ince its inception almost 120 years back, Waterkloof in Pretoria has been widely known as one of Pretoria’s poshest and most affluent neighbourhoods. With properties here still reaching top prices in the real-estate market, this suburb and its later extensions like Waterkloof Ridge, Waterkloof Heights and Waterkloof Rand today is as sought after as ever before.
Lying a few kilometres east of the city centre and forming part of what’s being referred to as Pretoria’s Old East, Waterkloof boasts one of the most favourable locations close to the city’s best amenities and within easy access of main arteries and highways like the N1, N4 and R21.
The original Waterkloof suburb was designed in the early 1900s during the Victorian-Edwardian era, and has since become a home for many high-ranking politicians, foreign diplomats, celebrities and other accomplished public figures. When considering the features of Waterkloof, it’s quite understandable why Waterkloof, besides status, is such a desirable address and prime location. This hilly suburb with its many tall jacaranda trees, large wooded gardens, gorgeous vistas and soothing tranquillity is not only a visual feast for the eye, it’s also calming to the soul and mind. Many of the homes still reflect the old-world charm and fascination of a bygone era.
The Waterkloof community places a high premium on safety and security. The neighbourhood has several estates offering state-of-the-art security technology. Because of the high presence of embassies and high-profile residents, it’s also an area where one will find many of the properties being manned by security staff.
Property Waterkloof’s sought-after properties mostly comprise generously sized freestanding family homes located on individual stands in this exclusive suburb or in its prestigious lifestyle and security estates. Most of the real estate currently in the market ranges on average between R3,5m and R5m, while a substantial proportion reaches up to R15m, and some much more. here’s no doubt that the resurgence of wallpaper in decor continues unabated. The ranges just get wider, more exotic, and more experimental – you can basically create any mood you like. Clinton Kearney, general sales manager, Wallpaper Inn, says, “Wallpaper in South Africa suffered a bad reputation during the 80s, with a shift to paint effects, textured wall finishes, and plaster effects. About five years ago, we saw a resurgence of interest in wallpaper.” He feels exposure to overseas decor programmes from the UK and US helped in part to inspire homeowners to choose wallpaper as a big impact accessory. “This, coupled with the improvement in good design and advances in print technology, has moved wallpaper on.”
The biggest trend
Dean Bassett, director, WCI Wallpapers JHB Pty Ltd, confirms a global resurgence in interest in wallpaper. “Especially digital printed wallpaper, where you can create any custom wallpaper or mural to suit your specific preference. The overall shift in the local and international market is more focussed on developing bespoke wall coverings, given the wealth of options available to the client.”
Midrand warehouse and office offers development potential

Local and global trends
In Clinton’s view, “Wallpaper choices in South Africa can be regional in taste, but also draw inspiration from international trends. The predictions for the coming season are botanical prints which were popular last season, but have kept on trend with new seasonal colour pallets. Geometric patterns and stylised geometric patterns are trending with a strong Scandinavian look also coming through.” Dean says, apart from big bold botanicals, high on the list are faux designs. “Concrete, wood, and metal imitation wallpapers. Our Rasch supplier offers loads of luscious organic wallpapers, but equally, textured concrete wall coverings to create an urban look and feel to any environment.” Clinton’s current top sellers are bricks and botanicals.
Wallpaper or paint?
Dean feels, “You can use wallpaper to transform any environment, no matter where. The richness of the colours and depth of textures cannot be achieved with simple paint, making wallpaper an everlasting necessity in interior design.” For many designers, it’s the combination of the two that works. It’s often only necessary to wallpaper a single wall, particularly if it replaces a headboard, or is intended to bring the outside in – or vice versa – in a bathroom for instance. Carefully pairing paint colours and textures with wallpaper can enhance both materials.
Where are people using wallpapers?
“Wallpapers are typically used for feature walls in bedrooms and living rooms, but we’re seeing an increase in people wanting them in bathrooms and kitchens – no problem, as long as the correct wallpaper is chosen, and the application is done correctly,” says Clinton. “People love to actually feel their wallpaper, so paper with a texture is often a deciding factor,” he adds. “We’re also encouraging the use of non-woven backing paper, which is easier to hang especially if you want to DIY it.”
Ramaphoria to boost residential real estate?
R
esidential property sales are on the up if market movements in May are any indication, according to BetterBond CEO Rudi Botha. Sentiment often plays a bigger role than interest rate fluctuations and Botha believes “Ramaphoria” has returned to local real estate. “This is evident from the huge increase (22%) in the number of offers to purchase and home loan applications made in the first two weeks of May, compared to the first two weeks of May last year,” he says. An upturn is likely since the successful conclusion of the elections, Botha says, as there’s confidence that President
Cyril Ramaphosa will deliver on promises to attract large-scale foreign investment, revive a sagging economy, and facilitate jobs and small business creation. “Many prospective buyers and investors were waiting to see whether the elections would go ahead peacefully and whether Ramaphosa would remain president.” Botha says local banks appear to share the view that the property market is set for a strong upturn and concomitant increase in home values, as they’re competing fiercely for new home loan business. “In recent months there’s also been an increase in 100% home loans being granted to borrowers with good credit histories, low debt loads, and reliable employment,” he adds.
Sales boom at Sitari in the Western Cape
W
ith sales of R1,3bn since it has launched in August 2014, award-winning Sitari Country Estate in Somerset West is now one of the fastest-selling largescale estates in the Western Cape. Although many developers were impacted by slower buyer uptake in 2018, Sitari’s sales bucked that trend. “This was our second-best year in terms of sales by rand value since inception,” says Claudius Combrinck, executive director, Uvest Property Sales, the onsite real estate agency.
“Sales at the estate averaged at just less than 14 properties a month from 1 January to 31 December last year, across plots, homes and apartments.” He says 2019’s sales have been consistent too. Even though it’s an election year, the company recorded nearly R27m in sales during April. Combrinck attributes the estate’s success to having market-aligned product offerings, with homes priced from less than R3m and apartments ranging from R1,5m to R2,5m.
