estled between the N14 highway and the R101 (old Johannesburg Road) and bordering the N1 on its south, the well-established suburb of Hennopspark offers an excellent location in Centurion. Besides it being close to main roads and Gauteng’s highways and within easy access of the Gautrain network, as well as OR Tambo and Lanseria international airports, Hennopspark offers quick and convenient access to all other necessary amenities and facilities, like good schools, hospitals, churches, professional services, police stations and a wellestablished business district. In addition, the tree-filled banks of the Hennops River forming its northern border with the neighbouring suburb of Wierda Park, enhance the peaceful tranquillity of the neighbourhood and assist in preserving its rural ambience.
Property Over 70% of the stable property owner segment in Hennopspark comprises middle-income residents between the ages of 36 and 64. Hence the suburb homes young and established families choosing to raise their children in a safe, kids-friendly, family-oriented neighbourhood. Many of the properties in Hennopspark are located in townhouse complexes and security estates while freestanding residences and apartment blocks also form part of the real-estate mix. As a rule, properties in this tranquil suburb are in spick-and-span condition and vary from lock-up-and-go compact units to sturdy and spacious family homes set on large wooded stands. A part of Hennopspark consists of a neat and modern industrial area with many of these premises comprising office blocks and small businesses.

My business neighbourhood Bakery on Main Irene offers fresh-baked goods to local residents WORDS: ZENA LE ROUX
IMAGE: SUPPLIED
U
sing only fresh, quality ingredients, stone-ground flour, real butter, free-range products and no preservatives or artificial ingredients, Bakery on Main has won several hearts in Irene. Owner Desiré van Zijl tells us more. Q: How did your business start? A: I’ve worked in the hospitality industry since 1995. While doing my stint overseas I realised that I wanted to open my own one-ofa-kind restaurant one day. Being wheat-intolerant myself, I started experimenting with recipes and eventually I decided to open my own bakery on 10 May earlier this year. My business is all about using good-quality and real ingredients – because I believe our bodies are our temples – and also about being able to cater for clients with specific dietary requirements. I believe everyone should be able to enjoy a delicious slice of cake or meal when they go out with their friends. Q: Why did you choose this area to set up shop? A: I wasn’t able to generate enough
income baking from home and I knew, to increase my income, I needed more exposure. When I heard that a shop was available in Irene Shopping Centre, which I’ve always thought would be ideal for me, I had to grab the opportunity. I love the village feel of Irene, plus, I knew that there was a need for a good-quality coffee shop in the area. Q: How did you find your premises? A: I heard via a friend that a shop was available. Q: Why are they ideally suited to your business? A: I wanted to open a restaurant/ coffee shop in a non-commercial environment and the village of Irene has always appealed to me. I also knew the people in the area would appreciate the quality of the products I have to offer. The community has supported me since day one. I love having a shop in Irene. Q: Who are your neighbours? A: Village Bistro – which has been in the centre for almost nine years – a pharmacy, Supa-Quick, a boutique, a hair salon and an Indian restaurant. Q: How many people visit your business each day? A: Unfortunately, my POS system can’t record the number of customers per day. We’re fairly busy during the week and usually full on a Saturday.
Q: What are the shop rental/sales prices like in this area? A: I’m not familiar with the other shops around me, so I can’t really comment. Q: Do you have any expansion plans? A: I would love to expand, as my kitchen and baking space is restrictive, but I can’t see that happening soon. Q: Do you operate online as well? A: I do have a Facebook page where I advertise my menu daily, but I don’t have a website yet. Q: What’s your most popular item? A: My gluten-free products are becoming more and more popular every week. Our most popular breakfast item would have to be the BoM French Toast, with delicious sourdough bread and free-range bacon. Our unique quiches are also very popular, especially the Italian quiche. People drive far distances for the apple crumble and then our cheesecakes, which are always gluten-free, are also big sellers. And, of course, our brownies, delicious coffees and our free-range chicken mayo sarmies.

