A much-loved charming seaside village with quick and easy access to bustling Nelson Mandela Bay

elissa and Rory Riordan rented in Schoenmakerskop, or “Schoenies”, for six months after returning from honeymoon in 1999. They moved away then, and a year later in December 2000, bought their present home in Salix Lane. “Both our sons were born since we moved to Salix and Rory’s three older boys have been regular visitors,” Melissa says. “It’s a great village in which to raise kids as they can roam free on the bush paths and beaches without parental supervision.” Homes need regular maintenance thanks to the sea air, but “Schoenies is a source of real joy for us”, she adds. “Our garden is indigenous and full of coastal dune plants like agathosma, agapanthus, gazanias, and various dune berries and buchu plants, as these survive the sandy soil and wind best.” Melissa estimates their house is about 90 years old and says it featured in the film version of Athol Fugard’s

“My favourite features of the house are the fireplace in the lounge which keeps us warm all winter; the wooden floors and beams; and the big sea-facing windows.”

Out and about A typical weekend involves natureloving visitors bringing picnics and children or dogs – or both – to the clifftops and beaches, she says. “Fishermen congregate at The Tanks or at Cracker Rock. Athletes either cycle or run along Marine Drive, and increasingly paddlers enjoy cruising the shoreline in kayaks. Many residents start the day with a sea swim. There’s also ‘kuiering’ with neighbours, faffing around in gardens, or enjoying an afternoon of fishing, tennis, trail running or cycling. The sunsets are stunning, so sundowners on a clifftop bench are essential.” Rhetha’s Trail is a magnificent walk for plant lovers. “Children swear they’ve seen fairies there!” And on misty mornings and evenings you should see otters on the Sacramento Trail, around Psyche’s Bath or at Gibbons Pool, she says.

Melissa’s father, writer and playwright Andre Lemmer, says Schoenmakerskop is a village “where you know all your neighbours and fellow residents; where there’s a sense of camaraderie and neighbourliness”. He has lived here for 30 years and says, “It's paradise!” Andre wrote Schoenies and Its People, Past and Present here, as well as a variety of plays, several of which have been published and performed. He also runs a small business, Language Editing Services, from home. This includes educational materials development work such as editing school editions of setworks and writing study guides, academic editing and proofreading of treatises and journal articles. Solitude and privacy; easy access to Nelson Mandela University via Marine Drive; and quiet time all make Schoenies ideal for working from home, he says. “My labrador retriever, Jock, gets two walks a day and now, just across the road, I can attend yoga classes every week with a truly excellent teacher Dr Elizabeth Morris. “One must have breaks from sitting hunched over a computer keyboard day in and day out.” On the down side, he says, “any sort of business needing to operate via emails and internet is subject to the vagaries of connectivity”. “Unfortunately this has deteriorated in recent times – everywhere,” says Andre, adding his clients are readers, students and staff from tertiary institutions, and publishers wanting the services of writers and material developers.

A 4km walk gets you to Sardinia Bay, and snorkelling in the gullies or mountain biking along the many bush paths is a favourite pastime. The cannon at the end of the road is a replica of ones salvaged from the wreck of the Portuguese galleon Sacramento. A yoga studio and retreat have recently opened at the corner of Periwinkle Lane and Marine Drive, and the Tuesday morning tennis club on Salix Lane is a source of fun and friendship, Melissa says. “Another real gem is the presence of our wonderful resident photographer, Luc Hosten, who runs the Friends of Schoenies Facebook page.”

EAT • Schoenmakerskop’s Sacramento Restaurant is the Riordans’ favourite for breakfasts and lunches, and the Wednesday evening set menu is a must. • The Grass Roof in nearby Lovemore Park is also convenient for locals. • Apron Strings is around the corner on Sardinia Bay Road and a good outdoors escape from the wind. • Some enjoy the Glendore Arms 3km away to the north and Monkey Biznis opposite The Willows, 6km east of Schoenies along Marine Drive. • “We never skip a weekly takeaway from Fishfinders in Mount Pleasant,” Melissa says. • Mount Pleasant also has other restaurants and cafes, among them Raak2, Otak Otak, Divino and Death by Chocolate.

