aroelana, Alphen Park, Ashlea Gardens and Hazelwood are four neighbouring suburbs forming a triangular shaped precinct west of the N1 highway between the Atterbury and Garsfontein off-ramps in Pretoria East. This joint area has seen many upgrades and developments in recent years due to its desirable location close to the Menlyn development node, its accessibility from the N1, and main arteries like Dely Road and Atterbury Road. It’s also centrally located to high-profile suburbs like Waterkloof, Brooklyn, Menlyn Park and several others. It’s a most convenient location, close to the University of Pretoria and many sought-after top amenities and hot spots in the city. It offers easy access to the Gautrain network and other modes of public transport as well as excellent medical facilities and professional services. It’s a leafy and pretty area with several green spaces, including the banks of the Waterkloof Spruit, indeed a pleasant area to call home.
Property
The precinct made up of Hazelwood, Alphen Park, Ashlea Gardens and Maroelana boasts a dynamic mix and huge diversity of property types and styles, and there’s something for everyone qualifying for a purchase price of around R2m up to approximately R6m+. New developments in Menlyn, Menlyn Maine and Hazelwood and the precinct’s key location central to these hubs have boosted the popularity of the precinct, and subsequently, property development in these suburbs as well. Trending here, and especially in Hazelwood and Ashlea Gardens, are ultra-modern, high-tech equipped, luxury apartments and apartment hotels with full concierge services and a host of facilities available to residents living the ultimate city lifestyle. These vary from compact EDITORIAL TEAM:

These suburbs also cater to modern family living in townhouses and cluster homes offering privacy, lots of space, private gardens, even private swimming pools. The majority of these are situated in elite, smaller and secure townhouse complexes in Maroelana and Alphen Park.
Ashlea Gardens is also home to the well-known Nuwe Hoop/New Hope School, a non-profit organisation and one of the largest schools for children with special educational needs. The programme and a host of supporting services are offered to children from preparatory level to matric.
There are several freestanding properties on the market, a handful of them are golden oldies ready for a new life and renovation or redevelopment.

The majority of freestanding homes in the market, however, are beautifully kept, huge and stylish, upmarket homes varying in architecture and design from Provencal and Tuscan to modern and industrial.
Schools
Pro Arte Alphen Park is an Englishmedium public high school, specialising in the arts situated in the heart of Alphen Park. This school offers six focus areas, namely art, dance, music, drama, culinary art and enterprise management alongside the standard academic curriculum for high school learners. Silver Oaks International High School is situated in Hazelwood and offers independent tuition in academic subjects from the University of Cambridge’s GCE syllabus. High school learners residing in these neighbourhoods can also enrol at the public Hoërskool Menlopark in the neighbouring suburb of Menlo Park or the English-medium public The Glen High School located in Waterkloof Glen just east of the N1 and Ashlea Gardens. Primary school learners living in Maroelana, Alphen Park, Ashlea Gardens or Hazelwood normally attend either Laerskool Menlopark located a stone’s throw away from these areas in Menlo Park, or they go to the English
The Club precinct development in Hazelwood brought with it a splendour of upmarket retailers, lifestyle shops and health, wellness and aesthetics service providers. These include the high-tech Planet Fitness mega-gym attracting visitors and residents from Hazelwood, Maroelana, Alphen Park, Ashlea Gardens as well as neighbouring suburbs. In addition, Hazelwood now homes a horde of hip, upmarket coffee shops, restaurants and pubs creating a vibey street cafe ambiance. This new hangout neighbourhood is easily accessible from these neighbourhoods as well as from main thoroughfares. Make sure to pop in at Cape Connection Lifestyle Village in Maroelana if you’re in the mood for a beauty or spa treatment in a serene environment. This complex also hosts tenants like Eau-La-La Art & Trends Café where one can purchase lovely works of art and hand-crafted articles. It’s also home to a yoga and wellness studio called Yoga Harmony as well as several designer shops. Located directly across the street from Hazelwood and within minutes’ access from Maroelana, Ashlea Gardens and Alphen Park is the renowned Pretoria Country Club with its lovely golf course and rich history dating back to over 100 years. This club is also well-known for its variety of sports facilities like bowling, tennis and squash, and has popular dining venues and a sports bar.

