estled against the southern foothills of the Magaliesberg mountain range in the north-eastern corner of the Mootarea in Pretoria, the suburb of Waverley offers a picturesque and stress-free living environment alongside big city conveniences.
own about a quarter of residences in Waverley. However, in keeping with current trends elsewhere, retirees here also scale down from freestanding properties to retirement or security estates and move out of the area while there’s an increase in young buyers (18 to 35 years old) moving in.
This leafy, well-established suburb with its many jacaranda trees also ticks all the right boxes when it comes to location close to the N1 and main arteries, quality and enough amenities and a variety of affordable value-for-money properties.
In recent years many of these traditionally large freestanding stands have been subdivided and therefor Waverley’s residential market include a fairly large proportion of duet homes. These are more suitable for younger modern-day working families, while still offering value for money in the R1m to R1,5m price categories. Families who require more space, a granny flat or staff quarters and 3+ bedrooms plus a sizeable garden, can expect to find some great properties for on average R1,7m.
Besides an array of schools, churches, shopping facilities and places of entertainment, Waverley is within easy access of several hospitals, a police station, community library, public transport routes and all necessary professional services. The community is widely known for its friendly character and involved demeanour to make Waverley a most pleasant suburb to live in.

Schools Waverley is the proud home of Laerskool Totiusdal and Laerskool Voorpos. Both these primary schools were established in the 1950s and are located centrally in the neighbourhood, within walking distance of most residences. The Gereformeerde Gekombineerde Skool Dirk Postma is a combined (primary and secondary) school offering education based on Biblically reformed values. Moot Christian Academy is located within a short distance from Waverley in the neighbouring suburb of Villieria and offers accelerated Christian education (ACE) to learners from Grade RR up to Grade 12. Hoërskool Oos Moot which opened its doors in 1952 is the oldest public high school in this suburb. Within a few years of Oos Moot’s establishment, Hoërskool FH Odendaal, today a multicultural multilingual school to the east of Waverley opened its doors, and in 1961 Hoërskool CR Swart in the southern neighbouring suburb of Môregloed followed. Many learners living in Waverley attend the well-known technical high school John Vorster located in Rietfontein.

In addition, the neighbouring Moot extensions are renowned for their many specialty, antique, and art-and-craft shops, laid-back coffee shops, and performing arts theatres. Treat with respect When it comes with the tag ‘patio furniture’, somehow we think it’s weather and life proof. It may well be to a lesser or greater extent, but there are ways, means, methods and products to prevent premature ageing, and indeed, prolong its life. WORDS: ANNE SCHAUFFER

s our South African lifestyle creeps more towards the outside than in, good quality weather-resistant furniture has become prized. Not only because it’s wonderful not to have to move cushions or furniture inside from out, but it looks far better to have a dressed patio, too. Some products will have their own specifications in terms of caring for it, and it’s smart to wise up on that to ensure you don’t jeopardise any warranty. The fundis also advise against any harsh treatments like high-power hosing or bleaching, because that will undoubtedly weaken the material. A good vacuum clean is often very handy, particularly for woven furniture. Mia Delport, marketing manager, Patio Warehouse, points out that we need to distinguish between a covered and uncovered patio. “We recommend all wooden products should be under cover. Our harsh South Africa sun dries out the wood, and it requires too much maintenance.” She suggests all-weather wicker, aluminium, resin (plastic) and cast aluminium as furniture types for an uncovered patio. “New-technology products are also available such as fully upholstered products that can be left outside. The foam in the cushions is designed to let through as much air and water as possible, and it’s mould resistant. So when you leave the fully upholstered set
outside, and it has rained, it will dry within 30 minutes,” she says. If your cushions aren’t weather proof, you’ll need to put them away, or at least, cover them with weatherproof covers. Don’t put them away damp or wet, or cover them in plastic. Dry them thoroughly first.

