T

he Cowhouse market is what happens when a labour of love leads to something great. The inspiration behind the market was to provide a day out for families, including their four-legged friends, and to give kids a farm experience without having to leave Pretoria. Nestled on the fringe of Silverlakes, this new weekly, all-weekend market aims to provide a gourmet experience with food that visitors of all ages can enjoy.

Dad’s in the house

The Cowhouse is the brainchild of dads Louis Venter, James Waugh and dad-to-be William Waugh. At a braai in January last year, after numerous hours of babysitting, they were discussing how quickly parents run out of fun activities and places to take their kids. They approached William’s dad, restaurateur James Waugh, and started their extensive market research, visiting 40 markets countrywide. Finding a solution to their problem soon evolved into a passion project that still lights their eyes. The space they found was an Ayrshire dairy farm’s milking parlour, which is where the name Cowhouse was born. After more than six months of preparation they held their first market in October and in the short amount of time they now have over 2,000 visitors a weekend at their all-weather, dust-free market.

Embracing the asymmetrical WORDS: CHRIS REID

S

ymmetry is traditionally one of the guiding principles of product design. There’s something about furniture and homeware that is neatly balanced that we find inherently pleasing. It comes down to a desire for order in our world, and the comfort that we feel when our things are ordered. There’s a growing trend in design, however, that’s turning this on its head and embracing the asymmetrical to inject a feeling of newness into our homes. This trend isn’t about designs that are unusable or unwieldy, but rather about objects that take the expected and then put a twist on it. With minimalism in fashion in many markets around the world, it takes the smallest detail to make an impact. That’s why studios such as Alegre Design have attracted such attention in the design community with pieces such as the Ego chair, which features a single raised armrest. Similarly, the local brand Okha has followed the same spirit with the Curator couch – an update on the classic chaise longue.

While this trend is not necessarily one for every home, it definitely shows our desire for difference in decor. This has traditionally been expressed in handmade and bespoke items – pieces that are intrinsically unique because of the way they’re made. When this same spirit is applied to more contemporary, simple design, however, the logical response is to seek items that are mass-produced but defiantly nonconformist. So for at least the next while, expect to see more asymmetrical and out-of-balance design, and embrace the off-kilter every now and again.

Affordability pressure on homebuyers intensifies

P

roperty statistics for Q4 2015 released by bond originator ooba, show house prices continued to grow in excess of inflation as demand for residential property remained buoyant despite a weakening economy. Compared to Q4 2014, average purchase prices increased by 7,5%, surpassing the R1m mark from R978,502 to R1,051,809. The average purchase price of firsttime buyers also continued to climb, increasing by 5,6%. The average deposit paid by first-time buyers dropped by 21%, compared to Q4 2014, which is indicative of first-time homebuyers’ continued ability to access finance in a competitive home loan market. Ooba’s approval rates in Q4 2015 are 1% down on Q3 2015, alluding to the financial constraints that homebuyers are starting to face as a result of SA’s current tougher economic conditions.

Rhys Dyer, CEO, ooba, says, “On the home loan front, an increasing inflation environment off the back of the rand’s decline, will intensify affordability pressure on homebuyers, which will likely increase home loan decline rates across banks.” Dyer envisages that the mix of home loan applicants will change in 2016. He expects a lower percentage of first-time homebuyers, as they will likely delay their decision to enter the market until the economic environment improves.

“We anticipate that more buyers will purchase within their affordability constraints, and that banks will drive buyers to put down larger deposits. Banks will be watching the consumer affordability position very carefully and will tailor their lending approaches to contain risk,” Dyer says.

