o commemorate the more than 20,000 women who marched to the Union Buildings on 9 August 1956 to protest against the extension of pass laws to include women, the South African government declared August Women’s Month and 9 August Women’s Day. While we celebrate the work that’s been done to secure equal opportunity and treatment for women in the workplace, there’s still much to do on this front. This is clear from the stories of some of SA’s top-performing women in the property sector.
Vuyiswa Mutshekwane, CEO Five years ago, Vuyiswa Mutshekwane was a 30-year-old marketer with a BCom degree and a decade’s experience in the fashion retail industry. She was looking for a new challenge, and a chance meeting with a board member of the South African Institute of Black Property Professionals struck the right chord. Although she knew little about the property sector, the institute’s mission resonated with her and before long she was appointed CEO of the largest black property organisation in the country. Today she is recognised as a leader in property in the country. She was nominated as a Standard Bank Top Women in Property finalist last year and this year she was elected chairperson of the country’s first representative body for the broader property sector, the National Property Practitioners Council. Vuyiswa says this role is not without its challenges, but she surrounds herself with people who are more knowledgeable than she is. And she doesn’t hesitate to volunteer to do things where she might be slightly out of her depth. “I’ve found that it’s the best way to learn.”
Yael Geffen, CEO When Yael Geffen took over as CEO of Lew Geffen Sotheby’s International Realty at the age of 38 in 2017, she was among the youngest people in that role in the industry and one of only a handful of women to head a top real estate group in SA. Property runs in the Geffen family’s blood but initially Yael had no desire to follow suit. Instead, she headed to New York to pursue a career in the creative arts. It was only on her return in 2008 that she joined the family business and started at the bottom as an apprentice. Barak, her brother and mentor, was a director of the group and her father, Lew, the chairman. When Barak sadly passed away a year later, she took a more active role and has had a seat on the board ever since. Yael says most women tend to wait for opportunities. “They won’t ask for that promotion or increase, or request inclusion in a management training programme. It’s usually out of fear – fear of negotiating, of being turned down, of failure. So they wait their turn, hoping it will happen without them having to ask.” She doesn’t believe, however, that it’s necessary to “become one of the guys” to succeed. “I realised my natural attributes and my experience and skills would take me further. Never be afraid to stand out as the only woman in a room – it can be an advantage in terms of being heard and remembered. As women we’re here to champion and support one another.”

Johette Smuts, data analyst One of her tasks as head of data and analytics at property management company PayProp is the publication of the PayProp Rental Index, often quoted in the media as the voice of the rental market. Yet Johette Smuts says it was purely by chance that she got involved in the property industry. She was working in the investment sector when PayProp’s former CEO, Louw Liebenberg, asked her to join his team. “Property is a tough industry. Women sometimes have to work harder to be taken seriously. The best way to advance your career quickly is to say yes to things that scare you – as often as possible.” One of Johette’s favourite quotes is by associate justice of the Supreme Court of the US Ruth Bader Ginsburg: “Fight for the things that you care about but do it in a way that will lead others to join you.”
Prieshka Taylor, marketing manager Prieshka, head of marketing at top retirement brand Evergreen Lifestyle, says her mother is her role model. While raising three girls single-handedly, her mother qualified as a teacher, earned a Fullbright scholarship to complete a master’s degree in the US and became the youngest female principal in her district. “She was the first feminist I knew and raised three very successful female leaders!” says Prieshka. Her journey at Evergreen started in 2016. Prieshka’s advice to other women considering a career in marketing is to be bold, participate actively and own your seat at the table. “I come from an underprivileged background and I’m a woman. There have been too many setbacks to mention but I have not given up,” she says. “When leaders did not want to teach me, I taught myself; when the world became a digital playground, I adapted my skill set. With a world of resources available to us, we must be agile, educate ourselves and keep learning.”
Andrica Lekganyane, CEO Andrica is one of the first three women in Africa to hold Certified Property Manager accreditation, endorsed by the Institute of Real Estate Management in the US. A born entrepreneur, she launched her own company, Area Group Property Services, because she wanted to be independent. She particularly enjoys working on projects that address social housing needs and is passionate about the plight of those who earn too little to qualify for mortgages. “I’m serving communities through the real estate sector and I hope to use my skills and expertise to benefit all income groups, especially in the social housing market.” Andrica says women who want to follow a career in property shouldn’t be discouraged by the current transformation challenges. They should empower themselves by enrolling for property qualifications. “This space has much to offer.”
Marina Constas, specialist attorney and author Marina is a renowned specialist sectional title attorney and a director at BBM Law. She is the co-author of three editions of the best-selling book Demystifying Sectional Title and has appeared on television shows such as Ask The Property Experts and The Property Show. She’s currently developing an online platform called Women in Sectional Title, which is aimed at developing a space for women in the industry to share, learn and network, and inspire one another. It was a two-year stint on the board of the Community Schemes Ombud Service that showed Marina how much work still needs to be done to promote transformation and the empowerment of women. She believes gender parity has to be a strategic imperative in a business. “Women should be asserting themselves to ensure that they make enough noise to agitate for change. Women must support women in these endeavours.”