GREEN SPACES • The whole of Schoenies is a “park” with numerous walking trails, and cliff-top areas for picnics and sundowners, Melissa says. • There’s also a Schoenies Social Club Park on Salix Lane where locals enjoy playing tennis and where visitors are welcome. • “There’s a jungle gym for children and slightly scruffy big lawned area which is great for practising golf shots, flying kites and where teens enjoy a game of touch rugby,” Melissa says.

SCHOOLS Although there are no schools in Schoenmakerskop itself, residents are fortunate to have great schools close by. “My boys attended wonderful Clarendon Park Primary in Walmer and now love Pearson High School in Summerstrand, which is a gorgeous drive away along the sea front. Mount Pleasant Primary is 9km away and St Dominic’s Priory is even closer in Walmer Heights,” Melissa says.

The most special thing about Schoenies is that we just about live on the beach. The sound of the sea is constantly with you, as is its taste in the air. MELISSA RIORDAN, RESIDENT

CONVENIENCE • Walmer is only 8km away, so most residents use the BP garage in 10th Avenue or Toby’s Motors on Eighth Avenue in Walmer. • Mount Pleasant is equally close and the Total Garage there is popular with its all-night Woolworths food store. • There are no hospitals in or near Schoenmakerskop, but Life St George’s in Park Drive, Central, and Netcare Greenacres in Cape Road are under 12km away.

SHOP • There are no shops in Schoenies, but The Grass Roof in Lovemore Park has excellent fresh produce. “You won’t find better eggs anywhere,” Melissa says. • Nearby Mount Pleasant has numerous centres including the one where old-school corner cafe Tasos is situated. Further along Buffelsfontein Road you’ll find Emerald Square, the Salisbury Centre, Access Retail Park and Kings Court.

Decorating goes Boho The word Bohemian is for some synonymous with the left-of-centre, slightly hippy… but, today, it has a range of increasingly popular connotations WORDS: ANNE SCHAUFFER

one are the days when Bohemian decor meant a few wildly coloured, embroidered cushions from India and an old handdyed candlewick bedspread covering the tired couch. Today, it encompasses different looks, while also feeding into other contemporary movements such as handcraft and more. According to Olivia Post, owner of Wild Minds, the current trend is very much inspired by Moroccan and Balinese culture – dusty Saharan and fresh coastal tones. For Olivia, “Bohemian is a whimsical, wild and dreamy state of mind. It captures a sense of freedom and artistic expression through all aspects of life. It’s a philosophy that’s always existed in some way, shape or form wherever creativity and free-thinking have been the predominant driving force.” She acknowledges its revival today in a slightly more commercialised way. “Trend-focussed fans are flocking to adopt this new style in a contemporary way. I don’t believe this detracts from the true, original essence of Bohemia, but rather, it’s encouraging people to be more creative and open-minded when designing their living space.”

Colours and textures

There’s no particular colour palette or texture that encompasses the spirit

of Bohemian style, believes Olivia. “It manifests itself in so many different ways, constantly evolving to complement current trends. Take the eclectic, vibrant colours and patterns of India and South America with their heavily embellished fabrics, jewel tones, spiritual symbols (dream-catchers in particular!) and bold prints – all of which have been widely coveted over the years to achieve the Bohemian look at home. The clashing prints and woven crochet and macramé textures of the ’70s have also made their mark on modern Bohemian culture.” The current feel is strongly for a neutral, pared down palette. “Nude tones and natural fabrics (linens, cottons, bamboo, rattan and raw wood) against white or blush backdrops. It’s a much softer take on the Bohemian trend, accented here and there with a splash of rust or mustard for warmth. An injection of nature with the introduction of green plant life (delicious monsters, succulents and ferns have enjoyed huge popularity recently) to your space can really elevate the Bohemian mood.”

The white-on-white theme is also having a moment for a fresher, more minimalistic take on this trend. Here, texture becomes the key element to add depth and interest to your space.

Distressed wood, fringed or tufted throws and scatter cushions, draped chiffons and heavier woven fabrics all combine to create a beautifully Bohemian feeling. Plant life moves toward dried pampas grasses and palms to complement the colour palette. This is also a much more maintainable way of keeping plants in the home.”

