R
ita-Mari Ludike started her blog called Rita Hello shortly after she decided to become a freelance artist. “It was my way to keep busy, stay inspired and not panic about the massive life decision I’d made. I hoped it would in some way also inspire readers.” Rita-Mari mainly posts about artists, events and places that she finds interesting. As a freelancer, it’s of particular importance to her that her home represents “a space where you can retreat and recharge, a place where you can express yourself freely and creatively, and a place where you surround yourself with the people, animals and things that make you a better person”. Rita-Mari and her husband have found and created such a home in the lovely Pretoria East suburb of Lynnwood Ridge.
Home sweet home The couple moved to Lynnwood Ridge in 2015. “When we decided to move and started looking into properties, we made a list of things that were important to us. Being close to work and having easy access to big roads and amenities were some of those,” she says. “We prefer living in older areas with a good infrastructure. After considering our budget and our ‘want list’ we decided to look at properties in the greater Lynnwood area.” What Rita-Mari personally loves

most about Lynnwood Ridge is the fact that if they need anything, be it for the house, the garden, art supplies, groceries or fuel, it’s a fiveminute drive from their house. Rita-Mari spent her childhood all over South Africa living in different towns and cities. “My fondest childhood memories will always be of Heilbron, a little town in the Free State. Winters there were magical and when it snowed we celebrated by sliding down slopes on my friend’s farm on old beer boxes.” Similarly, she has great memories of her highschool career that was mostly spent in Pretoria. “Because I attended boarding school and came from small towns, discovering the city was a thrilling experience.” Perhaps Lynnwood Ridge with its dual character in a way reconciles these different joyful memories for Rita-Mari. “At any point in time, there’s always some form of activity around us, whether it’s the sound of traffic, people having a good time at nearby restaurants or our neighbours. This definitely gives us our ‘fix’ of city-living, which is exciting and also invigorating. And then some days everything is dead quiet and you can hear birds chirping the entire day.”
Gems in the neighbourhood It’s often the small treasures in a neighbourhood that bestow the greatest pleasures on its residents. Rita-Mari shares a few of these gems. “This might sound like a crazy pick, but I have to mention the
BP fuel station on Camelia Drive. Not only do they have the friendliest staff in Pretoria, they also have the best car wash and loyalty system.” This ex-small-town girl also points out the tiny patch of forest-like area tucked away in the neighbourhood as one of her favourite features. “If the arts-and-crafts bug bites, Jimnettes is an absolute treat to find almost anything art related. We also love doing some plastic-free produce shopping at Lynnwood Housewife’s Market.” Last but not least, she adores “the dear man on the corner of Jacobson and Freesia streets who replaces shoe soles and fixes clothing. My leather boots would have given up ages ago if it wasn’t for him”.
Perfect Sunday The couple loves spending their downtime at home. “We renovated our home and made sure to create spaces and not rooms. Our kitchen flows into our living space which makes this our favourite and most-used space in the house. This is not only where we cook, but where we dance, talk, entertain and have playtime with our cats,” says Rita-Mari. Rita-Mari and her hubby also enjoy sitting outside in their small garden drinking coffee and looking at the light change when Pretoria shows off with its glorious sunsets. In summer, if the weather permits, they’re keen on walking over to some of the nearby restaurants for a drink with friends.

eeswax has amazing anti-bacterial and antiinflammatory properties, so while Bee-utiful’s products are great moisturisers, it also helps to treat problem skin like acne, blemishes and eczema. Owner Marielle Wolmarans tells us more. Q: How did your business start? A: Making my own beauty products started with my beekeeping hobby. After doing beekeeping for a while, I had a lot of beeswax in my fridge. I started looking into what I can use it for, as I like recycling things and trying out new recipes, and I realised I can make my own skin and beauty products. Around that time, I was also diagnosed with adrenal fatigue, so I tried everything to be healthy and I started using organic products. I’ve been making my own products for six months now.
Q: Why did you choose this area to set up shop? A: Until recently, I managed to make all the products at home, in my spare time. I chose to work from home in Irene so I would be able to spend time with my family. We’re now expanding into a small studio at home, which saves us a lot of money as we don’t have to rent a space or waste time driving to our retail space and back all the time. Q: How did you find your premises? A: We moved to Pretoria a few years ago to find good schools for our kids. We found this house with a big kitchen and we just knew it was the right fit. I’m very lucky to have space at home to run my business from. Q: Why are they ideally suited to your business? A: I have more than enough space at home to make the products. It is also close to my current work and our kids’ schools. It saves a lot of time and money to work from home.
Q: How many people visit your business each day? A: I see about 15 clients per week and I provide products to two different shops. I also sell my products at markets twice a week. If a client is not local, I can easily send the products to them via courier services. Q: Do you have any expansion plans? A: I am busy renovating my studio at the moment, as I would love to work full time for Bee-utiful. I also make new products every week. Q: Do you operate online as well? A: A s my website isn’t finalised yet, I do everything through my Facebook page and the Bee-utiful group. For now, I see Facebook as my online shop. Q: What’s your most popular item? A: My night cream and my stretchmark cream which works really well.
Q: Who are your neighbours? A: We live in a normal residential area which means that we are surrounded by residential citizens. SEE FOR YOURSELF: Q: What are the rental/sales prices like in this area? A: A bout half the size of my work area would cost around R10,000 per month if I had to rent a space.

