ogshead, a craft beer pub on the corner of Dely and Pinaster Roads in Hazelwood, which opened in Pretoria in October, celebrated the group’s fourth birthday with its annual Bru-Fest, a four-day beer festival, from 11 to 14 November. This casual, comfortable urban bar which specialises in craft beer and classic, grill and smokehouse pub fare, is decorated in a contemporary retro style with wooden and rawhide leather furniture and a unique pewter-looking bar counter.

ecember is finally here and by the recent preview it seems we’re in for a hot one. There is so much to love about this time of year. My initial excitement is because it signals that it’s holiday time – a well-deserved break for many (except those in retail, of course), and what would a getaway be without the beach? The seaside is for me the ultimate in relaxation. There’s something meditative about staring endlessly into the lapping of the waves. One of my most memorable family breaks was when we headed just outside of Simon’s Town for a week. A steep little driveway led us down to probably one of the most exquisite beach house settings – a cottage perched on the water’s edge. South Winds has a therapeutic 180º sea view held together by the base of this classic, nautical beach home. It was one of my most special weeks away. I guess there are still some untouched places left to discover.

Choose to sit at a tall or short table in one of the many outdoor deck areas, mezzanine area or indoor bar area where you can watch the latest sports on one of the 10 television screens. This pub has over 18 varieties of local beer including SAB favourites, the in-house Brewhogs craft beer range, as well as wines, ciders and spirits. Try the Hogs Christmas Brew, with flavours of mince pie fruits – specially prepared for the festive season – or the Brewhogs Nº1 Premium Pilsner: a crisp, easy-drinking beer with soft malt flavours, well-rounded bitterness and a Saaz hop aroma. Apiwe Nxusani, brewster for Brewhogs, is said to be the first person in South Africa to complete a National Diploma in Clear Fermented Beverages, which is accredited by the South African Qualifications Authority. With her team she aims to brew classic beer using only natural ingredients. The drinks menu at Hogshead is complemented by a selection of snacks, grills, platters, salads, steaks, burgers, smoked-meat dishes – smoked on site for up to 14 hours in their Southern American-style smoker – as well as desserts. The food philosophy is based on natural, wholesome and homemade food prepared freshly on site. For starters, try the crispy pork belly with teriyaki and sesame seed dipping sauce. Follow this with the Hogs Smokehouse Burger created with a cold-smoked, home-made burger patty with housesmoked bacon, cheese, pulled pork on a home-baked burger bun with onion rings, chips and coleslaw for mains. The half prego chicken which is slowsmoked and marinated in peri-peri, then grilled with prego sauce basting and served with chips or a chef’s salad and coleslaw, is also a winner. Round off your meal with a choc-nut cherry sundae with black cherries and vanilla ice cream with hot chocolate sauce, toasted almonds and whipped cream. Hogshead attracts a colourful crowd from students to professionals and families wanting to enjoy the craft beer experience in a fun hangout with laid-back music. This pub is a great destination to kick back and relax with friends while enjoying competitively priced, authentic-flavoured food and craft beer in a festive atmosphere.

W

hen it comes to a craft such as roasting coffee, years of experience paired with good helpings of patience, dedication and persistence help make the perfect blend. For the last 22 years, Pretoria-based Roastmasters Coffee Roastery has excelled at just that.

The history of Roastmasters

Rosemary Cooper founded Roastmasters after she established the San Francisco Coffee Shop in Pretoria in 1993. During a time when South African culture deemed instant coffee enough, Rosemary decided it wasn’t. She trekked to a speciality coffee conference in California and her new profession as a full-time roaster soon enabled her to import an air coffee roaster. And so it began. The coffee shop inevitably converted many an instant-coffee drinker to its hand-roasted arabica coffee. Very soon Rosemary and her two roastmasters, Louisa Chezi and Charity Tshipo, couldn’t keep up the pace and decided to dedicate themselves solely to roasting, and so the first roastery in Gauteng, Roastmasters Coffee Roastery, was born.

