he neighbouring suburbs of Meyerspark, Murrayfield and La Montagne are situated between the Watermeyer and Simon Vermooten off-ramps in a hilly, green area surrounding the Skuilkrans Kopje. This cluster borders on The R104 (old Bronkhorstspruit Road) in the north and is particularly well-connected to suburbs like Silverton, Die Wilgers, Equestria, Lynnwood Ridge and Lynnwood Manor, bringing emergency services like police stations and hospitals within easy reach. The N4 also offers hassle-free access to the N1-freeway, Hatfield Gautrain station, the University of Pretoria, and the city centre. Being mainly residential with amenities like schools, churches and a few small old-style local shopping complexes, Meyerspark, Murrayfield and La Montagne, however, are quiet and well-preserved with lots of trees, birds, wooded gardens and natural surroundings.
Property The diverse real-estate market in this area makes it possible for starter-ups as
well as established citizens to own or rent a home. There are not many wellestablished, excellently located suburbs with beautiful natural surrounds in Pretoria East where one can own an apartment for R500,000, give or take. There’s quite a number of these available in traditional stacked apartment blocks, and they range from one- to three-bedroom units. While entry-level apartments can sell for under half a million, the average asking price is around R750,000 for a medium to bigger size apartment. In general, these offer quite a bit more floor space than what newly-developed apartment inhabitants may be used to. Small families with kids, retired couples and those preferring their feet on the ground have an extensive variety of townhouses to choose from. Most of these complexes have lovely park-like communal gardens adding to the feeling of peace and quiet in these neighbourhoods. Many are situated on the slopes of the hills offering picturesque vistas over the area. Prices start at around R800,000, and for R1,2 to R1,5m one can own a spacious townhouse that can comfortably accommodate an established family. Freestanding houses in the neighbourhood or in a security estate sells for on average R1,7m. These usually have extended facilities like a granny flat. At the top end of the market one can find a lovely multi-storey designer family home with many extras, priced for around R2,5m to R3m.
Schools Laerskool Skuilkrans in Murrayfield, Laerskool Meyerspark Primary and La Montagne Primary School are public schools conveniently situated within the boundaries of these neighbourhoods. The suburbs are feeder areas for Hoërskool Die Wilgers and Willow Ridge High School. Both these public schools are located just across the road in Die Wilgers. The Deutsche Internationale

Schule Pretoria, situated just off Simon Vermooten Road opposite La Montagne, is a popular option offering German and English streams to pupils from kindergarten level up to Grade 12. A variety of other public and private schools is available a stone’s throw away from Murrayfield, Meyerspark and La Montagne in neighbouring suburbs.
Explore Pretoria National Botanical Garden is situated a few kilometers west of the Meyerspark/Murrayfield/ La Montagne cluster. This pristine 76ha parkland offers nature-loving residents a fabulous getaway from the daily suburban routine. A paved nature trail allows visitors access to a diversity of indigenous fauna and flora on the ridge that runs through the gardens, while approximately 50ha comprises differently themed developed gardens. The garden is habitat to many animal species and boasts a rich birdlife. Other attractions to explore include an arboretum, herbarium, biodiversity centre, demo gardens, waterfall, a tea garden, restaurant, and picnic area. The Pioneer Museum terrain is literally situated on the doorstep of Meyerspark and makes a lovely family outing in the open air. This “living museum” portrays life as it was lived in the 19th century. The terrain is home to Pretoria’s oldest building, the 1848 House. There are picnic and braai facilities, and a farmer’s market takes place at the museum every Saturday morning from 05:30. Residents can also join the Friends of the Skuilkrans Kopje group, which will give them access to the Skuilkrans Kopje incorporating Meyerspark Bird Sanctuary. The “koppie”, a declared conservation area, forms the border between Murrayfield and Meyerspark, while Meyerspark Bird Sanctuary is situated along the banks of the Moreleta Spruit in Meyerspark.

W
ith auctions now generally accepted as a quick and effective way of fetching a market-related price for both commercial and residential property, the advent of purely online bidding raises some questions for sellers, e.g. how to know what price to expect on the day. Firstly, explains MC du Toit, CEO: auctions & sales, BidX1 South Africa, a reserve price is set, which is the undisclosed minimum sum that the seller will accept and which is agreed upon with the auctioneer prior to the auction. He says this is not to be confused with the guide price, which, as the term suggests, is just a guideline. “The reserve price, which is only known to the seller and auctioneer, can be reduced by the seller if required, based on the information provided to him/her by the auctioneer during the pre-auction marketing period. However, the reserve price must be at a level which the seller is comfortable to accept. The highest offers will be presented to the seller and any bid could be accepted, as is the norm with any auction. Confirmation of our sales will be the same day as the auction, depending on the seller, as certain
financial institutions require longer confirmation periods,” Du Toit explains. “As with any property and any method of sale, it’s not easy to gauge what we’ll fetch at auction, and we’ll only really be able to have a good idea once we’ve started with our marketing campaign. However, as experienced property specialists, we’ll first of all assess the property and consult extensively with the seller and advise on what we believe to be a proper, market-related price. But, being an auction where everyone is invited to bid, anything can happen,” he says. “There have been instances where we’ve exceeded the reserve price, and conversely cases where the seller has accepted below reserve price, basing their decision on the demand for the property and realising that that is its true value – which fundamentally is one of the primary benefits of selling property via auction.” This raises the next question: How does the auctioneer gauge its value? Du Toit says value is determined by various key aspects that must be taken into account, along with, obviously, the condition of the property and its location. “For example, in terms of
residential property, certain areas have different price ceilings and by that we mean that you’ll not easily achieve R6m when the average sale price for the area is R3m. Commercial properties, on the other hand, are much easier and value is determined by the return on investment,” Du Toit says.

He explains that buyers will need to conduct a proper due diligence on and inspection of the property they’re interested in and once they have all the information they require and have done their research, they’ll be able to determine what they believe to be the value. “We’re always available to advise buyers and we’ll also list a guide price. When they register to bid and express an interest in a property, we provide all the information we have available, including title deeds, Surveyor General diagrams, rental agreements, homeowner’s rules and more. We conduct show days on the properties and recommend that buyers attend these to get a good feel for the property.” And what about “ghost” bidders? Du Toit says BidX1 will not permit anyone to be able to bid unless they’ve registered on the same basis as all the other bidders. “So only registered bidders will be allowed to bid and

This doesn’t mean you have to paint an entire room, although one wall does make a bold statement. Clever lighting will always amplify the warmth you’ve created in an autumn makeover.”
