C
arol van Niekerk is the driving force behind the successful GarsCom community initiative in the suburb of Garsfontein. She’s also a qualified social worker. As chairperson of GarsCom, Carol is known for making a difference in the neighbourhood she loves. GarsCom serves about 2,600 households in the part of the suburb bordered by Woodhill Golf Estate, Garsfontein Road, Solomon Mahlangu Drive and Atterbury Road in Pretoria East.
Our children and their families often tell us how privileged we are to have this level of security and community involvement. We plan to retire in Garsfontein.
Carol and Attie van Niekerk moved from Limpopo to Garsfontein in 1994. “We had a bit of a culture shock,” says Carol. “People in Garsfontein withdrew into their homes and focused on their own
private affairs. The Garsfontein police precinct was among the 20 precincts with the highest crime rate in the country.” In 1998, Carol together with a few other residents founded GarsCom. They set their sights on getting residents involved and finding ways, as a community, to reduce crime and make the wellestablished leafy suburb, with its many parks and tree-lined streets, a pleasant neighbourhood. “The community initiative played a key role in promoting cooperation between different role players, including the SAPS,” says Carol. As more residents became involved as volunteers, things started turning around. “In August 2015, the
Garsfontein police precinct was rated first in the country for crime prevention.” Although Garsfontein has a great deal to offer its residents in terms of entertainment and shopping facilities, and the streets are safe enough to take a leisurely stroll, Carol believes that residents also need to feel part of their neighbourhood. To this end, several projects, which are maintained by residents were established. These include street committees and activities, projects dealing with urban wildlife and assistance for senior citizens, as well as regular community events such as an annual family fun day, potjiekos day, Christmas market, Christmas lights evening and a garden friends group. “These are my favourite events to attend in Garsfontein,” says Carol.

andora is an international Danish jewellery manufacturer and retailer founded in 1982 as a family-run jewellery shop in Copenhagen. Claus Peter Jakobsen tells us how the brand charmed its way into South Africans' hearts.
Q: Why did you decide to bring the Danish brand to South Africa? A: Pandora started in May 2009 in South Africa. It was an easy decision as Pandora was one of the most powerful brands within the jewellery sector in the world. To say no to this fabulous brand was never an option. I am proud and amazed by the craftsmanship which goes into each product from Pandora. The product that is “simplest” to make goes through 16 different sets of hands before coming out as a finished product. Pandora is constantly striving to improve the footprint it leaves on this earth and has a very stringent corporate social responsibility policy, which is important to me. Q: Where in South Africa did Pandora first launch? A: For strategic reasons, we launched in Gauteng. But shortly after opening our doors, we were quickly overrun with requests from all over the country. Q: How has South Africa influenced the brand? A: South Africans have taken Pandora in with open arms, and most of our clients today use our beautiful charms to build their own memories. Our bracelets are like a photo album on your wrist, and with the introduction of the Big Five charm we’re offering something truly South African to the world as part of the global collection. Pandora is inspired by all aspects of a woman’s life as well as the elements of nature. In most cases, the real designer is each customer as they create and build their own stories and designs with the charms.

Q: Where are Pandora shops located? A: We are in most major malls in South Africa and neighbouring countries. We're also located in select Edgars Premium stores. Q: How does a store’s location influence your product offering? A: The beauty of South Africa is that all areas draw in a different market. We offer a carefully selected product range within each location to cater to what the relevant market needs. A Cape Town Pandora store may sell a different range from a Pandora store in Bloemfontein. Assessing the market’s local needs is a necessity for success. Q: Are Pandora shoppers online, or do they prefer a physical store? A: We have never closed a store down in SA, and we see continuous growth each year, but our online store is doing better and better, and continues to surprise us. I believe we need an online presence, but to experience the brand in all its glory, and allow our expertly trained staff to give you a Pandora experience in one of the concept stores, is the best way do it. Q: What advice or insight do you have for other business owners starting out? A: South Africa is a fantastic place to be. Stick to the plan and stay committed to the goals you have set yourselves and then success will be around the corner. Remember, though; South Africa doesn’t have the purchasing power of places like Europe or the US, so be realistic. Create a culture within your organisation where your team are part of the process in building a company that they are proud of.

clothing business. Though she wasn't very successful, it got me thinking about how one could upcycle garments to give them a new life and make them more appealing. I then visited a few thrift shops and bought some clothing pieces. I attended my first market with about 20 items of clothing and sold two. I now have close to 400 pieces of clothing and accessories in my store. Q: Why did you choose this area to set up shop? A: I have a shop at home in our flat above the garage in Woodhill Estate. I chose this spot because as an entrepreneur fresh out of varsity, I wasn’t able to pay rent somewhere else. My parents were ever so gracious and I’m so grateful for this opportunity. It allowed me to work from home and I didn’t have to worry about rent, which would have hindered the growth of my business. Q: How did you find your premises? A: My grandparents, who used to live in our flat, moved out and the space became mine.

