Zwartkop offers the perfect location for residents commuting between Pretoria and Johannesburg. The suburb is located alongside the N1 (on its southeastern border), with easy access to the R21 to Ekurhuleni and OR Tambo International Airport. The N14 (in the west) to Krugersdorp and Lanseria International Airport is not very far away. Public transport infrastructure, such as the Gautrain network, is easily accessible. Located close to the rapidly developing
hubs of Centurion and Midrand, the area is a shopping mecca. On its doorstep is the regional shopping centre, Centurion Mall, with more than 200 stores and restaurants. Centurion Lifestyle Centre, offering a choice of 90 shops, is a few kilometres away, while smaller shopping complexes are dotted around the area. Centurion has an active business sector, representing many corporate and privately owned businesses in the area. There are many gyms and sport, health and wellness establishments nearby, and there’s no shortage of top medical facilities. Netcare’s flagship Unitas Hospital, the largest private hospital in the country, is a 10-minute drive away from Zwartkop. T
he Healing Process is a transformational life coaching and counselling practice in Brooklyn with an integrated approach to health and wellbeing. Dr Lilian Cabiron, owner, tells us how she helps her clients deal with depression, anxiety, chronic pain and other challenges through counselling, coaching, mindfulnessbased interventions and reiki treatments. Q: How did your business start? A: It started with my passion for an integrated approach to mental health as well as touching people’s lives in a positive and empowering manner. I’ve been on this journey for 27 years and it has taken me from Argentina to South Africa, and from a conventional psychiatrist to an integrative healer, understanding healing as the process of coming to terms with things as they come into full awareness. Q: Why did you choose this area to set up shop? A: Brooklyn is a vibrant neighbourhood with an interesting palette of people from many different cultures. Businesses, schools and
professionals are situated here. There’s an extensive flow of people coming into this Old East centre every day. Q: How did you find your premises? A: I was looking for a suitable location without success. Then I came to the practice’s premises to visit a colleague and as I walked in I loved the calmness and the earthy feel of the place. Q: Why are the premises ideally suited to your business? A: The neighbourhood embodies the concept of an “integral map” (all inclusive), which is in resonance with an “integral practice” like The Healing Process. Q: Who are your neighbours? A: My neighbours are a psychologist, an art gallery, a coffee shop/ restaurant, an embassy and residential owners. Q: What are the shop rental/sales prices like in this area? A: Related to the market and subject to offer and demand.

These online chat consultations are particularly useful for clients who cannot meet up with me. Q: What’s your most popular service? A: Most of my clients are looking for an integrative approach and a vision from high above. Mindfulness interventions infuse most of the treatments.
Q: How many people go through your practice each day? A: It varies from day to day and from week to week. Some days, I start very early in the morning to accommodate clients before they go to work, while other days, I extend

Atlantic Seaboard & City Bowl property markets stay strong
D
uring the past year, South Africa’s strongest property market has begun to yield to the relentless pressure of the economic decline, with average house price growth in Cape Town slowing steadily since the first quarter of 2016 when a 10-year high of 15,7% was recorded. Lew Geffen, chairman, Lew Geffen Sotheby’s International Realty, says that although year-on-year growth has dropped by almost 2% to 13,8% at the end of the second quarter this year, the market remains strong, especially in the two most expensive sub-regions in the city – the Atlantic Seaboard and the City Bowl. “FNB’s City of Cape Town Sub-Region House Price Indices for the first quarter of 2017 has revealed that these
have retained their pole positions despite mild price growth slowing. “On the Atlantic Seaboard, the average house price inflation rate barely moderated with a drop of only 0,2% from a multiyear high of 30,1% during the same period. The City Bowl market has fared almost as well, dropping only 1,6% from its 22,7% year-onyear high during the second quarter of 2016 to 21,1% recorded at the end of the second quarter this year.” John Loos, household and property sector strategist, FNB Home Loans, says, “We would expect a near term slowing in price growth in the City Bowl and Atlantic seaboard, after major affordability deteriorations, and with some signs of foreign buyer interest in South Africa weakening mildly.”

