ost schools reopened this past week and we’re already halfway into January. While part of me would still like the holiday dreaminess to linger, it’s really time to get going. I think I’m going to be more in favour of my home and perhaps dabble in some

One of
the most popular is that the dish first became renowned in the The New Yorker magazine in 1942 when Lemuel Benedict, a Wall Street stock broker, told the story of how he ordered buttered toast, poached eggs, bacon and hollandaise sauce at the Waldorf Astoria Hotel to ease his hangover. Oscar Tschirky, the maître d’hôtel, swapped the toast for halved English muffins and changed the bacon to ham, and the eggs Benedict was born. Various versions of this dish include eggs Royale which substitutes salmon for the ham, eggs Florentine which substitutes spinach for ham, or eggs Blackstone which substitutes ham for bacon and adds a tomato slice. Another account includes Mrs LeGrand Benedict, a regular patron at Delmonico’s Restaurant, the first restaurant or public dining room opened in the US in the 1860s, who found nothing to her liking on the menu and wanted something new for lunch and discussed it with Chef Charles Ranhofer. He came up with the eggs Benedict for her which is published in his cookbook The Epicurean as eggs à la Benedick.

Why January is a bad time for landlords
I
n a recent analysis conducted by TPN Credit Bureau, data shows that rental payment collections in South Africa usually decline by about 12,5% in January each year. This decline only takes into account the behaviour analytics of tenants who pay late, not even those who partially pay or default on their payment entirely. According to Michelle Dickens, managing director, TPN, it could be argued that the public holiday on 1 January contributes to the average day that rent is paid being stretched to 8 or 9 January when, for the remainder of the year, rent is

consistently paid by the 6th or 7th of the month. She says, “If that were the case, we would see a similar trend in months like April or May where there are multiple public holidays. Interestingly enough, there is no such increase over the Easter holidays or any other month with significant public holidays. This phenomenon is unique only to January.” Dickens continues, “Tenants who display the classic festive season syndrome are not malicious in nature, but are simply caught in a continuation of their holiday payment behaviour before reality sets in and they return to their better selves and better payment behaviour.”

Bridge City takes shape
D
evelopment at Bridge City, north of Durban, is gathering momentum with the precinct emerging as a key investment location and a strategic regional precinct and transport hub.

After a 10-year tenure as one of the Young Designers Emporium’s leading designers, Desiree chose to branch out on her own and today has eleven dedicated Desray stores around the country. Desray creates ready-to-wear clothes designed to flatter the female body, with a great range of sizes (30-42). A new branch recently opened in Brooklyn Mall. Q: How did your business start? A: My mother has been in fashion her whole life, so it was natural for me to go the same route. I did this by starting with a single store at Greenmarket Square in 1991.
Q: Why did you choose this area to set up shop? A: A s a Cape Town-based business, we always knew that our brand and product would do well in the Gauteng area. After opening in Parkhurst in 2014, we quickly saw the potential of this region. Of all the centres we visited in Pretoria, Brooklyn Mall had the best fit for our look and feel, as well as our brand. Q: How did you find your premises? A: We first approached Brooklyn Mall in the early part of 2014 and knew it was only a matter of time before the ideal store location came about. Q: Why are the premises ideally suited to your business? A: We feel Brooklyn Mall is a trendy hub in Pretoria and our specific store location faces the popular

There’s no trick to investing

any people are intimidated by the idea of investing their hard-earned money. In many ways the financial services industry has perpetuated this by making it seem like investing is a mysterious art that can only be successfully performed by the most astute professionals.
Thankfully this idea is beginning to erode. The truth is that while successful investing certainly isn’t easy, it can be simple. Investors just need to keep a few basic principles in mind:
The sooner you start the better
The greatest gift any investor can give themselves is time. The longer your money is able to work for you, the greater the benefit. This is very simply illustrated by an example of someone who invests R500 every month. If they are able to earn a 10% return on that money, in 10 years it will grow into just over R100,000, in 20 years R380,000, in 30 years R1,14m and in 40 years R3,19m.

he Pretoria property market is expected to experience stock shortages, increased demand due to new developments, and growth in line with inflation of around 5% this year. Gerhard van der Linde, managing director, Seeff Pretoria East, says home prices increased between 5% and 7% last year and there’s an increasing demand by an emerging middle-class market for properties between R800,000 and R 1,2m.

“Development highlights include Menlyn Maine, progress on the Bus Rapid Transit (BRT) system, and redevelopment of established suburbs such as Menlo Park and Hatfield due to the Gautrain and BRT system. In Pretoria North, prices increased by about 2% and are expected to grow, with many developments planned in a 15km radius from the city centre in 2016. In Centurion, selling prices increased by about 5% and should increase by about 6% to 8% each year over the next two years,” says Van der Linde. In Faerie Glen, development of Olympus Village shopping centre with Burger King and Checkers, will be completed, while in Olympus several sectional title and estate developments will occur in 2016,” Lombard says. Deon van Zyl, franchise development manager, Leapfrog Property Group Centurion, says the market is expected to grow in volume but not price this year, with any growth no higher than 5% to 6%. He says there will be pressure on selling prices, particularly in the upper market where an increase in stock and a decrease in buyers are expected this year. “There has been an increase in high-density developments with units in the R500,000 to R1,5m price range built, and there is a demand for older houses on big properties close to the university to be redeveloped into cluster houses. Developers are scaling down on office parks as office blocks stand empty for longer periods and return on investment is not as good as it used to be,” says Van Zyl.
The best investment strategy involves putting your money into a selection of different funds and asset classes so that you have many different sources of return. If one underperforms for a while, you don’t need to worry because you will be getting outperformance from somewhere else.
Stick to your plan
Because investing is always about your long-term future, it’s easy to be distracted by short-term issues. People see markets dropping or hear about economic problems and think that they need to do something to protect their money.

However, if you started off with the right investment plan, you should have very little need to change it. What happens over one day or a week or even a few years is not that important. What matters is the full life of your investment over 30 or 40 years. If you get your decisions right from the start, the small bumps on the way should smooth themselves out. Knowing what your plan is and being willing to stick with it therefore makes investing a lot less stressful and ultimately more rewarding.
