I
n the wake of the landmark developments of the early ’80s, such as Centurion Mall and Waterfront, Netcare Unitas Hospital and SuperSport Park in the then “rural” Centurion, a neighbouring area primarily comprising smallholdings and fittingly called Die Hoewes proved to be the perfect location for the development of affordable but upmarket higher-density housing. Today, this portion of land contains roughly 7,000 residential units, of which more than 95% are apartments and townhouses of a huge variety. A number of these, as well as a handful of freestanding houses, are part of security estates. Despite new developments like the Centurion Gautrain station and several office blocks, the neighbourhood’s beautiful tall trees and the tranquil countryside feeling have been preserved.
I love the fact that the area is so central – it’s about walking distance to Netcare Unitas Hospital, Lyttelton Police Station, the Gautrain station, SuperSport Park and Centurion Mall. I work in Johannesburg and the easy access to the N14 and N1 is also a plus.

Die Hoewes has the established Lyttelton Manor as its eastern neighbour, while leafy Doringkloof borders the suburb in the southeast. Western neighbours are Zwartkop (southwest) and Clubview (northwest). Local main roads in the area – such as Jean Avenue, Lenchen Avenue, John Vorster Drive, Rabie Street and Botha Avenue – are easily accessible while Die Hoewes also offers the perfect location for residents commuting between Pretoria, Ekurhuleni, Johannesburg and Krugersdorp. The suburb is located alongside the N1, with comfortable access to the R21 to Ekurhuleni and OR Tambo International Airport. The N14 to Krugersdorp and Lanseria International Airport isn’t far away. Meeting the educational demands of
its relatively young, but established community – three-quarters of stable property owners and recent buyers are under the age of 50 – Die Hoewes is centrally located close to an array of Centurion’s top educational facilities. Hoërskool Centurion, Lyttelton Manor High School, Hoërskool Zwartkop, Southdowns College, Lyttelton Primary School, Laerskool Louis Leipoldt and Fleur Primary School are all situated within a 5km radius from the suburb. Further education and training institutions in or in close proximity of the suburb are Centurion Academy, Technicol SA College, The Open Window Institute for Arts and Digital Sciences, and Prue Leith Chefs Academy. Situated on the banks of the Hennops River, just across from the super regional Centurion Mall (with more than 200 shops) and the adjacent Centurion CBD, there’s no need to travel far to enjoy a huge variety of shopping options. “The local smaller shopping malls like Jean Village, Jean Crossing and The Highlands Shopping Centre have all my favourite shops,” says resident Beren Bauermeister. There’s no shortage of health establishments in the area. In addition to the largest private hospital in the country, Netcare Unitas Hospital, medical services are available from Vista Clinic, Lyttelton Clinic, Centurion Day Hospital, Southlake Medical Centre and At Health Medical Centre, among others. The suburb meets the daily demands of its residents and takes care of their lifestyle and recreational needs. The area is particularly renowned for its eateries, coffee shops, pubs and clubs.

onfetti Love was founded in 2016 and specialises in events for up to 80 people. Marissa Vogel, owner and creative director, tells us how her creativity fuelled her desire to start her own business. Q: How did your business start? A: After a five-year hiatus living in Zimbabwe, I had a strong urge to reconnect with people and express my creativity. Having a strong
public relations and marketing background, I decided to head for events. I now specialise in bespoke event planning, decor styling and creative consulting. Q: Why did you choose this area to set up shop? A: In the beginning stages of Konfetti Love, I opted to open a studio from where I could operate, but soon realised that the best place for me
to work from, which would suit my (and my family’s) needs, would be from home. I now operate from a home office in Lynnwood. Q: How did you find your premises? A: The premises found me. The biggest deciding factor was the distance between work and my children’s school and activities. Being on the border of Menlo Park and Lynnwood, I’m exactly where I want to be. Q: Why are the premises ideally suited to your business? A: This area is central to most of my suppliers – I have my stationery designer, printers, caterers, hiring agent and photographer all down the road from me. It’s quite astonishing how many entrepreneurs operate from this area. The older parts of Pretoria East are fast becoming the new place to be. Being a creative, it’s fantastic to find myself in an inspiring and creative environment. Q: Who are your neighbours? A: The closest businesses that I would consider my neighbours are LifeLab and then Minuteman Press Lynnwood on the other side. Two businesses that feel like my neighbours, purely because I visit

