W

ith only a handful of streets and little to no amenities of its own, the suburb is close enough to neighbouring suburbs that it only takes Broadwood residents a walk to reach shops, schools and restaurants nearby. This has been the case for resident Vincent Morgan for most of the 33 years since he bought his home there. “When I invested in this area I knew the city would grow and there was a lot of potential for business sector development in the adjacent areas where there’s now Walmer Park, Fig Tree, Builders Warehouse, and Emerald Square,” he says. He shares his home with his wife and two children. “Most appealing at the time of purchase was the fact that it was well priced for the size and had upgrading potential – it had a very large plot size for future development, which I in fact did,” he says.

Property Broadwood consists mainly of spacious

free-standing homes with large gardens. When Vincent bought his home in 1986, the property cost just R56,000 but he has since upgraded by adding various features including a guest flatlet with its own kitchen, en-suite bathroom, double bedroom and lounge area. He then added a double garage, boundary walls, a sliding gate and upgraded his entertainment area, placing the property at a potential selling price of around R1,8m. “Our gardens are bigger than the average garden that you would get these days when you purchase a free-standing house. In fact, after all extensions, I still have a large garden left – the plot size is 1,000m2,” Vincent says. Crime in Broadwood is considerably lower than the general crime rate of the city, thanks to a neighbourhood watch and several security companies watching over the area. “We have Citywide, Atlas and ADT patrolling our area with armed response, assisting our neighbourhood watch and they’re all part of a WhatsApp

group for immediate assistance if and when needed,” he says.

Schools As it’s a small area, Broadwood itself has no schools, but schools of choice are Charlo Primary in the neighbouring suburb of Charlo, and DF Malherbe High School in neighbouring Walmer, next to the Walmer Park shopping mall.

Explore Broadwood is a hidden gem placed so intimately between other relatively well-known suburbs that many people are not aware of its existence. One of the advantages of this is that the suburb is close to all amenities in neighbouring suburbs.

From shopping malls, supermarkets and schools, to filling stations and churches, are all accessible to Broadwood residents.

Stylish and functional Homeowners have been choosing the elegance of shutters over other window or door coverings for some time, but in recent years, technology has added a new, welcome aspect… shutters as powerful security WORDS: ANNE SCHAUFFER

S

hutters have been around for some time, and they’ve been getting more and more aesthetically pleasing. No longer simply functional, they’re fabulous. Today, there are superb ranges, in different colours and materials, customised and, most importantly, effectively secure.

“When designing our security shutters, we prioritised not only the safety features but the aesthetic ones as well,” says Karina Palmer, interior designer and marketing director, AMERICAN shutters. These have the same appearance of traditional timber shutters… and the same practical safety features of traditional security barriers. Today, you can get them in three standard finishes – satin white, grey and charcoal, as well as custom colours. According to Anthony Mederer, MD, Taylor Blinds and Shutters, “Our ShutterGuard Security shutters are made from super sturdy aluminium and can be fitted to almost any window and door. The range is available in five standard colours – white, light grey, stone, bronze and anthracite – all of which have a matt finish. However, clients can request custom colours (at a surcharge). We’ve also introduced the option of a new textured paint finish called grain white.” According to him, their shutters have undergone stringent security tests and have a

specialised patented locking system that locks the shutters with a unique security key, as well as bolting the shutter in both the top and bottom tracks when it’s locked. Additional security is provided by the louvre lock pin that secures the louvre panel closed. Dave Meek, Earlswood Shutters, says his security shutters are similar in appearance to his PVC, wooden or aluminium ones, except they’re lockable (locks can be ordered in different key systems, master key, keyed alike, and so on). “The louvres in security shutters are reinforced, so it’s difficult to remove them as opposed to those in ordinary shutters.”

Ordinary vs security shutters “AMERICAN shutters’ Security Shutters are easy to operate without a tilt rod, thanks to their ‘gear tilt’ system hidden in the shutter framework,” says Palmer. “The louvres operate smoothly with a tight fit against the shutter framework and the interleaved shutter panels provide greater privacy, security and light block. The locked bolt system secures the shutter panels in place simultaneously at the top and bottom of the shutter panels, and the tamper-proof bottom and top tracks ensure that the shutters can’t be lifted out of place.” Both Taylor shutters and AMERICAN shutters can be installed internally or externally, and provide security, privacy, light and ventilation control.

