TOY AND BOOK COLLECTION UNDERWAY Through the Toy and Book campaign, the RE/MAX Foundation aims to uplift the less fortunate children within the community who may otherwise not receive anything this Christmas. It is vital to us as a brand to have a positive impact in the areas in which we operate and make a difference where is it needed. The goal of the RE/MAX Foundation is helping those who are not always able to help themselves,” says Goslett.

This month marks the start of the annual RE/MAX Foundation National Toy and Book collection, once again securing its place as a firm fixture on the brand’s calendar. The campaign will run from 1 December 2016 to 31 January 2017, in the hope of building on from the previous year’s success and spreading the festive joy to as many underprivileged children as possible. Adrian Goslett, CEO of RE/MAX of Southern Africa and director of the RE/MAX Foundation, says that every year countless numbers of children go without over the festive season, while so many of us take what we have for granted. “As the year comes to an end, it is a great time to reflect, be grateful and give back to those in need.

He adds that when the initiative was first introduced it only ran over the month of December, however, due to the amazing response from the public and wanting to optimise the effectiveness of the campaign, it has now been extended to last for two months. “By running the campaign over a longer period it has enabled us to reach more children and maximise the impact the collection will have on the community. On 31 January all of the donations that have been collected over the two month period will be handed over to the various charities, crèches and orphanages,” says Goslett. He notes that while the Foundation is supported by the RE/MAX offices, agents, buyers, sellers and business associates, the success the initiative is largely based on the support of the people in the community who step up to help by providing donations. “Without community involvement a

campaign such as this would fall flat, however, over the past few years, the response from the public has been inspiring. We hope that we can continue the success of the previous campaigns and spread joy to far more children.” RE/MAX Foundation Manager, Sandy Smith, says that all of the RE/MAX offices around the country are encouraged to participate in the drive and will act as drop-off points for the public. “We want it to be as convenient as possible for people to participate in the drive and help their community. Each RE/MAX office will nominate a charity, crèche or orphanage in their area of operation that will receive all the toys and books to ensure that local community it directly impacted,” says Smith. “We want people to be able to support the communities they live in so that they can see the difference that their contribution has made.”

Similarly in upmarket destination St Francis Bay, franchise owner Brendon Lahana says: We have had a very good year to date with several highend properties selling. The Waterclub, a 17-unit townhouse development, has also sold out during the course of 2016, with several units having been bought by non-South Africans. “Short-term rentals for the holidays are also at a premium, so there will be a lot of potential buyers here this season. Most sales here at the moment are houses and an increasing number are for the buyers’ own use, as either holiday or permanent homes – we have definitely see a shift towards less rental properties on our database. “The low rand exchange rate and the high cost of overseas travel is certainly contributing to this trend, with many regular visitors now deciding to

Meanwhile in Mossel Bay, franchisee Chantelle Grard says: “We are definitely expecting good sales this summer following an excellent year in which sales were consistently above-average. Buy-to-let investors are encouraged by the fact that our rental market is booming and the most active price category at the moment is R850 000 and R1,5m, with the demand split fairly evenly between houses and townhouses. “We also have many buyers moving here permanently from Gauteng, Cape Town and Bloemfontein, and they are competing strongly with investors for well-priced and well-located properties.” And on the “Whale Coast” incorporating Hermanus, Onrus, Sandbaai, Fisherhaven, Vermont, Kleinmond, Betty’s Bay and Pringle Bay, sales are already robust and expected to pick up

In Hermanus, he says, the last three years has brought an average 20% year-on-year increase in residential property prices across the board, from vacant stands to coastal mansions, thanks to an influx of new permanent residents, mostly from Gauteng, KZN and the Free State, but also from Cape Town. “90% of purchasers are buying to live here now, and of the remaining 10%, the majority are buying with a view to living here in five or 10 years’ time, when they retire. Hermanus’s proximity to Cape Town and the international airport, coupled with the fact that it offers premium sea-view properties at considerably more affordable prices than the Atlantic Seaboard, makes it increasingly attractive to potential buyers.” The growth in Hermanus’s permanent population and shortage of stands for sale has also triggered a wave of new development - and price increases - along the whole coastline, and the most affordable area now, he says, is Fisherhaven, about 15km from Hermanus, where there are still homes available on the R800 000 to R1,4m price range. www.chaseveritt.co.za

