n FNB’s November 2020 Property Barometer, economist Siphamandla Mkhwanazi says key themes of Q3 2020 are price growth holding up and volumes reaching multi-year highs, particularly in the middle-priced segment. “While the affluent market – from R2,6m to R3,6m and upwards – has seen financial pressure building up this year, the middle market – from R750,000 to R2,6m – has showed the most improvement in activity,” he says. In his view, an aggressive reduction in the interest rate, good pricing and lower transfer duties have

momentarily improved mortgage affordability and incentivised renters to buy property. The middle market is traditionally where sectional title property sales dominate. Mkhwanazi says the lower interest rate and transfer duties have driven stronger activity and market sentiment in this price segment. “In our estimation, market recovery is mainly driven by younger first-time buyers under the age of 35,” says Mkhwanazi. So has 2020 lured a different type of sectional title buyer? “The buyer types have become marginally younger as a result of the lower interest rate,” says Sitari Country

Estate executive director Claudius Combrinck. “An interesting aspect prevalent throughout the Cape is that rentals have come under pressure as a result of tenants now opting to purchase.”

“At Sitari Country Estate we experienced our best month during July 2020, with recorded sales of close to R50m,” says Combrinck. Of those, many were sectional title apartments, with the biggest demand for two-bedroom units in the sub-R1,7m category. The estate’s new Waterford Place development has move-in-ready two-bedroom units available from R1,399m, with no transfer duty.

“Tenants in the Helderberg have opted to become owners at Sitari, as it’s now possible to own a property for not much more than renting one,” he says. SIX ON N from Blok will have communal features including a deli apartments accessibly priced from R949,000 to R1,999m in a lifestyle estate with amenities. “Ballito Village is ideally located to deliver the coastal village lifestyle,” says Arcis Property Development sales manager Andrea Santoriello. Yes, in a value-conscious market, sectional title developments in less mainstream urban locations are holding greater buyer appeal. More South Africans are, for instance, making the intercity move to Port Elizabeth, according to Westbrook Property Developments MD Clifford Oosthuizen. This second-tier city has seen spikes in demand thanks to a safe and convenient offering in a more affordable coastal location. “If you can live anywhere, it makes more sense to live somewhere less expensive. A lower cost of living makes it easier for newcomers to enjoy the urban experience in this next tier of cities,” he says. In September, the Amdec Group launched River Dale, its residential village in the 128ha secure residential estate Westbrook. Here a three-bedroom, two-bathroom simplex with a double garage and a braai area starts from R1,3m, and

a four-bedroom two-bathroom duplex with a study, a double garage and a braai from R1,5m. “Sales at River Dale are doing well. We’ve sold about 30% of units in our first phase,” says Oosthuizen.

TRADING PLACES

Lightstone Property head of real estate Esteani Marx says estate agents have reported better than expected interest in popular coastal areas such as northern KwaZulu-Natal and the Southern Cape coast as more families are interested in trading big-city life for more relaxed seaside options. This results in opportunities in cities for existing homeowners to buy up and first-time homeowners to enter the market. “Time will tell whether what we are seeing now turns into a future trend,” says Marx. She reports that generally it’s the 24 to 40 age group that buys the most properties, followed by the 40 to 49, and 49 to 64 age groups. For Rabie Property Group, a shift to developing a more affordable property type was a new direction. Its Bow Tie sectional title development in Cape Town’s Burgundy Estate starts from R845,000 for a one-bedroom

apartment, whereas a threebedroom townhouse with a garden sells from R1,88m. What triggered this move? “We did our research and decided that launching this product now was the right thing to do. Taking advantage of the low interest rate, we tried to offer a quality product at a lower entry-level price,” says Rabie director Miguel Rodrigues. “You still enjoy the plusses of buying in a Rabie development – lower density, green spaces and a secure complex within Burgundy Estate – but at a price that the market currently dictates.” The developer also looked at ways to reduce operational costs by offering residents smart solutions. Bow Tie will include 88 apartments and 18 homes around a park with a play area. Rabie’s aim is to combine green building principles, smart design and lush landscaping at an attractive price.

