fter more than 25 years in the music industry, Helena Hettema still stuns audiences countrywide and abroad with her silky, powerful, resonant voice. After graduating as a BA drama student, Helena started acting for Pact (the old Performing Arts Council of the Transvaal). For the most part of her career, however, she ensued a versatile musical career writing songs and performing as cabaret artist, singer and voice-over artist. Helena has performed in countries like England, Belgium, Holland, Italy, New Zealand and Turkey. This awardwinning artist always returns to home ground, however, and continues to be enchanted by the neighbourhood where she purchased a property that she fell in love with 18 years ago.

They’re also off-beat, eclectic, interested in art and architecture, and there’s a community group that’s outspoken, especially when it comes to conserving the environment.” According to Helena, the suburb has kept its character in the past 18 years. “Although the Gautrain was built in the early millennium and passes by on its borders it has not disturbed the environment thanks to the fine planning of the developers.” “We also have an effective security system with two leading firms patrolling the streets and because of their vigilance, it’s a peaceful place to live,” she says. “My home is my haven and having a quiet environment inspires me and helps me to relax from the high intensity and stress of my career.”

“Muckleneuk is an old area with the same atmosphere as the neighbourhood where I grew up,” says Helena. She was born in Brooklyn, Pretoria, “… in a house with gables, built by my maternal grandfather in 1939, Oregon pine floors, wide pavements, and streets lined with jacaranda trees”, says Helena.

Helena also finds travelling from Muckleneuk convenient as the suburb is located close to highways and main roads. “This makes it easy to reach the airports (OR Tambo and Lanseria).”

When she bought the property in 2001 her nostalgic soul was immediately captivated by the huge garden and old tree at the back which dates to 1927 when the house was built. “Muckleneuk has interesting architecture with many trees, abundant bird life and bush babies, it’s a

Hidden gems

Besides the well-known Brooklyn Mall and Brooklyn Square, Helena loves to shop just down the hill from Muckleneuk at Groenkloof Plaza. “There are, among others, a Spar, pharmacy, the famous Groenkloof Butchery, as well as a pet shop, boutiques and several popular restaurants like Café 41, Fumo and Del Forno.”

Perfect Sunday

Helena enjoys spending any downtime that may come her way at home. She values a homey residence and takes great care in making her house a home. “Your own personal touches to a property like a garden, the paintwork and fittings transform it to become a reflection of what you regard as important, and how you relax. Pieces of furniture with sentimental value like my upright Görs & Kallmann piano with brass candleholders and patterned inlays dating to pre-1917 – which my grandmother gave to my mother when aged seven – special books, art, and furnishings, all add up to making a home, not forgetting one’s pets.” Her favourite spots at home? “The back garden with its trees and abundant bird life, hadedas, loeries and crested barbets,” replies the lady with the romantic heart. “There’s a big table, blue bottles hanging in the trees among wind chimes and other pendants. I often entertain friends there with candlelit suppers or cappuccinos and cake. The oldworld front stoep with pillars provides a perfect view of passers-by as you drink coffee or a sundowner.” Helena also enjoys long walks at sunset through the neighbourhood or taking her dog for a walk in the park.

M

aaiki makes use of the best quality locally-sourced fabrics in a variety of colours and styles for their locally-made baby clothes. Owner and marketing communications consultant Marlé Prinsloo tells us more. Q: How did your business start? A: After the birth of my second daughter, I found it difficult to find stylish, comfortable baby basics that could be mixed and matched to create new looks. I set out to create a range for my daughter and launched Maaiki in August 2017. I spent 14 years creating and implementing communications strategies at PR and advertising agency Idea Engineers where I was responsible for successful local and international brands. While Maaiki is a complete career shift,

experience from my previous career gave me the insight to create an online store. I decided to put my marketing, PR and online knowledge to good use and started up an e-commerce business. Q: Why did you choose this area to set up shop? A: I work from home and when we started to look for a new home about two years ago, we knew we wanted to stay in the Olympus/Faerie Glen area. Our suburb is close to good schools, shops, and main roads. In addition, the area has really started to boom in recent years with lots of new shops, restaurants and offices opening in the area. Q: How did you find your premises? A: We had a very helpful sales agent from Remax who helped us to find the right place for our needs. Q: Why are they ideally suited to your business? A: We stay in Boardwalk Meander, Olympus, which is a secure area. We found a lovely house with enough space for me to set up my home office. We also have fibre in the area, which is a huge plus, especially when you need to be online all day. Q: Who are your neighbours? A: W hile there are many shops, restaurants and small businesses in the area, being an online shop, my “neighbours” are mainly online and include a variety of online shops, marketplaces, bloggers and mompreneurs. Q: What is your shop footprint? A: I have a 100 or so “online visitors”

that visit every week and a few thousand people I engage with via social media. Q: What are the shop rental/sales prices like in this area? A: It’s market-related. Q: Do you have any expansion plans? A: My plan has always been to start small, leverage the power of the internet and to see where this journey takes me. For now, I’m happy to have a boutique offering, that I can balance with my career as a marketing comms consultant and being a wife and mom of two busy little girls. Q: Do you operate online as well? A: Yes, while you might see Maaiki at a market occasionally, it’s mainly an online shop. We have a website, Facebook (@MaaikiSA) and Instagram pages (@maaikisa). Q: What’s your most popular item/ service? A: To date, our Ha Hadeda collection has been the most popular. In South Africa, our children grow up with the familiar sounds of hadedas, and I think parents find this range, which is inspired by all the little children who love to mimic these birds, rather comical and fun.