THE ECONOMY IS TIGHT AND MONEY MATTERS, SO FOLLOW THESE HOT TIPS BEFORE INVESTING IN REAL ESTATE It is that time of year when people start thinking about buying property, perhaps their first home or maybe an upgrade or downgrade. With the economy as tight as a tightrope right now, money really matters and thinking carefully about what, where and for how much you want to buy, is now more important than ever. Samuel Seeff, chairman of the Seeff Property Group says investing in property is the single biggest financial transaction that you will ever conclude and should always be done with great care. There’s more to consider than you think. For starters, property is an active, rather than a passive investment and comes with financial risk, he says. Although, buying your own home should first and foremost be about securing your future and creating a foundation upon which to build a life and future for yourself and your family, you should also make sure that you are a making a sound investment. Whether it is your primary home or a

second property such as a rental or land in a new developing area, you should always do your homework thoroughly to mitigate the risk.

Pay a fair price - do not pay more than fair market value unless you are sure that you are financially secure enough to hold onto the property until it starts to accumulate value. Price growth tends to track economic growth quite closely, so if the economy stalls, so do prices.

Consider whether you have the time and financial means for this type of investment. If you are purely looking for an investment, then a property fund might be the better choice, especially if you are a novice or first time buyer.

Neighbourhood – do a thorough due diligence on the neighbourhood and area, especially if you are not familiar with it. Make sure that it is a viable area, more so, if you are looking at a second or investment property. Ensure there are good services, roads and communications connectivity for aspects such as internet and satellite television for example.

Facilities and amenities – the better the facilities and amenities in the area, the more in demand the property is likely to be when it comes to either selling or renting it out. A good transport network is important, as are schools and then secondary facilities such as shops and other services.

Once you have decided that you are going to take the step and invest in bricks and mortar, be sure to keep these eight golden rules in mind: Location, location, location – this old adage will always be the primary driver of demand, prices and property values.

Street savvy – don’t stop with the neighbourhood, but also check out the street (or complex) to ensure you are buying in the right part of the suburb. Be

The closer the property is situated to attractions such as the beach, river or game reserve for example, the more in demand it will be. Consider who your tenants will be and put yourself in their shoes. Where do they want to stay when they book for a holiday for example? Seeff concludes by saying that South African property is an excellent investment and history has shown that it is resilient and provides excellent capital value growth, provided you do your homework and invest in the right property in the right area and at the right price.

Sectional Title and Community Schemes Trustees and Executive committee members of Housing Development Schemes (Community Schemes) should take notice of two new acts and regulations that came into operation on 7 October 2016 and that bring important changes to community scheme management. These Acts are: Sectional Titles Schemes Management Act 8 of 2011 (STSMA); and Community Schemes Ombud Service Act 9 of 2011 (CSOSA). A community scheme means any scheme or arrangement in terms of which there is shared use of and responsibility for parts of land and buildings, including but not limited to sectional titles development schemes, share block company, a home or property owner's association, however constituted, established to administer a property owner's association, a housing scheme for retired persons and a housing co-operative as contemplated in the South African Co-operatives Act, 2005. All community schemes must register with the Community Schemes Ombud Service (CSOS) 30 days from date of publication of the Regulations and needs to pay a monthly levy of 2% of the monthly levy charged by the community scheme to the CSOS, to a maximum of R40 per unit per month. Failure to comply is an offence and can lead to criminal charges against the governing bodies of such schemes. With the new legislation all management provisions relating to sectional title schemes are removed from the Sectional Titles Act (STA), which now exclusively deals with land title and conveyancing aspects of the registration of sectional title schemes. The purpose of the CSOS is to provide a legal structure to monitor and control the administration of private and common areas in all community schemes and to deal with disputes that arise in such schemes between owners/occupiers/interested parties and

