ANN'S VILLA – ZUURBERG, EASTERN CAPE In its 159 years Ann's Villa has witnessed some defining moments in the history of South Africa. The spread of British rule into the interior, the discovery of diamonds, the development of railways and the Anglo-Boer war are all events that this grand old lady has been a part of. Built shortly after the dreadful Zuurberg Pass was completed in 1855, Ann's Villa was designed to accommodate and service exhausted ox wagon traffic at the inland end of the pass.

The inn was erected for the Webster family who bought the farm from a Mr Grobbelaar. They lived in the cottage which was built by him and which was known variously as Bergview cottage and Verbena cottage. It is the oldest standing building on the property. The Websters established a blacksmith which was a vital service at the foot of the pass for all the wagons which needed repair after struggling over one of the longest mountain passes in South Africa. They also established a bakery which provided bread for the workers building the Zuurberg Pass. When the Villa was built a general dealer shop was included in the main building and in 1864 the little hamlet was opened to the public. A schoolhouse was built a few years later to accommodate local children. Diamonds were discovered in 1867and the traffic into the interior of South Africa increased enormously. The Villa had a brief period of great success and then decline as the railway, completed in

When the Anglo Boer war broke out in 1898 it seemed as though the Villa would never be affected as it was so far from the scene of the conflict. The Zuurberg Pass however became the furthest point south that the war spread to. The Colonial Defence Force (CDF) had a camp in the hills behind the villa as well as redoubts scattered across the Zuurberg. The Hall family were the last full time residents at the Villa up until the 1960's, when they sold it to a distant relative . It became a feeding station for livestock whilst the buildings were locked up and left uninhabited. On the cusp of decay the farm was bought in the 1990's by its present owners, and the restoration of the villa began in 2000. In 2004 it was reopened as accommodation for travelers (modern day trekkers). The Villa has barely changed in appearance since it first opened in 1864, but nowadays visitors come over the Olifantskop Pass on the national road and can enjoy flushing toilets, hot showers and their own comfortable bedrooms. HARCOURTS DONATES R1MILLION IN SOUTH AFRICA AND $5MILLION GLOBALLY TO CHARITIES The Harcourts Foundation, the charitable arm of Harcourts International, has reached the latest milestone of $5 million raised since its launch in 2008. South Africa's arm of the Harcourts foundation, launched in 2011, has already donated R1million to the foundation. Internationally, this translates to 686 charities supported, 311 communities impacted and 851 grants made through Harcourts offices in New Zealand, Australia, and South Africa. “The Harcourts Foundation in South Africa is making a significant difference helping communities across the country. 100% of Harcourts South Africa sales offices donate to the Foundation with the sale of each property, and through specially organized events,” said Harcourts South Africa CEO Richard Gray.

Of all the incredible efforts undertaken in the past six years to help disadvantaged families and children, one of the signature events is African Angels, Ride for Education. The African Angels Independent School, established in 2012, provides a quality primary school education to some of the poorest children in the area. With 88 children attending in 2016, all are from local townships with both economically and socially challenged backgrounds, including orphans. "Ride for Education is used as a Harcourts team-building exercise to give offices an opportunity to come together for Fun & Laughter, and raise important funds for the community. The 2016 event raised R60,000 and the 2017 event aims to surpass that number," explained Gray.

“The Foundation is funded through Harcourts employee salary sacrifice, 'off the top' contributions from sales commissions, and through organised fundraisers,” added Gray. “The money raised is significant, but what truly is impressive is how Harcourts people are impacting our communities, from supporting programs to end violence against women, and aiding underprivileged families to create a network of financial support for hospice care,” said Jenny Swanson, The Harcourts Foundation Coordinator. “These grants support a wide range of local community organisations that are quietly going about their work, making a difference in the lives of those who need it.”

