Pretoria’s Old East Here’s what’s happening in property in Lynnwood, Menlo Park, Waterkloof and Brooklyn WORDS: BETSIE LOOCK-VAN DER MERWE IMAGES: RENE WALKER & ANTON SCHOLTZ
E
stablished in the early 1900s, the suburbs of Brooklyn and Waterkloof were once the most eastern neighbourhoods of Pretoria. Menlo Park was added further east in the mid-1900s. Another neighbour, Lynnwood, bordering Menlo Park in the east and north, was founded in the ’60s. Pretoria has since sprawled along many kilometres further east, resulting in these older suburbs today being referred to collectively as the Old East. The Old East is a well-established and well-preserved area, adored for its thousands of jacaranda trees that bloom from late spring, carpeting these suburbs in a spectacular mantle of purple flowers. Every year, the tree-lined streets are sources of inspiration for many photographers, artists and songwriters. The leafy streets, generally large stands and homes, beautifully maintained gardens and welcoming patios add to the peaceful mood of the Old East. Lynnwood, the youngest of the Old East suburbs, is an affluent, familyoriented neighbourhood, comprising freestanding family homes, gated communities and security estates.
I love the Old East’s character, its many top restaurants, the lovely jacaranda trees and its tranquil atmosphere WILLA MAY FERREIRA, RESIDENT
While Lynnwood is not a bustling business hub, several office blocks, small businesses, basic shopping facilities and several pleasant eateries can be found in the suburb.

Lynnwood Road runs through the suburb and provides easy access to neighbouring areas and comprehensive facilities. This main road also links Lynnwood and Menlo Park to the N1 and N4 highways.
With the residential part of Brooklyn dating back more than a century, the combination of yesteryear’s elegance the stylish modern sophistication of today brings a timeless look and feel to this charming neighbourhood.
Menlo Park is closer to the University of Pretoria and the busy student hub of Hatfield. Nowadays, many of the large properties in Menlo Park are subdivided and higher-density developments have been undertaken. As more younger residents have moved in, the traditionally quiet suburb has gradually changed and become a more vibrant neighbourhood.
Brooklyn has always been an elite, upperincome suburb with sizeable family homes and gardens. The neighbourhood hasn’t lost any of those qualities and has kept up with contemporary needs and trends. Today, this suburb comprises a wide range of homes, including luxurious apartments, trendy townhouses, and student accommodation.
Properties on the main streets of Atterbury Road, Brooklyn Road, Justice Mahomed Street and Lynnwood Road are popular with businesses, and Menlo Park is home to a number of embassies. Although on the expensive side, residential property in this centrally located suburb is highly sought-after. Menlo Park is home to a number of vibey hangouts. The Capital Craft Beer Academy next to the Brooklyn Theatre is popular with the young and old. Menlo Park’s western neighbour, Brooklyn, has a well-established business district concentrated around the well-known Brooklyn Circle. It’s also home to the Brooklyn Mall and Brooklyn Square offering all-inclusive shopping facilities and a wealth of coffee shops and restaurants.
In the south, Brooklyn borders the affluent suburb of Waterkloof, established after the Second Anglo Boer War. With street names like Edward Street, Victoria Avenue, Milner Street, Crown Avenue, the post-war British influence is clear to see. Some homes also reflect the architectural style of this era. The area is particularly popular with foreign diplomats as well as senior government officials and the rich and famous. A high premium is placed on privacy and security, with some streets closed off and many properties located on security estates. Waterkloof offers an excellent location. It’s situated minutes away from the N1, close to good schools and shopping centres, and also houses the landmark Pretoria Country Club boasting a prestigious 18-hole golf course.

to get experience before I decided to open my own salon. It started off very small. Q: Why did you choose this area to set up shop? A: I decided to set up shop in Moreleta Park in Pretoria East because I live in this area and it’s ideal for me to have my business close to home. Q: How did you find your premises? A: I was lucky enough to find the premises while they were advertised. Q: Why are the premises ideally suited to your business? A: T he premises are shared by several complementary service providers: nail technicians, hairdressers, slimming treatment providers and doctors. This makes the space ideal for people who want a variety of treatments done in one place.
T
he Beauty Studio in Moreleta Park provides a professional service delivered with a skilled touch. Jo-Ann de Klerk, owner, tells us how she used her experience in the beauty industry to open her own salon in her neighbourhood. Q: How did your business start? A: I worked as a beautician for 10 years
Q: Who are your neighbours? A: We have a physiotherapist and a funeral home as our next-door neighbours.
for better rates than what we would pay in a retail centre. Q: How many people go through your store each day? A: T his varies greatly depending on which treatment I provide. On average, I’d say we have around seven to nine clients per day. Q: Do you have any expansion plans? A: No, not at this stage, but I continuously go for courses to keep up to date with new technology, so our range of services is expanding. Q: Do you operate online as well? A: We have a website with a list of treatments and services that we offer, and clients can use the site to enquire about our services and products. Q: What’s your most popular service? A: Facial peels, microneedling, permanent makeup and lash extensions.
Q: What are the shop rental/sales prices like in this area? A: T he rental is reasonable. As our work premises are in a residential house, with business rights, we’re so lucky to have found a big space