assandra Botha is the owner of Vintro Clothing, a proudly South African, second-hand clothing company. She tells us more about how she renews and redesigns garments to give them new life. Q: How did your business start? A: My business started one afternoon after watching the movie Larry Crowne. In the movie, a young woman owned a second-hand

area are very expensive. Rent could be R100,000 per month at Woodlands Mall, for example. Q: How many people go through your store each day? A: My clients mainly buy from our online store. We either post the items or people come and collect them from the store. Some days we have up to five customers visiting the store. Q: Do you have any expansion plans? A: Yes, I do. I trust that this is where I’m meant to be at the moment, but I’d love to expand one day and have a more accessible store with even more traffic. I also started The Vintage Square Thrift Fair as a platform for young entrepreneurs to sell their vintage and thrift clothing. It's held on the last Saturday of every month. Q: Do you operate online as well? A: We mainly operate online through our website (vintroclothing.co.za), Facebook page and Instagram account (@vintro_clothing). We have weekly uploads of new stock every Tuesday. Q: What’s your most popular item? A: Our mom jeans and dresses.

ot everybody has spacious, light-filled homes or interiors that can accommodate glorious walls of greenery, but there are so many alternatives which can enhance or breathe life into dead corners, plain walls or dreary areas. It’s often all that’s needed to transform a room. This isn’t a question of buying just any pot plant to fill a space, but rather about doing your homework in order to choose the right one, asking the experts about the light requirements of specific plants, and giving this inexpensive purchase as much thought as you would a more expensive painting or piece of furniture. Let your plants be living works of art. Whether you actually create an authentic work of art (and you certainly can), or handpick a container and plant something visually appropriate is entirely up to you, your taste and your space. For example, a bare wall in the kitchen that gets a lot of sunlight is the perfect canvas for an artistic arrangement of plants. Think out of the box. A few rustic/whitewashed or even Perspex open boxes affixed to the wall can make great framed homes for plants.
There’s no reason why you can’t fit wrought-iron pot plant holders to the wall, or little floating shelves. You can then include herbs in chalkboardcovered pots (with the herb’s name scrawled on them), glossy and brightly coloured pots with a range of cacti, or even interesting vintage tin cans with parsley. Mason jars look great too, and those could be hung on hooks. Plain or gilt frames around them can look quirky and cute.

When you look at pot plants – apart from their light or moisture requirements – look at their colours, leaf shape, whether they flower, and what size they will grow to. There are many shades of green, and even more under different light conditions. You can choose glossy or matt, textured or smooth plants depending on the mood you’re looking to create. If you want to soften a space, consider frilly and ethereal plants like certain ferns; to add a dramatic feel, think sculptural, clean and smooth lines; and if you’re looking for a plant with presence, consider an indoor tree.
Plants not only add life to a static space, they can be functional, too. An open-shelved room divider can be far less imposing if it contains greenery in great containers, or mixed with books and collectibles. Curate the space rather than fill it. Look for balance and shapes.
Always bear in mind a sense of scale. Just as you wouldn’t purchase a small chair for a vast, high-ceilinged room, you’ll want plants that match the size of your space. For a large

Crystal Lagoons signs first project in South Africa

Until a few years ago, a basic lease agreement was the last word in the tenant-landlord relationship and common clauses included standard annual increases and a seven days’ notice with material breach to terminate, but this is no longer the case. The once-straightforward contract has become more complex with a raft of legislative amendments to the Rental Housing, Consumer Protection and National Credit Acts that now impact almost every aspect of the rental arena. A move towards mixed-use spaces

ccording to South African Property Owners Association’s (SAPOA) 2016 Q4 Office Vacancy Report, the office sector is still firmly entrenched in its recovery phase although this is becoming increasingly fragile as a result of the sector’s macro drivers. Sandton has lost a significant number of big office tenants over the last year and office rental vacancies have surged to 11,9%. Additionally, the number of new speculative developments in Sandton continues to increase sharply adding to the amount of unlet prime space. Commercial and industrial property consultancy, Jones Lang LaSalle South Africa (JLL), pins the current Sandton office supply to 1,5 million square metres. After the completion of all construction developments, JLL anticipates Sandton’s office supply to increase to
1,9 million square metres, which will be over the next three to four years. Hassan Shaikh, founder, Revolve: a specialist corporate and retail interior design strategy agency, says some vacancies are as a result of muted employment growth or the building’s aesthetics or its location and access, while others relate to cost, which is probably the most relevant. He predicts the rise in office space vacancies will not play out well for landlords. Shaikh says moving forward the smart money will go into repurposing or redeveloping redundant office parks or buildings in decentralised nodes. “We are sitting on a goldmine in Bryanston, for example. Access and security are good and there is a complementary mix of residential, retail and office development to support mixed-use developments.”