“Earlswood’s Security Shutters are constructed from powder coated extruded aluminium profiles with stainless-steel hardware,” says Meek. “When correctly installed, security shutters form an almost impenetrable barrier from unwanted intruders. Compared to typical burglar guards, security shutters are significantly more secure.”

Other plusses

Security shutters are inevitably custommade. “In that way, they form part of the building and remain with the property when it’s time to sell – very appealing to any prospective buyer,” Meek says. “They’re also made of durable material and components which make them easy to clean – they’ll outlast any other window dressing. Louvres can be opened, closed or adjusted to control the amount of light, ventilation, visibility or privacy not easily achieved with any other window dressing. Shutters also prevent direct sunlight from damaging carpets, floors, and furnishings.” He adds, “During the day shutters can be opened up and stacked back to allow unobstructed views and easy access for entertaining. At night – or when you want peace of mind – shutters can be closed and locked, while the windows and doors remain open to allow cool air to move through the building.”

PE’s Boardwalk precinct gets R600m retail boost

T

he retail area of Boardwalk Casino and Entertainment World in Port Elizabeth will be upgraded and extended in a R600m redevelopment project next year. Flanagan & Gerard Property Development & Investment and the Moolman Group have signed this agreement with Sun International subsidiary Emfuleni Resorts. This project will more than double the retail space in the precinct when it relaunches in 2021. Boardwalk Casino and Entertainment World is

a short walk from Hobie Beach and currently comprises the Boardwalk Casino and five-star Boardwalk Hotel, as well as conference facilities, existing retail and a cinema complex. The Boardwalk precinct’s retail component will increase to 26,000m 2 and includes the new Sun Park Square where major events will be hosted. With 17ha available for redevelopment, the Boardwalk Mall is only the first phase. In addition, a total of R11m will be invested in upgrading surrounding roads.

R8,2m warehousing Sapoa Property Development facility for Denver Awards celebrated

L

eading JSE-listed Reit Emira has invested R8,2m in a refurbished warehouse facility located in the popular industrial hub of Denver, Joburg. “We have identified a need for affordable, modern and convenient warehousing space and the Denver property addresses this perfectly,” says Emira Property Fund COO Ulana van Biljon. Located in an established industrial area with easy highway access, security and ample electrical power, the new facility offers contemporary

warehousing of nearly 9,800m2, including more than 1,000m2 of comfortable office space with a new entrance. A courtyard bridges the office and warehouse space, and both zones were fitted with energy-efficient lighting to lower occupancy costs. “What make this upgraded industrial facility even more attractive are the affordable rental costs and generous tenant allowances,” says Van Biljon. “It goes beyond being just another industrial property in terms of appearance, as well as the latest in warehousing tech – all in step with business needs in today’s economy.”

he 2019 winners of the Sapoa Property Development Awards for Innovative Excellence were announced last month. The awards recognise work by property owners, designers, engineers and visionaries in South Africa. The overall winner was Discovery Joint Venture, also the winner in the Corporate Office Developments category. Discovery Head Office was developed in a joint venture by Growthpoint Properties and Zenprop Property Holdings in Sandton. It houses almost 7,500 people on 112,000m² of gross lettable area in an

eight-storey structure above a parking basement accommodating 5,667 cars. Rabie Property Group’s Sable Park in Cape Town’s Century City won the Commercial Office Developments category. Designed by dhk Architects and constructed by WBHO, Sable Park consists of two buildings – the one is 8,300m² and the other 8,000m².

Completed by the end of last year, this development received a five-star rating from Green Star SA and has attracted prime tenants. Discovery occupies the larger of the two buildings, whereas MTN, ICLEI, Byte Orbit, Sasfin and TAL share the second structure.

Thavhani Mall in Thohoyandou, Limpopo, scooped the award for Rural and Small Town Development. The 50,000m 2 regional mall opened in 2017, introducing the largest selection of shopping and leisure retail in the region with 140 stores. It was developed by Flanagan & Gerard Property Development & Investment, Thavhani Property Investments, and Vukile Property Fund. MDS Architecture was responsible for Thavhani Mall’s design and its main construction contractor was WBHO. The shopping mall is in the precinct positioned to be the future economic hub of northeastern Limpopo.
