About the area

O

riginally Lyttelton township was marked out on the farm Droogegrond south of Pretoria in 1904. Little did these pioneers know they were laying the foundation for what was to develop from a small farm-like hamlet to the sprawling cosmopolitan city of Centurion, which today boasts over 30 suburbs of its own. Lyttelton Manor extension was established in the early 1940s. Both these areas are today widely referred to as Lyttelton, although Lyttelton Manor encompasses almost the entire residential area. Lyttelton borders Groenkloof Nature Reserve in the north and its eastern border is Air Force Base Waterkloof. Limpopo Avenue separates it from the neighbouring suburb of Doringkloof in the south and its western border is Clifton Avenue. Doringkloof extends further south to where Alexandra Road separates it from Irene. It is bordered by the M18 (Botha Avenue) in the east and the western border is Leonie Street. An abundance of trees and a number of parks add to the peaceful character of the residential areas.

Lyttelton and Doringkloof are popular for their excellent location between Pretoria and Midrand, with the N1, N14 and R21 literally minutes away. Agent commentary Q: What is happening in the property market in Doringkloof and Lyttelton? A: Doringkloof and Lyttelton Manor are well-established suburbs located centrally in Centurion. The average selling price for homes is between R1,65m and R1,9m. The typical house has three to four bedrooms, a study, two bathrooms, three living areas, a double garage, entertainment area/ lapa, swimming pool and a large garden. The economic environment of the country had a drastic impact on sales and there is still a downward slope in property sales compared to last year. There are, however, some major high-density residential developments taking place, which is an indication of a possible increase in sales to come.

Q: What kinds of properties are available in the area and who is buying them? A: Lyttelton and Doringkloof have experienced significant trans­ formation the last five years. Previously comprising mainly full-title houses, we have seen many new sectional title developments attracting younger buyers and investors. The property landscape is also changing – a number of older houses on larger stands are making way for modern, smaller homes, with many plots being subdivided and duet units being built on them. Several new medium-sized shopping complexes, a private hospital and a Gautrain station close by, have made these suburbs more attractive to younger professionals.

Q: What attracts buyers to the area? A: Doringkloof is a vibrant, upscale, family neighbourhood boasting quaint shops and good schools nearby while maintaining a community oriented atmosphere. This suburb also offers the luxury of being closely connected to Gauteng’s major highways. Buyers are attracted to the older family homes with their sizeable rooms and lush gardens offering a delightful sense of timelessness. Recent buyers are between the ages of 18 and 49, while 53% of homeowners have resided in the community for 11 years or more. Current trends show the average price of a freestanding home is R1,622m and the average price of a sectional title home is R545,000.