Natania van Heerden, a former actress, moved to the US for 12 years where she was introduced to good coffee. After Natania’s return in 2006, an opportunity presented itself to become part of Roastmasters, after which she decided to put her acting career to bed. Natania

and her father, Johan van Heerden, now head up the Roastmasters Coffee Roastery team. Roastmasters continues to use single-origin, 100% arabica beans, which get blended to perfection by Louisa and Charity. To ensure that the beans they supply are fresh, each order’s beans are roasted on demand. Beans are roasted, ground and packaged on the premises in Samcor Park. Since they’ve perfected their roasting skills since 1993, Natania decided to return to their roots and open up shop and introduce Roastmasters Coffee Bar to the family.

Earlier this year, after a four-year search, they found the perfect spot for their coffee bar project. Tucked away in the old pharmacy on 13th Street across from Greenlyn Village Centre, Roastmasters has created a new home to share the love for coffee with shoppers. Understanding how important history is, they’ve kept the old pharmacy’s wall unit and some memorabilia such as old registers and medicine bottles. Enjoy some shopping at Roastmasters and try out some coffee soaps and scrubs, home-made syrups, coffee gift hampers and coffee equipment. On Thursday evenings they also host a craft coffee cocktail evening accompanied by live music. Plan to see exciting projects in the future such as coffee tastings, cupping sessions and informal barista training. Be sure to try out the much-raved-about cold brew to counter the summer heat.

Sandton City

There’s a feast of fun for the whole family at Sandton City from 4 December until Christmas Eve. Meet three Paw Patrol characters from the hugely popular Nickelodeon series at four shows a day (10am, 1pm, 4pm and 6pm), with meet-and-greet sessions at 11am, 2pm and 5pm. Lego fans will be delighted to hear that the Lego pit will be back, with about 80,000 Lego bricks to suit all ages and stages. Have your photo taken in front of a festive snow globe in the Protea Court and then head off to meet Father Christmas. You can also get your gifts wrapped at Sandton City’s gift-wrapping kiosks for a R10 donation (all proceeds will go to Sandton SPCA). any people are embracing the move towards smaller living spaces and downsizing their homes to the bare essentials. In turn, many designers have responded to the challenge of smaller spaces by looking at innovative designs and storage solutions to help fit the necessities of life into a reduced footprint. Some go even further, however, by making the very structure of a living space moveable to help the inhabitants to reconfigure their homes as needed to best make use of the space. One of the main places we’re seeing this approach is in the kitchen, with solutions that give inhabitants the ability to quickly move essentials like work surfaces and stoves around. In this way, functionality is available when needed, but easy to put out of sight and out of mind when the cooking is over and done with. One of the most eye-catching of these solutions comes from the Italian brand Emme with its Bongos all-in-one

kitchen. This trolley-like piece contains a stovetop, sink, refrigerator, storage and more, all fitted into a self-contained unit. Homeowners just need to connect water and electricity and they’re ready to use it – and able to unplug and wheel it out of sight when more space is needed. This trend may have a whiff of retrofuturism about it, but as we continue to find living spaces shrinking, this kind of smart thinking will become increasingly important. Ultimately, new generations of homeowners will be less precious about the distinctions between spaces, and will prize smart use of space over everything else.

Dubbed “Cape Town’s Riviera”, with Camps Bay its St Tropez, the Atlantic Seaboard has its own take on Mediterranean chic that is purely South African in style. It’s the dramatic scenery with villas and architecturally designed houses scaling the slopes of the mountain looking out at stunning views towards the sunset that earn it its moniker. The Atlantic Seaboard has an air of exclusivity and glamour, with its beaches sheltered from the worst of the wind, and it’s known as the place to be seen for jet-setters and socialites during Cape Town’s long summers. The Atlantic Seaboard starts off in urban mode – Sea Point is a cosmopolitan melting pot, with people from all walks of life mingling along the promenade. For artist and resident Lucie de Moyencourt this is a big part of its appeal. “I love the beautiful views of the city and sea and mountain, that it is multicultural, multi-income, and pedestrian: everyone walks, runs or cycles around here. I am also in love with shared public spaces, and the Sea Point promenade as well as the Company’s Garden in town are the most successful examples of this for me.” There’s more of a rarefied air as you curve around the steeper slopes below Lion’s Head to Bantry Bay and Clifton, where property prices are some of the highest in Cape Town, and private villas and luxury apartments line the rocky mountainside above the four sandy beaches, which are numbered rather than named.

