he suburb of Hatfield in Pretoria was proclaimed in 1905 on a portion of the farm Koedoespoort, which previously belonged to the Wesleyan Methodist Society. In 1903, a portion of the land was sold to Patrick Duncan, colonial secretary of Transvaal at the time. The new suburb was measured out and named Hatfield after an estate in Herfordshire, England that belonged to the second earl of Selborne, the then (1905) governor of Transvaal. One of the well-known main roads was named Duncan Road after Duncan.

This new suburb on the remote eastern outskirts of the city comprised a couple of hundred huge erven. Over the years, beautiful large family homes were built in the shade of the jacaranda trees, and the suburb took on an elegant, stately and quiet character.

Hatfield boasts numerous historic buildings, embassies, government departments, beautiful old churches and green parks. In recent years it also became the home of the Hatfield Gautrain station and it’s on the route of the A Ye Reng bus system.

The community proudly participates in making Hatfield a desirable and happy place to live in. They work closely together with institutions like The Hatfield City Improvement District, Brooklyn Police cluster, and many other community initiatives to achieve this goal.

Property The real estate mix in Hatfield is diverse, but mostly comprises residential properties suitable for student accommodation. These ranges from basic studio apartments and bachelor flats to one- or twobedroom flats and large free-standing properties converted into communes. There are also several townhouse complexes and a few hundred freestanding homes, most of which are now occupied by professional businesses and embassies.

Quite a few high-rise luxury apartment developments and office parks have recently been erected in the area close to the Gautrain station. Not surprising, recent statistics show a huge influx of younger buyers under the age of 35. Schooling Parents who wish to send their school-going kids to primary schools close to Hatfield, have several options. St Mary’s Diocesan School for Girls is a private school offering primary and secondary education, as well as boarding facilities. The school is situated in the adjacent neighbourhood of Hillcrest. Hatfield’s southern neighbour, Brooklyn, boasts two superb co-educational primary schools, namely, Laerskool Pretoria-Oos and Brooklyn Primary School. Other primary schools situated a little further afield, but still within easy access, are Arcadia Primary School, Laerskool Menlo Park and Laerskool Lynnwood. Secondary phase learners have excellent opportunities in adjacent suburbs. The renowned Pretoria Boys High School and Afrikaanse Hoër Seunskool Pretoria are situated minutes away from Hatfield and close to Tuks. Their female counterparts, Pretoria High School for Girls and Afrikaanse Hoër Meisieskool, are in the neighbouring suburbs of Arcadia and Sunnyside respectively. TuksSport High School forms part of the celebrated Tuks High Performance Sport Centre and is located on the sports grounds of the university.

Explore Hatfield is vibey and hip and wellknown for its busy nightlife. Catch the beat at one of several clubs and bars – Aandklas Hatfield is a rockand-roll hang out, popular for its live music, chilled vibe, friendly patrons, and apparently… yummy food. The Blue Room Hatfield describes itself as “haven for mature individuals seeking intelligent nightlife” – chic, upmarket, stylish decor, great DJs and artists – simply put, less crowd, more sound. However, as the business grew and word got out, I realised that even though at the time I didn’t make a “conscious” decision to set up shop in Pretoria East, it was the right one as the majority of our customers reside here. We truly value our clients (friends) and it’s a bonus to be close by should they need our assistance with anything.

Q: D o you have any expansion plans? A: Yes, we do – we’re constantly trying to innovate and expand our ranges. We recently added deer antler, cork and lab-made meteorite to various of our tungsten and wooden ring ranges.

Q: How did your business start? A: Touchwood started just after I received a wooden watch from my now-wife. Most of my friends showed a lot of interest in the watch and the watches were hard to come by. After finding a valued manufacturer we started off with a few watch designs in August 2015 and have built and expanded to new wooden watches, wedding rings and sunglasses.

Q: Who are your neighbours? A: We have the best of both worlds as our main showroom is at my home where we have residential owners as neighbours. We also have various shops in various malls which makes us neighbours with some of the biggest brands out there.

I

f you pay off your home loan early, you save on compound interest, says bond originators ooba’s Rhys Dyer. “Look at a R1m bond paid over 20 years at a 10% interest rate – your instalment would be R9,650 per month. The total cost of that R1m loan (interest and capital) over the 20-year period would be R2,316,052.” He also pointed out that a 20-year repayment term compared to a 30-year one, means you’re saving R843 206, with an increased monthly payment of R874. When you add the interest to the original house price, you’re paying a great deal more than you intended to, says Simon Brown of Just One Lap. “The easiest way to pay as close as possible to the original price is to pay back more than the minimum amount the bank expects.”

Pay it off in seven years

Yes, you need extra cash every month, but not nearly as much as you’d think. Let’s say you have a 20-year home loan. You might assume that to pay it off in seven years, you’re going to have to make up roughly two thirds of the time by paying an additional two thirds more each month. That’s not how compound interest works.

Five easy steps

From the first instalment of the first year, pay an extra 10%. If your instalment is R10,000 a month, pay R11,000 a month for a year. At the end of that first year, you’ve reduced your home loan down to 15 years. Five years saved. Let’s assume your salary increase is 6%. Increase the R11,000 bond repayment by 6%. Note – you don’t pay your 6% salary increase into your home loan, you only pay 6% of your revised bond repayment of R11,000 (R720). Do this annually and your home loan is down to 10 years. You have halved your bond repayment period. Pay your home loan before the 1st, 2nd or 5th of the month. If you get paid on the 25th, pay it then. This will bring it down to seven to eight years. It’s said that each of us should have three to six months’ living expenses tucked away for a rainy day. If you do, put it into your home loan rather than into a 32-day call account or fixed deposit – this way, you’re effectively earning that

When is paying it off not the wisest decision?

Dyer says, “Usually, a home loan is the cheapest form of credit, so if you have other debt such as car finance, credit cards etc, you would incur a greater interest saving by paying off those more expensive lines of credit.” He adds, “Additionally, if you’re an investor and are renting out the property, you could save on tax as your bond instalment is tax deductible. Should you need to raise finance in the future against the property, you’ll be incurring bond registration and other finance-related costs once again
