arm summer evenings go hand in hand with cool refreshing drinks. And what goes better with a cocktail than Mexican food with your compadres? Tiaan Liebenberg and Zane Figueiredo opened El Pistolero last year, and have been commended for their wonderful quesadillas and chilli-chocolate churros. Since acquiring their liquor licence, their passion to produce traditional Mexican food is now paired with their passion for made-to-order cocktails.
The restaurant
Among lush big trees in the quiet streets of Constantia Park, El Pistolero’s bright yellow chairs serve as a warm welcome to visitors. Tiaan and Zane were specifically looking for a place in the east of Pretoria that was not in a shopping centre,
with as much of a street view as possible. When one of their friends told them about their current spot, they immediately saw the potential the tranquil Constantia Park spot offered.
Fresh favourites
At El Pistolero all cocktail syrups and ingredients are fresh and home-made, and each refreshing drink is made-to-order. Firm favourites in the cocktail category include the classic margarita, the Marga-Rone (a margarita served with un upside down Corona), and the tequila sunrise served with home-made grenadine made from real pomegranate juice prepared in the El Pistolero kitchen. Great non-alcoholic Mexican inspired drinks include Tepache (a fermented pineapple drink), hibiscus ice tea and home-made coriander and jalapeno lemonade.
What to look forward to
A few new cocktails will make their appearance on the menu, including a pineapple and jalapeno margarita as well as Mescal, El Chico, and Club Del Libro Sangria. The Diablos Jardin (translated as the devil’s garden), is sure to be a hit with its chipotle-infused mescal, tequila reposado, lime juice, agave nectar and fresh mint combination. Three Mexican beers will also be added to the menu – these include Minerva ITA (imperial tequila ale), Minerva Pale Ale, and the Cabotella Blonde Ale. Last but not least, luxury tequila Don Julio, will become a regular on the drinks menu. In addition to the new drinks, patrons can expect two new wooden decks in the near future – perfect for gathering outside and enjoying the calm of the lush trees.

T
he 23 on Hazelwood establishment is situated in a big, old house with a spacious, cement-floor stoep. There are many seating sections, so you can choose the ambience you’d like depending on that specific day. Sit outside on the stoep for a farm-style feel, inside at the private bar section for a quiet and intimate vibe, or inside next to the open-plan kitchen for a vibey buzz. The venue offers a creative mix of old-school farmhouse and retro-cumhipster – the colourful red and yellow chairs and the classy wooden tables are a perfect example. Interesting pieces of furniture hanging and lying around – such as buck heads, old chandeliers, and the white and black tiles – add to the retro and playful feel of the place. It wasn’t only the decor that impressed me, but also the tender chicken breast topped with basil pesto and artistically arranged avo on top to round it off perfectly with a creamy texture.
The meal was served with a fresh rocket and baby leaf spinach salad, a wonderfully sweet balsamic extract, sunflower seeds, tomato, feta and cucumber. This is how a healthy meal should taste, all the flavours were there: creamy avo, tender chicken, the spiciness of the pesto, the crisp texture of the seeds, the sweetness of the balsamic reduction and the freshness of the salad’s ingredients, all rounding off one perfect meal. Other interesting items on the breakfast menu include the Frenchie, (French toast filled with Nutella and banana, topped with seasonal berries and drizzled with honey), and the eggs Benedict (a lightly toasted English muffin topped with fresh rocket, creamy spinach, ham, two perfectly poached eggs and finished off with amazing Hollandaise sauce). Try the salted caramel and lemon meringue milkshake or the latest craft bar addition right next door, The Crafty Fox.

here’s a general trend towards interactivity in design at the moment, as we try and make our physical world like our digital world. The endless possibilities of the latter mean that when we engage with the real world, it’s often frustratingly static – at least when it comes to our furniture and decor. That’s why modular and adaptable furniture pieces are increasingly seen at design shows, and the same approach is filtering down to the world of lighting. As homes have become increasingly minimal, the trend over the last few years has been for lighting to
follow suit. At the same time, LED technology means that lighting can also be more seamless than ever before because of a much smaller carbon footprint. What we’re seeing increasingly now, however, is a reaction to this approach by designers creating dynamic and interactive lighting pieces for modern homes. On the tech-savvy side, Philips has seen great success with its smart lightbulbs that can be controlled remotely by tablets and smartphones to change colour, adapt to ambient light and more. At the lo-fi end of the spectrum, however, we’re seeing the reemergence of adjustable and dynamic lighting installations.
These can be moved and adapted by users to change the focus or intensity, or just create a new, more interesting shape when they want to. A great example is the Capsula Suspension Lamp by Brokis, available locally at Crema Design. Whether smart or not, this kind of interactive design is here to stay in our homes, be it in the form of our appliances, furniture or lighting.

