pleasant experience. What should have been a small family practice, was forced to expand to house a family of medical and beauty practitioners.

W

ith an experienced team of medical professionals, including a physiotherapist, a paediatric nurse and a somatologist, LifeLab is a one-stop shop for all of your health requirements. Dr Juanri Jonck, GP, tells us more.

Q: Why did you choose this area to set up shop? A: We decided on Lynnwood Proper because of the excellent proximity to the different eastern suburbs of Pretoria as well as the close proximity to the N1 freeway for our Johannesburg and Centurion patients. Another drawcard was the old-town feeling you get when you arrive here. It’s a very established area, with residents still having community picnics. Being surrounded by quaint coffee shops and restaurants is another bonus. What more could one ask for? Q: How did your business start? A: LifeLab was a range of accidental meetings of like-minded people. Even before we opened, we were a small team of professionals planning to change the lives of patients by making health care a

Q: How did you find your premises? A: I had just had my little girl when the two of us went for a coffee date at La Monaco. When we passed the toy store, I saw a “To Let” sign and just knew that it was the ideal spot for a

medical practice. Many coffee dates and toy store visits later, we finally managed to get the space and start renovating. Q: Why are the premises ideally suited to your business? A: Because we’re a family practice, it’s a huge privilege to be surrounded by so many families within the Lynnwood area. Not only are the demographics in Lynnwood and the surrounding areas ideal, but it’s also a suburb where residents still greet each other, walk their dogs and make time to chat. I get to wave to my patients on my way to work. We’re also located under an innovative company, with young people who look after their health, called Delta BEC. Q: Who are your neighbours? A: We’re in the fortunate situation of being surrounded by every service delivery shop we could possibly need. Next to us we have the Hillside Tavern restaurant which has been around for longer than most of the people in this building. Our other next-door neighbour is La Monaco, a coffee shop, which I think has the best rusks in town. We also have a newcomer called Aardts, which is a quaint furniture and decor shop. The other neighbours include a hair salon responsible for keeping us looking neat and tidy and even a doggy parlour to keep the pooches looking pretty. Q: What are the shop rental/sales prices like in this area? A: It’s fairly reasonable. Accessibility makes it worth it.

Q: How many people go through your office each day? A: Because we have so many services on offer at LifeLab, it amounts to quite a large number on a daily basis. On average, we have 50 people per day. We’re extremely happy with the growth of the practice over the past year. Q: Do you have any expansion plans? A: We do! With our medical weight loss programme, MediLean, reaching new heights, we’re looking forward to introducing a dietician to help patients deal with their long-term relationship with food. We’re also planning to use our IV treatment clinic for Family First Aid classes. There are so many possibilities. Q: Do you operate online as well? A: Currently, it’s our super medical weight-loss programme, probably because summer has arrived and everyone wants to get bikini-ready for the holidays. S

emigration seems to be the trend driving investment in the coastal regions from Cape Town to the KwaZulu-Natal North Coast. “According to the Pam Golding Properties Residential Review, there has been a notable rise in semigration from July 2011 to date, which continues to increase, with the Western Cape the destination of choice for 33% of people moving and agents reporting substantial interest from Gauteng buyers,” says Dr Andrew Golding, CEO, Pam Golding Properties Group. “Hot spots for investor buyers include the Atlantic Seaboard in the Western Cape, which probably tops the list, having generated significant capital growth

and rental income growth over the last few years and even recently set a new benchmark price of R200,000/m2.” As Cape Town’s property prices soar, potential homebuyers have turned their attention to more affordable options along the entire Cape coastline, the Garden Route and KwaZuluNatal. Richard Gray, CEO, Harcourts South Africa, says that investors can pick up well-priced properties on the Garden Route and in the Eastern Cape. “In the holiday market, areas like Port Alfred, Jeffreys Bay and Cape St Francis offer excellent value. For investors in the non-holiday market, great properties are available in Port Elizabeth and East London. There is

also high rental demand in these areas, making them good for investors.” The KwaZulu-Natal North Coast has seen exponential growth in 2017, with Umhlanga, Sibaya and Ballito being key development nodes. “The number of new developments taking place here is evidence of great confidence in the area, which is resulting in attracting more investors,” says Gray. Neil de Beer, area manager, Pam Golding Properties Ballito, says, “There has been increased interest in areas where there has been off-plan development – with VAT-inclusive prices.” Several of these include new retirement developments. Golding says, “Positively, we have also seen a sharp rise in vacant plot sales in many coastal towns, which may indicate that people want to secure a foothold in coastal markets for when they are ready to downsize or retire.”

Coastal real estate is a good investment because capital growth is expected and rental or holiday letting returns are always good. “While the markets have slowed, even in the Cape, the FNB Barometer shows that for the last five years, Western Cape prices have grown by 50,4%, basically twice as fast as any other region. KwaZulu-Natal prices rose by 29,9%, Eastern Cape by 26,8%, Gauteng by 22,6% and the other smaller regions by 20,3%,” says Samuel Seeff, chairman, Seeff Properties. Golding says that even as the noncoastal metros slow, coastal property – defined by Lightstone as a home within 500m of the coastline – appears to be gathering momentum once again, in effect widening the coastal premium which in the third quarter of 2017 rose to +2,7%. “More than ever, the critical assessment is around position,” he says. “Sea-facing homes or apartments may come at a price, but usually retain their value.”