STEER CLEAR OF THESE HAZARDS TO KEEP YOUR HOME When times are tough and consumer budgets are under pressure we hear a lot about mortgage defaults and home repossessions, but failing to pay your home loan instalments is actually only one of several ways you can cause your home to be attached and auctioned off. Berry Everitt, CEO of the Chas Everitt International property group, says homeowners also need to avoid these five hazards: * Failing to pay your taxes. “Your local authority can go to court and get a debt judgment against you if you don't pay your property rates, and although it is usually a last resort, SARS can also have your property attached if you don't pay your income tax,” he notes. “There are also hefty penalties for not paying tax, so even if you can reach an agreement to pay off the debt and prevent your home from being auctioned, it is likely to cost you a lot more than the original tax bill.”

What is more, you can't escape your tax liabilities by selling your home. The municipality will most likely not issue a clearance certificate to finalise a transfer to a new owner unless all rates and service charges due by you have been paid. And SARS is entitled to take whatever percentage of the sale proceeds is required to pay off any outstanding income tax amounts. * Failing to pay your monthly sectional title levies or home owner's association dues. “Legally,” says Everitt, “the body corporate of your sectional title complex or the HOA of your estate can have your unit attached and sold off to settle arrear levies, even if you have a bond on the property and have been paying your home loan instalments. “The bank will get any proceeds of the sale left after your levy arrears have been paid and you will still be liable to pay any outstanding portion of the home loan.”

* Applying for voluntary sequestration, otherwise known as filing for bankruptcy. If your home is registered in your name, it will be considered as an asset in your insolvent estate, and the trustees appointed by the court will be obliged to sell it to try to realise at least the amount outstanding on your home loan or, if you don't have a loan, to settle some of your other debts. * Engaging in illegal activities. Under South African law (Chapter 6 of the Prevention of Organised Crime Act), the National Public Prosecutor can apply for any property used in the commission of a crime, or believed to have been purchased with the proceeds of crime, to be attached and forfeited to the State.

TACKLING A DIY JOB GIVES YOU A CERTAIN AMOUNT OF SATISFACTION AND SAVES YOU MONEY TOO. SOME JOBS, HOWEVER, SHOULD BE LEFT TO THE PROFESSIONALS. There are jobs around the home that can easily be undertaken by DIY enthusiasts, often saving the homeowner money in the process. However, there are jobs that should always be left to the professionals, mainly because things could turn nasty if and when something goes wrong. Unfortunately, many of those who regularly undertake maintenance on their homes don't know their own limitations and repairs done outside their scope of expertise may not only end up costing a lot more to fix, things can become downright dangerous if the job isn't done correctly.

1. Electrical problems Just because you can replace a ceiling fan or light switch doesn't mean that you have the necessary knowledge to do more intricate electrical jobs. Working with electricity is dangerous and apart from the risk of being electrocuted, there is a chance that the property could burn down if the wiring is faulty. Advice: Always use a reputable, qualified electrician for any work that requires more than a passing knowledge of home electrics.

2. Plumbing repairs Most people can change or replace a washer in a tap and unblock the odd drain or two. However, while it may not be as dangerous as working with electricity, incorrect plumbing can lead to a whole range of expensive repairs as well as huge hikes in a water bill, let alone the cost of flooding.

Advice: call in the professionals if the guttering requires more attention than a simple application of sealant.

Advice: call in a professional tree feller to cut down large trees which could cause structural damage to the home if incorrectly felled.

Advice: know your limits and call in a plumber for any job that entails some form of training.

3. Roof repairs Roof leaks are notoriously tricky and while the avid DIYer may be in a position to replace cracked or broken tiles, he's probably going to run into problems if the leak is more serious and difficult to track down. Advice: call in the experts if you suspect structural damage or if replacing the odd roof tile hasn't alleviated the problem. 4. Gutter repairs Repairing a gutter is one of those job that appears simpler than it really is. Unfortunately the guttering system is linked to the roof and it's virtually impossible repair without impacting in some way on the roof.