Q: How did your business start? A: My business partner, Sonika van der Walt, and I have a love for fashion, beauty and wellness, so we opened Shanique Beauty Beautique to bring this experience to people with a love for beauty who want to enjoy international products. We want to rejuvenate customers with treatments such as
body massages, facials, manicures and pedicures, and want men to enjoy our male grooming range. Q: Why did you choose this area to set up shop? A: Brooklyn is the hub of Pretoria East, with corporate companies, embassies, the Brooklyn Mall – one of the best shopping malls in Gauteng – and is close to the University of Pretoria, so many students visit the area daily.
Q: What are the shop rental/ sales prices like in this area? A: Rental is R6,500/month excluding lights and water.
Q: How did you find your premises? A: We found the salon on PrivateProperty.co.za in mid-August and contacted the agent the following week for a viewing. We immediately fell in love with the house when we saw it and next day paid our deposit and got ready to move in.
Q: Do you have any expansion plans? A: We won’t be expanding in this house as our future plan is to move to larger premises.

Places to look for 2nd-hand materials
Local community sites and other internet sales sites are great places to look for second-hand building materials. Demolishers: if they don’t have what you’re looking for, put your name on their waiting list.

I
t’s time to think differently. Our heads are all focused on water, electricity and recycling our garbage, but if you need to replace or renovate, think green. Amazingly, one of the seemingly justifiable gripes of those who want to buy eco-friendly materials, is the lack of knowledge and, often, interest. Did you know that you can buy carpeting with a high recycled plastic content? Have you considered eco paint? Have you thought about bamboo flooring, or kitchen counter tops made from recycled materials? As the demand for eco-friendly products has grown, so too has their sophistication. You may not be prepared to sacrifice the look or feel of regular products, but if you do your homework, you won’t have to. There are quality products made from recycled materials out there. Ask yourself one question, though: “How do I know if one material is more environmentally friendly than another?” It’s fine for those in the know, but most of us are enthusiastic beginners. Ask many questions. Also bear in mind that if your sustainable product has to be flown halfway across the world from China,
you may be better off looking for something that is not quite as sustainable, but available locally. Renewable bamboo is a good alternative to oak flooring, but if you can access reclaimed oak locally, you’re doing the smarter thing. A good place to start when you’re renewing an element of your home is to investigate salvaged, refurbished, or remanufactured materials: anything from bricks to doors, windows and flooring – even paving stones. Not only are you likely to save money buying second-hand, but you are also reusing resources, which is a good thing. In addition, you can modernise – think about staining that parquet flooring black, or bleaching it for the beach house. Recycled plastic is being reconstituted into some quality products, like kitchen counter tops, and decking, and you can barely distinguish between wood, granite and this composite material. So, next time you need to look at your roof insulation, think eco. There are so many alternatives which not only save you money, but are also immensely satisfying to install, knowing you’ve taken the green – or at least greener – road.

Relief as lending rate remains the same
O
ver the last few years, the prime lending rate has increased by 2%, which has had a marked impact on homeowners and prospective buyers seeking to get a foot in the door. A homeowner, who purchased a property for R1m at the end of 2014 with a bond linked to prime, will currently be paying R1,306 more for their home. According to John Loos, household and property sector strategist, FNB, from the end of 2013 up until June this year, the cumulative increase in the bond instalment on the average-priced home has increased by 42,1%. Adrian Goslett, CEO, RE/MAX of Southern Africa, says the Monetary Policy Committee’s decision to keep the rates unchanged is the right
decision for both the property market and the greater economy. “An interest rate hike would only dampen consumer sentiment and further slow down the property market. This year has been tough for consumers who have already had to absorb two interest rate hikes, along with an increased cost of living. While the housing market still reflects an ongoing demand, the effects of the slower economy and higher financial demands on consumers has been felt in the property sector.” He notes that affordability will continue to be a driving force behind the property market and a rate hike would negatively impact that. “Consumers who are able to reduce their household debt-to-income levels have an increased chance of showing the necessary affordability levels to purchase a home,” Goslett says.

