Magoebaskloof Here’s what’s happening in property in the area WORDS: BETSIE LOOCK-VAN DER MERWE IMAGES: MAGOEBASKLOOF TOURISM
O
n the far northeastern escarpment of the Drakensberg mountain range in Limpopo, where it includes the towering Wolkberg and the mystic Iron Crown Mountain at 2,200m above sea level, lies the beautiful “Land of the Silver Mist” – also known as Magoebaskloof. Often covered by a blanket of soft early-morning mist, the valleys and mountains of Magoebaskloof are turned into a magical, fairy-like destination. Magoebaskloof is situated about 70km east from Polokwane on the R71 to Tzaneen (located another 25km northeast). After passing the town of Moria, the R71 meanders through beautiful indigenous forests and green plantations to the hamlet of Haenertsburg which dates back to the days of the gold rush and was established in 1887. Much effort is
being made to preserve the town’s rich cultural and historical inheritance and it still boasts a charming old-world character and friendly people. The town is popular for its soulful pubs and eateries, and many city dwellers make Haenertsburg their second home. Built on the Great Letaba River between Haenertsburg and Magoebaskloof, the Ebenezer Dam offers its own share of pleasure and leisure. Recent property developments near the dam include the selling of bankside stands with accompanying building regulations. From Haenertsburg the Magoebaskloof Pass, which drops about 600m over 6km, takes you through breathtaking scenery and awesome views all the way to the town of Tzaneen which includes the necessary medical, business,
shopping and educational facilities. For decades, the area’s popular hiking trails, the renowned Magoebaskloof Hotel and the nearby Debegeni Falls were the main attractions for city folk. Having a second/ holiday home in the area has become increasingly popular, and there are many things to do in the town. “This area is ideal for any type of buyer looking to own a home away from home and the busy city just to come and unwind and relax,” says agent Norman Hazelhurst. Fruit and timber farming and opportunities in the tourism industry also draw more permanent residents to the area. “This is also an excellent place for a family to reside as there are a variety of schools of an excellent standard in the vicinity,” says estate agent Frank Warne.
PLACES TO VISIT: • Cheerio Gardens: for berry picking • Zwakala Brewery: for local brews • Agatha Crocodile Ranch: for family entertainment • Wegraakbosch Organic Farm: for cheese tasting • Modjadji Cycad Forest: for some fascinating plants

Haenertsburg is the true jewel in the crown when it comes to village lifestyle FRANK WARNE, AGENT IN THE AREA
Agent Insight Local property experts give us the inside scoop on Magoebaskloof
What are the best things about the area for families?
What type of farms are available in the Magoebaskloof area?
The village of Haenertsburg is surrounded by beautiful mountains, flowing rivers and wonderful countryside which offer a great outdoor lifestyle. The town has excellent restaurants, cafes and shops along with a wide selection of houses and cottages that suit all needs. In the Magoebaskloof area there's a superb secure complex which overlooks the Ebenezer Dam (over 20km long). The estate offers luxurious houses and stands located next to the water’s edge, providing unlimited access to the dam for all water sports and that complete relaxed holiday feeling.
With some of the biggest commercial timber and fruit farms in South Africa, Magoebaskloof is ideal for a farmer looking to enter the timber or fruit farming industry, or for an experienced and established timber or fruit farmer. As a result of the climate, the area has become home to commercial forestry plantations of pine, eucalyptus and various fruits including avocados, raspberries, blueberries and kiwi. It has also allowed the development of ornamental gardens, open to the public, hosting plants more suited to colder climates, like Japanese maples, and flowering cherry trees and azaleas.