the management body of the schemes. We trust that the CSOS and the new procedures will lead to faster and cheaper dispute resolution. Many Homeowners association constitutions contain clauses relating to dispute resolutions and it is necessary to bring such constitutions in line with the new dispute procedures in terms the CSOSA. The STSMA deals with the establishment and function of bodies corporate, powers of bodies corporate, insurance, rules and the like in sectional title schemes. It is important to compare a schemes existing rules and the new rules as the existing rules may not be in contradiction with the new rules. Some of the important changes in terms of STSMA are: 1. Registration with the Chief Ombud at CSOS; 2. Collection of levies by CSOS; 3. Any substitution, addition, amendment or repeal of the prescribed rules must be approved by the Chief Ombud at CSOS, who must decide if a rule is just and equitable on all owners; 4. CSOS handles disputes between body corporates and owners; 5. Deadlocks with Special and Unanimous decisions can be referred to CSOS; 6. The establishment of an Administrative Fund for the administrative duties of inter alia management, administration, repair and maintenance; payment of rates and taxes, insurance premiums and like expenses; 7. The establishment of a reserve fund so as to be able to reasonably cover the cost of future maintenance and repair of common property. Minimum amounts are prescribed by regulation. 8. CREATE BUYER APPEAL THROUGH HOME STAGING

Although home staging is not new to the real estate market, its popularity among sellers has seen an increase in recent years. According to Adrian Goslett, Regional Director and CEO of RE/MAX, more and more sellers understand the importance of creating buyer appeal in today’s challenging market. He adds that momentum in the property market has

shifted towards buyers, so sellers need to optimise their chances of standing out from the crowd. “Preparing the home for sale can have a positive impact on prospective buyers’ perceptions of the property and home staging is just one tool that sellers can use to accomplish this. The primary goal for most sellers is to sell their home within the shortest time, for the highest possible price. If sellers want to be able to achieve this, they will need to ensure that their home appeals to the highest number of potential buyers in the market. Often real estate professionals will use home staging as a marketing tool to highlight the home’s prime selling features. At its core, home staging is preparing the home to be listed by using methods that improve the property’s appeal by transforming it into an attractive and welcoming space,” Goslett explains. In a commercial setting, a prime example of staging would be a retail shop’s display w i n d o w, w h i c h u s e s p r o p s a n d mannequins to market items that they want to sell. The display allows the passer-by to imagine themselves wearing the clothes or

using the items in the window, perhaps enticing them to buy. In similar fashion, home staging is used to showcase the home’s best qualities and entice the potential buyer to see themselves living in that home – it creates aspirations. “If cost is not a factor, sellers can have their homes professionally staged by a knowledgeable staging specialist. Depending on the budget, professional staging can include the rental of furniture or artwork, buying paint or wallpaper, as well as products that may be required to fix certain defects such as cracks in the wall or sanding wooden floors,” says Goslett. If a professional specialist is out of the question, sellers can make simple changes to their home on their own. “There are a number of resources available to sellers, such as websites, television shows, and magazines, to name a few,” adds Goslett. “The home must be clean, inviting and exciting for potential buyers to view. The object is for buyers to not only want the home but want it more than any other homes for sale in the neighbourhood.” According to Goslett, one of the first steps that sellers should take when preparing

their home is to declutter and pack away items that are not necessary. “Buyers should be able to focus on the home and what it has to offer, rather than the items inside of it. Rooms that are cluttered with items will feel smaller and overcrowded. Removing unnecessary items and furniture will create more space. While not always practical, it is best to try and reduce the home’s contents by about half – this means being ruthless with the selection. Hiring a storage unit while the home is on the market will help in storing pieces that the seller wants to keep, but don’t want in the house,” advises Goslett. Apart from the space element, with fewer items in the home, it will be far easier to keep clean. “Fewer items means that it will be easier to have the carpets professionally cleaned, which will make a big difference to how the home looks and smells. Washing the curtains will also add a pleasant aroma to the home. Fresh or new bedding will go a long way in sprucing up the bedrooms and having them look their best on show day,” adds Goslett. He notes that it is important to be conscious of the way the home smells

