M

idrand’s favourable location in the heart of central Gauteng, midway between Pretoria and Johannesburg, alongside what is believed to be the busiest stretch of the N1 highway in South Africa, is one of the key drawcards of this area and the reason for its existence. The Midrand Municipality was established in the early ’80s in an area called Halfway House, which was named after its location between Pretoria and the Witwatersrand. At that time, the area mainly comprised agricultural holdings, small farms and one smallish shopping centre. As predicted, Midrand saw tremendous growth and development over the years and boomed into a thriving, ever-expanding business hub and popular residential neighbourhood. Midrand has since been incorporated into the City of Johannesburg Metropolitan Municipality and includes a number of suburbs offering a variety of residential options. Suburbs west of the N1 include, among others, traditional urban middle-income neighbourhoods like Noordwyk, Vorna Valley and Country View, and the more upmarket and trendy Halfway Gardens and Carlswald. Further west, flanking the R55 between Pretoria and Sandton, is the beautiful and affluent suburb of Kyalami, with its many imposing estates. Just east of the N1, with Olifantsfontein Road slicing through a part of it and linking up to the R21 (to Ekurhuleni), you can find the serene and quiet Randjesfontein. The suburb consists

of graceful farm-style estates and smallholdings meeting the needs of those privileged enough to live a life of beauty, comfort and tranquillity in the countryside, with Gauteng’s largest cities on their doorstep. Randjesfontein’s southern neighbour, the leafy Glen Austin, comprises a collection of agricultural smallholdings, none smaller than 8,500m2. Some have been converted into business properties such as guest houses, and others are sizeable multibedroom homes where the family can simply unwind and enjoy the natural surroundings. Business development in the ’80s and ’90s mainly took place on the portion of land sandwiched between the N1 and the R101, known as the Old Johannesburg Road, while the past two decades are characterised by an upsurge in businesses and development activities all over Midrand. Many businesses and corporates are moving out of Pretoria and Johannesburg to Midrand to take advantage of the commercial properties and vacant land available in the area. Well-known landmarks in Midrand include the country’s premier multipurpose conference and exhibition centre: Gallagher Convention Centre, the South African Lipizzaners riding academy, the Nizamiye Mosque, Grand Central Airport and the Kyalami Grand Prix Circuit and golf course, with the latest addition being the gigantic Mall of Africa – the largest shopping mall in South Africa built in a single phase.

Delicious new breakfast menu!

Come as you are PRIMI has launched a new breakfast menu where old traditions ring in fresh new flavours

T

here’s something about eating out for breakfast, whether it’s a breakfast meeting or catching up with friends at the weekend. It’s a treat without being extravagant, a time when you want something sustaining, comforting and not too fussy, nutritious enough to get you through the day. PRIMI’s newly launched breakfast menu fits the bill perfectly, and while PRIMI still has its selection of timeless breakfast classics, it has come up with some sparkling new dishes that put the zing back into comfort food and leave you feeling well fed, healthy and happy.

Tradition

Chef Natale Schotti has been at the helm of PRIMI’s recipe development for the last year, with her food background embracing the whole of the Mediterranean and the Middle East. You taste these influences in the fresh herbs, citrus highlights and gentle spices that enliven each dish, and she’s passionate about using ancient traditions such as fermenting foods to add flavour and nutritional value. “The doughs we use for our breads and pizza are fermented and aged for at least 48 hours,” says Natale, “so you get a much better eating experience, a lot lighter.” These include a light crusty sourdough ciabatta and a dense, delicious rye. Another fermentation innovation is a creamy yoghurt relish: natural yoghurt that is fermented for a few days with capers, herbs and luscious olives to become thick, fresh and tangy. It works perfectly to balance the richness of the luxurious new Salmon Fraîche Frittata: an open-style omelette baked with cream and fresh salmon in a simple enamel dish in the pizza oven. Topped with generous ribbons of smoked Franschhoek salmon trout and a chopped Persian salad vibrant with herbs and fresh crunchy vegetables, the whole dish is power packed with nutrients, so indulgence and healthy eating go hand in hand.