Delport has advice for maintenance and cleaning on all products. “Use a dry, clean cloth to dust your furniture weekly and help maintain its lustre. To clean furniture, spray off any dirt or debris with a hose, and wipe dry with a soft cloth. Avoid allowing water to stand on the surface of your furniture and cushions. “For prevention, there are sprays for wicker protection, aluminium protection and Textilene, perfect to help keep your furniture looking at its best.”
Wood
Of course, if you love wood and are prepared to maintain it, the experts advise regular oiling, or annual sealing or varnishing. “If you don’t want to constantly reseal the wood, apply wood oil or polish on a regular basis from the day you buy it. Liquid polish is easy to apply, repels water, and is cost-effective too. It keeps the furniture looking youthful.”
Metal
Metal furniture can become stained, and acquire rust spots. Keep it clean,
as dust traps water, and accelerates rusting. If you see a rust spot, treat it swiftly by sanding it, applying a metal primer, then paint.
Plastic
Among other things, sun creams and screens can stain plastic, so rinse off the chairs regularly with a mild soapy solution.
Different climate, different treatment?
Delport says because it’s more moist at the coast, it’s easier to treat wooden products there. “You don’t need to oil your set as regularly as you would inland. But, although our aluminium products are powder coated to prevent them from rusting, coastal areas need to apply the aluminium protection more often.”

New ultra-luxury private homes in Mauritius
O
ne&Only Le Saint Géran has launched its first collection of private homes. Exclusive freehold beachfront residences are on offer to international HNWIs. The properties are available in five designs, ranging from two to six bedrooms. This exclusive community will include 52 villas on a 2km stretch of beach among tropical vegetation on the resort’s secluded peninsula. With two styles to choose from – modern Mauritian, with pitched roofs, or contemporary, with flat roofs – the concept is “ultra-luxury service within a residential space”. Residents will have access to the adjacent One&Only Le Saint Géran’s amenities and receive priority
status for reservations at resort restaurants, experiences and events. Ranging from 280m² to 758m², all homes have two floors of spacious interiors and include private terraces, kitchens that can be prestocked, secluded gardens and swimming pools. “Many opt for the island life in Mauritius, not only for its beauty but also for greater financial and tax security,” says Hugues Jannet, director of Private Homes at One&Only Le Saint Géran. “South Africans buying a private home will be entitled to Mauritian residency permits.” The properties will be fully maintained and serviced by the resort on behalf of owners.
Flyt Hospitality Fund launched for 12J investors
A
nuva Investments, SA’s first Section 12J company, has launched a new property/ hospitality fund. It allows for diversification from traditional 12J private equity into the property sector via a hospitality fund created in partnership with Cape-based property developer Flyt Property Investment.
Investment in Section 12J venture capital vehicles has boomed over the past 24 months because of its tax incentives. Section 12J provides local taxpayers with a 100% deduction on the invested amount, so they can claim tax relief of up to 45% on the investment amount.
Anuva Investments CEO and founder Neill Hobbs says the company’s investment mandate with Flyt Property Investment is focussed on quality hospitality. “Our strategy is to find outstanding opportunities in the sector: good-quality, strategicallylocated properties with a focus on sectional title serviced apartments and student accommodation.”
The partnership will issue shares in selected qualifying property developments. Two Cape Town developments have been structured into the fund. The issued shares give the holder access to all benefits of the property. A minimum investment of R1m is required from private investors, trusts, stokvels, investment syndicates or companies. The investment is locked for five years.
Property was excluded as an asset class for 12J investing until recently, when a few venture capital company (VCC) specialists included the hospitality sector in qualifying VCCs.
Eaton Square, currently under construction in Deep River, will be available to Section 12J investors via the Flyt Hospitality Fund. It’s due for completion in January next year.
Green awards Val de Vie opens for Sandton Gate show house for retirees
S
andton Gate precinct has been awarded Green Star certification for its sustainability and design features shortly before Phase 1 of this mixed-use development opens to the public this November.
Site-wide requirements were met under the Sustainable Precincts tool, which was developed to influence and incentivise developers to consider good design, community and environmental outcomes.
It received four-star certification under the Green Star SA Sustainable Precincts v1.1 tool, following the project’s second-round submission in mid-August, whereas Phase 1 achieved a five-star Green Star SA Office v1.1 Design certification in July. Abland and Tiber are the developers of the precinct.
Some of the precinct’s sustainable incentives include an app-based carpooling scheme for occupants, bus shelters with solar-powered charging facilities, and a reverse vending machine that accepts recyclable materials in exchange for credits or tokens. Three primary waste management schemes have also been strategised.
“We’re proud to be a frontrunner in the green building sector with this development, one of the first to be rated under the Green Building Council SA’s Green Star Sustainable Precincts tool,” says Tiber director Germano Cardoso.
Abland property development manager Simon van Helsdingen says by taking an integrated view of both the precinct and user experience, Sandton Gate aims to retain leading tenants who’ll benefit from lower operating costs.
