anessa Fanfoni is known for her beautiful, one-of-a-kind wedding gowns, pageant dresses and formal gowns. Her designs have even been seen on the red carpet at the British Academy of Film and Television Arts Authors Awards. The dedicated wife and mother of three is also the vice president of the Business Woman Network Group where she helps women fulfil their dream careers and become successful.

During her school years, Vanessa lived in the Moot area. It’s the fond memories of that time that drew her and her family back to the suburb of Villieria. “I wanted to come back home to the place where I felt like I belonged – a place that I know and trust. As a young girl, my brothers, our friends and I would explore Villieria on our bicycles, from Wonderboom South to Kilner Park, even up the two ‘big hills’ – that’s what we would call Tom Jenkins Drive and Stead Avenue,” says Vanessa. “My husband and I moved to Villieria on our anniversary, 24 September 2003.” Vanessa enjoys the convenience of living in Villieria. “I can operate my business from my house and at the same time be there for my kids while they attend school – which is not far from where we stay – fetch them after school and attend their sports events.”

She loves that she can get in her car and quickly visit Gezina Galleries or Waverley Plaza or even Queens Corner, which are all within 3km to 6km of her house. “I love the art of this neighbourhood and the friendliness of the neighbours. I love how it’s a neighbourhood filled with a modern and vintage creative buzz. Villieria is a grounded, established area with big, beautiful old homes, pressed ceilings and blocked wooden floors.” Vanessa is passionate about her neighbourhood and loves that the community is committed and supportive when children play sport on Saturdays. “Then you get your Sunday reminder that church is about to start as the bells gong without delay each weekend – a friendly reminder of our faith. Villieria is a community infused with art, sport, culture and love!” When asked if she draws inspiration from her neighbourhood when she designs her beautiful dresses, Vanessa says, “The mixture of old and modern in Villieria always reminds me that fashion is rotational and that from the old I can always create a new, modern outfit. This is how I’m able to create the footprints of your heart, in style, just like our vintage and modern homes. I stand by my mottoes: ‘You’re never too old to learn’ and ‘What the mind can conceive and believe, it can achieve.’”

wiida Interiors specialises in interior design, curtaining, blinds, upholstery, wallpaper, 3D wall panelling and custom-made furniture. Ida van der Westhuizen, owner, tells us more. Q: How did your business start? A: In 1997, my partner at the time and I started Idne Interiors which had two branches – one in Kimberley and one in Vryburg. We were very successful for 13 years and even won Business of the Year in Vryburg in 2005. Due to unforeseen circumstances, I had to move, so I started working for other interior decorators before I decided to start Awiida Interiors. Q: Why did you choose this area to set up shop? A: I like the people of Pretoria and wanted to work close to home.

Moreleta Park is well known and easy to find. Q: How did you find your premises? A: I was assisted by a property agent. Q: Why are the premises ideally suited to your business? A: T he premises are easy to see, easy to access and large enough for a showroom, which is ideal. Q: Who are your neighbours? A: I’m surrounded by Bernina, Realty Easy, Boma Meat Market, Checkers, Spar and Plant Paradise Garden Centre. Q: What are the shop rental/sales prices like in this area? A: T he price range of this area is on the expensive side. It’s more suited for businesses than private housing. Q: How many people go through your store each day? A: We usually expect between two and six clients per day, of which four are usually walk-ins. Q: Do you have any expansion plans? A: Yes, this year my daughter started working for me. My son also started working in the same building running his own business. We’ll definitely have to expand and build on our new-found family business in the future.

Balwin Properties partners with SolarAfrica

SE listed Balwin Properties has partnered with SolarAfrica to introduce solar energy to its upmarket developments. The developments of Kikuyu and The Whisken are modern and come standard with prepaid electricity and individual water meters. While Balwin apartments are considered eco-friendly, the two newest developments will be the first to make use of solar energy as a considerable portion of their daily electricity usage, operating in conjunction with an automated load-management system. SolarAfrica specialises in clean energy solutions for the residential sectional title market in South

Africa. Its solutions require little to no capital investment while operating and maintaining the systems that generate electricity for use by residential homeowners. Steve Brookes, CEO, Balwin Properties, says, “We're continually tailoring our developments to match market demands, offering innovations in lifestyle, convenience and energy efficiency. “While we already offer prepaid meters allowing residents to actively manage their electricity consumption, the addition of solar power will save residents on their monthly electricity bill which is of utmost importance considering the rising cost of living.”

