Elardus Park is conveniently located – so much so that from the centre of the suburb you’re less than 1,5km away from a preschool, a primary school and a high school. You can also find a church, a comprehensive shopping centre and the local tennis club within the same distance. It’s only a fiveminute drive to the nearest hospital (Mediclinic Kloof), the N1 highway between Pretoria and Joburg, as well as the R21 going to Ekurhuleni and Oliver Tambo International Airport. Main roads such as Solomon Mahlangu Drive, Delmas Road and Nellmapius Drive are even easier to access. The cherry on the top is the feeling of safety created by the

Established in the early ’70s, a large proportion of Elardus Park’s full title free-standing houses are generously sized and built on large stands with beautifully maintained green gardens. Most have three to four bedrooms accommodating established families in the middle-income group and are valued at around R1,5m to R2m. If the homes are larger and a bit more lavish, asking prices can go up to as much as R3m. As a result of many smallholdings being subdivided over the years, smaller units like duets, townhouse complexes and stack simplexes have been constructed. Varying in size and with asking prices

starting around R600,000 for onebedroom units, to just under R1m for compact two- or three-bedroom units, these dwellings are usually home to young professionals and small families. Those preferring more space and a lock-up-and-go lifestyle can expect to pay a little more for a townhouse or a duet.

Schooling Elardus Park residents have an extensive choice of top schools in and around their neighbourhood. Laerskool Elarduspark is rated as one of Pretoria’s best public schools and the prestigious Hoërskool Waterkloof is just across the road in Erasmuskloof. Pretoria Chinese School in the neighbouring Wingate Park has a proud history of educating pupils from all cultures in the surrounding area from Grade 00 to Grade 12.

My business neighbourhood Shwezu in Doringkloof sells a variety of beautiful handcrafted products WORDS: ZENA LE ROUX

IMAGE: SUPPLIED

S

hwezu is all about celebrating South Africa through the creation of trendy products. The business caters for a wide range of tastes and desires, with everything from shoes and accessories to products that will add a splash of colour to your everyday life. Owner Daleen Meara tells us more. Q: How did your business start? A: It all started when I did something I had never done before, order shoes online – a daunting and scary experience. What if they didn’t fit? What if they weren’t comfortable? But having no other option, as the object of my fancy could not be found in any nearby stores, I wiped my brow, whipped out my credit card and before I knew it my shoes had arrived. Not only were they the perfect fit but the whole experience left me inspired to open my own online shoe store. I just needed one more element that would give that extra special touch. The answer presented itself in the form of a unique fabric – shweshwe. With shoes as the initial product idea, I soon realised Shwezu could expand its range, with endless possibilities for traditional weddings, everyday trendy fashion

and accessories, stationery and even homeware. Q: Why did you choose this area to set up shop? A: We’re situated in Centurion. It’s very centrally located, between Pretoria, Midrand and Joburg. We’re based in Jean Avenue, Doringkloof, which has turned into a business hub and is easily accessible from the N14 or N1. Q: How did you find your premises? A: We moved to Centurion in 2008, when I relocated from Pretoria to Midrand, and rented for a while. We outgrew the first premises and had to get a bigger place. Luckily for us, the building next door became available and we moved up one house. We again outgrew the building and this time I decided to buy a property. I bought the house next door in 2014 and we’ve been here ever since. Q: Why are the premises ideally suited to your business? A: A s I live in Midrand and my staff lives in Pretoria and Centurion, this made sense as a central point. We also get clients from all over because we’re conveniently located between the N14 and the N1. Q: Who are your neighbours? A: Our neighbour is Body Therapy. Q: What are the shop rental/sales prices like in this area? A: More affordable than Joburg prices.

Q: How many people visit your business each day? A: We have an average of five to 10 people come to our shop every day. Q: Do you have any expansion plans? A: Not at this stage. We’re happy with where the business is currently. Q: Do you operate online as well? A: Yes, most of our sales happen online through our website. We also have an active Facebook page (facebook.com/ShwezuStore) and we’re on Instagram (@shwezustore). Q: What’s your most popular item? A: I’m running two businesses from the premises. Fantastick Wall Decor manufactures and sells wall stickers, wallpaper and 3-D wall decor. Our most popular Fantastick products are the Fly Away Birds and most of our frosted vinyl stickers. Our vinyl wall tiles are also popular – especially the Moroccan designs. Our most popular Shwezu items are our ladies’ wedges – especially the African Queen wedges. Our shweshwe handbags also sell well.

Small business boost for property sector

T

he Department of Small Business Development is collaborating with a Growthpoint Properties initiative, Property Point, to develop more small businesses in the property sector. The initiative is the first publicprivate partnership of its kind in the sector. The department has allocated a R5m grant to Property Point for a year-long small business development initiative as part of its Enterprise Incubation Programme. It will develop 16 small businesses, of which two-thirds are youth- and women-owned. Shawn Theunissen, head: Property Point and corporate social responsibility, Growthpoint, says, “Property Point’s objective has always been to contribute to South Africa’s economic growth.” He says the partnership comes at

a crucial time as South Africa deals with high unemployment and low economic growth. The programme aims to include small businesses in procurement opportunities, integrating them into private sector supply chains. Since its launch in 2008 Property Point has created 2,066 jobs and R842m in procurement opportunities for the 130 SMEs that have taken part in its two-year incubation programmes. These small businesses have reported 43% growth in revenue. “We’re proud to contribute to this pioneering public-private partnership designed to deliver on South Africa’s transformation, small business, economic growth and job creation objectives,” says Estienne de Klerk, CEO, Growthpoint South Africa.