uyers should not be misled by reports about bargains because, even in this market, well-priced properties are selling the full asking price or close to it.
Factors leading to a seller considering a lower offer include the seller’s own needs and urgency, especially if there’s a shortage of buyers or the property has been on the market for a while.
This is especially true in the market below R1m where buyers are benefitting from an exemption from transfer duty, the low interest rate, and a favourable bank lending climate, but can extend to about R4m, depending on the area, says Samuel Seeff, chairman, Seeff Property Group. “When there are discounts, it’s only about 5% to 10% and it’s only really above the R4m price band where there’s some room for negotiation, but this is highly area dependent,” he says.
When to offer 5% below the asking price
What’s a reasonable offer below the asking price?
For older properties with seriously dated finishes, a 10% discount could be considered, especially if the property has been on the market for a while. Another reason could be seller urgency due to relocation to another city or emigration.
Never assume that the seller will take a lower offer, even in a buyers’ market, says Seeff. “If you’re unable to afford the full asking price, it’s best to shop around for properties more aligned to your budget.”
If you are a cash buyer or don’t have to sell a property first, the seller may well be willing to accept a lower price as it means that the transaction can be wrapped up quite quickly. “Likewise, if the seller has already put in an offer elsewhere, they may be willing to accept a lower offer to speed up the process,” Seeff says.
When to offer 10% below the asking price
“A property that’s overpriced compared to peer properties in the area may also offer the opportunity for a 10% discount if the seller is motivated to sell, or if the property has been on the market for several weeks without much interest,” he says.
When to offer 20% below the asking price
Such a significant discount is rare in the primary market below R1,5m, but more prevalent in the market above R20m depending on various factors including the motivation of the seller. “Reasons why a seller may accept such an offer include the need to make a quick sale, or if the property requires significant work, or if he really just wants the property off his hands.” Another could be where the price is significantly higher than that of comparable properties because the seller wanted to “test the market” and it has now been on the market for some time with no offers.
NORTH COAST, KWAZULU-NATAL
Higher price bands
In Plettenberg Bay, Kevin Engelsman, Seeff licensee, says the market is robust. There’s been an influx of buyers looking to escape to the coast during the Covid-19 pandemic and sellers are achieving excellent prices. There have been two sales above R40m, both at full asking price. Engelsman warns buyers to be realistic. A recent buyer, for example, put in an offer of R35m on a R44m property, then upped it to R38,5m but still lost out to a buyer who paid the full asking price.
BANTRY BAY, CAPE TOWN
Luxury areas such as the Atlantic Seaboard, Cape Town Southern Suburbs, Sandton, Pretoria East, KwaZulu-Natal North Coast, and coastal areas such as Plettenberg Bay, are all reporting an
uptick in activity. Cape Town has seen a renewed interest from foreign buyers with about R175m in sales recorded over the last month, says Ross Levin, MD, Seeff Atlantic Seaboard and City Bowl. “Buyers are predominantly from the UK, Germany, the Netherlands, and other Northern-European countries such as France and Belgium, but also from Russia and there has been quite a few Zimbabwean buyers this year.”
When to offer more than the asking price
When there are multiple offers on the table, the seller will typically accept the highest offer. “If the property is in a great location and well-priced, your best chance to secure the property would be to offer more than the asking price,” Seeff says.

