The suburb of Menlo Park, which forms part of Pretoria’s ‘Old East’ neighbourhoods, today is as trendy and upmarket as it was about 65 years ago when it was established

T
he affluent suburb of Menlo Park in Pretoria’s wellestablished Old East, has over the last 10 to 15 years seen tremendous redevelopment and modernisation. These changes mostly comprise the subdivision of traditionally huge erven and the erection of several modern-day executive-style apartment blocks, hotel apartments, cluster complexes and smaller estates. The high demand for housing in this sought-after neighbourhood can largely be attributed to Menlo Park’s favourable location close to the University of Pretoria, as well as its proximity to development nodes like Menlyn Main and Hazelwood. Menlo Park is practically situated within immediate access of the Atterbury Road intersection on the N1 highway while the main arteries like Lynnwood Road, Atterbury Road, Justice Mahomed Street and Brooklyn Road also run through this pretty suburb with its many tall trees and beautifully maintained gardens. Menlo Park also meets residents’ wish lists in terms of good schools and having its own local shopping complexes while being close to comprehensive malls like Brooklyn Mall and Menlyn. This suburb is served by the nearby Brooklyn police station, has its own post office, lots of professional practises like doctors and lawyers, and is within a short distance from top hospitals like Life Groenkloof Hospital, Zuid Afrikaans Hospital, Netcare Jakaranda Hospital and Mediclinic Kloof.
Property types suitable for these buyers mostly include modern, cleanlined, industrial-look apartments, ranging from bachelors’ size to comfortable two- and three-bedroom units. These usually come with the full package of modern security technology, pre-installed household appliances, internet connectivity and many more fashionable extras to suit a lock-up-and-go executive lifestyle. Current asking prices on these average around R1,5m to just over R2m. There are also several older gems available, like free-standing family homes on large stands behind a gated entrance. Many of these have been modernised and are listed on the market from just under R3m to up to around R5m. Some offering higher-density accommodation suitable for guesthouses, communes or business premises, can reach up to R15m and R20m.
Schools Public schools in Menlo Park include the highly regarded Laerskool Menlopark and Hoërskool Menlopark. Brooklyn Primary School is situated close to Menlo Park’s border with its neighbouring suburb Brooklyn, while many kids also attend Laerskool Lynnwood just across the road. The prestigious TuksSport High School is situated on the premises of TuksSport High Performance Centre, while Pretoria High School for Girls
and Pretoria Boys High are also just a stone’s throw away from the suburb. Other options include the independent St Marys DSG school offering tuition to girls from preschool age through to Grade 12. Pro Arte Alphen Park is a public school focussing on art and music alongside the normal academic curriculum for high school learners.
Explore The well-known Greenlyn Village Shopping Centre is the entertainment heart of the neighbourhood. This complex houses the superb Brooklyn Theatre which is renowned for its magical art-inspired music productions, while the Hazel Food Market is hosted at the premises on Saturdays. This market is not only a great meeting place for residents, it also attracts visitors from all over the city in pursuit of yummy food and a festive atmosphere. There are some lovely restaurants located at the centre as well, offering great cuisine and a welcoming ambiance every day of the week. To even out the calories, residents can join one of the many fitness or sport clubs in and around the suburb. These include, among others, tennis, wrestling, pilates, yoga, athletics, karate and several indoor training centres and gymnasiums. Other leisure options include movies at Brooklyn Mall or Menlyn Park, a live show at Menlyn Maine’s Sun Arena and night life at Time Square Casino.