Moving house made easy An expert gives us a few tips on how to make the process smooth and simple WORDS: ANNE SCHAUFFER
S
Geoff suggests you start with putting together a comprehensive “moving day survival kit” including everything you’re going to need for your first few days in your new home, such as your toolbox, kettle, towels, any medication you take, cosmetics, washbag, bed linen, pyjamas, phone charger, scissors or a craft knife, and even the local takeaway menu.
Before the move:
• Dispose of furniture and arbitrary items you’re not taking with you – this is a good time to declutter. • Notify relevant people of your change of address and landline number. • Cancel any deliveries. • Call in qualified technicians to remove your satellite dish or aerials and dismantle any other electrical equipment. • Return borrowed items. • Clean out your medicine cabinet and dispose of expired/ unwanted medication. • Put all jewellery, money, firearms and important documents into a separate, secure box.
Closer to the time:
• Drain fuel from petrol lawnmowers
and water from hoses. • Ideally, keep your pot plants separate from your furniture, even if you need to hire someone with a little van to transport them on the day of the move. Pot plants are fragile and take up too much space in a high van because nothing can be packed on top of them. • Prepare your washing machine/tumble dryer for moving. Disconnect power and pipes and check if transit bolts need to be fitted. • Domestic appliances and other electronic equipment must be stabilised and prepared for transport as recommended by the manufacturer. This is your responsibility. If this is not done properly, it could affect your insurance. Geoff suggests you draw up a floor plan of your new home and assign a colour to each room. Then match colours with the corresponding boxes destined for each room. This will save you and the removal company time and energy. Also have a list of the contents of each box to help you when you unpack.
On the day of the move:
• Record all utility meter readings (water, electricity and gas) and store in a safe place (photographing them works best). • Stay until the movers have finished packing up, and then walk through
S
ome of the chief considerations when purchasing a home are location, distance to local amenities, school district and longterm value. Lightstone, with the help of data provided by Tracker, compiled an analysis over the May to August 2017 period on how the population density in Johannesburg and Cape Town suburbs is directly affecting drive time during peak hours.
Johannesburg

tanley’s Removals has been helping people move their belongings from one home to another for many years. Geoff Henebrey, owner, gives us a suggested timeline for a smooth move, starting six weeks before D-day.
New homebuyers should consider peak drive times
the house to make sure you (or they) haven’t missed anything. • Check that all windows are closed and that all water, gas and electricity supplies are switched off. • The removal company may ask you to sign a packing inventory. Make sure you’re happy with how your belongings have been packed before you sign. • Give movers copies of emergency contact details and directions to your new house.
On arrival at the new house:
• Arrive before the removal crew so you can guide them around the house and confirm where you need each box or item to be. • Check the unloading of each item, and account for every item on the inventory. Also check carefully for any damage. The removal company will ask you to sign a release form. Only do so when you’re happy that everything has been done properly. • Give one member of your family the task of sorting out keys for each room. Make sure the keys work. If there are only single keys/remotes, get duplicates and label the spare set. • Take a reading of your utility meters before you start using electricity, gas and water. • Test the geyser and heating/ air-conditioning system. • If you have small children and/ or pets, make sure the garden is safe for them to play in.
An average drive from Pretoria to Sandton should take approximately 37 minutes. However, Lightstone found that the average morning drive between the two metros, if commuters leave Pretoria at 5am, takes 45 minutes. However, those who leave home at 6.15am, spend 75 minutes en route. Lightstone found that commuters travelling from the South of Gauteng (Alberton, Benoni, Edenvale, Kempton Park) to Sandton had similar struggles with congestion. A drive from Alberton to Sandton should take an average
of 37 minutes. However, individuals spend up to 71 minutes in traffic when they leave home at 7am, whereas other commuters only spend 40 minutes on the road if they leave at 8.45am.
Cape Town
Cape Town traffic peaks 15 minutes earlier than Johannesburg. An average drive from Kuils River to Cape Town should take 35 minutes, but during peak travel time this increases to 66 minutes at 6am and drops to 37 minutes at 8am. When taking a holistic look at Lightstone’s results, one can deduce that leaving home before 5.45am from densely populated areas like Alberton and Kuils River could lead to a drive time of only 40 minutes compared to a total of 70 minutes when leaving home at 6.15am. Potential homeowners rarely take peak drive times into consideration and are willing to sacrifice this element for other unique selling points like schools and shopping centres.
Opportunity to unlock value in Cape Town properties
S
ubdivision of land by developers has become common in Cape Town where expansion is curtailed by the lack of available land. However, landowners now have the right to unlock the value of their land. Lara Colananni, specialist conveyancing attorney, Guthrie Colananni Attorneys, says, “The City of Cape Town’s municipal bylaw was recently amended to create an automatic right to build a second dwelling on almost all properties in Cape Town, even if the zoning is single residential, rural or agricultural. “The beauty of the amendment is that it creates opportunities to unlock value in almost every property in
the Cape without going through the tedious process, costs and stress of obtaining a departure from Council to erect a second dwelling on your property. The value is unlocked by selling the second dwelling or the rights to construct a second dwelling on the property and this can be done by subdivision or by opening a sectional title scheme on your property.” Lew Geffen, chairman, Lew Geffen Sotheby’s International Realty, says, “The main advantages are that you can now sell the separate granny flat or cottage on your property without obtaining a subdivision and, most notably, you don’t have to sell your whole property if you want to liquidate some capital.”