We’ve got you covered From a simple print bought online, to a full wall photograph or applied pattern, there’s a limitless selection of designs in a range of materials to transform plain walls into something arresting WORDS: ANNE SCHAUFFER

T
he range of wall tricks and treatments available today means that although original artwork will never go out of fashion – nor should it – there’s an entire world of inexpensive, cost-effective or clever wall effects, other than paint, which can entirely transform a space. From wallpaper to vinyl wall art – whether it’s your own photographs or a graphic design – there’s something suitable for every room in the house or office. Brenne Downey of Resurface talks trends in wall coverings. “Currently, there are a few, like the geometric designs that hark back to art deco. The classic pinstripe is also making a comeback, but comebacks are expected with classics. When it comes to bolder trends, we’re seeing an uptick in bright-coloured jungle scenes with stylised wildlife, emphasising colour and texture. Oversized botanicals are also trending at the moment with soft edges on a bold black background.”
Online shopping
Vicky Meagher is Twiggy Décor, an online store offering vinyl wall art, canvases, blocks, prints and,
soon, designer wallpaper. She says South Africans are becoming more comfortable with online purchasing of decorative wall treatments. “They’re enjoying the convenience, cost savings and choice, and once they’ve had a good experience, they’re on board.”
texture needs to complement, but not detract from, the printed image. The most popular is a linen texture, but it does depend on the image. It’s not always an embossed texture either – a metallic substrate gives a lustre not achievable using other substrates.”
Vinyl wall art
Children’s rooms
Meagher says, “It’s an incredible way to decorate your space, is competitively priced, simple to apply, and easy to remove. The chalkboard vinyls are not only practical, but really add flair, while the frosted vinyls add stylish privacy to your windows or doors.” You can choose something really simple – a quote, a flower, a graphic… to something more abstract or intricate. Monochromatic or full colour, there’s something to enhance the space.
Your imagery or theirs
Downey says that although custom wallpaper with photo imagery (yours or theirs) has been around for over a decade, as high resolution printing gets better and better with technology, it’s become increasingly popular. “We have our own image bank from which you can choose, but often a client wants to use their own photo. The requirements are a 360dpi image which is achievable with most smartphones on the right setting.”
The substrate
“When it comes to choosing a substrate on which to print,” Rowney says, “it’s all about texture. The embossed

Relatively new to the market, are interactive wallpapers, particularly for children and offices. “Magnetic and write-and-wipe features are on trend for kids rooms. Magnetic and rewritable qualities lend themselves well to making things interesting for our younger clients. This combined with map designs, stylised wildlife scenes or board games make for some hard-time choosing!”
ADVICE FOR HOMEOWNERS Downey has three hints • Golden rule: A feature wall is always better than full coverage of all your walls. • When dealing with low light in a small space, opt for a light hue and an image that offers perspective rather than a busy pattern. • If you have a large cavernous space, we advise a large-scale pattern with bold colours. If you have ample light, then darker hues work well to make the space cosier.

South Africa ahead of the curve with lifestyle estate schools R esidential estates are bucking the downward trend in the property market by consistently attracting buyers and remaining popular with South Africans for having homes that offer it all. Young families, in particular, are making the move to lifestyle estates, thanks to the amenities and security that are standard within these developments. The fact that many of them nowadays include a top school in the bargain, is often the clincher. High-growth areas, such as Port Elizabeth, offer huge opportunities to young and established families. Those looking to invest in PE’s residential estates get incredible value for the price tag, compared to similar price tags in other cities. The Amdec Group’s Westbrook development offers a compelling value proposition and includes a Curro school within its borders. A key selling point is that a school attracts investors to the development
and increases the capital appreciation of your estate home over the long term. “On a practical level, parents enjoy the convenience and peace of mind of having a school inside their secure residential development. It also encourages an active lifestyle, where children can walk or cycle to school,” says Clifford Oosthuizen, managing director, Westbrook. Internationally, South Africa is out in front in terms of this trend: buying a home within a secure estate with a quality education at a private school within easy reach. There’s certainly increasing demand from South African investors for estates linked to premium educational facilities, particularly for families with children of a school-going age. Take Sitari Country Estate near Somerset West, with a Curro school on the property. It caters to children from three months old, offering a complete education to Grade 12. In Cape Town’s northern suburbs,
Clara Anna Fontein Lifestyle Estate’s homes appeal thanks to Reddam House Durbanville offering a private high school within the secure estate. Burgundy Estate provides access to private education for its residents. Preschool children attend Curro Castle or Zenith Montessori, with Riverside College providing independent schooling for children until Grade 12. In the southern suburbs of Cape Town, Silvertree Estate has Reddam House Constantia next door, where children walk to school via a secure gate. In Joburg, the vast Steyn City is designed as a city within a city. Families’ educational needs are met with an early learning centre, preparatory school and college at the private Steyn City Schools, all within the estate. In Midrand, Waterfall Country and Village Lifestyle estates offer Reddam House Waterfall. And residents of Blue Hills Country and Equestrian Estate in Beaulieu in Midrand send their children to Reddford House Blue Hills.