My business neighbourhood Have a custom-made experience at Homewood in Lynnwood WORDS: ZENA LE ROUX IMAGES: SUPPLIED
E
ach piece of Homewood’s solid wood furniture – whether produced for indoor, outdoor or patio use – is unique and crafted by a skilled and passionate team. A variety of hardwoods, such as kiaat, mahogany, blackwood, Rhodesian teak and European white oak, are used. MD, Ian Perry, tells us more about the business. Q: How did your business start? A: With blood, sweat and tears, and
a small garage! I knew we could make furniture better than what was on offer out there, and we were tired of seeing more and more inferior imports filling the market when a proudly South African company could supply solid wood and authentic, crafted pieces. I’ve been passionate about furniture since boyhood when I worked alongside my architect grandfather in his home workshop. I have a BSc in forestry, majoring in wood science, and I understand the properties of wood, its innate beauty and its natural behaviour. Q: Why did you choose this area to set up shop? A: We were specifically looking for a satellite store in Pretoria, and Lynnwood Bridge seemed perfect for what we were looking for. Q: How did you find your premises? A: We researched the area for a year, and decided Lynnwood Bridge was the perfect centre for our Pretoria market. Q: Why are the premises ideally suited to your business? A: Lynnwood Bridge is ideally suited to our business because of its prime location, and we prefer lifestyle centres that have a sociable atmosphere.
I have been passionate about furniture since boyhood when I worked alongside my architect grandfather in his home workshop
Q: Who are your neighbours? A: We’re right next door to Woolworths Food, across the way from Jenna Clifford and are surrounded by great eateries like Tribeca, Vovo Telo and Col’Cacchio.

A home for everyone www.privateproperty.co.za
Q: What are the shop rental/ sales prices like in this area? A: They’re pretty high compared to other areas, but the standard of the centre and the market of people that frequent the area balance this out. Q: How many people go through your store each day? A: This depends on the season and holidays, of course, but for Valentine’s Day this year we had more than 50 visitors through the door – bearing in mind this was a Tuesday! Q: Do you have any expansion plans? A: Our new store opened in February at Waterfall Corner in Midrand. Q: Do you operate online as well? A: We have a full website and plan to offer online shopping for our Smalls range soon. Q: What’s your most popular item/service? A: The fact that we custom-make to our customers’ needs and wants, from choice of wood, to finish, size, you name it! In addition to our furniture craftsmanship, we also produce a wide range of “Smalls” with every serious cook’s wooden board needs, and funky, chunky pencil blocks.

Pringle Bay is the ‘new Noordhoek’
T
he Pringle Bay property market is at a similar stage to that which Noordhoek experienced 10 or more years ago, says Nicola Lloyd, sales agent, Pam Golding Properties. Located on the Western Cape’s Whale Coast, Pringle Bay has a countrified air about it, a long beach and homes that still offer value for money, says Lloyd. “It’s also seen more as a satellite suburb of the Cape Town metropole, just like Noordhoek was a decade ago. With Pringle House primary school growing, buses available to the Curro school in Onrus and two new schools in Somerset West and Strand, we’re
seeing an increase in young families moving here permanently.” The cost of property in the Cape Town metropolitan area is also encouraging buyers to look a little further afield to areas still within an hour’s commute of the city and offering good value for money. “There’s a marked increase in demand for vacant stands which are currently available between R375,000 and R600,000 for 600m2 and upwards, while homes in the R1,5m to R2,5m price band are selling well,” says Lloyd.