LAUNCH SUCCESS

Bow Tie launced in October and 60% of Phase 1 was sold in the first week. “We believe our price point is a big determining factor, targeting the first-time owner who has not been able to get their foot

into the property market yet,” says Rodrigues. Buying directly from a developer also saves on transfer duty. Pam Golding Property group chief executive Andrew Golding says that more developers operating in the sectional title space seem to be converting onebedroom apartments into twobedroom units. Blok is focused on the sub-R2m market with its development SIX ON N in Norfolk Road, Sea Point. Units will include workspaces. “As a youthful brand, we were growing frustrated with how the market in desirable locations such as Sea Point was excluding buyers in the underR2m range, especially first-time investors,” says Blok MD Jacques van Embden. “We ensured that each unit, irrespective of its size, had a dedicated work station to enable work from home and we provided two meeting rooms that residents can rent for larger meetings. We also believe the home extends beyond the larger building itself, so we made sure to deliver on communal amenities and shared spaces.”

Launched in mid-October, SIX ON N’s aim is to provide a “more affordable foothold into one of the country’s most desirable investment and lifestyle locations”. With 70% of apartments priced at under R2m, from R1,1m including VAT, the project has allowed access to younger buyers who might not have been able to afford to purchase in Sea Point, says Van Embden. “It’s selling very well – we’re about to reach R90m in just four weeks. So that segment of the market is definitely alive,” he says. “Of 31 micro-apartments priced between R1,1m and R1,595m, only three remain, signalling that there’s definitely activity and interest but the market is still extremely pricesensitive.” Located close to the promenade and many Sea Point eateries, SIX ON N will offer communal facilities including a deli and a rooftop pool. With newer sectional title apartments in prime coastal locations, developers that have been listening to buyer needs and preferred price points seem to be reaping the gains.

ong, warm days mean we’re going to be spending far more time outdoors over the coming months. Whether you want to give your patio a quick makeover, or invest in the outdoor space of your dreams, we’ve got you covered with these design ideas.

Complement your garden

“Outdoor spaces are an extension of both your home and garden, and need to reflect that,” says Kizzie Stenslunde from Wolfe & Hare. She recommends looking at the styling of your garden to see what you can bring into the outdoor living space. Predominantly greenery and flowers? Then go for fabrics in a range of soft greens and naturals for the furniture, such as Hertex’s outdoor velvet and their Nature’s Valley botanicals range. “Throw in pops of colour with bright floral cushions and use

a mix of bamboo, wood and glass for tables and decor to create a seamless transition from indoors to out,” she says. If your garden is more patio, go for a modern look with wrought-iron furniture mixed with marble or glass-top tables, soft grey furnishings with accents of green, and concrete pots with oversized plants.

Shut it out

A stylish and functional way to enclose a patio is with shutters, protecting the outdoor furniture within and allowing insulation from the heat and cold. ith good interior design practises and a few special touches, you can transform your holiday home into an extraordinary rental for you and your guests. Here’s some helpful advice.

First impressions count

Beautify your entrance area with an ornate mirror or a beautiful painting on the wall. Make sure there’s a dedicated space for hanging jackets and coats, as well as an entrance table for keys, handbags and small parcels. Choose to invest in good art and furniture to make sure this area has that wow factor.

Invest in quality décor

It’s worth investing in a few good furniture pieces to give your guests a memorable experience. Invest in big-ticket décor items

like plush sofas, stylish dining room tables and comfortable beds; then opt for more affordable side tables, lamps and bedside units. Extra features such as a hot tub or a TV in the bathroom could get you more bookings from customers looking for that something extra. Consider renting an additional feature to add to the holiday experience such as pool tables, gaming consoles, sound systems or even treadmills.

