Here’s what’s happening in property in the area

C

ullinan’s beautiful setting in the highveld countryside, approximately 35km east of Pretoria’s northern suburbs and relatively close to Gauteng’s border with Mpumalanga, is a huge attraction for many city dwellers. The town’s natural surroundings, including the Dinokeng Game Reserve with its indigenous bushveld vegetation and savanna grassland, the meandering rivers and many agricultural and livestock farms, add to the splendour and tranquillity of the landscape. The streets of Cullinan are generously lined with huge Jacaranda trees which flower in spring covering the village in a gorgeous blanket of purple blossoms. The town’s rich history dates back to 1902 when a diamond magnate, Sir Thomas Cullinan, who firmly believed that a 3-carat diamond found in 1898 originated from the farm, Elandsfontein, purchased the farm after the death of the then owner, Joachim Prinsloo. Shortly hereafter the Cullinan kimberlite was discovered and open pit mining started as soon as 1903. The Premier Diamond Mining Company made history in June 1905 when the largest diamond in the world at 3,106 carats was discovered there. The former Transvaal government bought the diamond and later presented it to King Edward VII as a birthday gift. The two main stones cut from the Cullinan Diamond are now found in the British crown jewels. The mine, which is still operational, is known as Cullinan Diamond Mine and is owned by Petra Diamonds. The people of Cullinan have not only successfully preserved the historical and cultural heritage of

the village, they've also stretched the opportunities it presented and helped Cullinan develop into a popular weekend tourist destination. The well-known main street, Oak Street, boasts an abundance of treasures from a bygone era. Victorian sandstone homes restored to their former glory serve as museums, restaurants, and wedding and entertainment venues as well as craft shops. On weekends the laid-back atmosphere, good food and old-world character of Cullinan are major attractions for bikers and urbanites wishing to escape to the countryside. Other recreational activities include outdoor activities such as zip-lining, abseiling, horseback and quad biking safaris, playing a round of golf on Cullinan’s famous golf course and going on a surface or underground tour of the Cullinan Diamond Mine. Even though the business area is small and almost restricted to the main street, it caters for the basic day-to-day needs of residents and includes a Spar, banking services, several clothing chain stores, a pharmacy, doctors' rooms and various privately owned businesses.

B

usiness owner Quintin Grimes, and interior advisor Bianca Anholts set up shop in their current premises three years ago. The property has a comfortable, homely feel, and is easily accessible from major roads and shopping centres. Q: How did your business start? A: DecorHouzz Interiors started six years ago as Tyler and Co Fabrics and was then rebranded three years ago to DecorHouzz Interiors. We originally ran our business from home-based offices, proudly trading from a 36m2 garage. We started assisting friends and family on projects, and word of mouth and referrals from projects generated new business leads. We’ve always been budgetconscious with our services, so our client base grew rapidly. Q: Why did you choose this area to set up shop? A: We’re located on Olympus Road with a generous traffic count of 240,000 cars per week passing

our showroom. We’re centrally located in the newly developed Pretoria East and our location is easily accessible from major roads and popular convenience shopping centres. Numerous estates and residential developments are being developed in the area. Q: How did you find your premises? A: We originally opened at a shopping centre in Faerie Glen. However, when our lease expired we began shopping around in the area for new premises. When we began searching for the new space, the house that was owned by Quintin’s parents 14 years ago was listed for sale, so we contacted the owner to arrange a viewing and fell in love with the property. Q: Why are the premises ideally suited to your business? A: In the interior design industry, it’s essential to have a property with a comfortable, homely feel for clients. The property has various elements that create personal spaces to display samples and consult with clients on their ideas. We have a beautiful shop front on a main street to showcase some interior design ideas. The building is personal with modern finishes, and at night the lighting in the showroom brings the space to life.

