C

apital Craft is well known for its impressive list of local and imported beers, great grub, and relaxed atmosphere. It has also been built on a strong foundation of friendship and respect which spills over to the restaurant’s ambience.

Behind the scenes

Niel Groenewald, Willem and Henk van der Schyf, and Johan Auriacombe are the brains behind the beer. With all of them having a successful background in events, it’s no wonder that their first craft beer festival was a big sensation. Niel, Henk and Willem own Park Acoustics, a wellknown monthly music concert series hosted at the Voortrekker Monument. Johan co-owns Grietfest, SA’s best underground electronic festival. The secret to their success is that they’ve built the business as a team and continue to work alongside each other.

The beginning

Capital Craft was originally only meant to be a craft beer festival. Johan had worked on a couple of beer festivals including the Jozi Craft Beer Fest and the Clarens Craft Beer Festival. Johan approached the Park Acoustics team to partner up and host the Capital Craft Beer Festival. It was Pretoria’s first craft beer festival, which turned out to be a great success. The team soon realised that there’s a hunger for craft beer and quality food in Pretoria.

Blomtrein

From the musical talents of Jan Blohm and Neil Nachtrein comes the interesting duo called Blomtrein. Jan Blohm has been captivating South African audiences with his soulful, hoarse voice since 2003. His collaboration with talented Neil Nachtrein has led to the birth of a new and exciting time for the two artists. Blom­trein will be performing at the Firkin Centurion pub on 29 January at 8pm.

Capital Craft

Capital Craft started with the humblest of beginnings – a great idea and a good serving of teamwork. It now stocks 218 local and imported beers. Capital Craft also boasts being the first to stock South African band Polisiekar’s Lager, and Friar’s Habit’s Bushveld Blonde on tap (a must-try for any newbie). The love for local and small-scale breweries has enabled quite a few local breweries to stretch their wings in Pretoria. Ravenous Capital Craft visitors love to dig into the great selection of burgers, wings and Southern-style smokedribs. Do try a Henk favourite and order a Clarens Goes Nuts Hazelnut ale and the Van Coke Smoke burger.

The way forward

The team return to their roots once a year and 2015 was a big year for them. This year they hosted South Africa’s biggest Craft Beer Festival with 6,500 people attending. With 2015 being such a great success for the team, 2016 comes with a whole new basket of adventures. Fans will be glad to know that the team is opening another Capital Craft in Centurion as well as their new concept African Beer Emporium in the Pretoria CBD. African Beer Emporium is an upmarket restaurant and bar which will focus on giving local and foreign visitors a taste of Africa with exceptional style and a large variety of African beers.

The Stall

Beat the midweek blues and head out to the The Stall’s food and wine night market at Southdowns Shopping Centre on 28 January at 5pm. The Stall welcomes The Barbosa Experience for some upbeat acoustic entertainment to kick off the first market of the year. With plenty of great food stalls you can skip cooking completely and treat yourself to a guilt-free dinner fit for a foodie.

O

ver the past few months, we’ve seen designers embracing poolside kitsch in interior decor in a big way. The pastels and distinctive styles of cities like Miami have influenced everything from colour schemes to product design, all drawing on the laid-back feeling of poolside relaxation. Now the influence is reversing, and the fun spirit embraced in the world of home decor is splashing back into outdoor living, too. South Africans love their pools, so this kind of trend is perfect for the local context. And, ironically or not, kitsch also does well in our market. It’s no surprise then to see people embrace a retro spirit in their pool accoutrements as we move towards outdoor living for the summer. Locally, Superbalist has represented this trend in a big way with its statement pool floats that mimic junk food like pizza slices, hot dogs and pretzels. Other examples coming out of trade shows and design blogs include the standout The Original Giant Flamingo – the product of an Australian company that turns the iconic lawn fixture into a statement pool accessory. And this trend isn’t just confined to things that float. The same bright spirit is seen in places like furniture and outdoor dining, too.

While it may be an ephemeral trend, this embracing of the irreverent is indicative of a broader need for fun and escape in our lives. When life gets serious, it’s easier to surround yourself with novelty than give in to depression, and this summer people seem to be emphatically doing the former.

Why sell or buy a home with a warranty? A warranty gives the buyer peace of mind and ensures a home sells for the best price it can attract

I

t’s hard to remember a time when you bought a car without a warranty. While a car makes up a significant portion of any household’s expenses, a home is for most people the largest purchase they will make. And yet homes are bought without warranties. You might think that the law protects the buyer from a seller’s failure to disclose defects. But enforcing your legal rights is expensive and time-consuming. For a new homeowner, time and money are the two things that will be in scarce supply when the roof is leaking and the trusses are giving in. Even if you can prove to a court that the seller knew or should have known about the defect, the harsh reality is that the seller might not have the cash to meet their liability. “When designing this product, we were acutely aware of the uninsured losses on standard homeowner’s insurance products and customer disappointment when discovering that defects to the

building were not covered,” says LeeAnn Dobrescu, Head: Group Business Development, Hollard. “Although we did consider offering a liability product that would protect sellers, we soon realised that a warranty product would respond far quicker. Our goal was to meet the need and exposure faced by our customers on both sides of a property transaction, either when buying or selling a home.”

