The suburb recently saw two sizeable developments, which have had a major impact on the suburb’s character. The expansion of Menlyn Park shopping centre – which now claims to be the largest mall in Africa – was completed towards the end of last year. The mega mixed-use precinct development, Menlyn Maine, which offers office, retail and shopping space as well as an entertainment complex and Pretoria’s first casino, also paved the way for several other high-rise developments. These include commercial and residential projects in Menlyn and neighbouring suburbs like Ashlea Gardens, Lynnwood Glen and Newlands. Menlyn Maine’s residential segment, a towering luxury apartment complex,

The Trilogy Collection, is well under way. The first phase of apartments is scheduled to be completed early in 2019. The development will boast 550 units ranging from studio apartments to multimillion rand penthouses offering exquisite hotel-style living. Just across the N1 from Menlyn, in Ashlea Gardens, another new luxury apartment development, The Regency, offers the perfect city abode for young professionals and the corporate sector. There’s an abundance of investment and development opportunities in the Menlyn node. Balwin and Transcend announce partnership

J

SE-listed Balwin Properties and Transcend Residential Property Fund have announced a strategic alliance with the intention to bring to market up to 8,900 quality affordable rental apartments across five developments in key Gauteng nodes over the next six years. Balwin will be responsible for the design and construction of each development and sectional title apartment. Balwin will also market and secure lease agreements for the apartments with prospective tenants. Transcend will then have the opportunity to purchase fully tenanted apartments in phases from Balwin. Transcend’s intention is to participate in all five developments although they will be treated and reviewed independently. nquiries from both upcountry and overseas visitors for holiday rentals in Llandudno and Hout Bay in the coming summer holidays are now flowing in steadily and increasing week by week, says Terry Mackenzie, rental agent, Cape Waterfront Estates. “Many property owners in Llandudno and Hout Bay like the idea of renting out their homes over part or all of the holiday season, but they don’t contact rental agents until it’s far too late,” says Mackenzie. “Now is the time to put your property in the hands of a good rental agent, because right now most of the better-organised holiday visitors are making their holiday plans.”

Mackenzie says that in Hout Bay suitable homes rent out in December and January at around R2,000 to R10,000 per day, while in Llandudno, one of the most affluent Atlantic Seaboard suburbs, homeowners are now able to charge from R6,000 to R60,000 per day – and in one or two cases even higher rentals have been acceptable to clients. These prices, she says, will probably seem high to many people, but worldwide Llandudno is seen as a top-of-the-range destination, and those paying for their holidays with First World currencies are still getting a bargain. Many Gautengers can also easily afford a holiday home in this price range, she says.