because it can have an impact on the sale of the home. Good smells conjure up positive emotions, while bad odours, on the other hand, will put potential buyers off. “Nothing beats the smell of freshly brewed coffee or freshly baked bread on a show day – it is a really inviting smell to most people,” Goslett explains. Once the property has been de-cluttered, cleaned and smells good, sellers can start looking at other aspects such as painting the walls if required or rearranging the furniture. Each room should be as open and bright as possible. It is best to have the curtains or blinds open to let in as much light as possible and the lights should be turned on. “Sometimes subtle, well-planned changes can make the biggest impression, such as a sparkling blue swimming pool or a mowed lawn,” says Goslett. “A nice touch is some fresh flowers on display, a welcome mat or fresh fruit in a bowl in the kitchen – all these little things combined will add to the appeal of the home and impress potential buyers,” he concludes.

Emotions Involved in the Home Buying Process Although most home buyers will have a checklist of must-have items such as the number of bedrooms, bathrooms, the size of the garden or the possible commute to the office, often home buying decisions are driven by emotion and not necessarily the facts. For many, it all comes down to how they feel when they first walk into their ideal home. Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa, says that buyers should be mindful of purchasing a home purely based on emotion as this could come back to bite them in the long run. “It is natural to have an emotional response during the home buying process, however, it is vital that emotions are not the only reason for buyers making certain decisions,” he says. According to Goslett, there are four emotions that buyers are likely to experience as they move through the home buying process. Understanding these emotions and keeping them in check will help buyers to remain level headed and buy the best possible home. EXHILARATION Purchasing a new home is a very exciting milestone that many aspire to, so it is only natural that the initial emotion will be one of excitement. Buyers who are just starting out their home-buying journey will be in the dream phase of the process and will be searching for properties online. It is during these initial stages that buyers will start to figure out what they like and what is available in the current market.

This is the ideal time for buyers to sit down with an estate agent or bond originator to obtain some advice regarding their budget and affordability.A real estate professional will be able to guide buyers through the steps of purchasing a property, along with what to expect in terms of the costs associated with buying a home, such as attorney fees, transfer costs and bond costs. OVERWHELMED For buyers who are new to the process, there is a large amount of information that they will need to ingest during the initial stage of their search. Aside from the many properties that buyers will be looking at, there is also the matter of calculating their finances, and preparing to move to a new home. The large amount of information available and the number of decisions that home buyers need to consider is overwhelming at times. While most people will have an idea of what they are looking for when they start their search, after seeing property after property, it is possible to lose sight of their initial vision. Having a clear defined list will help buyers to stay on track and narrow down their search. There are a few other ways that buyers can keep tabs on the various properties that have been viewed in order to compare them: * Take down notes on each and every property that is viewed. This can be done using a smartphone, tablet or the more traditional pen and notebook. Make a list of the pros and cons of each property.

* Document each home by taking photos - this can be done with the camera on your cell phone. * Only keep records of properties that you are really interested in. * If in doubt about anything, talk to the agent who showed you the property. They will have a record of the homes that they have shown you and will have a list of each property’s features. ANXIETY Once buyers have decided on a home and are moving forward with the buying process, they are likely to start feeling stressed out. More often than not, buyers will be anxious to get through the process as quickly as possible so that they can move into their new home. During this time is it important for the agent to explain the legal process while providing an estimated time period that each stage of the process will take. SATISFACTION Generally, once buyers have made it through the process, they will feel a sense of accomplishment and will be fulfilled. Owning a property can provide buyers with a sense of security, as well as a cornerstone for building wealth, provided the right decisions are made from the start. “Understanding the home buying process and the emotions that accompany it will assist buyers to make decisions that are based on the facts and not just their hearts,” Goslett concludes.