First Beach is the place for the body beautiful, with volleyball players, surfers and sunbathers. Fourth Beach has Blue Flag status and is family-friendly. It has become touristy, but, in a way, that’s part of its charm.” The beauty of the scenery is what attracted Verena Neumayr-Howes to settle here three years ago. “To open your window every morning and see what is undoubtedly one of the most beautiful beaches in the world, and then make a cup of coffee in the kitchen with a view of Lion’s Head and Table Mountain, is just incredible. And I will never, ever tire of the glorious sunsets.”

As far as schools go, Camps Bay Prep has a good reputation, and older kids travel all the way from Sea Point and further afield to attend Camps Bay High School. “The location is great as it has a village vibe but it’s close to the CBD and the Waterfront,” continues Verena. “It’s an ideal spot for everyone, from sports fanatics and party animals to couples and families. There is a lovely community spirit that makes living here very agreeable.” Leaving behind Camps Bay and its adjoining suburb of Bakoven, the coastal road winds through unspoilt fynbos with stunning views of mountain and ocean. Passing the Twelve Apostles Hotel (which is the place to go for glamorous sundowners and fine dining) you eventually reach Llandudno, a seaside village that is one of the more exclusive suburbs of Cape Town. Llandudno is the choice for those who prefer a quiet life with no restaurants or shops, and no street lighting – just unspoilt wilderness, a beautiful beach and endless mountain views. Wherever you choose to settle on the Atlantic Seaboard, you are guaranteed stunning scenery, gorgeous sunsets and an enviable outdoor lifestyle enjoying some of Cape Town’s best beaches and mountain hiking right on your doorstep.

The SA rental story

T

he national average monthly rental in the formal residential market stands at just under R6,500, according to PayProp’s Q2 2015 Rental Index, and the year-on-year growth has steadily strengthened to 7,26%. While the upturn is good news, the report says, the slowing performance of the South African economy doesn’t instil much confidence that this trend will gain momentum or even sustain itself.

There are two clear pricing groups among the provinces (see graph) – the R6,000 group (Gauteng, Northern Cape, Western Cape, Mpumalanga, KZN and Limpopo) and the sub-R5,000 group (Eastern Cape, Free State and North West). Investors agree that, over time, steady growth trumps brilliant short-term returns. PayProp says this can be seen in the even growth in rental values in the Western Cape, Gauteng and KZN over the past year.

Our interest rate is still low, the increase in increments is small, and from a consumer perspective, I don’t believe it’ll put significant pressure on homeowners or those planning on buying homes. hen Mark and Lindy O’Hare first visited Cape Town, they were completely blown away. They kept returning for holidays and eventually decided to buy a second home here. Lindy tells us what they love about their new home – and Camps Bay.

The Pavilion to get a billion-rand upgrade

Q: How did you find your property? A: For a number of years, we went back and forth about buying a house here. Every time we visited Cape Town, we would think about it, but then put it on the back burner when we returned to London. After we did the Cape Town Cycle Tour this year, we made up our minds, and after that things happened quite quickly. We approached a couple of property agents and let them know what we were looking for. Eventually, Seeff Properties showed us a luxurious six-bedroom home within walking distance of the beach, and we fell in love.

estville’s The Pavilion shopping centre, owned by Pareto Limited, is set to get a R1,1bn makeover and expansion to increase its leisure and retail offering. The mall attracts 1,8 million visitors each month and this major facelift – the mall’s biggest upgrade since opening two decades ago – will see it increase to 139,000m2, making it just smaller than Sandton City. The number of retail stores and other outlets will jump from 240 to 320 on completion.