them almost every day, are Littish Photography, with which I work closely on almost all of my projects, and the other “neighbour” would have to be Decor You and Me, which is my hiring and decor go-to place. Q: What are the shop rental/sales prices like in this area? A: The prices are market-related. Q: How many people go through your office each day? A: Konfetti Love does roughly four to ten events on average per month. Q: Do you have any expansion plans? A: In the past year, Konfetti Love has evolved from party planning to a multifaceted styling service, so yes, I’m planning on expanding on certain services. I added a women’s networking event called Flamingle to the list of services, which was held in March this year. Flamingle is a networking event based on the principle of speed dating and provides women-owned businesses the opportunity to connect, meet face to face in a non-intimidating manner and network. Q: Do you operate online as well? A: I’m always trying to push the
creative boundaries and one area in which I can express this is in my online content. A lot of effort goes into the upkeep of my social media platforms. I offer viewers unique, original, on-trend and proudly South African content that excites. I have a strong online social media presence and use Instagram (@konfetti_love) and Facebook (facebook.com/withkonfettilove) as my main marketing tools. Q: What’s your most popular service? A: People often just call to pick my brain on business ideas, ventures and marketing strategies. Another service that’s quite popular is styling images for online content or stock photos. I’m passionate about creating one-of-a-kind images and content for my clients and brands. On the event side, I do quite a few bridal showers and baby showers.

A few home truths
A legal expert shares some do’s and don’ts of residential property

ver wondered whether you could party in your home until 2am, or keep a brood of chickens? Sifiso Msomi, partner: property and conveyancing, Shepstone and Wylie Attorneys, gives us the low-down on what you can and cannot do in your home according to the law. The way in which you can use your property is primarily determined by the zoning scheme applicable to it. In addition to this, various bylaws and other legislation can also impact how residential property may be used.
Business
Residential zoning schemes across the country mostly permit people to use residentially zoned property in urban areas for various activities in addition to using it as a residence. This includes allowing a residential property to be used as a bed and breakfast, a daycare facility, a home business or even a shop without business rights. Operating a residentially zoned property in one of these ways is, however, usually subject to certain conditions. For example, a bed and breakfast will be limited to a certain number of rooms (usually three), and a home business will be limited to a certain number of employees
(usually two) and to certain types of industries. Sufficient parking for the business activity is also a condition that generally needs to be met. An important factor across the various zoning schemes is that the property shouldn’t lose its residential character.
Animals
In recent years, many cities have introduced limitations on the number of dogs that may be kept on residential property. The general rule across most of the bigger municipalities is that two dogs may be kept per dwelling erected on the premises, although people can get permits to keep more. While keeping bigger animals such as livestock is generally not allowed in residential areas, slaughtering for cultural purposes is permitted if done in accordance with the applicable bylaws, including giving notice of when a slaughter will take place, keeping the slaughter out of public view and taking measures to prevent health risks.
Noise
Noise generated from residential property is also regulated. In urban areas, loud music above a certain level is generally only allowed until 9pm from Monday to Thursday and until 12 midnight on weekends. However, in
some areas, the cut-off time is 10pm regardless of the day of the week.
Building regulations
The recent introduction of the Spatial Planning and Land Use Management Act has given municipalities more control over building regulations within their jurisdiction. This means that questions such as proximity to boundaries, erf size versus coverage and servitudes can all be addressed at a local level, with rules varying in different municipalities.
Zoning
Zoning can be checked through the town planning department of the municipality. Thereafter, you can consult the zoning scheme to see the exact details pertaining to that subzone in that municipality. Applications for changes to zoning can be made through the town planning department. Sectional title and share block units are subject to the rules stipulated by their zoning as well as by their ruling bodies. In less formal residential areas the ways in which property can be used are generally broader with fewer conditions than in more formal urban areas. One reason behind this is to encourage local employment and income generation in less formal areas.