Landlords discover a better way to manage parking

A

new cashless, ticketless, userfriendly parking app is set to take the hassle out of parking and give forward-thinking landlords a competitive edge. KaChing Parking uses licence plate recognition (LPR) technology to open the boom when users enter and exit a parking lot. It also automatically deducts the parking fee from their credit cards or prepaid accounts upon exiting. The service is already available at Melrose Arch, Campus Square and Morningside shopping centres, and will be available at The Pavilion

(Durban) and Thrupps (Joburg) soon. There are also plans to expand to SA’s other top shopping destinations. Jaco Marais, co-founder, KaChing, says, “We understand the frustration of waiting in queues to pay for parking and to get through the boom. We figured there had to be a better way, and decided to create a solution that not only takes the hassle out of parking for users, but has tangible benefits for landlords too.” An added benefit is the high-level security and convenience the landlord is able to provide visitors.

aymond started out simply: on his own with a rented vehicle. But his company has already grown to a small business servicing over 2,000 clients from as far as Maputo and the Botswana border.

Q: How did your business start? A: After working in Mbombela (Nelspruit) for many years as a piano tuner I took a bold step and moved to Pretoria to join another piano tuner who wanted to expand his business, which did not work out. I then stepped out on my own with very little awareness of the market and area. Within a few months I could not cope on my own and started to employ another staff member. I now have a complement of 14 staff members. Q: Why did you choose this area to set up shop? A: I chose the Menlo Park area as pianos are directed towards the higher end or more affluent people, who happen to stay in the eastern part of Pretoria. The wholesalers are also in Pretoria East.

Q: How did you find your premises? A: We approached several estate agents. Q: Why are the premises ideally suited to your business? A: The location is ideal. However, the premises (a house with rooms) can make it awkward to move pianos. It’s also not an industrial area, which makes it attractive for prospective customers to view pianos. Q: Who are your neighbours? A: Hazelwood Road is known for its good food and coffee. We are opposite the Boston Bistro as well as being in close proximity to 23 on Hazelwood, Pride of India and Salt. Q: What are the shop rental/ sales prices like in this area? A: Rental is fairly expensive, but cheaper than retail space. The prices of properties are fairly up-market. Q: What is your shop footprint? A: We are not a retail shop and have maybe one or two customers a day. We are more a destination

shop and rely on word of mouth. We also do most of our work in customers’ homes and premises. Q: Do you have any expansion plans? A: Yes, we would like to purchase our own premises and also establish a college to train prospective piano tuners/technicians. Q: Do you operate online as well? A: Yes, we do through our website and social media. Q: What’s your most popular service? A: Piano tuning.

The state of SA’s finances O

ne of the big talking points of early 2016 has been the likelihood that South Africa will face a credit downgrade this year. Many analysts believe that ratings agencies are already sharpening their pencils. This has focused attention on the problems facing South Africa’s balance sheet. And, according to a recent presentation by PSG Asset Management, these are not inconsiderable. The country has a very narrow tax base, with estimates that there are

only 5,5 million taxpayers compared to the 17 million South Africans on social grants. The number of people employed compared to the number of people on welfare is now around one to one. That has fallen from a ratio of around three to one 15 years ago. On top of this, social spending, which includes education, housing and health care, comes in at close to 70% of the budget. This leaves very little for the infrastructure projects necessary to facilitate faster economic growth.

South Africa’s rising debt also means that interest payments are consuming more of government expenditure. Around 10% of the budget now goes to paying the interest on national debt. The combination of these factors is what is informing the rating agencies’ negative view on South Africa’s finances. PSG Asset Management, however, pointed out that there are a number of positives too. For a start, although South Africa’s debt has been increasing, it is not out of hand at 50% of GDP. Our emerging market peers have debt to GDP ratios

of around 60%. The country also has very limited offshore debt. Only around 10% of South Africa’s debt is in foreign currency, which means that the cost of repayments has not escalated too much with the depreciation of the rand. Local inflation is also under control, and being managed by a very credible Reserve Bank that has been consistent in its policies. And even though perceptions about South Africa’s institutions were shaken by the dismissal of finance minister Nhlanhla Nene last year, the ultimate resolution restored a lot of that confidence and strengthened

the position of the current minister. So while there is reason to worry, our government finances are certainly not a complete mess. And even if there is a credit downgrade, it might do more good than harm as it will focus attention on putting the right policies in place to mitigate the negatives. The government’s recent steps to open a more constructive dialogue with business is already a step in the right direction. With some foresight on the part of the government, there will be more of this in future and less for the ratings agencies to worry about.
