M
oreleta Park is one of Pretoria’s largest and most diversified middle to higher income residential hubs. This well-established leafy suburb, located about 12km to the southeast of the city centre, boasts a colourful history. The suburb is evidently named after the Moreletaspruit meandering through parts of the neighbourhood. It’s believed that the name Moreleta is derived from the Northern Sotho name, Moretelwa, which refers to the raisin bush used to make an alcoholic drink. Back in the early 1800s, the Rademeyer family owned much of the original farm, Garsfontein. Jacobus Cornelis Rademeyer married Cornelia Johanna Erasmus and they ran a dairy farm on the portion where Moreleta Kloof is today. Carel Erasmus bought the farm in the late 1800s and built a house where the chapel is today. Then in 1903 Carel’s son in law, Johan Marneweck, built his house on the land as well. This house was converted into the now renowned Rademeyers Restaurant, situated at the entrance to the Moreleta Kloof Nature Reserve. Resident Jeannie du Plessis says when they bought a stand here some 30 years ago, they just loved the fact that the shops, hospitals, doctors, schools and even the Wingate running club were within walking distance from their home. “We still love the neighbourhood and for this reason, are very involved in our community.

Other main arteries connecting Moreleta Park with its neighbouring suburbs and the city are Delmas Road, Garsfontein Road, De Villebois Mareuil Drive and Rubenstein Drive. Moreleta Park is closely located to the comprehensive and modern shopping centres of Woodlands Boulevard and Parkview, but the suburb boasts many other smaller but convenient shopping centres such as Moreleta Plaza, Moreleta Square, The Village and many more. The suburb is also known for its many cosy restaurants, pubs and meeting places and residents have easy access to every other amenity imaginable. Moreleta Park offers a wide-ranging choice of property types, from neat and compact apartments and flats, to secure townhouse complexes and properties in upmarket security estates.

P
aw-some Petsitting’s biggest motivation is their passion for animals. They don’t just look after your pets, they love them as their own. We spoke with owner Ulandi Smit to find out more. Q: How did your business start? A: In 2011, I took my two dogs to a kennel for the first time. When we got back, they were very stressed and it made me really concerned. After that experience, I got the idea of setting up a stress-free environment for a pet-sitting service at my home. My love for animals was also the drive behind it all. I want to take care of them and provide them with the necessary care when their owners are away.
Q: How did you find your premises? A: My mother-in-law stays in Kilner Park and, due to the high cost of renting and buying property, she helped us by making her home available to us, so we could start living out our passion. Q: Why are they ideally suited to your business? A: We’re very close to the N1 highway and N4 interchange coming from Witbank. The premises are just off Stormvoël Road off-ramp. We’re also very close to vets and have a mobile vet as well in case of emergencies. Q: Who are your neighbours? A: We have residential owners as neighbours. Q: What are the shop rental/ sales prices like in this area? A: A s we’re so lucky to be making use of my mother-in-law’s premises, I really have no idea what the rental prices look like in this area.
Q: Why did you choose this area to set up shop? A: A s with any business, it has to start somewhere with the lowest possible startup cost and the most convenient possible area which is also safe and easy for clients to find. We’re situated in Kilner Park, and will most probably move to bigger premises soon, as we’re growing in clientele. Our premises are very close to the N1 highway, which makes it easy for clients to get to us from the main route.
Q: How many people go through your store each day? A: At this stage, we still have a small client base as we’ve only been operating in Pretoria since January last year, but it’s starting to pick up. Q: Do you have any expansion plans? A: Our dream is to build a pet haven on our own plot with a parlour and vet shop all in one for our clients’ convenience. To get there, we have to start somewhere and it has grown faster than we expected. Q: Do you operate online as well? A: At the moment, we only have our Facebook page (facebook.com/ TeamPawsomePetsitting). However, we’re considering getting an online platform as well, to make it faster and more efficient for pet parents to book, pay etc. Q: What’s your most popular service? A: Petsitting at our home is the most popular due to consistent and regular attention and feeding times. Our clients enjoy peace of mind knowing that their pets are in a similar set-up as at their own home, making it easier for pets to adapt and it cancels out any separation anxiety.

