How to get rid of odours in a new home
According to Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa, each home – whether it's newly built or has been lived in for many years – will have its own distinctive smell. This is something real estate agents deal with on a daily basis.

“When viewing a property, potential buyers are often very sensitive to the smell of the home, especially because the property is unlikely to smell anything like their own home. My advice to buyers is to remember that it takes time to make a property feel like their own. If there are any particularly unpleasant smells, keep in mind that most odours are removable unless the scent is coming from outside of the home,” Goslett explains.
A Cabinet Clean-out When a new owner steps in, a cabinet reshuffle is inevitable. To prevent your mugs from smelling like a spice rack and your vests from smelling like the sock drawer, give all cupboards and drawers a thorough wipe down with dishwashing liquid and warm water before unpacking any of your things. Bleach can be used on tough stains, and a quick wipe with some furniture polish can prevent future stains. For lingering smells, leave a small dish of vanilla essence in the cupboard to draw out the odour. In clothing or laundry cabinets, scented soaps can also do the trick.
Admittedly, some odours are easier to vanquish than others. Based on the advice of some of

Similarly, like a sponge adjacent to liquid, the walls inside our homes slowly absorb the smells around it. Giving some of rooms a fresh coat of paint will do wonders for remedying odours. Scent Transfer Stretch After ridding the home of all scent trails left by the previous
owner, you now have a blank slate with which to work. In the first few months of living in a new home, you might want to up your game in terms of the scented products you use. You need to make the home smell like you, which means that it needs to absorb the scents of your washing powders, shampoos, detergents, spices, etc. This does not happen overnight, so you may want to enlist the help of scented candles and air fresheners until the scent transfer is complete. “Making a new property feel like home is not always easy. Sellers should do the best they can to make their homes smell clean and inviting. But, at the end of the day, buyers need to try and overlook any subtle unfamiliar smells and remember that given time, the new property will eventually start to smell like home,” concludes Goslett.

Sharon Roberts Tel: (041) 360-1828 More water is used in the kitchen than anywhere else in the home, so it's a good place to start applying conservation measures. Here's how to make every drop count. Like the becalmed sailors in The Rime of the Ancient Mariner, we could all soon find ourselves looking at 'Water, water, every where, Nor any drop to drink' as potable water becomes increasingly scarce. Although 70% of the earth's surface is covered by water, less than 1% of the trillions of litres in, on and around the planet is drinkable – and the supply is dwindling. Already, according to the UN, one person in eight does not have access to usable water, and more than 3,5 million people die every year from water sanitation diseases. Consequently, conserving water should be a green priority for every household – starting not with the garden or bathroom, but with the kitchen, which actually accounts for the bulk of water usage in most homes. And it's not difficult. You can cut your water usage significantly by just changing a few everyday habits, such as not letting the tap run when you're washing fruit or veggies, and not using running warm water to defrost frozen food. Wash the produce in a plastic bowl, defrost the food overnight in the fridge and keep a jug or bottle of iced water in there too, instead of letting the tap run in summer until the water gets cold enough to drink. The next step is to consider where your food comes from. Water is needed to produce everything we eat, but processed foods require much more, so locally grown, natural foods are a better – and healthier – option. Better still, grow your own and recycle your used kitchen or bath water into your veggie patch or pots. Also, rather than use water-hungry kitchen-sink disposal units, try composting, which will also help you nurture your food plants. Another easy and inexpensive way to save water is to install and maintain aerators on your kitchen taps. These are small mesh screens that screw on and they reduce the flow of water through the taps, without reducing the water pressure, by mixing it with air.
Aerators can save you up to 50% of your water usage through taps, and estimates are that by installing them throughout the house, you can save up to 1 000 litres of water a month. They do, however, need cleaning from time to time to remove mineral deposits, or replacement if the mesh is broken. If you use a dishwasher, you should make sure that it is an Energy Star-rated model – which will use at least one-third less water than older models, or only about 15 litres, per cycle. Newer dishwashers also have a rinse cycle so you don't need to hand rinse dishes under a running tap, and you can make further water savings by loading the dishwasher properly, running it only when you have a full load and using an efficient (and biofriendly) detergent that gets the dishes clean in one wash. Then to keep the dishwasher functioning at its best, clean out the drain grill frequently and run a bowl of white vinegar through once a month. In many modern homes, the washing machine is also to be found in the kitchen – or perhaps the scullery – so you need to get to grips with the water-guzzling ways of this appliance, which will generally use between 40 litres and 100 litres per wash. It is best to run the machine only when you have a full load, unless you have a model that will do half loads with half the amount of water. You can also avoid having to wash heavily soiled clothing twice by pre-soaking it, and you should not use more detergent than necessary or you will probably have to re-rinse clothes to get the residue out. REGULATION OF THE PROPERTY INDUSTRY Notice of intention to publish the Property Practitioners Bill was given on the 31st of May 2018. The Bill intends to regulate the conduct of Property Practitioners and to provide for the continuation of the Estate Agency Affairs Board under the name of the Property Practitioners Regulatory Authority and importantly, to provide for the creation of a Property Practitioners Ombud Office to deal with queries and complaints. The Bill also aims to protect consumers from unsavoury practices from Property Practitioners and to transform the property industry in a way that will also benefit historically disadvantaged individuals. A great deal of emphasis has been placed on the duty of the Property Professionals to render a service in a professional manner. This article is not an attempt to summarise the Bill in its entirety but will merely attempt to highlight certain relevant aspects thereof which have in the past contributed to a number of complaints being lodged with the Estate Affairs Board. A Property Practitioner is defined in the Bill as any natural or juristic person or business undertaking who or which for the acquisition of gain (financial reward):1. Sells, purchases, manages, or exhibits for sale, property or any business undertaking or negotiates in connection therewith or offers to canvass the Seller or Purchaser in respect thereof; 2. Lets or hires property or any business undertaking or negotiates in connection therewith; 3. Collects or receives any money payable on account of a lease or property or business undertaking; 4. Provides or facilitates financing for a property transaction including a bond broker but excludes any person contemplated in the definition of “Financial Institution”; 5. Assesses property to determine the defects, or value of a property for money ; 6. In any other way acts or provides services as an intermediary or facilitator with the primary purpose to, or attempt to effect the conclusion of an agreement to sell and purchase or hire and let property or business undertaking. It is important to note that a Property Practitioner excludes an Attorney or Candidate Attorney or Sheriff appointed in terms of Section 1 of the Sheriff's Act. The Bill seeks to abolish the Estate Agency Affairs Board and replace it with the Property