Texture

Sticking to a tonal colour palette and concentrating on texture is an ideal first step to achieving a more effortless Bohemian interior. “Add a piece of statement cane furniture – be it a Peacock or Malawi chair, a rattan coffee table or even a decorative item such as a sunburst mirror, to elevate your space. Juxtapose this with a softer texture such as a shaggy Berber rug or fringed, woven wall hanging, and you will be well on your way to achieving your Bohemian oasis. “Plant life and wall art or wall decor can really influence the mood of a space, so look for a combination of natural fabrics, tonal colours and soft textures to instantly update your home in a Bohemian way.”

Handcraft

There’s been a real move towards handcrafted decor. “This isn’t exclusive to the Bohemian trend, but rather a response to the world becoming more

environmentally aware and supportive of small, local business. “However, the artistic nature of handcrafted pieces lends itself beautifully to the Bohemian philosophy in terms of creative expression and individuality. One-of-a-kind finds are a great way to put your own personal stamp on the Bohemian trend, ensuring you can retain a unique approach to your home decor.”

The last word

“Bohemian can encompass anything from a minimalistic coastal home filled

with natural fabrics, muted tones and raw materials (which is currently the trend), to a more luxe, grand approach to your living space, combining rich velvets, heavily embroidered and embellished fabrics, vibrant colours and ornate, decorative accents,” says Olivia. “The latter may seem more like a mish-mash ‘hippy’ approach, especially as it’s inspired by the beautiful chaos of India which became so popular with the hippy-set in the ’60s and ’70s, but keeping everything true to those details is what ties everything together.”

ithin business spheres disruptive innovation creates new markets and value networks, eventually disrupting existing markets, and displacing established firms, products and alliances. These innovations are usually produced by outsiders and entrepreneurs rather than existing market-leading companies. Smart market leaders, however, can introduce innovations that add new life and value to existing products, and frustrate or even block prospective industry disruptors. An example of this is happening here in the retirement sector in South Africa. Evergreen Lifestyle, a business that builds, owns and operates lifestyle retirement villages around the country, has turned to innovation to assist purchasers in a very tough economy. The business is built exclusively on the life rights purchase model, in step with leading retirement village industries in America, Australia and New Zealand. “Retirement operators in South Africa are finding it tough

to sell retirement accommodation in the current soft property market as would-be retiree purchasers are unable to sell their family homes. This places enormous pressure on seniors who cannot delay their plans to scale down due to family, financial, health or other urgent considerations,” says Arthur Case, brand ambassador for Evergreen Lifestyle retirement villages. Andrew Golding, CEO, Pam Golding Properties, believes that with household finances under pressure for the foreseeable future, the focus will be on affordability, value for money and cost saving. Supply of residential property is growing in response to weak demand. This is not good news for seniors who need to sell now. “The business has realised the incredible flexibility of the life right model and developed a flexible pricing product that is unequalled in the industry, and difficult for smaller players to replicate,” shares Adam Kajee, financial director, Evergreen Retirement Holdings. “The essence of flexible pricing is that seniors

can purchase a life right for a new house or apartment at discounts of up to 30% of the list price. “This could assist them in two ways. Those who are unable to sell their family home in the current climate are now able to price their homes more realistically to attract buyers. In turn, this enables them to purchase an Evergreen life right at a reduced price and remain cash neutral. Others may be able to liberate capital from the sale of their home after purchasing a life right, to bolster retirement savings,” he says. Evergreen makes this model work financially by adjusting the return capital to the life right holder’s estate on termination. Owned by the PSG Group and the Amdec Group it’s able to take a long view of the business, incorporating this innovation. It’s an advantage that sectional title, freehold and share block developers cannot match. A second complementary innovation based on vertical integration has also been launched. In certain

circumstances Evergreen is prepared to guarantee a minimum price for the sale of the purchaser’s family home, allowing the senior to move into an Evergreen home immediately. Evergreen will then make the necessary refurbishments to the vacant property

to make it saleable and its in-house realtors will take the house to market at a preferential sales commission rate. Smart purchasers can access these innovations in tandem, making a move to an Evergreen home more affordable.