Q: How many people go through your store each day? A: Weekdays we service between 20 and 30 clients a day and Saturdays around 60 to 80. Q: Do you have any expansion plans? A: We have exciting development expansion plans on the way, but we’re keeping them secret for the big reveal. Q: Do you operate online as well? A: We offer services online via our Facebook page (facebook.com/ decorhouzz). However, we prefer a more personal touch by interacting with our clients face to face. Q: What's your most popular item/service? A: With all the development in the area, our interior division is doing phenomenally well. Our in-house chalk paint products are also flying off the shelves as we courier nationally and stock over 30 Lotters Pine Furniture stores nationally.

iven that depression due to changes in seasons is very real for many people, accentuating the light in a home makes a world of difference to your mood. When used cleverly, mirrors can make your space seem larger, transform the light flow of a room and highlight special pieces. Your choice of frames for glass and mirrors must be deliberate, unless your intention is not to have the mirror as an attractive focal point but rather to allow it to do its reflective work. If you have a long and thin garden or a small veranda, a large frameless mirror filling one wall will increase the size of the space wonderfully. It’s particularly effective if there are plants reflected in the mirror, because it gives the impression that the garden is extended. An ornate framed mirror or a large, contemporary one can look stylish. Also consider a frame tucked behind plants, where it’s almost invisible but gives depth to the space. Be strategic for your interior. Look at where your light sources are so you can plan where and when

the light will fall on the mirrors. Also consider fitting mirrored cupboard doors in small rooms, and even mirrored shower doors. Cottage pane window frames with mirrors instead of glass are also effective at making a space seem larger. Fit the frames on a blank wall where you would have liked, or needed, windows. They’ll look like real windows. If it’s a painted wall, treat it as a separate window and paint the frame. For an industrial space with raw brick, consider using black steel frames. Black metal frames are very popular and are being employed as mirrored “windows”, mirrored or glass-filled screens or doors, and, indeed, shower doors. Another way to alter a windowless wall, is a mirror collage. You might choose a collection of similar plain frames with mirrors all painted the same colour, wonderfully ornamental frames, or an array of vintage and antique ones. This can really open up a wall. Bevelled mirrors can also work well because the facets reflect light.

If in doubt, go big. A vast framed mirror standing on the floor behind a couch in a small lounge or perched on a dresser in a dining room can be effective. Likewise, a giant mirror can be suspended on industrial chains or cables from the ceiling and become a wall divider. Don’t be afraid to mirror an entire wall in a small space, ideally with large panels or with numerous long mirror sections. Kitchens can often do with a little extra light, so use a mirror as a splashback. You can also use mirrors as art. Arrange three square mirrors which stand proud of the wall and so throw a shadow, and look like works of art. Or mix them up closely with your artworks to play tricks with your mind and eyes.

Demand for mature lifestyle development continues

S

ales for highly soughtafter units in Phase 3 of the Renishaw Hills mature lifestyle development will open later this year, with only four units still available in the Phase 2 development. Phase 1 of the development, which is nearing completion, includes 27 freestanding homes made up of two- and three-bedroom units, all of which have been sold. Occupation is planned for between August and December of this year with occupation of the 31 Phase 2 units planned for the first half of 2018. These include 19 freestanding homes and 12 maisonettes,

with only four of the maisonettes still available for purchase. Residents who take occupation this year will be able to enjoy the facilities of the temporary Community Centre consisting of lounge and dining areas, an expansive patio with ocean views, a games room, library and gym. Integrated into the Community Centre is a Care Centre providing residents with top-level medical attention. This will include a reception area, examination room and two-bedroom ward, all serving as a temporary measure before construction of the fully equipped 80bed Healthcare Centre begins in 2018.

Abland completes iconic Alice Lane Precinct

A

bland has announced the completion of the third and final building of its Alice Lane project and new home of law firm, Bowmans, in Sandton. The building is 70,000m² with seven levels of basement housing 3,200 cars. The project, which took six years to complete, has three new office towers which were awarded a four-star rating by the Green Building Council of South Africa for the design and is linked by a central landscaped piazza – a pedestrianfriendly, public open environment. This is the second building that Abland has developed for Bowmans. “The piazza is a real differentiator for this project; Abland wanted it to be easily accessible to the public of Sandton. Originally, access to

the piazza was planned through the office cores from the basement which were security-controlled. As we rolled out each building it came to our attention that we had to provide lifts and escalators to get the public onto the piazza without the hassle of going through security – incorporating convenience and service retail,” says Janet Glendinning, development manager, Abland. “The location to amenities such as financial and legal services as well as the convenience of food outlets plays a significant role in achieving the Green Star SA rating, as this makes transport and access to the building more efficient.