5. Alterations/renovation work Altering or renovating a building takes a certain level of expertise and shouldn't be undertaken by anyone who only has passing knowledge of the process. Advice: while the advanced DIYer may have the expertise needed for small construction jobs such as building a braai, this doesn't mean he will necessarily be in a position to take on more serious construction work. Hire a professional builder for larger projects. 6. Tree felling You only have to watch YouTube to see what can go wrong when trying to fell a tree in your garden. Sawing off a couple of branches may not prove too problematic, but the picture can change drastically when trying to bring down an enormous (read tall) tree that is close to any structure on the property.

7. Cracks caused by structural damage There are cracks and then there are CRACKS. Small cracks are a common problem in homes and the issue can usually be resolved with a little wall filler. However, the more serious the crack, the bigger the likelihood that an expert will have to be called in to address the problem. Advice: potential structural damage is not generally an area in which DIYers or general maintenance people have experience. Call in a structural engineer to assess the problem as soon as possible. We all want to save money, but some jobs demand expert attention. As the name suggests, sectional title describes separate ownership of units or sections within a complex or development. “When you buy into a sectional title development, you purchase a section or sections, as well as an undivided share of the common property. These are collectively known as units. Sectional title dwellings comprise of mini subtype houses, semi-detached houses, townhouses, flats or apartments, and duet houses,” says Goslett.

Several reasons have contributed to the growing popularity of sectional title homes in South Africa over the last decade, says Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa. “These homes often offer heightened security, are more affordable and provide people with a more communal way of living. However, as popular as sectional title ownership may be, it remains highly misunderstood when it comes to ownership responsibilities and legalities,” he adds. Goslett says that to fully grasp the differences between sectional title and freehold property ownership, each needs to be defined. He explains that freehold or full title describes the transfer of full ownership rights when you own a property, which includes the building and the land on which it is built. Examples of these properties include free-standing houses, cluster houses, residential property used for

While a collection of freehold homes could belong to a Homeowner's Association, sectional title complexes are governed by a Body Corporate, which is the collective name given to all the owners of units within any particular development. The Body Corporate is responsible for managing the scheme and taking care of its finances. Goslett points out that a managing agent is often appointed to take care of the duties of a Body Corporate, which includes collecting monthly levies, paying the scheme's insurance premiums, arranging meetings, ensuring compliance with the Sectional Titles Act, and ensuring that the owners and tenants comply with the Body Corporate rules. There are considerable differences with regards to investing in the two type of properties. Goslett provides some benefits and challenges to both forms of ownership: The benefits of sectional title ownership Security - Living near your neighbours in a more communal environment is perceived to be more secure than living on a freehold property. Also, most sectional title developments have excellent security

Apart from the levy, sectional title owners only need to pay their rates and taxes, the unit's insurance, the contents of their home, their private gardens and for their monthly electricity and water consumption. The cost of maintaining pools, tennis courts, communal park areas and clubhouses in the development is shared.

Majority rules - The rules and regulations of any particular complex may change and, unlike freehold property owners, sectional title investors or owners may not be happy with the changes, but won't have the power to change them in an individual capacity.

Affordability and communal living - Generally speaking, a sectional title unit within a complex is more affordable than a freehold house. Also, when compared to freehold neighbourhoods, on average communities living in sectional title schemes boast close-knit communities and far greater interaction with their neighbours. The benefits of freehold ownership Independence - With full title ownership, the owner is in complete control and is financially responsible for

Lack of freedom - Sectional title owners do not have the freedom to make improvements to their property. Those who want to renovate, need to get approval from the Body Corporate before they can begin building. As such, it is important to deduce whether the scheme is managed correctly and that the financial statements of the Body Corporate are in order. “Both types of properties have their pros and cons, so when deciding, it is important to weigh up the options and decide on a home that will meet your needs both now and for the next five to seven years,” Goslett concludes.