Flooring – the foundation of your home decor Rather than sell their homes, many people are choosing to stay put and renovate. Changing the floors is usually the first step. WORDS: ANNE SCHAUFFER IMAGE: ISTOCK
One can’t ignore the actual realisation that junk status sends a major blow to consumer confidence and will have a longer-term negative impact on the economy. We emphasise the need for political and economic stability. For now, though, there’s no need to panic and it’s not all doom and gloom. We expect business as usual for the property market. SAMUEL SEEFF, CHAIRMAN, SEEFF PROPERTY GROUP
Where are first-time homeowners buying?
O
n average, more than 90,000 South Africans buy their first home each year. In 2016, about 72,000 buyers entered the property market for the first time; the year before saw about 105,000 people buying their first property, which reflects the poor performance of the property market last year. Most of the purchases were by people between the ages of 26 and 40. However, 913 people over the age of 70 and 624 under the age of 20 bought houses. Lightstone Property trends analysis also looks at where first-time property buyers are investing in their first homes. Affordability and ease of access to work, shops, schools and services are the primary drivers behind where new market entrants decide to buy.
An investigation of first-time homebuyer trends over the past two years shows that the suburbs most in demand for this market are in Gauteng and the Western Cape. Five of these suburbs in Gauteng – Protea Glen, Soshanguve KK, Soshanguve NN, Delft and Pelikan Park – offer a selection of low- to mid-value properties and are mostly newly built. Three of the top 10 suburbs – Equestria, Greenstone Hill and Paulshof – consist primarily of high-value sectional schemes and estates. The remaining two suburbs, Parklands and Weltevreden Park, are older and have been established for more than 15 years, offering mostly freehold-type properties.
SA homeowners worried about losing their homes
“I
t’s not a pleasant thought, but many SA homeowners are struggling financially and worried about losing their homes,” says Gerhard Kotzé, MD, RealNet estate agency group. “Even though there have not been any interest rate increases recently, the monthly repayment on most bonds is currently about 7% higher, in cash terms, than at the beginning of last year,” says Kotzé. “The repayments on credit cards, cars and other debts are also higher, and consumers are also paying more for food, water, electricity, transport, school fees and all forms of insurance. According to the latest stats available from the National Credit Regulator, there are 9,85 million South Africans with impaired credit records, which means they are seriously in arrears on at least one account. “So it’s no wonder really that an increasing number of people are concerned about being able to meet their financial commitments – and
about what would happen if they were to default on their bond repayments. “They need to understand that the banks don’t want to repossess their homes. They would far rather have a homeowner in place and some regular income from the property than be forced to incur the costs of repossession, and of securing and maintaining the home, as well as the total loss of repayments on the loan for several months or even years," says Kotzé. “Homeowners need to take their banks into their confidence if they are having financial difficulty, to show that they are willing to make the necessary arrangements to keep their homes. And thirdly, they should keep paying as much as they can, in order to keep the interest on the loan from compounding too rapidly. As a last resort, if you cannot make ends meet, you may want to consider selling your home and moving to a less-expensive one – or renting until your cash flow situation improves or rates come down again.”
F
looring sets the tone and colour scheme for a home, and although flooring trends don’t date nearly as quickly as other decor trends, advanced technologies in this area mean appealing/ sustainable options are arriving on the market faster than they used to. Trend or not, you have to choose flooring for its potential longevity. You can’t see into the future, so choose a classic look which has stood the test of time, or opt for flooring which can, if necessary, be changed without breaking the bank. If sustainability is something you’re passionate about, factor that in, too. There are a number of products, from carpets to concrete, that look as fabulous as they are functional. Consider your lifestyle. You may yearn for that white carpet, but be practical if you have young children. Aside from budget constraints, look at your stage in life, the purpose of the room, and how much maintenance and cleaning you’re prepared to do.
The trends of 2016 are holding up pretty well in 2017. Homeowners still lean towards wide wooden planks in grey tones and low-sheen finishes. Wider, longer planks are still favoured because the overall appearance is more unified. But variations in patterns are creeping in, like planks that are not necessarily laid in perfect formation, but rather more informally using different plank widths. As people become more sustainability-conscious, the demand for local, recycled, reworked timber grows – whether it’s salvaged from a demolished building or yard, restored to its former glory after years under a carpet, or given a different treatment. The trend gurus cite texture, individualism and “natural” as growing trends, so woods are being treated differently to make the home stand out. Sometimes it’s the arrangement of wood into patterns such as herringbone or chevron, or textured treatments on long, wide planks which give a rustic, earthy, natural look. Handscraped wood gives a handcrafted look, and wire-brushed planks have
a vintage look – they also conceal any “new” scrapes and scratches. In terms of colours, it’s been about extremes such as super dark and super light, and bucking the grey trend. Dark-stained floors have been popular, but that trend is probably going to wane as it makes rooms appear smaller. As we follow the urban trajectory towards downsizing, we’ll be keen for our rooms to appear larger. Lighter woods and colours make the space appear bigger, brighter and more open, and they also don’t show every speck of dirt. More and more people are choosing to use sustainable flooring such as bamboo, and as our decor trends are very much about foliage, greens and botanicals, flooring which is light and natural, without being boring or predictable, is gaining popularity. Lightly stained floorboards also complement bolder designs and colours on walls and soft furnishings. Matte finishes are first prize, followed by the gloss-matte compromise, satin.
