach among the sought-after neighbourhoods.

The lowering of the interest rate has helped drive this sentiment, because price is less of an issue. The most popular price range now is up to the R2m mark,” he says, adding that they recently concluded several top-end sales of more than R5m, too. Olivewood Estate near Chintsa East continues to draw buyers looking for an ecofriendly lifestyle on a self-sufficient estate, with prices starting from R675,000 for 800m2.

Even as national house price inflation slows, growth in prices in the Eastern Cape continues to gather momentum Sandra Gordon, senior research analyst, Pam Golding Properties area is favoured by families in particular for its proximity to the CBD and the relative affordability of property. Parklands in Table View and Sunningdale and Bloubergstrand in Blouberg were among the top five suburbs searched for nationally on the RE/ MAX website during Q3 2020. “It’s all about the beach, the easy lifestyle and excellent value for money,” says RE/MAX Property Associates broker-owner Caron Leslie. “The Western Seaboard has it all – from mansions in Parklands, to the new security estate Sagewood in Sandown and family homes from R2m upwards.” Even closer to the ocean are popular Bloubergstrand and Big Bay. Shopping malls, restaurants, cycling lanes and the MyCiti bus route add to the appeal for younger buyers. According to Pam Golding Properties area principal on the Western Seaboard Emarie Campbell, many first-time buyers were tenants during lockdown and favour freehold properties with outside space. “Sales are brisk in
the R1m to R2m residential market and unit sales have increased by 35% over the same period in 2019,” she says. “Freehold homes in security estates are in demand in the higher price brackets from R5m up.” Multigenerational Burgundy Estate offers amenities including a shopping centre, schools, a multipurpose sports field and walking and cycling tracks. This is where developer Rabie Property Group recently launched Bow Tie, its first smart-enabled development.

Bustling port cities, rolling hills and long Blue Flag beaches – it’s easy to see why there’s brisk activity in residential property sales across all price ranges in the Eastern Cape hubs of Port Elizabeth and East London.
Kreusch says purchasers are eager to capitalise on the low interest rate. “The greatest demand is for family homes. We’ve had unprecedented activity in areas such as Richmond Hill, Walmer, Summerstrand, Lorraine, Glendinningvale and Mount Croix, as well as across the Western Suburbs. There’s also good activity in the township markets.” The Amdec Group reports a spike in buyer activity at its multigenerational estate Westbrook too, having sold 24% of the first phase of its second village within a month.

Jeffreys Bay About an hour’s drive from Port Elizabeth, Jeffreys Bay has been booming for the past four months, according to estate agents in this surfing hot spot. They’re currently selling three times as many properties as at the same time last year, says Larika Botma of the RealNet Pristine franchise in Jeffreys Bay. “The prices of properties most in demand range from R1,3m to R1,6m, and it’s becoming a serious problem to find stock for sale, especially in the most popular suburb of Wavecrest,” she says. Jacques Strydom, the new Chas Everitt franchisee in Jeffreys Bay, confirms a spike in sales and says many buyers are relocating from Johannesburg, Pretoria, Bloemfontein and Kimberley. “Everything in the R700,000 to R1,8m range is selling very quickly, especially in Wavecrest, Central and Fountains Estate,” he says. “We’re also seeing high demand for stands on the coast close to Jeffreys Bay – especially in the Gamtoos River Mouth area, where stands of 600m2 to 1,000m2 in a nature estate are selling from about R200,000 to R500,000.”

A walk on the wild side

T
he Western Cape’s West Coast has steadily grown in popularity as a holiday destination, with many drawn to its unspoilt, rugged surroundings and windswept beaches that go on for miles. The Bester family’s recently finished beach house Villa Kersbos is a remote and luxurious escape that still remains true to its surroundings, connecting with the sea, dunes and natural vegetation.
TRADITION WITH A MODERN TWIST
The home’s architect Charl Marais of CFM Architects took his cue from the white-washed West Coast style, but wanted to take the design further, adding a modern twist and interesting spatial relationships. “These types of houses are often over-simplified. What makes them interesting, though, is how they change over the years; people add on rooms and modify them, often with no architectural background, they just follow their intuition. Sometimes, in the natural organic process, the most amazing architecture happens.” In response, the house has beautifully interconnected spaces that emulate this process. “The way the kitchen connects to the main space is an example of this,” says Charl. “It feels like a space that was added on sometime in the past, and as if this add-on was always meant to be.”
NOOKS AND CRANNIES
The house announces itself with its taller-than-average chimney – a quirky touch from Charl that gives the home presence, and perhaps something of a church-like quality. “West Coast houses in my mind should be interesting, have nooks and crannies, unexpected little walls and shady spots, and rocky patches to make the inhabitant feel as if they’re in an oasis with plenty of options!” says Charl.