Flying solo Buying a home as a sole female owner may seem daunting, but it could be one of the best financial moves you ever make WORDS: MARANA BRAND

hile many might think it impossible to purchase real estate on a single income, Lightstone Property reports that single females make up the largest portion of real estate buyers in South Africa, outstripping both their married and single male counterparts. According to BetterBond, 60% of bond applications they received from women in 2019 were from single women, down slightly from the 61% in 2018. Of all the bond applications received last year, 41% were from women, says Jenny Rushin, national development manager, BetterBond.
Tougher for single females
As there’s still a gender pay gap in some professions, it can be harder for single women to save for deposits, get preapproval for bonds and also afford the monthly bond repayments, as well as all other household expenses on their own, Rushin says. “However, with the current low interest rate, it’s now more affordable for many buyers, including single women, to afford a bond. If your credit score is maintained by ensuring all payments are made timeously and you budget well for your monthly expenses, you should be in a position to get a bond,” she says.
Be money smart
As a solo buyer, there’s likely to be a smaller budget than when joining your savings and income with someone else’s.
Therefore, solo buyers need to be smart with their money. By working with a bond originator to obtain pre-approval, a woman will have a clear idea of how much she can afford to spend on a home. When she’s ready to apply for a bond, the bond originator will negotiate with the major banks on her behalf to get the best possible interest rate, explains Rushin. “All property costs, including maintenance, rates, levies etc, need to be factored into your overall budget to ensure that once the property is secured, you’re able to service all debt.”
Applying for a bond
Before applying for a bond, a woman should try to pay off her current debt, and ensure that she has a good credit score. “Also, she should save as much as she can for a deposit, which will make her monthly payment lower,” Rushin advises. To apply, a woman who is employed full time will need proof of income, with an official salary slip or stamped bank statement (three months), a copy of her SA ID or passport, a copy of the signed Offer to Purchase and a completed bond application form (this can be completed with the assistance of a consultant), she explains. “Self-employed applicants should work with a bond originator to establish document requirements, as each case is
unique and needs to be handled as such,” she says.
Save
Adrian Goslett, regional director and CEO, RE/MAX of Southern Africa, advises having at least a 10% deposit saved up, along with enough money to cover all the other costs associated with buying a home like transfer duty, attorney fees, home insurance and bond costs. “If you don’t take out a 100% loan, not only will the monthly repayments be lower, but you will also often secure a lower interest rate on the home loan and save a substantial amount on interest charges over the span of the loan term,” says Goslett. You should also start boosting a “rainy day” fund once you have bought the home, as it’s important to have money available for repairs or any other costs that may arise.
Choosing your home
If you’re a single mother, you may want to look for an area with excellent schools, or public transport. “Safety is an important consideration, so living in a complex or on an estate may be an option. If you’re not keen on maintenance, a sectional title property may be preferable to a large freehold home, with a garden or swimming pool, which would require more upkeep. However, if you have children, a home with a play area, or that’s close to a greenbelt or park, would be ideal,” Rushin says. “Single income buyers should also remember that real estate is a longterm investment,” says Goslett. To ensure that you will one day make
a profit, you need to purchase a home in which you can imagine living for at least the next five to ten years. Also, you may be single now, but do you foresee having a partner within the next ten years? You might want to consider a home that you can add on to or rent out in the future.
Before you sign…
Once ready to make an offer on a property, you should carefully read through the Offer to Purchase (OTP) and seek advice on any clauses you’re not comfortable with, Rushin advises women buyers. “The OTP is a legally binding document, so you need to make sure that you’re happy with everything contained in the document before signing.”

While sanding down and repainting woodwork will prevent it from rotting and save you from having to pay more later to repair or replace it, it’s not potentially as urgent as finding the source of a drip or reason for a damp spot on the ceiling.

or DIY enthusiasts with some time on their hands it’s been the perfect opportunity to get stuck in. For those who aren’t as adept, it’s a chance to get a handyman in while they’re at home to supervise. The irony is that, while lockdown could be a brilliant time to get some much needed home maintenance done, financial uncertainty may prevent people from tackling their to-do lists. Shawn Hogan, a carpenter and project manager with nearly 30 years’ experience, says although money may be tight, ignoring small but essential home maintenance tasks can lead to much bigger expenses later. “It’s important to distinguish between maintenance and improvements,” he says. “By regularly maintaining woodwork, roofs, gutters and paintwork you can avoid bigger, more expensive problems later, such as rotten wooden doors and windows needing to be replaced or ceilings collapsing because of a leaking roof. Improvements, such as adding an office or renovating a kitchen or bathroom can wait until you’re able to afford these.”
Shafeeqah Isaacs, head of consumer education at financial services provider DirectAxis, says that it’s wise to try and keep up basic home maintenance. “Spending a bit to deal with small issues before they become big problems is sensible.” DirectAxis’s five expert tips for staying on top of home maintenance without breaking the budget are:

Differentiate between necessary and nice to have
If money is tight, limit your to-do list to things that will cost you more if not attended to. “Sometimes simple, relatively affordable tasks can save you a lot in the long run, for example, getting a dead tree felled before a storm blows it over onto your house,” says Hogan. Other jobs such as re-carpeting a bedroom can wait until you’ve got the money.