Features of the redevelopment will include a 2,500m2 glass-encased rooftop fine-dining and leisure area to be called Sky @ Pav, some international fashion retail tenants currently not represented in KZN, and a new 3,200m2 Virgin Active gym. “The iconic UK-based toy shop retailer, Hamleys, is also on the cards,” says Marius Muller, CEO, Pareto Limited. Construction is set to begin in February next year and should take 18 to 20 months to complete.

Q: Did you know which area you wanted to be in ? A: Mark was dead set on Camps Bay. He’s a keen paddleboarder and loves being able to walk to the beach for a paddle. The rest of the family are very active too, and our four grown-up kids are coming out to South Africa to do the Cape Town Cycle Tour with us next year.

ith the home loan rate now sitting at 9,75%, a good credit rating is more important than ever. “If you do have a good credit rating,” says Shaun Rademeyer, CEO, BetterLife Home Loans, “it will not only be easier for you to obtain new credit, but also to negotiate a preferential interest rate that could translate into significant savings.” Similarly, Rademeyer says you can save money with 20-year home loans. “The current variable home loan

rate is 9,75%, and if you were granted a R1m home loan at that rate, the interest over 20 years would amount to almost R1,3m. However, if you had a good enough credit rating to cut just 0,5% off that interest rate, you would shave some R78,000 off the total cost of your home over 20 years.” One way to start building a good credit rating, he says, is to make sure that all your current bills are paid on time and in full. If you have a credit card, you should only use it for small purchases and then pay these off completely at the end of every month.

Use your Christmas bonus to pay your bond

With many individuals receiving Christmas bonuses this festive season, property owners may want to consider putting their bonus into their bond to pay it off sooner WORDS: LISA DEWBERRY IMAGE: ISTOCK

t’s always tempting to use a Christmas bonus for luxuries and elaborate gifts over the festive season. However, property owners may want to consider paying their bonus into their bond to reduce the interest, thereby paying it off sooner and building in a buffer for emergency circumstances. Chris Tyson, managing director, Tyson Properties, says any additional funds paid into a bond are beneficial and the bigger the amount, the more impact on reducing the term of the bond and paying it off quicker. Interest on a bond is calculated on the outstanding balance, so additional payments reduce interest charged and thus the term of the bond. “If a lump sum payment of R20,000 is paid into a bond with R750,000 debt on a remaining term of 20 years at an interest rate of 9,5% with monthly repayments of R6,990, the term should drop to 18,5 years – saving about R103,000 if repayment remains unchanged. If property owners don’t plan to use their bonus for anything specific, they should consider paying it into their bond,” says Tyson. Niël Cronje, CEO, Keller Williams Southern Africa, says to invest a bonus into a bond is the best Christmas present anybody can give themselves.

For example, if you had a R1m bond, where the term is 20 years and the interest rate is 10%, with an instalment of R9,650 per month, and you paid a bonus of R25,000 into it every year for 14 years, you would save R607,950 and your bond would be paid five years and three months sooner. “Another way to save money is to pay the bond instalment at the beginning of the month and not the end, as this saves thousands of rand since payment is prior to the bank’s interest calculation. On a R1m bond that saves R19,200,” says Cronje. Tony Clarke, managing director, Rawson Property Group, says the earlier in the term lump sum deposits are made, the more effective they are, so putting a bonus to work in the first years of a bond is more effective than the 10th year. He says most mortgages have a flexi or access facility allowing bondholders to withdraw equity with minimal fuss. “If a property owner has a flexi or access bond, they can use it like a savings account to keep additional funds reducing interest they pay on their loan, while having access to equity in an emergency. This money will save more in their bond than it could earn in a normal investment account,” says Clarke.

Hello, computer One of the greatest challenges facing South Africa is encouraging people to save. Our low savings rate has a direct impact on our personal financial security and the health of the wider economy. There are many reasons why people find it difficult to put money aside, and not all of them have to do with the high cost of living. For a start, many South Africans are intimidated by the number of investment and savings options they are faced with. Choosing the right product is so daunting that they are paralysed into not making any choice at all. Sound advice might help them, but a great number of people feel that they don’t have enough money to approach a professional financial adviser. They might also be worried about how much this service will cost them. As a result many people who know they should be saving don’t do so because it just seems too intimidating. They find that it is less stressful not to think about it.

