W

aterkloof was established in 1903 as a remote township about 10km southeast of Pretoria. The area was so isolated that the South African Township and Mining and Finance Corporation had to come up with its own plans to generate electricity in the area and establish a public transport service “to town”. In the following years, the tranquil, hilly suburb, with its Victorian street names and large erven, became a favoured residence for many prominent businessmen and statesmen. Today, Waterkloof’s graceful homesteads are still largely home to influential people, foreign diplomats and the rich and famous.

The suburb offers a secluded, exclusive lifestyle on the leafy ridges overlooking the bustling city against the backdrop of the Union Buildings. More than 100 years later, Waterkloof still has many conveniences and exceptional facilities, with the area now part of the “Old East” adjoining Pretoria Central.

Comprehensive shopping facilities such as Menlyn Park and Brooklyn Mall can be found nearby, and an array of fine dining restaurants and delightful coffee shops are spread throughout the area and neighbouring suburbs. Waterkloof is renowned for a special annual tradition. When night falls over the December festive period, residents from all over Pretoria gather in Lawley Street in their thousands to admire an awe-inspiring display of twinkling Christmas lights put up by residents of the street.

E

MZ Decor offers a wide variety of unique gifts, furniture, mirrors, and other decor items ideal for small spaces. It also sells locally made jewellery and ceramics and offers a complimentary wrapping service on all gifts bought in the shop. Owner Debbie Mandemaker tells us more. Q: How did your business start? A: There’s another branch of EMZ in Kloof, Durban. This is the original store which is owned by my sister, Joanne Wood. The original store was Joanne’s concept which, after three years, she wanted to expand into the Pretoria/Johannesburg region. We saw the opportunity and decided to open our own EMZ store in Pretoria along the same theme. Q: Why did you choose this area to set up shop? A: We were looking at a target market of middle- to upper-class women around the Pretoria area. After seeing a large number of different premises, we decided on Glenfair Boulevard in Lynnwood, as many of the tenants had been there for 10 years or longer and it has a wide range of customers. The centre is nicely set up and all the shops complement each other. Q: How did you find your premises? A: Once we had completed our business plan, we engaged a real estate agent to help us find the

perfect location for EMZ – looking at a store of about 50m² in a good location and in a good area that met our target market. Q: Why are the premises ideally suited to your business? A: We’re located next to the Spar (one of the anchor stores in the centre). Therefore, we have a large amount of foot traffic on the way to Spar. We aim to give people an alternative to going to a larger mall every time they need a gift. Q: Who are your neighbours? We’re located next to the Superspar and have a number of clothing outlets nearby. Q: What are the shop rental/sales prices like in this area? A: The shop rental is slightly higher compared to some of the other retail outlets in the area. Sales prices are dictated by market conditions and by competitors in the centre as well as the surrounding area. Q: How many people go through your store each day? A: We have a large number of people coming into the shop daily, even though many just browse. The actual number of sales can differ from day to day, but on average we make about 20 to 30 sales a day. Many customers make use of our complimentary gift-wrapping service.

Q: Do you have any expansion plans? A: We’re currently focusing most of our attention on our new store, but the ultimate aim is to expand to three or four stores in the Woodhill, Sandton and Bedfordview areas, but that would only be within a three-year timeframe. Q: Do you operate online as well? A: This is still in the developmental phase. The domain registration has been completed and the site is busy being designed. We’re hoping to launch the site soon. Q: What’s your most popular item? A: Due to the variety of products we offer, we have quite a few popular items: for example, our gift hamper products consisting of body products such as hand creams, soaps and fizz balls. Most of these products are handmade. Our locally made jewellery and ceramics are also very popular and we’ve recently introduced ceramic spoons to our product range, which have exceeded our expectations.

Boom time for the East City Precinct

F

or many years, Cape Town’s East City Precinct was regarded as the less desirable fringe of Cape Town’s CBD, largely overlooked by the developers who’ve been reshaping the cityscape over the last decade. However, this has started to change, with recent upgrades attracting new businesses and injecting new life into the area. Lew Geffen, chairman, Lew Geffen Sotheby’s International Realty, says that until recently, investment in

this area was very slow, especially when compared to the Foreshore and other central sectors, but with R16bn worth of construction under way or planned over the next few years, the East City Precinct will undergo a dramatic transformation. “The area has been earmarked by the city as a special design and development district, and many are hailing it as a ‘design and innovation district’, as well as the latest trendy social hub,” says Geffen.

Chad Shapiro, senior commercial broker, Lew Geffen Sotheby’s International Realty CBD, City Bowl and Atlantic Seaboard, says that a number of the larger commercial buildings have already been remodelled and upgraded, including The Harrington, 50 Buitenkant and the entire Church Square area. Construction includes the new Amazon.com building which is being built where Viglietti Motors was situated.