Pros & cons of a joint home loan
F
ortunately, for those who are unable to obtain a home loan on their salary alone, banks allow individuals to apply for home loans jointly to be able to realise their dreams. Dr Simphiwe Madikizela, head: special projects, FNB Housing Finance, says a joint application can help increase your chances of qualifying as both parties’ incomes and expenses are taken into account to assess affordability. “Before applying for a joint bond, you should be aware of the advantages and disadvantages to avoid any pitfalls,” says Madikizela. Some of the pros are: • there’s a high chance that the home loan application will be
approved if both individuals have good credit records • you can afford to buy property that one partner wouldn’t necessarily afford with their salary alone. Some of the cons are: • if you’re not married, you will share ownership of the property with another individual once it’s paid off • if there’s a default, both partners’ credit records are affected. Both parties need to sign all the necessary documents such as the offer to purchase, home loan quote and legal documents. Most importantly, the monthly debit order has to come from one account. As a result, this will have to be agreed beforehand.
New school for Sibaya
T
ongaat Hulett has signed a deal with education group ADVTech to develop the first new school in the Umhlanga region in more than 14 years. The 2,000-student facility, located within the renowned Sibaya Coastal Precinct, is scheduled to open in 2020. The project is expected to provide relief for the growing demand in the region for quality schooling. The facility will be developed under the ADVTech Academies brand, which provides education to a broad range of income earners. “We are very pleased to be working with ADVTech on this development, which has entrenched its position
as a leading player in the education market,” says Sithembiso Mthembu, head: development execution, Tongaat Hulett Developments. Mthembu says the decision to construct the new school follows a period of identifying market demand and potential, followed by intensive engagement and negotiations with educational institutions towards finding the most appropriate and beneficial solution. The school is being developed in Node 5 of the 1,000ha Sibaya Coastal Precinct, on which construction of civil infrastructure commenced last year. The first phase of this project is expected to be completed later this year.
TOP TIPS: • Hang a tennis ball from the ceiling so that it taps the windscreen when your car is in the right spot. • Protect your car doors by attaching pool noodles or sponges to the walls in places where the doors might touch. • While shelves are less expensive and easier to access (you don’t need space to swing doors open), cupboards can protect from dust and are lockable. Consider sliding doors on cupboards if space is an issue. • Store similar items together and keep them visible – all camping gear in clear plastic tubs, nails and screws in glass or plastic jars. • Decant any messy garden fertilisers or chemicals into neat storage containers and label them clearly.

hile dealers and panel beaters have long boasted eat-off-the-floor workshops for their cars and clients, switching to a showroom-style garage adds to the convenience and pleasure of your property and increases the resale value. And the good news is that this can be achieved in just a few days.
Dust busting
The first step towards a spotless garage is eliminating dust in all ways possible. The three main culprits here are the floor, the garage door and any other doors or windows in the space. Good flooring is often one of the most expensive parts of any building project, but it’s generally money well spent. Garage floors should be smooth, free of cracks and easy to clean, and it’s worth investing in a product that will help you achieve this whether you do it yourself or bring in a professional. Paul Clark, owner, Vuka Floors, says, “While an epoxy coating is ideal for a garage floor, check that your garage floor is strong enough before you start. An easy way to test this is to take a sharp stone or tile and scratch the floor. If it crumbles easily, you may need your floor assessed by an epoxy application company before you go ahead. If it
doesn’t, you can buy an entry-level epoxy paint and simply do it yourself.” To keep your garage environment bright and clean, check that garage doors sit flush with the floor so they don’t let in dust and dirt. Attach a rubber strip to the bottom of the doors if necessary and do the same for the sides of the door and any other doors or windows that open into the room.
Shining up
The second step is a fresh coat of paint. This will also make the garage instantly brighter and cleaner. “A good, high grade, washable wall paint is the answer,” says Paul. “I would suggest a paint with a semi-gloss or gloss finish, as these are the easiest to clean and can lead to a sleek, industrial look to match the floors. Avoid a matt finish as these are easy to scuff and tend to fare poorly against mould.”
Scaling down
Having too much stuff is another major reason why most garages don’t look like the photo-shoot versions. So decluttering and classification is essential. Go through everything and sort it into three piles: keep, donate/sell and discard. Whether you choose clear stackable plastic bins, hooks, shelves or a combination, there are clever solutions for almost every garage project.