“The Bester family wanted a space that was beautifully decorated without clutter and optimised as a holiday rental,” says Elsje Schonken of Schonken Interiors, who took inspiration from the fynbos, birdlife and ocean in the surrounding area for the colours and patterns used throughout Villa Kersbos. “Ronelle Bester and myself worked closely together to create a cohesive space, playing with a neutral colour palette and natural materials such as concrete, steel, rattan, grass and wood and repeating these elements throughout the house.”
“Yet, all of this must be pared down in a way to make you feel as if life is uncomplicated.” The expansive central entertainment room has a great wow factor, but it’s the bathrooms and the simple, spacious kitchen that Charl favours. “I am a sucker for a nice kitchen and a bathroom – maybe because I like to spend a lot of time in the kitchen myself,” he says. “Between these two spaces, we really perform the basic functions of life, food and sanitation, and if we feel special doing that, then life feels a bit more special. This house was no exception.”
THE BIG OUTDOORS

spaces to gather depending on the weather. A well-protected, cool and calm arrival area allows guests to transition into holiday mode and the decked courtyard is a perfect space to relax. The sea-facing side of the house, which is separated from the beach by just a border of coastal shrub, opens up to the elements with large stacking doors as well as a braai yard with a latte screen.
However, there’s one space that is Elsje’s favourite in the house. “I love the master bedroom. It’s open, airy and just a sanctuary on its own,” she says. “We made one focal point and that was the bed, an Oak Poster Bed draped with a botanical printed linen from Babylonstoren and hanging rattan pendants on either side of the bed.”
And even when you’re not outside, the connection to nature remains with oversized windows providing sweeping views over the vegetation. “The harshness of the West Coast is part of the beauty of it,” says Charl. “This house provides you with the opportunity to seek refuge from heat and dry winds that can often last for days, but at the same time you can observe it and be part of it.”
When it came to preparing the home’s interiors for the wild West Coast weather and elements, Elsje had a few tricks up her sleeve. Here’s her advice: Let the sunshine in: If you want to control the amount and angle of natural light coming into your home to protect your furniture from sun damage (and allow yourself a bit of a lie-in) then shutters are the way to go. Sitting pretty: Use furniture designed specifically for the outdoors – at Villa Kersbos they use galvanised treated, powder-coated aluminium and treated cane furniture.

Invest in fabrics: Make sure to use outdoor fabric for all exterior seating upholstery as it’s stain, water and sun resistant. “We used the range from Hertex called Spring Break, which is rated for fully outdoors,” she says. Beware the sand: “Sand is always a problem with a house so close to the beach so it’s a good idea to look at materials that are scratch resistant,” says Elsje.

he third quarter of 2020 has seen an unexpected surge in home-buying activity, especially from first-time homebuyers eager to benefit from the current low interest rate. ooba Home Loans CEO Rhys Dyer says first-time buyers accounted for 54% of ooba’s bond applications in the third quarter. According to ooba’s statistics, 8.4% of home loan applications are declined due to poor credit scores and 7.7% due to affordability. Homebuyer education remains a top priority, says Dyer. “There’s concern that some first-time buyers
don’t have all the facts about what they’re actually signing up for.”
What is a prequalification?
It is a clear indicator of what you can afford and what your credit rating is. “These two indicators are essential when purchasing a home. The bank will only approve you for an amount that you can afford to repay each month and a bad credit rating will not be accepted,” says Dyer. You may be concerned that if you apply to be prequalified for a home loan you are legally or financially liaible. It's not true. Unlike a promissory note – also known as a loan agreement – a prequalification doesn’t require any financial commitment on your part. However, this doesn’t mean that you should set an unrealistic expectation of what your prequalification amount might be. Simply put, you wouldn’t walk into a store to purchase an item that you unequivocally couldn’t afford, so why would you shop outside of your price range when buying a home?
Do your homework
Buying a home is an emotional and lengthy process. In addition to behind-the-scenes research and viewings, one needs to consider the process of putting in an offer to purchase (OTP), which – if accepted – is legally binding. This paperwork takes time and requires input from the buyer, the seller and the agent. “Without a prequalification, there’s a chance that the offer will be
rejected and that all the work would have been done in vain. Also, keep in mind that if you’ve been rejected by the banks, you will need to wait three months before reapplying for a home loan,” says Dyer.
How does it work?
A prequalification can be obtained online and acts as an estimate of what you can afford. A prequalification is based on your monthly earnings, expenses, and any debts that you may have, and the certificate is valid for 90 days. Dyer says while this step is not a guarantee you will be approved by the banks, a prequalification is an easy way to determine the price category you can shop around in. “Conversely, if a prequalification is denied it helps prospective homebuyers to be more realistic and to end the process before spending any money or time into an application.”
How a prequalification gives you an edge
Dyer says knowing your credit score definitely gives you an advantage as a homebuyer. Here are the reasons why: • Shop with confidence Knowing your credit score gives you the opportunity to address any issues before putting in an offer. • Affordability This gives you a pretty accurate picture of what you can actually afford. • Stand out from the crowd Sellers are more likely to accept an offer from someone who
has a prequalification. This acts as proof you can afford what you’re buying and will be approved by the banks. In a bidding war, a prequalification will help you to stand out. • Avoid disappointment A prequalification protects you from putting in an offer on a property you cannot afford as it will probably be turned down.
Prequalification tools
The advances in online technology has made it quick and easy to get your credit score and determine what you can afford within minutes. Bond originators such as ooba, BetterBond and MortgageMe all provide you with the option for an online prequalification. Many banks also provide this service online on their websites. You simply register online, fill in a few details, and have your credit score checked. “The benefit of this option is that applicants have a realistic idea of what they can afford in a matter of minutes and they are issued with a prequalification certificate – over 90% of home loan applicants with an ooba prequalification certificate are approved,” says Dyer about the online qualification process with ooba. Alternatively, if you prefer to speak to someone face to face, you can request it and a home loan expert will then help you with a more in-depth prequalification that will look at your credit score, income and expenses before a qualified buyers certificate is issued.