What guests want

Put yourself in the guests’ shoes when walking through your home, noting how you can adapt your space to suit their needs, for example: 1. Place a bottle of wine and a box of chocolates in the master bedroom, with a personalised

note to make guests feel welcome upon arrival. 2. Put coffee table books, board games and soft throws in the lounge for those chilly evenings. 3. Deck your bed out with plush pillows, a plump quilt and place a comforter at the foot of the bed. Thick rugs will make the floor feel cosy underfoot. If you have the space, create a dedicated luggage zone and provide a laundry hamper. If the bedroom has a balcony, put out comfortable patio furniture.

Hammocks and daybeds are lovely extras, as are games like dartboards, to give guests something to do while the food cooks.

A patio is a great area for families and larger groups to socialise and relax. Provide a table with ample, comfortable seating. Make it cosy for alfresco dining with good lighting, outdoor gas heaters or fire pits for guests to sit around.

All in working order

Make sure that everything in your rental home works properly, from big appliances like fridges

right down to bulbs and plugs. There’s nothing like a remote with flat batteries or a flickering bathroom light to detract from the experience of a lovely home. Inspect your rental thoroughly before guests arrive. Also check that window blinds, TVs, air conditioners and fireplaces are snag free. It’s a good idea to stay in your rental at least once a year so you have firsthand experience of what needs refreshing or replacing.

Do a courtesy check

Get feedback from guests after their stay and use what they say to improve your rental. Have a guestbook handy for suggestions on how to make a stay there better or send a follow-up email soon after they’ve left asking for feedback – good or bad. Request to use positive comments on your website, as future guests are far more likely to book a holiday let with good reviews.

Study exposes new consumer trends Consumers’ current focus is on essentials and this trend is set to increase rather than decline, even among those with higher incomes, according to the report. This year about 40% of US consumers reduced their spending in general and are expected to continue to cut back on nonessentials specifically.

Yael Geffen, CEO, Lew Geffen Sotheby’s International Realty The digital age triggered significant changes in consumer behaviour, with Covid-19 accelerating the shifts that are forcing businesses to adapt or die, says Lew Geffen Sotheby’s International Realty CEO Yael Geffen. “However, some changes were less predictable, and many have significant long-term implications for a broad range of sectors, including real estate,” says Geffen. She cites recent data from the research company McKinsey Global Institute that shows the pandemic prompted 75% of US consumers to change shopping behaviours in response to

financial pressure, store closings and changing priorities. The findings are predominantly relevant to the US market, but Geffen believes the South African market will largely mirror this trend. The result has been a massive switch of brand loyalties, with 36% of consumers trying a new product brand and 25% incorporating a new privatelabel brand. Of those who tried different brands, 73% intend to continue to incorporate the new brands into their routine. Gen Z-ers (born after 1996) and high earners are the most prone to switching brands.

“The Ernst & Young Future Consumer Index study found that 35% of consumers are currently in a ‘save and stockpile’ mode as they are concerned about their family’s future and pessimistic about Covid-19’s long-term implications,” Geffen says. According to her, these trends affect the real estate sector too. “Even the biggest, most established brands can’t afford to rest on their laurels,” she says.

While the interest rate was already reduced by 300 basis points to a near 50-year low of 3.5%, several analysts expected a cut supporting a further easing of 25 basis points in the rate, says Golding.

The governor of the Reserve Bank says the bank has already done what it can to support growth and that it’s now up to government to implement the long-delayed structural reforms to lift South Africa's economic performance.

Furthermore, the MPC has previously pointed out that the full impact of prior interest rate reductions has yet to be felt –

“After months of lockdown, consumers’ new appreciation for the simple things in life has impacted their priorities and many would now, for instance, opt for the house with a garden to relax with family and friends rather than the one offering less maintenance with expensive bells and whistles.”

SA ranks high in buying affordability Research by Compare the Market Australia rated South Africa in fourth place among the most affordable countries to buy a house in. The research looked at average property prices per square metre and the average disposable household income in each country to calculate the cost per square metre as a percentage

of annual income. Turkey had the lowest price per square metre – about R12,600 per square meter – which with an average household income of about R302,000, amounted to an affordability ratio of 4.2%. Despite having a much higher property price of about