Property Significant trends in the real estate market in Menlo Park include the influx of young residents under the age of 36. Property statistics show that 42.7% of stable property owners fall in the 50 to 64 age group while 27.7% are between 35 and 49 years. However, a whopping 65.8% of recent property buyers fall in the age category of 18 to 35. A
kitchen needs to be a strong marriage of functionality, flow and good looks with the integration of the owner’s tastes and preferences. “Each customer’s kitchen is unique — innovative and stylish, sure, but also functional, well thought out and easy to use,” says Brendon Watkins of Capital Kitchens.
Sustainable
Gas has long been the fuel of choice for cooks – induction or gas stoves are the greener options. For all other appliances, check the ratings – it not only saves money, but importantly, is less harmful to the planet. Look for fridges, dishwashers and washing machines rated A or A+ when you replace yours – close to 60% of energy used in a washing machine goes towards water heating, so the less water used, the less energy.
Hardware innovation
The focus on hardware has ramped up considerably. “Now we’re looking at small, luxury details that make life easier,” says Watkins. And provide good design elements. Slow-close drawers, gas-stay cupboard doors, anti-slam doors, Tiptronic (touch) doors and drawers, carousels, butler larders, counter pop-up plug points and dedicated cellphone or tablet chargers are items that fit the bill.
Storage
“Many homeowners forget how much storage space they need to make the space functional. Use the available space for creative storage solutions,” says Adrian Goslett, regional director and CEO, RE/MAX Southern Africa. “Much revolves around invisibility – conceal the fridge, the microwave, even the door handles and light switches. Cupboards are customised to hold everything unsightly, and cupboard doors and floors are all pared down to a stylish simplicity,” says Watson.
Countertops
Some style trends are shifts rather than complete changes. “Like the old, thicker 32mm granite countertop,” says Watson. “Now the market wants sleeker ones, which are not only more cost-effective and use less material (the greener option), but just look better.” Uncoloured concrete surfaces – sealed, matt or sheen finish – are relatively inexpensive in chunky, slim or sleek. As a countertop, bamboo is a sustainable material with antibacterial properties, in differing thicknesses and finishes.
Lighting
With kitchens as much living spaces as workplaces, the lighting needs to accommodate the change between a living and working environment.

Balancing mood and functional lighting can be tricky, making dimmers and timed lighting settings popular. The greenest option (quality LED downlighters) is not only more affordable, but last years longer than incandescent bulbs. “The trends range from large metal industrial pendant lamps to massive and glam chandeliers. This is often predicated on the size of the kitchen and whether it has distinct zones – cooking, eating, storage and so on,” says Watkins.
Clever kitchens
Remote control via cellphones or timers allows lights, ovens, music stations and televisions to be managed from a distance. A green and smart food recycler turns your food scraps into fertiliser. Watkins recommends integrating a recycle centre into your cupboards, with partitions for recycling different materials.
Work flow
You don’t want to be avoiding poorly positioned islands while wafting from one end of the kitchen to the other piecing together supplies. “The age-old rule of thumb still applies: design your kitchen to form a triangle between your sink, refrigerator and stove to ensure the best flow of traffic through the space,” says Goslett.

R8,2m warehousing facility for Denver L
eading JSE-listed Reit Emira has invested R8,2m in a refurbished warehouse facility located in the popular industrial hub of Denver, Joburg. “We have identified a need for affordable, modern and convenient warehousing space and the Denver property addresses this perfectly,” says Emira Property Fund COO Ulana van Biljon. Located in an established industrial area with easy highway access, security and ample electrical power, the new facility offers contemporary
warehousing of nearly 9,800m2, including more than 1,000m2 of comfortable office space with a new entrance. Invest in Mauritius from about R3,5m S
ince recent changes in the Mauritian government’s property investment legislation made it easier to invest, foreigners have been streaming to the island. Foreign buyers can now purchase property in popular developments with close ocean proximity, starting from R3,3m (about MUR8m). Severine Pietersen, Seeff Mauritius, says an Economic Board of Development report shows that by September last year, 2,737 units were sold to foreigners, of which 22% were from SA. “There are also many South Africans who live in Mauritius on work
R600m retail boost for PE’s Boardwalk precinct T
he retail area of Boardwalk Casino and Entertainment World in Port Elizabeth will be upgraded and extended in a R600m redevelopment project next year. Flanagan & Gerard Property Development & Investment and the Moolman Group have signed this agreement with Sun International subsidiary Emfuleni Resorts. This project will more than double the retail space in the precinct when it relaunches in 2021. Boardwalk Casino and Entertainment World is a short walk from Hobie Beach and
currently comprises the Boardwalk Casino and five-star Boardwalk Hotel, as well as conference facilities, existing retail and a cinema complex. The Boardwalk precinct’s retail component will increase to 26,000m 2 and includes the new Sun Park Square where major events will be hosted. Property development winners celebrated T he 2019 winners of the Sapoa Property Development Awards for Innovative Excellence were announced last month. MDS Architecture was responsible for Thavhani Mall’s design and its main construction contractor was WBHO. The shopping mall is in the precinct positioned to be the future economic hub of northeastern Limpopo.
