Battery powered homes might soon be the norm

Sustainable solutions for homes are being developed at a rapid rate. Green homes are fast becoming the norm as opposed to the exception. We've seen the rise of water efficient homes dramatically rise in water scarce regions over the past few years. So, to a concerted effort is being made to ensure properties are energy efficient as well. Maximising a home's ability to save on resources can often be an expensive investment. However, the long-term pros continue to be an attractive choice for home owners.

One of the areas where international green agents are investing a lot of research and development into is the addition of battery operated alternatives. We've seen organisations like Tesla make major advancements in the field of battery storage options. For those of you thinking these are relatively new energy solutions to the real estate market you'd be forgiven. In fact in markets like the US battery powered homes have been in development and implementation phases for quite some time now. Although the average home owner might not be able to afford battery packs that can drastically reduce grid usage there seems to be great interest

in the developments and commercial markets. As in the case where US real estate developer Mandalay announced they plan to build 4000 ultra-energy-efficient homes which will feature 8 kilowatt-hour batteries from German manufacturer Sonnen. There is no doubt that as South Africans continue to ride the unpredictable economic wave that more alternatives are going to be explored. Not only from the point of view to make a contribution to more sustainable solutions but also in an effort to become more independent and to ensure cost saving over the long term. www.harcourts.co.za

The Benefits of a 100% Bond

The recent interest rate cut has stoked the coals in the first-time buyer's market. At least for the next two months until the next interest rate announcement, homeowners are guaranteed lower monthly instalments than in the previous quarter. But, is it wise to take out a 100% bond just to enter the property market while interest rates are low?

“Many first-time buyers want to take advantage of the recent interest rate cut, but do not have enough money saved for a deposit to do so. Our advice to them would be that they seek professional financial advice in order to take a realistic look at their finances and determine if they can afford the implications of a 100% bond,” says Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa. For the year ending 31 March 2018, 42,76% of all home loans registered through BetterBond were calculated at 100% of the purchase price. It seems that financial institutions are increasingly willing to grant these sorts of home

loans – and, it is not difficult to understand why. Banks can justify charging a higher interest rate on 100% bonds because the risk carried by the bank on these bonds is higher than on a bond with a deposit. Buyers who pay a deposit prove their financial stability and lower the total lending amount which therefore increases banks' flexibility when it comes to negotiating a lower interest rate on the bond. “Buyers need to consider the power of compound interest on their home loan. For example, at the end of the 20 year lending period, you will spend just under R50,000 more in interest alone on a R1 million bond if you purchase without a deposit. Still, in today's tough economic climate, saving R50,000 over 20 years seems to be a relatively small price to pay when considering how long it might take you to save up for R100,000 deposit, keeping in mind that you will need to budget for an extra R40,000 or so on top of that amount to pay for transfer duties, bond registration costs and other related fees,” says Goslett.

What he suggests as a solution is a sort of marriage between the two options: “First-time buyers should consider the option of saving towards a deposit, and then redirecting that money into the monthly repayments on a 100% access bond. This way, buyers do not necessarily need a full 10% of the purchase price saved before they buy. Also, if ever the homeowner runs into financial trouble, or needs the money to do renovations on the home, they can access the money from their bond – an option that would not be as readily available to them if they took out a fixed bond with a deposit.” “The truth is that, while it is advisable to have a sizable deposit saved when applying for a home loan, each of the finance options will end up suiting the needs of certain buyers better than others. For example, taking

out a 100% bond can help those buyers who want to enter the property market sooner than if they had waited to save for a deposit. Buyers should weigh up the pros and cons of each option carefully and decide which solution works best for their needs,” Goslett concludes.

A guide for first-time renters

The rental market is a cutthroat sector of the real estate market that waits for nobody. According to Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa, first-time renters need to be fully prepared before they even start the process of looking for a place to rent in order to avoid the disappointment of losing out on their ideal property. “In most cases, there is a shortage of properties available for rent and an abundance of those seeking out a rental. Consumers need to be prepared to sign the contract the very same day as they come to view the property if they want to make sure another renter does not snatch it up before they do,” says Goslett. Industry expert and Rent Express Office Manager at RE/MAX Independent

Properties operating in Lorraine in the Eastern Cape, Jenny Ward, shares her step-by-step advice for first-time renters:

Step 1: Know what you qualify for According to Ward, the worst thing a renter can do is to look for homes before knowing what they can afford. The rule of thumb is that a renter needs to earn three-times the monthly rental amount. Not every rental will apply this rule as strictly, but it is safer to keep your search as close within this price bracket as possible if you want to avoid disappointment.

Step 2: Check your credit score Tenants need to have a good credit record before they can apply for a rental – this can be anything from a cellphone contract to a store account. It is vital that you

keep your credit record clean by making sure you pay the instalments timeously each month. Consumers can obtain an annual free credit report from the credit bureaus within the country to check their credit record for any inaccuracies before applying for a rental.

Step 3: Get your documents in order “When going to view a rental property, make sure you have a copy of your latest payslip, latest threemonth bank statement, as well as a copy of your ID readily available. If you like the property, ask the agent for the rental application before you leave and make sure to send the completed form, along with the required documents already mentioned, back to the agent that same day,” says Ward.

Step 4: Pay the deposit In order to secure the property, Ward advises consumers to pay the deposit as soon as the application has been approved. “Make sure you have enough saved for a deposit before you get your hopes set on a property. The deposit is normally around twomonths' rent upfront, and there can also sometimes be a nominal admin fee charged by the rental agents,” she adds. “Renting your first property is an exciting experience that can also be very stressful and overwhelming if you are not prepared for what it entails. The best advice would be for tenants to seek out a reputable agent who can guide them through the process,” Ward concludes.