hen it comes to security, your home is unique. Yes, there are commonalities, but generally, your perimeter or whether you’re single or double storey – and a host of other factors – all play a role in the customisation of a security solution. Homemation’s Warren Husband prefers to make a site visit to assess a home and to talk through current and cutting-edge solutions and technologies: “It’s also important that a client understands what the solution offers them when the system is installed.” Husband believes security should be viewed in layers. “Alarm systems, CCTV systems, smart locking systems, fire and smoke detection, security gates and shutters, and smart lighting can all be included to make the home more secure.”

says Agnieszka Gryn, regional executive, Fidelity ADT. “Modern South African consumers are shifting towards wanting more control of their home and home security. To this end, it’s now also possible to control all aspects of a home system from your mobile phone. We recently introduced two new products which put the power in your hand – literally. They allow homeowners to activate and deactivate alarm zones and monitor every aspect of the system. It’s also possible to view a live video feed of your outside perimeter.”

He’s enthusiastic about the options offered by the product Control4. “Control4 allows all these individual systems to come together to make the home even smarter, so the homeowner can access and control these systems individually or orchestrate multiple events to take place as an automated response to a security threat.”

The lighter, entry-level product is SecureHome and effectively acts as a keypad for your security system outside of the home. The more advanced product, SecureConnect, essentially turns your house into a full-on smart home, offering not only a range of security features, but also the ability to turn off other IOT devices such as a pool pumps, security lights and even your coffee machine. Using geolocation technology, SecureConnect can even automatically arm the alarm when you’re 5km away from home. A look at Cape Town’s 2019 property landscape W ith an eventful 2018 drawing to a close and the new economic year a largely unknown entity, many homeowners are considering what the markets may be doing in 2019.

Pasa plays important role in rejuvenation of Joburg inner city

P

aragon Architects South Africa (Pasa), part of the Paragon Group of architecture and interior architecture companies, has played an important role in the rejuvenation of the Joburg inner city. It has converted the former ANC Shell House headquarters at 51 Plein Street into a 563-unit, low-cost residential development that’s currently 95% let. “The reason why such a high occupancy rate was achieved in as little as six months, is because the project responds to a real need in the inner city for affordable accommodation,” Pasa director Thulani Sibande comments.

“The building works exceptionally well in its current iteration, especially as we included amenities such as an outdoor gym on the podium, which means that tenants don’t have to leave the building to avail themselves of such facilities. “We also included a play area for children, big enough to accommodate netball and soccer, and a jungle gym. We even incorporated educational facilities such as homework rooms with writing boards, where children can have a safe and quiet area in which to study, thereby giving their parents peace of mind,” Sibande says.

Mike Greeff, CEO, Greeff Christie’s International Real Estate, says, “This year has seen the market contend with political instability, rising inflation, recession and record-high fuel prices. Despite all the challenges, the real-estate sector has remained more buoyant than many expected. While there’s been visible tightening at the higher end of the market, the middle and lower markets have been resilient and haven’t been as dramatically affected as the industry expected. The outlook for 2019 seems quite promising with the results of the elections expected to provide clarity to the general populace. Foreign investor confidence is also gradually on the rise, due to Moody’s rating of the country as stable. The Cape water crisis which dampened the market has been averted and the South African Reserve Bank has kept repo rates stable for the time being. ”

The Southern Suburbs

“Sales are reported to be historically lower than the boom of previous years, but still stable,” says Simon Raab, director, Greeff Christie’s International Real Estate. “According to Propstats, sales for the area over 2016 to 2017 totalled R3,5bn from

1,001 transactions. Properties took on average just 50 days to sell with the difference between asking and selling price a mere 7%. When compared to 2018, proof of the slowing is reflected by the numbers – 925 transactions totalling R3,22bn with a 7,7% price difference. Time on the market was also up by five days. The trend is expected to continue into 2019 due to buyers adopting a wait-and-see attitude but should ease post elections. Investors are set to see numerous developments in the Southern Suburbs being completed around the same time. The sectional-title market specifically has seen an increase of stock becoming available,” adds Raab.

City Bowl and Atlantic Seaboard

Ryan Greeff, director, Greeff Christie’s International Real Estate City Bowl and Atlantic Seaboard, says, “This area is the place to be for young buyers who are looking for a trendy location in the heart of the city. While sectional-title units remain popular, there’s been some affordability tightening in the bracket above R3m. The housing segment which ranges between R3,5m and R5m has remained relatively buoyant. The luxury market (above R10m) has seen buying primarily by foreign buyers. Upcoming areas to take note of as possible investment hot spots are developments in Vredehoek, Higgovale and Oranjezicht.”

Southern Peninsula

“All signs point to Noordhoek increasing in popularity due to schools being developed in the area, as well as road infrastructure being completed,” says Jeremy Barnes, regional manager, South Peninsula division.

“Kommetjie and Scarborough continue to offer the best of both – village living paired with modern infrastructure that facilitates remote working. A new commercial development in the Simon’s Town area has led to increased interest and while there are still excellent value-for-money properties available, stock in the area is limited which will possibly lead to prices rising. An exciting development is the Harbour Bay development which is nearing completion of its first phase, as well as the Harbour Bay Mall which has already been completed. Fish Hoek and its surrounding areas have become very feasible areas for first-time buyers.

Promising hubs

According to FNB’s property barometer, Somerset West, Strand and Gordon’s Bay have experienced a promising upswing in property prices having grown by 12% in the second quarter of this year. The suburbs of Observatory, Woodstock and Salt River showed price inflation of 17,6% in the same period. If current trends continue, market growth is expected to hover in the 3% to 4% range for the next 12 to 18 months.