So why sell or buy a home with a warranty?

“Our extensive consumer research shows that buyers love it. It’s all about peace of mind, which is something mostly absent when buying a home. Given the financial quantum, it is up there in the list of most stressful things you can do,” says Simon Griffiths, co-creator of the product. “Like car manufacturers who compete on the terms of their warranty, home sellers are competing for the attention of buyers. A warranty is a significant way to differentiate your home, attract more buyers, speed up the selling process and

ensure the home sells for the best price it can attract.” We all know people with stories of what went wrong after the transfer. Some can have a laugh about it when standing around the braai, but sadly for many these unforeseen expenses can have disastrous results. Most defaults on home loans take place within the first two years of taking the loan. In order to get the most home they can afford, buyers are stretched to the maximum. Even though they may have made adequate provision for all the associated costs of buying a house, very few have the latitude to cope with the cost of fixing the house. There’s nothing like collapsing roof trusses or gaping cracks to take the shine off your dream home. “With all the horror stories around, selling to buyers on fear would be easy,” says Lee-Ann. “But it isn’t Hollard’s style. We prefer to market the benefits to sellers and buyers and have a positive impact on the property environment as a whole.”

Wondering if only perfect homes qualify?

Most homes have some issues that need fixing, and research shows that buyers are happy to make some small repairs. All they want is some certainty so they can plan and budget accordingly. After an inspection has been conducted on the home, Hollard will make a decision on whether or not to grant a warranty. Where the problem is significant, the warranty will be declined. But where there are minor defects, these will be listed and excluded under the warranty. The certificate is then issued by Hollard confirming that the house has qualified for a warranty. This certificate can form part of the offer to purchase and the sellers disclosure of existing defects. Some sellers may choose to have these defects repaired. Here Hollard will provide access to their panel of repairers who have been vetted for the quality of their work and their pricing. Hollard will manage the process to ensure that the work gets done. Then there is the ever-growing list of compliance certificates required by regulation. These can be electrical, gas, plumbing, borer beetles and electric fence. Again there seems to be some misalignment in the process. The certificate is acquired and paid for by the seller, but certifiers and repairing contractors are often one and the same. This creates a conflict of interest.

A warranty is a significant way to differentiate your home When questioned on this issue, Lee-Ann responded, “From a risk management point of view, and for the benefit of both the buyer and seller, we thought it prudent to improve this process. Our panel of contractors will operate on the basis that the certifying contractor will not be the one who does the remedial repairs. We will also take all the necessary steps to ensure that the contractors are competent. After that we will be available for anything that goes wrong.” There are, of course, terms and conditions, the most significant of which is that general wear and tear and dayto-day maintenance are not covered, as well as the defects already identified and excluded. The policy wording is written in a way that everyone can understand. The aim is to ensure that buyers have protection for two years from the date of transfer, which will give them enough time to get used to their home, settle in and enjoy the best of it. Hollard will take care of the rest.

Gear up for an interest rate ride

A

n upward trend in the prime lending rate looks set to continue this year. Some economists predict an increase of 50 basis points when the Reserve Bank meets at the end of January, while others suggest that more frequent, modest rate hikes could happen during the year. According to Absa Housing Review Q4 analyst Jacques du Toit, domestic interest rates should increase further by the end of this year, driven by inflationary pressures and higher US interest rates. Headline consumer price inflation averaged 4,5% in the first nine months of last year. The housing review forecasts that inflation will average 5,7% this year. The rand exchange rate, oil prices,

food and electricity prices, are seen as the main risks to the inflation outlook. Du Toit singled out the household sector as facing increased financial strain last year. The housing review says household finances will continue to be affected by factors such as economic growth, employment, income and consumption growth, debt levels, inflation, and interest rates. Credit risk profiles will probably stay under pressure and remain a key factor in the accessibility of, demand for and growth in household credit. A persistent lack of sufficient savings and access to credit, together with the aspect of consumer confidence, will to a large extent drive household consumption expenditure, and eventually economic growth.

Revised fees for home loans

T

he Department of Trade and Industry recently updated the maximum fees that credit providers are able to charge. There has been a change in how interest rates are calculated as well as a general reduction in the maximum interest rates charged. According to the Department of Trade and Industry, the new maximum interest rates for all types of credit agreements will reduce the cost of credit for consumers.

a standard of maximum calculated amounts which credit providers will not be allowed to exceed or abuse. Currently the maximum interest that can be charged for home loans is 2,2 times the repo rate plus 5 percentage points. At current interest rates that would be 18,2% per annum. The new rate will be a maximum of 12 percentage points above the repo rate, or 18% per annum.

“The final regulations will bring about reduction of cost of credit when consumers are applying for credit,” says Sidwell Medupe, spokesperson, DTI.