Preservative-free

As well as researching old food traditions, Natale is very firm about cooking without any preservatives and making everything from scratch in-house. She’s introduced two age-old condiments into the PRIMI kitchens. The first is a simple green salt: natural rock salt ground with celery and slowdried herbs – it’s bursting with flavour and is used judiciously in every dish. Another favourite element from the Levant is toum. “Toum is ancient – it’s fresh garlic ground down with lemon juice, salt and oil,” says Natale. “It’s something that is amazingly flavourful, and I love using quirky old traditional things and giving them a new coating.” Gremolata, that delicious fresh and zesty Mediterranean condiment, is another lively addition, especially addictive in the Sautéed Mushrooms breakfast dish, where the mushrooms soak up all that herby, lemony goodness. They come to the table piled on top of creamy avocado salsa lavishly spread on rye toast and topped with a perfectly poached egg – light but sustaining and very moreish.

Locally sourced ingredients

There are only three ingredients that PRIMI imports from Italy: the tinned tomatoes – for that true Italian flavour, the bronze-cut pasta, and the fine 00 flour. All the rest is sourced locally and Natale buys from an accomplished local cheese maker. “We use a lot of fresh cheeses,” she says, “in particular the aged mozzarella for our pizza, also the fresh fior di latte mozzarella, and a wonderful salted ricotta – slightly aged, creamy and rich, it’s a gorgeous cheese.” This ricotta is the secret ingredient in the hearty new “breakfast pasta” dish, Rigatoni Forza. A quirky reinvention of a traditional Italian baked pasta, it’s the perfect winter warmer: robust flavours of bacon and chorizo in a tomato sauce, a slight kick of chilli, added depth from

the ricotta, and two eggs tucked into the dish, then baked in the pizza oven. With a light dusting of lemon zest and pecorino to lift all that heartiness, it’s a dish to keep you warm throughout the day, even when there’s snow on the mountains.

The breakfast menu

There’s plenty more on the revamped breakfast menu, which reads temptingly in several chapters, from the indulgent Eggs Benedict in four variations, the Frittatas, Breakfast Bowls and classic straightforward bacon and egg combos like the PRIMI Power. Look out on the drinks section too for the new warmly spiced Masala Chai tea and latte. Don’t expect to manage more than one dish at a sitting (unless you’ve run a mini marathon before breakfast), they are generous and filling; but if you can’t decide between several of the mouthwatering descriptions, why not order several dishes for the table and share. It’s not tapas, but there’s no reason why the sharing approach can’t work for breakfast too. Above all, Natale’s focus is on unpretentious, easy eating that just happens to be healthy, and that appeals to all the senses. “I don’t want to be preachy about health benefits and so on,” she says. “I just want to include things that are healthy and tasty that work with the dish – amazing life-giving elements with flavours that speak for themselves.”

Q: How did your business start? A: Natasha Garde and I qualified as yoga teachers and had no idea where to open our own studio as we were working for other yoga studios and gyms at that time. Natasha is a qualified reflexologist and was looking for premises to rent for her practice. We came across the premises at Cape Connection Centre, and the only space available to rent was larger than she required, so she prompted me to go into business with her. We decided to open a yoga studio and wellness centre together. Q: Why did you choose this area to set up shop? A: We chose Cape Connection Centre in Garsfontein Road as we loved the arty vibe and the feel of the centre. It's also very well located and close to the N1 off-ramp, which makes it very accessible. Q: How did you find your premises? A: Cape Connection Centre has always been one of my favourite centres. One day I went to the health shop at the centre and heard that there was a shop available to rent.

for our practice as it's an open, arty village centre with a holistic feel. Q: Who are your neighbours? A: Healthways Health Shop, Caar'i Flora florists, Structure Hair Salon, and Lift and Tuck. Q: What are the shop rental/ sales prices like in this area? A: The rental is high in our area as its prime property and very central. Q: How many people go through your studio each day? A: It's hard to ascertain how many people frequent our business as it varies from day to day. Q: Do you have any expansion plans? A: Yes, we’ll be expanding soon. The yoga studio will be made bigger with wooden flooring and we’ll also have more changing rooms. Once we've settled, we’d like to open a Health Shack selling fresh juices and healthy snacks. Q: Do you operate online as well? A: We have a website (yogaharmony.co.za) and a Facebook page (facebook.com/ yogaharmonypretoria). Q: What’s your most popular item/service? A: A ll of our services are popular: the yoga classes and the wellness centre.