his creative, collaborative space for entrepreneurs recently moved to 81 De Korte Street in Braamfontein with a view to accommodate its growing community. What was formally known as The Orbit will now be the grounds for the J&B Hive’s daily activities. The former jazz club has been redesigned to cater specifically to creative entrepreneurs and their immediate needs.
Similarly, in Pretoria East, Reddford House is next to The Hills Game Reserve Estate. Cornwall Hill College in Irene, Centurion, has a 21-year history of educating children up to Grade 12. A selling point for the exclusive estate’s residents is that their children have access to school without having to leave Cornwall Hill Country Estate.
Offering members coworking facilities, a podcasting studio, three stages for intimate gatherings and largescale events, as well as audio-visual equipment, the new J&B Hive space has been curated to equip the next generation of creative entrepreneurs with the resources they need to take their businesses to the next level.
Applegarth Estate offers value-for-money estate living B
uilding is underway at this new eco-friendly estate located just two minutes from Constantia Nek, with the first luxury house now complete, according to Ashley Larter, Seeff Hout Bay. It offers topclass security and 30 contemporary architectural homes arranged around a lush greenbelt and up onto the ridge where you can enjoy uninterrupted views across the valley. Plots vary in size between 650m2 to 1,047m2. Plot prices range from R1,695m and from R4,995m for a plot-and-plan option, all inclusive of VAT and with no transfer duty payable. There’s a choice of house designs in single and double storey options offering three to four bedrooms and an optional swimming pool. There’s also a five-bedroom option available. The finishes are superb and include freestanding baths and double basins for the master bathrooms, open-plan living areas, decks and fabulous views of the grounds. Properties located higher up enjoy uninterrupted landscape views. Buyers can also use their own builder and architect. Floor plans can be
drawn to suit their own unique living requirements, says Larter. External aesthetic guidelines are in place to maintain the overall look, feel and character of the estate. The design and landscaping aim to incorporate the natural surroundings, particularly the wetland areas and trees. The plot layouts were carefully considered for minimal disruption
of the existing mature trees and to maintain as much greenery as possible while maximising privacy. The natural mountain colours and textures are reflected in the stone cobbles and natural stone cladding used as feature elements.
“swallows” from abroad and is ideal for families given the close proximity to top schools, says Larter. The estate offers easy access to schools and amenities in the Southern Suburbs, as well as a secure and inspiring lifestyle combined with quality homes.
The secure lock-up-and-go nature of the estate appeals to those looking to scale down as well as to foreign
The estate is well priced compared to family homes in the Southern Suburbs and on the Atlantic Seaboard.
“Over the past five years the J&B Hive has worked hard to create a space for budding creative entrepreneurs so that we provide them with an opportunity to accelerate their businesses from the early phase into the mainstream economy,” explained Nana Akua Twerefoo, J&B Whisky senior brand manager. “The J&B Hive is responding to the need to incubate young talent and businesses in a high-tech, fresh and vibey curated space where creativity can roam free. Given the current economic difficulties faced by small businesses, the J&B Hive continues to be a hub for emerging creative entrepreneurs to connect and collaborate to impact change in South Africa,” concludes Twerefoo.