The recession and the property market
F
ollowing the recent announcement of a 0,7% drop in GDP in the second quarter of 2018, South Africa has fallen into another technical recession. “The announcement of a recession does not bode well for any sector of the economy. In the world of real estate, this translates into a buyers’ market where the supply of properties outweighs the demand from buyers. Unable to afford the costs of a mortgage, more properties enter the market, with some falling claim to bank repossession and distressed property sales,” says Adrian Goslett, regional director and CEO, RE/MAX of Southern Africa. “There are also fewer buyers on the market during this time as many simply will not be able to afford the costs of purchasing property. Buyers who have planned for the possible recession
will be able to purchase property at much lower prices,” Goslett says. To lower the risks of loss, global investors generally look towards growing economies first when considering investment options. “Sellers of these sorts of properties that are located in idyllic locations, might have better luck marketing the home as a short-term rental for foreigners who are hoping to take advantage of a cheap international holiday,” Goslett suggests. “My advice to sellers over the next few months is to be more rigorous in their search for a real-estate agent than ever before. In trying markets like the one we’re currently facing, sellers will need to partner with the best in the business to ensure that they get the right price for their property,” Goslett concludes.
In the Joburg and Pretoria metros, we’re seeing an upward trend in sales across all price bands and even experiencing stock shortages in high-demand areas. It’s likely that the appeal these areas hold for first-time buyers, namely affordability and the development of mixed-use properties, is ideally suited to the lifestyle of young professionals. Summer Park Umhlanga breaks ground F ollowing the first-ever residential online sales launch nine months ago, Summer Park Umhlanga in KwaZulu-Natal officially broke ground on Thursday, 16 August. The response from the online sales resulted in R60m sold within 42 seconds of the online launch. Summer Park Umhlanga is situated in the heart of the Umhlanga Ridge town centre close to all amenities – from shopping centres, medical suites
and hospitals, to trendy bars and restaurants. Summer Park Umhlanga is the only pet-friendly apartment within this area that boasts familyfocused facilities like a creche and dedicated play areas for kids. Every homeowner has direct access to their own enclosed private courtyard that brings in extra space and natural light.
The Umhlanga Ridge Town Centre is increasing in popularity, as a total of 322
transfers took place from February 2017 to January 2018. Capitec reveals custom design of new HO C
apitec Bank has unveiled the design of its new head office in Technopark in Stellenbosch. The office will be custom-designed and owned by the company. South African architecture studio dhk designed the building while considering Capitec’s current occupancy and planned growth. The new building will be situated on two vacant and adjacent plots of land on the north-west edge of Technopark and will accommodate up to 21,500m2. A number of key concepts have been considered, namely, the identity of the brand,
internal flow and green initiatives. dhk has designed a single three-storey building with a wide open-plan floor plate that “loops” around a central triple-volume atrium. The loop adopts a fluid curvilinear form that shifts along its length, capitalising on the property’s 360º views. The floor plates are connected across the atrium by a series of feature bridges and staircases to promote interactivity between departments. The facade of the building was developed to accentuate the linear looped form with a simple ribbon of
fenestration that responds to the everchanging orientation of the building. Director at dhk and lead architect on the project Peter Stokes says, “Capitec encouraged input from the architects and interior designers to incorporate the latest workplace trends. To future-proof the design of the building, a flexible and agile approach was taken. The flow within the building supports a high degree of interaction and collaboration between business units and the executives”. Capitec’s head office is set to be completed in February 2020.