Practitioners Regulatory Authority. The primary function of this Authority is to regulate the conduct of Property Practitioners (Estate Agents) in their dealing with consumers and to regulate their marketing, managing, financing, letting, renting, hiring, sale and purchase of property activities and to ensure compliance with the provisions of the Act. This Board is given wide powers to sanction any transgressors and the Bill provides for criminal penalties in certain circumstances. It also provides for the appointment of the Property Practitioners Ombud with powers to staff an office to deal with issues arising out of the conduct of Property Professionals. Some interesting provisions of the Bill which are clearly designed to put an end to practices which have caused issues in the industry in the past are summarised as follows: No person or entity may act as a Property Practitioner unless in addition to the other requirements of the Bill, such person is in possession of a Fidelity Fund Certificate. A Conveyancer may not pay a Property Practitioner any remuneration in respect of a transaction a Property Practitioner concludes unless the Property Practitioner has provided a certified copy of his/her Fidelity Fund Certificate to the Conveyancer, valid for the period during the transaction. Strong emphasis has been placed in allowing the consumer his/her freedom of choice to appoint his/her own service provider(s) without any influence from the Property Practitioner and accordingly, the Property Practitioner may not enter into any arrangement, formally or informally whereby a consumer is obliged or encouraged by the Property Practitioner to use a particular service provider including an Attorney to render any service in respect of any transaction for which that Property Practitioner was the effective cause. The Bill goes on to provide that any Property Practitioner who renders a service in contravention of the provisions of the preceding sub-paragraph by influencing or encouraging the consumer to use a particular service provider such as an Attorney, Mortgage Originator or Valuer, must immediately upon request in writing by any affected party re-pay any remuneration (commission), payment or consideration together with interest received by the Property Practitioner to the Consumer and shall be guilty of an offence under this Bill should the Property Practitioner fail to repay the amount together with interest within one month of the request for payment being made. It provides that a Property Practitioner is not entitled to receive any remuneration or other payment in respect of or arising from the performance of any Property purchase transaction prior to the registration of the transfer of the property into the name of the Purchaser. This is no doubt an attempt to put an end to up fronting commission or persuading consumers to pay commission before the transaction has been finalized These are only some of the important provisions contained in the Bill which are clearly designed to protect the consumers' rights, particularly in situations where the consumer may be uneducated in property related transactions.