Prioritise, then do a bit at a time
Some tasks are more urgent than others.
Leaks, whether from a hole in the roof or a plumbing problem, don’t go away and can get worse fast. Besides having to pay for water spurting from a pipe, leaks can cause a lot of damage to paint, carpets, woodwork and even the structure of your house. Prioritise your tasks, beginning with the most urgent and ending with those that can wait until you have more time and money to deal with them.

Find out if you’re covered before committing
You may have insurance cover for some household repairs, without having realised it. If you have a mortgage bond, the banks require that you have insurance to cover potential damage to the house. That’s why, before paying to get a leaking geyser repaired, it’s worth checking whether this is covered.

Do your homework and build a budget
If you dabble in DIY but aren’t an expert, do some research before you get started. There are plenty of how-to videos online. If you have friends or acquaintances who are better at DIY, ask them how to go about things and which products to use.
Speak to the experts in hardware shops and get their advice. It’s an effort worth making before you buy a whole load of expensive supplies that you later find you don’t need or aren’t appropriate for the job. Once you have a list of what you need, shop around. A simple internet search should enable you to work out how much the hardware and equipment you need will cost. You can then draw up a budget to make sure you can afford to start and finish the job. If you’re less skilled and would prefer to get a handyman in, follow the same approach. Ask friends or family who they’d recommend, and check online or on social media to see if there are any reviews or complaints about the people they recommend.
Once you’ve made a shortlist, get a few quotes, but bear in mind that cheapest is not always best.

Stick to your skill set
Nobody can be good at everything and even competent DIYers should be cautious about venturing outside of their areas of expertise. This is doubly true for people who don’t have much experience. If you’re not sure that you have the ability, know-how, confidence or the right tools to do the job properly and safely, rather call an expert. It could save you lots of frustration, money and, more importantly, risk of injury or worse.

Buying a life right is entirely different – and a concept that many South Africans do not completely understand. In practice, the agreement usually involves the following (but there are many variations): •

A RETIREE’S CHOICE BETWEEN ACQUIRING A SECTIONAL TITLE UNIT OR A LIFE RIGHT Preparing to move into a retirement scheme is not as simple as selling your home, packing boxes and moving into the new place. Nowadays there are various purchase options available, the most prominent being sectional title ownership and life rights. Choosing the one or the other must be an informed decision as these are very distinct legal concepts. If the retirement scheme offers the opportunity to purchase a sectional title unit in the scheme, the retireepurchaser will acquire ownership thereof. With that comes the advantage that the owner is by law granted a say in the management of the scheme. It is further ideal as a long-term investment opportunity that remains aligned with inflation and allows for capital growth. Purchasing a sectional title unit can be costly but has the advantage that it is a personal asset that can be utilised as you wish.

the seller (be it the developer or an individual owner of a unit in a scheme) offers a purchaser the right to reside in the housing unit for the duration of the purchaser’s lifetime, together with rights to the use and enjoyment of communal facilities in the scheme; and the price payable by the purchaser is usually (not always) a rent-free loan.
For example: Pretend the “purchase price� is R 1 million. The agreement will stipulate that the purchaser pays the money to the seller, who may then apply it as he (the seller) thinks best, but with the proviso that the loan amount, on termination of the agreement (ie, when the purchaser passes away or terminates the agreement), will be paid in full or in part to the purchaser or to his deceased estate, as applicable. Or, it can be agreed that 80% or 90% of the original loan amount would be repaid to the purchaser upon termination. Another option is to agree that the amount to be repaid to the purchaser will be calculated as the loan amount minus a monthly deduction (say R 1000) for each month that the purchaser occupies the unit. Acquisition of life rights is sometimes cheaper than purchasing a sectional title unit and it does not involve conveyancing costs and transfer duty, expenses that are very likely to be payable when acquiring a sectional title unit.