TENONQ rethinking communal spaces

ommunal urban living is the cornerstone around which TENONQ, the latest and largest development to be launched by Blok, has been designed. Located at 10 Quendon Road, Sea Point, the entire eight-storey development has been designed to be an extension of each resident’s apartment. “While communal areas in apartment blocks are nothing new, we have set out to create shared spaces with activities in mind that enable residents to not only connect with their neighbours, but also enjoy the benefits that this brings in terms of safety, convenience and community. Human interaction has essentially been designed into the communal spaces,” says Jacques van Embden, MD and co-founder, Blok. The development is situated between
Sea Point’s Kloof Street and Regent Road, and will comprise nine onebedroom apartments, 10 one-bedroom lofts, 32 two-bedroom apartments (mostly duplexes), as well as two two-bedroom duplex penthouses. TENONQ will also have ample parking with one or two parking bays per apartment, plus bays for visitors, motorbikes and bicycles. “Our aim with TENONQ is to expand the Blok development portfolio with not only our largest project yet, but also one that truly highlights our dedication to communal urban living; something that we see as integral to the success of any developing urban area,” says Jacques. TENONQ is scheduled for occupation during summer 2018/2019 and apartments are priced from R2,4m.
Office sector is all about agile working
O
ffice space vacancies are on the rise, and with new developments coming on stream, the competition between landlords is fierce – it’s a tenant market at present. That’s the view of Tim Cable, director, who heads up the real estate sector in South Africa for global professional services consultancy Turner and Townsend. Cable says that landlords who offer a holistic solution to office space, as opposed to competing over a clean white space, provide a compelling offer to prospective clients. Cable believes the opportunities sit within both refurbishment projects of existing space, as well as redevelopment of existing sites, with blue-chip
companies looking to consolidate their current portfolios and leverage off new workplace methodologies. The office property market is going to need to be cognisant of the new workplace requirements as buzz words such as agile and collaborative workplace design requirements are incorporated within the traditional open-plan floor plates. “Agile working is all about creating a flexible and productive environment. By creating different working areas within the office, a business can ensure employees have complete freedom and flexibility to work where they want, when they want. These workplace design requirements will also influence the amount of space that corporates require.”

ositioned in the western section of Centurion, the suburb of Eldoraigne and its extensions is bordered by the Old Johannesburg Road in the east, Hendrik Verwoerd Drive to the south, Wierdapark in the east and Wierda Road to the north. Agent commentary Q: What types of properties are available in these areas, and who is buying them? A: Eldoraigne is a thriving suburb in the western part of greater Centurion. It comprises several gated villages offering security, as well as full-title houses. Of the 542 property sales during the last 12 months, 83 were freeholds, the rest consisted of townhouses and properties in estates. The most popular and sought-after property is a three-bedroom simplex that sells for around R1,5m. The majority of buyers are middle-aged (36 to 49) followed by the more mature buyer (50 to 64), with an average household monthly income of between R43,000 and R51,000.
Q: What is currently happening in the property market in this area? A: Eldoraigne is an area boasting professional buyers who are local, from out of town, as well as internationals. They range between 36 and 49 years old. Eldoraigne also boasts many security estates. Although there is still a high percentage of freehold, standing homes outside security estates, the sales growth on freehold standing homes in security estates is much higher. This also applies to sectional scheme homes. The sales market value of homes in Eldoraigne is between R1,5m and R3,5m. Eldoraigne also offers a large stock of sectional titles ranging between R800,000 and R1,5m.
Q: What attracts buyers to Eldoraigne? A: Lying in the western parts of Centurion, Eldoraigne is a fairly modern suburb that classes itself as upmarket. There are a series of boomed townhouse villages that offer security, and it is an ideal location for first-time homeowners or those wanting easy access to Pretoria or Midrand. Eldoraigne also offers easy access to main roads. There is a fair number of green belts that, despite being in a fairly built-up area, allow for a feeling of living on the fringes of the major cities of Joburg or Pretoria.