Kid’s room makeover Breathing new life into a child’s room is a fun project with few rules and easy to do on a budget WORDS: ANNE SCHAUFFER IMAGE: ISTOCK
Y
our child’s age is a good guide to what will work best in their room. Each child has different tastes, habits, likes and dislikes, so you need to incorporate those into their space. Involve them in decisions such as colours, characters from books or TV and sporting heroes. We chat with Michele Metior of M & M Design about what to keep in mind when giving the little one’s room a makeover.
Trends
Michele says that just as with everything, children’s rooms also go through trends, largely colours, wood types, or even a furniture style or brand. “But a child’s room is for the child, so take care it’s about him or her before fashion. Each room’s dimensions are different, as are each child’s needs, so marry the two carefully. Look at the room holistically before shopping piecemeal.”
Budget
Working on a budget isn’t difficult, it just requires more DIY. Comparing prices online and in stores can also uncover some differences. Paint is relatively inexpensive, so changing the colour of walls and furniture offers a dramatic facelift. Scouring second-hand stores and Facebook community sales groups for items which others no longer want, can lead to some great bargains. You could choose to keep the room’s shell simple and monochromatic, then add colour with bright framed posters, quotes, comic strips, wallpaper squares, a bold inexpensive carpet and a bed throw. The options are endless and inspiration is everywhere.
Walls and floors
“The more practical the flooring, the better. Timber and vinyl are clean, healthier surfaces and can be spruced up with a washable rug,” says Michele. For walls, look at using washable paint, painting a wall with blackboard paint for play, using wallpaper on a feature wall, creating a painted mural (if you have the talent) or you can paint your own design – something simple, like stripes or plain walls with stars. All you need is masking tape or stencils.
Decorate for the future?
If you want the room’s decor to last through a few phases of the child’s development, make sure that the high-ticket items are neutral. Michele suggests practical furnishings and furniture. “You can find multifunctional pieces, which last from baby to adult: for example, a changing unit for a baby which can be dismantled and reassembled as a desk unit.”

The Berg River Bridge opens
T
he Berg River Bridge at Val de Vie Estate in the Western Cape was officially opened by the executive mayor of the Drakenstein Municipality, councillor Conrad Poole, on Thursday, 21 June. Martin Venter, founder and CEO, Val de Vie Estate, said at the opening event, “Building a bridge is symbolic of human progress. We are proud today to open the Berg River Bridge and believe that this addition to our estate is not only to the benefit of our residents, but in favour of our entire community.” The Berg River Bridge, the first private bridge of this scale in South
Africa, connects the estate with the R45 Simondium Road via the new Berg River gatehouse. This introduces a mere 30-minute travelling time to Cape Town International Airport and Cape Town, 16 minutes to Stellenbosch and 3 minutes to Paarl Main Road. Poole expressed his gratitude towards Val de Vie Estate for investing in the infrastructure of the municipality and said, “Drakenstein Municipality is one of the fastest growing and financially sound municipalities in South Africa, and our valley is well on its way to becoming world class.”
Prices are down in prime residential areas Research group New World Wealth published its quarterly residential update for South Africa. As part of the group’s research, it looks at the price of property per square metre in prime property areas across the country. It identified these three prime locations: Prime area: Central Sandton Per m2 2017: R34,000 Per m2 2018: R33,000 200m2 apartment price: R6,8m

