Tips for using gas appliances in the home Before you do, take note of these to do's and don'ts for using gas in your home Bertus Visser, Chief Executive of Distribution at PSG Insure has the following tips to share.. Rising electricity costs have seen many of us turn to gas for more cost-effective heating or cooking solutions. But it's important to remember that there are specific conditions when it comes to gas and insurance. Whether you're only using a gas stove (which is deemed to be part of the fixed machinery on a property) or mobile gas appliances (such as gas heaters), you need to keep safety and legal requirements in mind. RUNNING ON EMPTY? BE CAUTIOUS A major safety hazard is the ventilation around gas cylinders, pipelines and appliances. When a gas cylinder is changed, a small amount of gas is released – which is why the set-up comes with such strict rules on placement and spacing. If you open a gas cylinder outside and hear the pressure escape and eventually subside, don't be

fooled into thinking it's empty. In fact, this lets air into the cylinder and increases the risk of an air/vapour ignition. A gas cylinder is never truly empty unless it is purged with water. A full gas cylinder that is opened while not connected is an even greater risk, as the air/vapour ignition risk will be outside the cylinder. SPARE YOURSELF FROM ACCIDENTS Spare gas cylinders should always be kept in an outside enclosure but remember that limitations on overall gas quantities apply. Technical requirements for positioning and storing make it essential for a qualified and registered gas technician to assess your situation, install or inspect your gas fittings, and issue a compliance certificate. You can verify these services on www.saqccgas.co.za to be sure. DON'T SHUT OUT SAFETY With many homes using gas throughout for power, a compliant and safe system is paramount. An often-neglected area is the internal emergency shut-off valve, despite the legal requirement to have one and to keep it in good working order. According to South African National Standards (SANS) codes, an emergency shut-off valve must always be accessible and must be placed as close as

possible to the entry point of the main gas pipe to the building. On residential properties, the valve is often situated outside, which makes it difficult to shut off the gas supply if there is an emergency inside. The additional time required to reach the valve also increases the risk of ignition. As gas is heavier than air, it can get into every nook and cranny as it drops down. Any valve attached to a fixed appliance must be within quick and easy reach. A qualified technician will ensure that this is installed correctly. Commercial properties come with their own requirements, depending on the size and nature of the business. They may also be required to have fire extinguishers on site and to ensure sufficient space for a fire wall to be knocked down if needed. STORAGE SAVVY Pay careful attention to how the rubber hose through the wall to a gas appliance is installed. The hole needs to be sleeved and should have a copper insert with the rubber hose line connected. If the pipe is placed through the wall as is, movement creates the risk of it being sanded-down by the bricks and cement, which can lead to leaks.

Hose clamps should be treated with caution too, as they can cut into the hose over time if they aren't properly installed, which also results in leaks. Although National Building Regulations don't stipulate that residential properties have fire extinguishers on site, it is highly recommended to have at least one in or near the kitchen area. Make sure it is easily accessible and unobstructed for quick access in case of emergency. INSPECT TO AVOID REGRET You should have your gas appliances and facilities inspected every five years and have a new compliance certificate issued (certificates are usually valid for five years). Hose clamps must also be checked as part of the inspection. You may find that they need replacing every few years in any case, but you may not notice this if regular checks aren't done. A gas fire can have a very fast chain reaction, with rapid spread potential. FEATURES THAT WILL ATTRACT BUYERS & TENANTS IN 2019 To help buyers choose such a property, Goslett predicts some of the trends that will come to dominate the 2019 real estate market:

Housing trends are forever changing. While shaggy carpets and pink porcelain bath tubs might have made a property highly sought after in the 1960s, this kind of property would be a tricky sell in 2019. “Those who want to purchase real estate in the hopes of flipping and reselling for a profit, or simply to generate a secure stream of rental income, should keep an eye on current market-related trends to ensure that the property they purchase will be in high demand in the year ahead,” explains Regional Director and CEO of RE/MAX of Southern Africa, Adrian Goslett.

Increased Demand for Sectional Titles “According to Lightstone Property, the South African deeds office recorded a 3.6% drop in the number of freehold properties sold in the fourth quarter of 2018, and a substantial 8.1% increase in the number of sectional title units sold. This reveals a considerable shift in the market away from freehold titles and towards sectional title living. Often more affordable than freehold properties, sectional titles also offer better lock-upand-go possibilities than freehold properties. With many placing increased value on the ability to travel, and with many appealing new sectional title developments emerging all over the country, it is understandable why these

kinds of homes are becoming increasingly popular,” Goslett explains. Sustainable Eco-Friendly Housing “The Western Cape's water crisis last year shone a spotlight onto sustainability and environmentally responsible ways of living. For those less concerned about the effect they're having on the environment, the ever-rising cost of living and looming threat of national electrical outages provide more prudent reasons for why homes with selfsustainable features are likely to become increasingly attractive in 2019,” Goslett predicts. Homes with Rental or Sharing Potential “Another trend which has been emerging is the growing demand for homes that are able to accommodate beyond just the nuclear family unit. With property prices shifting beyond the reach of entry-

level buyers and in favour of the middleincome buyer, many are choosing to live with family members or to sub-let rooms in order to cover the rent or the bond repayment amounts. Two- or threebedroom homes with en-suite bathrooms and possibly separate entry points or garden cottages should therefore do well in the 2019 market,” Goslett foresees. However, Goslett adds that consulting with a reputable real estate professional will still be the surest way of purchasing a property with solid investment potential. “It is part of a real estate professional's job to know which suburbs are performing well and which are better avoided in the current market. Investors who work through a real estate agent are therefore likely to ensure higher returns than those who purchase without the advice of an expert in the industry,” Goslett concludes.

Following the scandal, the United States Senate Commerce and Judiciary Committees held a joint hearing in which Mark Zuckerberg, the founder and CEO of Facebook, testified that Facebook, allegedly mistakenly, did not take a broad enough view on its social media privacy practices and its commitment to protecting users' information. Despite Facebook's remorse for failing to safeguard its users' data, the United Kingdom Information Commissioner's Office (“ICO”) slapped Facebook with a record fine for the violation of the UK's data protection laws. The ICO's record fine was not purely a “warning shot” to all organisations processing personal information, but emphasises the value of personal information and the importance of its protection. The Cambridge Analytica saga highlights the value of Facebook users' personal information as demonstrated by the fact that the company spent one million dollars on harvesting the information. Is the company's expenditure on harvesting the personal information indicative thereof that personal data has become a digital commodity? It would appear so. The mining of personal information is common in the data brokerage industry as data brokers remain in the shadows while they buy and sell personal information. The Dark Web remains a marketplace in which hackers trade personal information without the consent of the owners of that information. Recent articles suggest that new companies are emerging to provide platforms on which data subjects may sell their personal information for various forms of benefits. Although personal data has not been universally acknowledged as a digital commodity, there are clear signs that it is regarded as tradeable. The GDPR and other privacy laws have provided a regulatory framework by which data subjects can recover ownership and control of their personal information and the implementation of the reformed privacy laws has brought to an end the unprincipled manner in which tech Goliaths gather, process and disseminate personal information.