Consumers’ appetite for long-term debt decreasing
T
im Akinnusi, executive head: sales and client management, Nedbank Home Loans, says that given the country’s uncertain economic outlook, South Africa can expect that this will have a negative effect on consumer confidence in terms of consumers’ appetite to take on long-term debt in the form of new lending on properties. As a result, general residential property market growth in the second half of 2017 is likely to remain slow to declining. However, the levels of market activity differ by property and consumer segments, which gives some interesting opportunities for both buyers and sellers alike. For example, with Gauteng being the most economically active metro in South Africa, it will experience
higher demand for residential property between the price range of R600,000 and R2,5m compared to other provinces, as young people migrate there for employment opportunities. By comparison, the demand for housing in the R4m to R10m bracket is likely to be higher among cash investors than among buyers seeking bonds from banks. “Nedbank remains positive about the long-term view of the South African property market, given that consumer demand for housing is still strong and this demand far outstrips the supply of residential properties. Therefore, we remain aligned to this long-term view and continue to provide clients with home loans in all property segments,” says Akinnusi.
An attractive, highly marketable home can be overlooked by buyers if the listing images are poor quality or don’t showcase the property’s selling points. For this reason, it’s imperative that listing photos are high-quality images that draw in buyers’ attention and provide them with insight into what the property has to offer. Semigration to KZN
T
he semigration of buyers, notably Gauteng buyers, to the Western Cape is a trend that has been growing over the last few years. But in reality, large numbers of upcountry buyers are also flocking to KwaZulu-Natal, predominantly to the burgeoning North Coast region.
Carol Reynolds and Gareth Bailey, Pam Golding Properties area principals for Durban Coastal, concur with the trend towards semigration among upcountry homebuyers, “In the estates we’re seeing a number of Joburg buyers investing in our Umhlanga and Sibaya residential developments.”
Says Sascha Bausch, Pam Golding Properties area specialist in Zimbali, “With its close proximity to King Shaka International Airport and proliferation of secure lifestyle estates, the North Coast areas from Umhlanga, Umdloti and Sibaya through to Ballito and Zimbali, are increasingly in demand among out-oftown buyers, particularly where the major breadwinner commutes to the workplace in Gauteng, while the family resides within a secure estate and enjoys the lifestyle benefits of living in this highly appealing part of KZN.”
Sandra Gordon, senior research analyst for Pam Golding Properties says, “While the ongoing semigration of South Africans from the interior to the coastal provinces has been a critical factor behind the outperformance of the Western Cape housing market in recent years, it appears that soaring Cape house prices, combined with worsening congestion in the Mother City, is prompting many homebuyers to consider other coastal destinations – particularly the North Coast of KwaZulu-Natal.”
Cape Town’s Southern Suburbs cash buyers
C
ash is king in the Southern Suburbs where many of the buyers don’t need bonds, says Cyndy Minnaar, Lew Geffen Sotheby’s International Realty area specialist. “As in the Atlantic Seaboard suburbs, a large percentage of cash sales has been the norm for some time in Newlands, and in many of the other Southern Suburbs areas such as Claremont and Constantia, and these transactions appear to be on the increase,” says Minnaar. Lew Geffen, chairman, Lew Geffen, Sotheby’s International Realty, says, “This is corroborated by Propstats data which reveals that only nine (22,5%) of the 40 sales that took place in Newlands between 1 January and end May to date were bonded. The figures are similar in other sought-after Southern Suburbs areas during this
period. In Constantia, just under 40% of the transactions required finance with most bond applications being for around 50% of the sale price. In Claremont 48% of the transactions were cash sales,” Geffen says. “The Newlands freehold purchase price per square metre has long been one of the highest in the Southern Suburbs, so the area generally appeals to more affluent buyers,” says Minnaar. “While some buyers do apply for bonds, they generally don’t make the sale subject to bond finance, as they possibly have other means of financing the deal as well.” However, in spite of the continued prevalence of cash sales, the subdued economy has begun to affect buying trends, one of the most notable being a cooling in the demand for new homes.

n 2017, homeowners are increasingly pursuing materials and technologies which follow the global trends of sustainability and energy efficiency, even for their roofs. Affordability will always be a factor, but now we’re rethinking affordability in a more long-term context – it’s not what we pay out of our pockets today, but what, over a period, we ultimately save. While solar panels aren’t exactly roofing, dark, more attractive solar panels integrated into the roofing, rather than sitting on top of it, are gaining traction. If you’re considering installing solar panels, start with the roof structure. For those who are thinking about eco-friendly roofing, it goes beyond materials. Factor in its recycled material content, how long it will last, and whether it can be reused. You may not be able to go the whole way with sustainability, but take it as far as you can. Even if it’s buying second-hand roofing tiles, you’ve made a difference.

To balance aesthetics and functionality, do your homework thoroughly. Bring in an eco-roofing expert to find out about new technologies. Do the maths carefully so you balance longevity, durability and sustainability.
Clearly, the type of roofing depends on the building’s design, rotation, and purpose. For some, allowing in light saves on electricity/lighting. Translucent materials such as Polycarbonate, acrylic clear glass and most tinted options, can introduce direct light into a building. For others, reflecting sunlight away, a silver-look component saves on electricity/cooling. It’s estimated that some eco-friendly products can reduce around 60% of the sun’s radiated heat, substantially reducing the interior cooling requirement and increasing the energy saving. A number of manufacturers of reflective roofing products quote
reductions in interior temperatures of between 5°C and 7°C, with energy savings of between 10% to 30%. When you weigh up your options against costs, it’s wise to factor in the lifespan of roofing materials and tiles, in other words, durability. Look at the weight too, because heavier tiles mean a different, more robust, ultimately, more costly roofing structure. If you’re thinking of installing solar panels, a contractor should inspect your roof. It’s suggested that your roof should have another 10 years of life left in it, and if not, you’ll need to renovate, then install the panels. A green or living roof is a wonderful option if you’ve decided against solar panels, or, of course, if you have different sectors of the home which allow you both options. They’re wonderfully cooling, can be very low maintenance, can draw in the birds, bees and butterflies, and look really soft, sculptural or natural. Depending on where you live, plant nearly anything local – choose indigenous, self-seeding flowers and grasses which are easiest to maintain. It’s simpler to plan a green roof on a new building, but it’s also doable on an existing flat-roofed building or one which you can convert to that. Ideally, bring in an expert, because the thick waterproofing required needs professionalism and experience, and it’s vital to accommodate roots and a drainage system. And talking drainage, gutters aren’t the most glam aspect of a roof, but from a sustainability perspective, they’re important. If you’re a DIY fundi, channel that rainwater into holding tanks – if you aren’t, then employ somebody who can.