The new regulations will affect mortgage-initiation fees (what lenders may charge to consumers when they take out a loan) as follows: R1,100 plus 10% of the amount in excess of R10,000.

ecent statistics reveal that the average commission paid to South African residential sales agents last year ranged between R60,000 and R210,000, with the highest number earned comfortably in the millions. “The industry standard is 7%, although the norm is usually around 5%,” says Ted Frazer, national marketing manager, Seeff. “This does depend on the price of the property, though, as with luxury sales the commission percentage is often lower (about 4%). There is currently no regulation on this and sometimes agents negotiate higher commissions – up to 8% or even more in some cases.” Grant Gavin, broker/owner, RE/MAX Panache, says, “Remember, though,

that unless you’re dealing with an independent operator who runs his own business, the agent will be sharing the commission with the agency. The percentage split depends on the agency and the productivity of the agent, but will generally range from 50% to 90%. Agents who keep a higher percentage of their commission will be paying their own costs of business and will therefore have financially invested in the transaction, whereas agents taking a lower split, will have their operating costs subsidised by their agencies,” Gavin says. “It should also be noted that multiple agents are involved in most transactions, often including a listing agent, an agent who introduced the buyer to the property, and a referring agent.”

A new economy L

ast month AngloGold Ashanti fell out of the JSE Top 40. The company is now worth less than half of what it was five years ago, and is no longer one of the 40 biggest players on the local stock exchange. This event went largely unnoticed, but it really signalled the end of an era. The JSE was formed in 1887 during the first South African gold rush, effectively as an exchange for gold mining shares. Now, 130 years later, there is not a single gold mining company left in its benchmark index.

Increasing development in Pretoria

As recently as the start of 2003, there were six gold miners in the Top 40. Over time they have all either fallen out or disappeared altogether, and AngloGold Ashanti was the last. Now it too has gone, leaving BHP Billiton and Anglo American as the only two mining stocks in that index. Of course the decline in mining shares does have a lot to do with the huge drop in commodity prices in recent years, but there is also a broader story here. South Africa’s economy is changing, and perhaps even more importantly, it has to change. This country established itself on mining, and in many ways mining is an integral part of our psyche. One only has to look at the contested labour relations and political interest in this sector to appreciate how central it still is to how we see our economy.

uanita du Plessis, property consultant, Lew Geffen Sotheby’s International Realty, says security and lifestyle are paramount in new developments this year, with a focus on energy-saving mechanisms, greener ways of building and hightech communication infrastructure. “There’s a major focus on The East Capital, a new R44bn city in Hazeldean, with substantial growth expected in the New East area, which has grown exponentially over the past decade, especially Hazeldean, Tyger Valley and Silverlakes golf estates. Construction of the PWV17, known as Hazeldean Boulevard – the R90m road part of this development, linking the N4 and R21 – should also start this year,” she says.

He says large complexes of flats – especially those with two bedrooms and one bathroom, priced between R550,000 and R850,000 – are being developed in Centurion by several developers. “There are also complexes being built exclusively for rental with entry-level two-bedroom, one-bathroom units, or two-bedroom, two-bathroom units between R5,500/month and R9,500/ month. Centurion is becoming a highly successful city due to the extent to which it is developing with affordable accommodation

and its strategic location in terms of transport, accessibility, shopping and entertainment facilities,” says Gillett.

However, this does obscure some of the reality, which is that mining’s role in South Africa has been declining for some time and, by its contribution to GDP, is now not even one of the top five sectors of the economy. It is no longer that important and it is increasingly becoming less important.

Rosella Dingle, joint CEO, Rainbow Junction Development Company, says construction on Rainbow Junction, a new R2,5bn super-regional shopping centre 6km north of the Pretoria CBD, should begin shortly. She says road construction surrounding the mall, commenced in July last year and the megaproject valued between R10bn and R12bn will take place over 10 to 15 years.

That is not to say that we should give up on mining altogether. On the contrary, it can still be a big contributor to our economy, and probably bigger than it is at the moment.

Jan Davel, managing director, RealNet, says over 40 new residential developments are under way, mostly in three nodes of Equestria: the Willows and Silverlakes node; the Orchards, Pretoria North and Amandasig node; and the Mountainview, Booysens and Daspoort node. He says the main types of developments this year will include sectional title flats and free-standing homes, retirement villages and luxury flats, as well as estate homes. “The Menlyn Maine development is giving rise to developments in Menlo Park and Faerie Glen, and two new student-flat developments are under way in Hatfield. There’s a trend towards smaller, lowermaintenance homes driven by rising cost of utilities and lifestyle changes, with many older parts of the city being rejuvenated through infrastructure contributions by developers,” he says.

However, it should not distract us from the sectors that have much bigger, and far more sustainable potential – services in areas like finance and ICT that are not constrained by physical resources or even national borders.

It means that we have to rethink what we want our country to be – what kind of economy we are trying to build. It also means that we have to be educating our children in the right way to sustain that economy. That is the future, and we need to work towards it instead of being stuck in our mining-dominated past.