This really lays down a challenge to the local financial services industry. How can it make saving and investing easier, cheaper and more accessible? Perhaps inevitably, technology is starting to provide a solution. Recently we have seen the local introduction of online tools known as “robo-advisers”. These are essentially interactive websites set up by financial advice firms to provide basic advice to individual investors. Anyone who wishes to start saving goes onto the site, answers questions about their goals, their time horizon and how much money they want to put away, and they are provided with a customised solution. These sites also allow the individual to make the investment immediately through secure online platforms. All of the forms are created electronically, so that all the investor needs to do to finalise the transaction is send in their Fica documentation.

These “robo-advisers” have two major advantages. The first is their accessibility, as they drastically simplify the investment process and enable anyone with any kind of connectivity to obtain basic advice. The second is that no matter how much anybody has to invest, they are treated exactly the same and receive the same information. Essentially they democratise financial advice because even if you only have R500, a “robo-adviser” can give you guidance on where to invest it. That completely takes away the intimidation factor and hopefully breaks down some of the barriers that prevent people from saving.

Dry spell Property owners urged to manage water carefully

outh Africa is experiencing the worst drought since the early 1900s, which is directly affecting property owners. Pretoria is currently experiencing extreme temperatures reaching up to 39°C. Combined with the drought, this has led to Rand Water, which supplies water to Gauteng, putting water restrictions on property owners. “Tshwane reservoirs are operating at an average of over the 50% level. We continuously monitor our reservoirs and so far the situation is under control. A problem may occur if our customers go against what we have requested as part of the water restrictions notice we issued. We trust that our customers

will, however, continue using water sparingly,” Tshwane municipality spokesman Selby Bokaba says. Property owners were urged not to fill their swimming pools, wash their vehicles with hosepipes, or water their gardens between 6am and 6pm. According to bylaws, the municipality can give spot fines to people who do not comply with water restrictions. “Water security begins and ends with the individual. The issue is not only how much water we have. It is also a matter of how people understand what water security means in their daily lives, especially considering that the governance and distribution of water

are challenged,” water scientist at the CSIR Dr Richard Meissner says. According to South African Weather Service forecaster Madimetja Thema, the heatwave, which is due to an El Niño weather pattern, is caused by a “strong high-pressure system”, and the weather pattern is moving over the northern and north-eastern parts of the country, creating the heatwave. “Heatwaves in South Africa are not unusual during the spring and summer seasons. A heatwave is a prolonged period of excessive heat. Technically, a heatwave occurs when temperatures for a place are 5°C or more above the average of the hottest month of that place, and carries on for three days or more,” he says.

Massive Redevelopment sets up Loftus area for a boom. New Pretoria apartment development captures attention of investors. The area around the iconic Loftus Verseld stadium in Pretoria is set to become another of the city’s growth nodes, with the development of new residential and mixed-use spaces such as the ambitious Loftus Park with its residential, retail and commercial office components. Retha Schutte, Pam Golding Properties regional executive in Pretoria, says that the rapid growth of the Tshwane municipal area has been nothing short of astonishing. “Regions such as Menlyn are becoming the new mini-Sandtons of Pretoria and now we are seeing areas such as that around the Loftus Versveld stadium earmarked for massive redevelopment.” According to Schutte, the development of the Loftus area is being led by the construction of a new residential apartment block by, developer, Coza Investments, directly opposite the stadium called 441@KIRKNESS. “Usually we see retail and commercial property spearheading the development of growth nodes, but in this case a residential space is leading the way,” adds Schutte. She says that 441@KIRKNESS is a new residential block consisting of 56 luxury apartments, which have now been put to market by Pam Golding Properties for R998 000. “With the area set to boom, the developers of 441@KIRKNESS have seen the huge need for affordable accommodation in the area, which is conveniently situated nearby the very heart of Pretoria and has a range of commercial, educational, medical and retail facilities,” adds Schutte.