A

n area used daily by family and visitors, the entrance to your home, is central in setting the tone and creating a welcoming atmosphere. While not all entrances are decor shoot material, they can generally be turned into something special with relative ease. There are three key elements to factor in.

Feature

The most dynamic way of creating a good entrance is with a good feature. Some homes will have an in-built element (such as a window with a spectacular view) that will serve this function, but most will need a bit more help. Whether it’s a work of art, dazzling wallpaper, a spectacular light fitting, a prized piece of furniture or an oversized mirror or vase, use a key element to set the scene for the rest of the decor and colour.

A good floor makes all the difference, and ideally should be attractive and easy to clean. Where a floor isn’t fabulous, and change is possible, wood laminates, screed, tiles and even vinyl can make a huge difference and can often be laid over existing flooring. Where floors can’t be changed, oversized carpets can hide imperfections as well as add warmth, define the space and reduce noise. If the entrance opens onto a passage, a runner can be used to draw guests into your home. Keeping the floor clear of furniture will help create a sense of openness.

Storage

Just about always, people enter a home carrying things. Have places to put these such as a drawer, a bowl, or hooks for keys (the less visible, the better); somewhere for handbags, caps and shopping bags; a hallway table or dresser for flowers; a cupboard for school bags; or a basket for sports equipment. Whatever storage options you choose, remember that less is more. For a striking yet functional area, solutions that hide the clutter and still look fabulous are the answer.

IN PRACTICE: • Ceiling-to-floor shelving is a great way to combine interest and storage in an entrance area. Use shelves for displaying art, vases, books as well as storage space for boxes, bags and even shoes. Consider papering the back wall of the shelves with a dramatic print for extra impact. • Try using an oversized plant in your entrance area to create an immediate “green” effect and to help define the area. • Make your stairway look striking. Consider a dark coat of paint on the wall and hanging a cluster of mirrors or a family gallery, or paint the stair risers to create drama.

Blok announces latest project

B

lok, a Cape Town urban property developer, recently announced its latest project – Blok Raw. The project is aimed at introducing a new range of urban homes in a new price band and new locations within Cape Town's growing urban centre. The Blok Raw concept is a response to the need for more dynamic property offerings in the city and the rapid escalation of property prices. “We wanted to introduce a product to the market that pushes the

boundaries of the current narrow understanding of urban property offerings, particularly new residential developments,” says Jacques van Embden, MD, Blok. The first Blok Raw development, Forty On L, was launched on 25 May. The development, dubbed the 80/20 model, is built upon local and international research and looks to adapt the current model to allow developers to deliver a more diverse mix of housing in well-located urban areas. This is a housing model that has been adopted

by several major cities, including New York, Toronto, Denver and Bogota. “We are excited to be launching a first for Blok that responds to needs that are current and very real in today's market – the lack of urban housing for a more diverse set of income ranges in well-located areas,” says Van Embden. “We need a more diversified product range within our cities that will encourage more people to participate in the urban opportunity that is so critical to its success. The objective is for more people to live in our urban centres.”

Bryanston’s growing sectional title sector driving the suburb’s market

F

or years, Bryanston, in northern Johannesburg, has been a quiet area of smallholdings and expansive homes on large plots. However, rampant densification in recent years has radically transformed the landscape and pushed the sectional title sector to 43% of residential property in the suburb. Carol Bensimon, sectional title area specialist, Lew Geffen Sotheby’s International Realty, says Bryanston has changed significantly from what it was a decade ago, with smallholdings entirely gone.

“Many of the larger, rambling plots have also been subdivided into smaller stands that have subsequently been developed into cluster complexes and apartments. This development trend has clearly changed Bryanston’s buyer and residential demographics and there is now huge demand for sectional title properties that are young investors’ gateway homes into this exclusive market,” he says. Lew Geffen, chairman, Lew Geffen Sotheby’s International Realty, says, “An analysis of Lightstone data for the 12 months ending 30 April this year reveals that the sectional title sector is by far the most active market,

accounting for 312 of the 672 repeat sales during this period, while 185 freehold properties changed hands and 175 estate properties were sold. “Interestingly, the sectional title sales were widely spread across all the price bands with the most sales falling in the R800,000 to R1,5m bracket at an average sale price of R1,16m.” Geffen notes that Bryanston’s sectional title market seems to have escaped the knock-on effects of the slowing national economy and recent political events that have had an impact on property sales in many other areas.