Storage
For young children, Michele suggests easily identifiable storage spaces. “That way, they learn fast how, and where, to pack and unpack their own toys.” You can also choose storage spaces which will hold a little one’s toys today and a teen’s sporting goods in the future. “Baskets are great for that, and so are shelves,” says Michele. “Coat hooks are really handy – and there’s a wide range, from differentsized wooden ‘dots’ (in plywood or colour) to more industrial-looking ones (which are great when used with metal lockers) – and their functionality can move to school bags, uniforms and sports bags.”
2 Prime area: Atlantic Seaboard Per m2 2017: R75,000 Per m2 2018: R72,000 200m2 apartment price: R15m
3
Prime area: Umhlanga Per m2 2017: R36,000 Per m2 2018: R37,000 200m2 apartment price: R7,2m
Although prices were down in the first quarter of 2018 in Cape Town’s Atlantic Seaboard and Joburg’s Central Sandton, Umhlanga in KZN has seen a rise.
SA’s ‘Golden Triangle’ of prime office space
S
outh Africa’s prime office locations are linked by a golden triangle from Umhlanga/ La Lucia in KwaZulu-Natal across to Sandton’s CBD in Gauteng and down to the Western Cape’s Century City. The latest office market reports released by Broll Property Group, brings these three locations into sharp focus. Sandton continues to reflect positive, albeit slower, demand for prime office space. It’s becoming increasingly hard, however, for those seeking premium grade office space for their businesses to ignore the advantages offered in the Century City and Umhlanga/La Lucia nodes, comments Broll in its reports. Century City’s comprehensive perimeter security fencing, eco-friendly landscape, smooth integration into the Cape Town transport system, and a wide range of amenities, have secured the attention of large corporate tenants. This includes businesses in professional services, consulting, engineering,
IT, marketing, financial services and the advertising and media sector. According to Broll’s Century City Office Market report, vacancies currently sit at 8%. By contrast, Umhlanga/ La Lucia has an average vacancy rate of 5%, with Sandton at 16%. The Umhlanga/La Lucia node presents a contrasting environment to both Century City and Sandton. There’s enormous development in Umhlanga Ridgeside, New Town Centre as well as in neighbouring Cornubia and the Sibaya Precinct to the north, all of which open fresh opportunities for tenants and landlords alike. Century City and Umhlanga/La Lucia are riding high as is evident in the high quality of new office space and associated amenities coming on line in these competing regions. However, Sandton’s over-supply and the resulting pressure on rentals have sparked an innovation trend, says Broll, with the addition of quality mixed-used projects.

The hearth of the home What type of fireplace works in your home? WORDS: NICOLA JENVEY
IMAGE: SHUTTERSTOCK
E
ver since man harnessed the power of fire, the concept of a fireplace as a central feature in a home has been vigorously pursued. Today the appeal comes in its heating properties rather than the kitchen hearth. Typically, today’s most popular fireplaces are the traditional brick and mortar design, gas, cast iron or electric ones. Each option has its merits, providing a unique experience within home decor and its performance in line with what homeowners seek from their hearths. Obviously, the home’s style plays a significant role in dictating an appropriate fireplace.
Traditional bricks and mortar
Traditional fireplaces offer homes with a decorative focal point and can become a selling point for buyers seeking out a touch of a gentler era amid the helter-skelter of fastpaced modern living. They are also energy efficient and sustainable as they consume dry wood rather than electricity and, in leafy neighbourhoods where trees are regularly trimmed, the cut wood is often left on verges for consumption as firewood.
American Speakers Sunday Times Neighbourhood Ad 27 June 2018 curves.indd 1
However, the disadvantages of traditional wood-burning fireplaces are the high maintenance levels required in cleaning the grate and sweeping the chimney; the requirement for storage space for the logs and the extra vigilance when living with an open flame and hearth. An alternative that still provides the beauty of woodburning, is enclosed fireplaces. Calore CEO Paolo Carlone says the sunlight feeding trees effectively creates the world’s oldest solar batteries in the form of biomass, and biomass energy can be released by incinerating plant material. However, unlike burning fossil fuels, biomass is renewable within human time – decades or centuries – while fossil fuels require millennia to rejuvenate. He says the popularity in the eco-conscious European market has seen a shift towards biomass pellet stoves and manufacturers have the responsibility to change consumer behaviour by offering greener energy alternatives.
Gas and electric fireplaces These fireplaces warm up a room as swiftly as flicking the switch. Gas fireplaces typically burn more
cleanly and create more heat at a lower cost. Like electric fireplaces, they’re much easier to install. Electric fireplaces don’t generate the same heat strength as traditional or gas fireplaces, but are eco-friendly and energy efficient since they don’t emit any fumes. They also don’t require installing chimneys or ventilation systems and are ideal for tenants unwilling to invest in infrastructure to a home they don’t own.
Stainless-steel and cast-iron fireplaces
Cast-iron fireplaces – or potbelly stoves – are the answer to heating up smaller homes as their design traverses every shape and size and they can be placed virtually anywhere provided there’s the required ventilation to a chimney or directly outside. Hydrofire owner Kristo Nikolov says stainless-steel options offer a sleek, modern look and better shaping in design. “In contrast, many cast-iron models have an old-fashioned charm and is an especially suitable material for fireplaces because it retains the heat longer than traditional fireplaces and emits a steady warmth long after the fire has died,” he says.
