S

ituated on the busy main thoroughfare of Atterbury Road just off the N1, the suburbs of Lynnwood Glen, Menlyn and Faerie Glen together make up the heart of Pretoria’s pulsating eastern suburbs. Established in the late ’60s, Lynnwood Glen is the oldest of the trio and has succeeded in maintaining its serene residential character under the tall trees alongside the Moreleta Spruit winding through parts of it. The Struben Dam Bird Sanctuary can also be found within the suburb. Real estate here mostly comprises large freestanding family homes and a few apartment blocks in gated areas, as well as several local business centres and friendly, old-fashioned neighbourhood shopping centres like Glen Gables. Lynnwood Glen is home to the Varsity College Pretoria campus and isn’t too far away from the University of Pretoria, so the neighbourhood is wellsuited for student accommodation. Even though it’s mainly residential, the suburb neighbours the everbustling and developing Menlyn

area, which has a variety of modern facilities and amenities.

The adjoining suburb of Faerie Glen was established in the ’70s and, is not only the larger of the three, it’s also one of the biggest in Pretoria East. It’s a scenic, well-established suburb with a wide variety of properties ranging from bachelor units, small and large townhouse apartments, comfortable family homes, to extravagant properties – freestanding, sectional title, or in lifestyle estates. As a result, the suburb attracts a diverse population in the middle-to-high-income groups.

Menlyn has developed into one of Gauteng’s most hip, upmarket and chic entertainment and business hubs. The latest developments include yet another upgrade of the well-known Menlyn Park Shopping Centre, as well as the development of the Menlyn Maine mixed-use precinct offering luxury residential, office and retail space, as well as a state-of-the-art entertainment complex: the 8,500-seater Sun Arena at Time Square Casino, a live entertainment venue and a first for Pretoria, launched on 4 November. Construction of the residential phase of a towering luxury apartment complex is well under way. The “old” Menlyn still offers a number of traditional freestanding properties, apartment blocks and townhouse complexes. Because of their central location close to the N1 and within walking distance of the business hub, schools and various churches, these properties are highly sought-after.

Young and established families find Faerie Glen to be the perfect place to live because of its close proximity to a myriad daycare facilities, good schools and hospitals, as well as transport infrastructure, such as the Gautrain bus network and the municipal bus system. In addition, the many smaller local shopping malls, Glen Village, Atterbury Boulevard and Atterbury Value Mart, offer comprehensive retail services. Faerie Glen is also home to the beautiful Faerie Glen Nature Reserve in the Bronberg conservation area.

I love visiting Time Square at Menlyn Maine. There are fantastic restaurants and a huge square. Highly recommended is Old Town Italy, and Guy Fieri’s Kitchen and Bar is just awesome for burgers. ouseME, the propertytechnology management platform that was launched one year ago to residential property owners in the Western Cape, and subsequently to Gauteng landlords in July, has announced that it now has in excess of 230 properties under its management and has earned landlords an average profit increase of R7,000 in 2017 as a result of reduced property management fees. “In a very difficult economy, where every cent counts, property owners want to maximise their returns and pay only for essential services when they are needed. Paying the industry standard of 10% – 12% of the monthly rental value as a management or placement fee is simply ludicrous, and it’s becoming increasingly difficult for agents to justify, especially as landlords get savvier,” says Ben Shaw, CEO, HouseME. HouseME’s service fee is only 2,5% and includes a rental guarantee. Within the 2,5% fee, HouseME already offers viewing scheduling, tenant screening and credit vetting, rental guarantee, lease documentation, deposit management, as well as collection and reporting of payments. Nearly 70% of HouseME clients already use the company’s packages for photography, inspections, billing and payment reporting, emergency response and the like.

goli Textiles uses eco-friendly dyes, inks and natural fabrics for its custom designs. The unique textiles are beautiful and the fashion range is designed to be comfortable and easy to wear. Owner Sino Xaba tells us more about the business. Q: How did your business start? A: I saw a gap in the market for Africanprint textiles and fashion reflecting our diverse heritage and culture. I started out by selling my products at flea markets and have built up the business to a point where I now supply lodges with custom-designed cushions and fabrics, and fashion boutiques with a ready-to-wear African fashion range. Q: Why did you choose this area to set up shop? A: I operate from a workshop in

Pretoria West. I sell to individual clients via my online shop (egolitextiles.co.za) and I also supply bulk orders to fashion boutiques and lodges. It’s therefore more convenient to have a workshop rather than a retail shop. I chose the location because of the big space and the affordable rent. Q: How did you find your premises? A: I found the premises through a referral. Q: Why are the premises ideally suited to your business? A: The area is not far from some of my suppliers. There’s also a vibrant community of small businesses from different parts of the continent in this area.

Q: Do you have any expansion plans? A: Yes, I do. I would love to increase production capacity in order to supply more designers and businesses with custom-designed textiles, African fashion and accessories. Q: Do you operate online as well? A: Yes, I’ve got an online shop (egolitextiles.co.za/shop). I’m also on Facebook (goo.gl/dqeKmM), Instagram (@egolitextiledesigns) and Twitter (@EgoliTextiles). Q: What’s your most popular item? A: This would have to be our custommade textiles, the cold shoulder dresses and African print zip dresses.

Q: Who are your neighbours? A: A s this is a residential area, I’m surrounded by houses. Q: What are the shop rental/sales prices like in this area? A: It’s really affordable. Q: How many people go through your store every day? A: I currently supply fashion retail chain boutique, Burgundy Fly, and Singita luxury safari lodges. They get a lot of foot traffic. The range I supply to them, SinoBuhle Fashion Range, is doing quite well and I’m increasing the supply of items for the store. I supply Singita with handmade cushions and my goal is to expand the range of items that I supply to them.