Sellers have three options when it comes to mandating agreements: an open mandate, dual mandate or a sole mandate. If a seller opts for the open mandate route, they are taking the exclusivity out of the deal, giving the home to multiple agents to sell, often from a variety of agencies. While this means that several are tapping into their networks to find the right buyer for the home, things can get complicated and there’s the danger of the seller having to pay a possible double commission. Don’t neglect home maintenance

ven in stronger markets like the Western Cape, consumers are feeling the pinch and many homeowners may be tempted to extend home maintenance timeframes and overlook small repairs to stretch their budgets. However, this could prove to be a big disadvantage with costly repercussions if you decide to sell down the line, says Dawn Bloch, area specialist, Lew Geffen Sotheby’s International Realty Zwaanswyk, Lakeside and Kirstenhof. “If your home needs the most work, it will remain on the market for longer

than similar homes that need less additional spend. Buyers generally prefer homes that are immediately habitable, or at least ones that don’t need extensive renovations and repairs. If you let maintenance slide, when you do decide to sell you could be in for a shock at the cost of making all the necessary repairs,” she says. Sandy Geffen, executive director, Lew Geffen Sotheby’s International Realty South Africa, says that homeowners who regularly invest in maintenance and repairs will save money in the long run, even if they don’t sell.

atasha Miller, director, MorleyMiller Design Intelligence, has been designing kitchens for more than 20 years. It’s her business to know what’s trending in kitchens worldwide, from designs, colours and textures, to new materials and smart technologies. One trend that Natasha doesn’t see going anywhere anytime soon is the kitchen as a light entertainment space for family and friends. “In South Africa, with our amazing weather, many homes are designed with the kitchen flowing into the dining room, then to an outside entertainment area. Who wants to be trapped in an enclosed kitchen if you could be watching your kids play outside, or have your friends sit at the counter while you cook up a storm?” With newer kitchen designs, you can get dinner ready while you help your children with their homework. “Today, the seating at the kitchen island is increasingly informal, more reflective of our lifestyles: the quick breakfast, a glass of wine and a chat, or a school project. Most families will sit at a dining-room table for dinner.”

Natasha says that if you’re about to have your kitchen redone, begin by describing your lifestyle. “Don’t be bullied by professionals who have a grand vision for your kitchen – it’s your space; you work in it. It needs to flow and function for you. But whatever you do, don’t compromise on the quality of your hardware. “For floors, clients are still choosing oversized, light-coloured tiles which flow through the entire house – it gives the illusion of space. Grey and white are still the favoured kitchen colour, but I believe that’s gradually changing. For cupboards, most new buildings have a very unfussy, streamlined look, with slim, thinner contouring, plain and handleless doors, but if you’re renovating, the choice is often more traditional like shaker doors.” Natasha says the wide range of countertops has made designing fun and more about creating textures. “We combine different thicknesses and colours of Caesarstone and neolith.” Overall, kitchens are still very minimalistic, but Natasha says instead

of that equating to sterility, clients are becoming more adventurous. “They add artwork or souvenirs from their travels – this brings a personal aspect into the space, which makes it feel like home.” Lighting is very important for both function and mood. “We’re seeing lots of LED lighting under wall units for soft mood lighting and beautiful or really funky pendant lights in various exciting materials like copper or various wood grain over the island.” Dedicated tea and coffee stations are also becoming increasingly popular. Clients are also finding clever ways of hiding small appliances. A large cupboard with pocket doors which can be closed can hide the kettle, toaster or food processor. Clutter-free worktops also increase the workspace and are always visually appealing. For smart kitchens, Natasha says clients are increasingly choosing appliances that can be controlled remotely, such as Bluetooth phone chargers in counters and extractors that can change colour and play music.

Incubation programme for KZN entrepreneurs

P

roperty Point, an enterprise initiative founded by Growthpoint Properties, has opened an incubation programme for KwaZulu-Natal entrepreneurs. Property Point has been a catalyst for transformation within the South African property industry since it was founded in 2008. So far, it has created 1,669 jobs and R453m in procurement opportunities generated for the 124 SMEs that have participated in its twoyear incubation programmes. These small businesses have reported 61% growth in revenue, which is significantly above the national average. Property Point is taking its positive impacts to KwaZuluNatal and looking for go-getters with entrepreneurial drive, who would be a good fit for the

programme. As part of its latest intake, Property Point is seeking motivated individuals running SMEs working in the property industry that specialise in areas such as electrical work, cleaning hygiene services, plumbing, landscaping, pest control, air-conditioning, fire protection services, security, waterproofing and damp-proofing, waste management, renovations and painting. To be considered, entrepreneurs need to be based in or around Durban. Their businesses should be at least 51% black-owned, have operated for no less than two consecutive years and offer services in the property industry. They must have a track record of projects completed and be able to provide a minimum of five references. Application forms are available from propertypoint.org.za.