Social media is a currency of credibility. When an influencer raves about a restaurant, it’s not long before everyone’s eating there. For example, Tshepang Mollison (aka @twiggymoli) is known for posting gorgeous foodie snaps from around SA, which no doubt catalyses more business for these institutions. The same goes for areas and property trends. CRISPIN INGLIS, CO-FOUNDER, PROPERTYFOX

Tile and style Tiles are no longer simply that minimalist or neutral shell; they can be a way to breathe life into your home WORDS: ANNE SCHAUFFER

ncreasingly, there are bold and beautiful tiles available which form artworks in rooms, or which, if laid differently, add astonishing colour, designs and patterns. They become your stamp. “Tile trends for the year ahead will be taking their cue from the fashion catwalks – exciting bold graphics, more textures, faux naturals and the colour palettes that range from ultra bright to dark and dramatic. Bold and retro are the keywords to tiles this year,” says Johnny Lamprecht from Bathroom Bizarre.

hydraulic tiles) as well as handpainted Mexican Talavera tiles. Owner Des Armstrong says there’s been a noticeable increase in clients who want something different and beautiful. “Some only want a little splashback, a row of handmade tiles in a bathroom, while others plan an entire wall or fountain. But they want a certain exclusivity.” She says black and white is a trend today – as is grey – but it’s been around a while, and is likely to last long into the future. “It’s what you do with it that counts.”

From fashion to fabulous

Black, white and hexagonal

Hadeda is a Joburg company specialising in decorative encaustic cement tiles (also known as Moroccan, Victorian, Spanish, patchwork or

Hexagonal, or hex, tiles were hugely popular in the ’20s and ’40s on floors and in a variety of simple colours. Today, hex tiles are making

a big comeback on walls and floors. Johnny says, “They’ve been gaining popularity for a while now, largely due to their organic honeycomb shape. The difference with modern hex tiles is that they’re available in a variety of colours, textures and materials. Since designers have started embracing this shape, so has the variety of sizes, colours and textures grown to accommodate tiles that would suit virtually any decor style.” He suggests grouting of a similar colour for a more subdued effect or a contrasting colour to make the tile shape pop. “If your choice of hex tiles already has a design on it, this dictates how it’s laid. But in plain colours, they open up a whole world of creative layout options.”

Tiles with a twist

Jasmin Kraneveldt of Bathroom Bizarre says mosaic tiles are making a huge comeback, specifically monochromatic and geometric patterned versions. She also says that clients are now thinking out of the box and adding tiles to places where they previously wouldn’t dare. “That feature bedroom wall which is usually painted or wallpapered can be tiled – so can a headboard. The use of dark floral tiles, for example, can add a subtle, yet modern and romantic accent to the overall decor composition.” Des adds that how you use patterned tiles is up to you, and the more fun you have the better! “Whether you mix bright colours or go for a black and white palette, let the tiles dominate or create a vivid focal point.”

developer FWJK in the Umhlanga Ridgeside office precinct, will be a sectional title office block comprising a floor area of 7,700m2.

He says proximity to King Shaka International Airport and the Durban CBD adds to its desirability. A key development is the R1,2bn Umhlanga Arch complex, which covers 45,000m2 and houses 163 apartments.

The Skye, a mixed-use space comprising residential, retail and a hotel, will be one of the most luxurious developments. Phase 1, The Skye Luxury Apartments, will include high-end retail and commercial spaces. Phase 2 will consist of a hotel and lifestyle centre.

Enigma Private Estate is the fastestselling estate in the Umhlanga area. Individual stands start at R3,5m. Ridge 7, the seventh office building to be developed by property

Commercial property investment firm Taylor-Made Property Asset Managers has bought a 55,000m2 site for residential units, a four-star hotel and commercial offices.

Du Toit says national and international brands are investing in Ridgeside property. “The project is facing an exciting future.”

Fresh residential block for De Waterkant

T

he Quarter, a new residential development by Signatura, is planned for Cape Town’s popular De Waterkant area on the corner of Somerset Road and De Smit Street. Occupation is scheduled for mid-2020. David Cohen, MD, Signatura, says a development of 69 apartments (starting at 39m²) will be priced from R2,1m. There are five penthouse units (86m² to 168m²), each with garden roof terraces and plunge pools. Parking

is available for each unit. “Floor-toceiling glass sliding doors and windows in the units will make the most of the light and views of the city, mountains and harbour. Multiple features will include air conditioning, underfloor heating, LED lighting and provision for fibre connectivity,” says Cohen. There will be a retail outlet on the ground floor. Renato Graca, director, EHH Architects, says The Quarter will form a natural, flowing extension to the Media Quarter building, designed by the same firm.
