H
ennopspark and Bronberrick are two scenic and soughtafter neighbouring suburbs lying in a belt just west of Centurion Central between the N14 highway and the R101/Old Johannesburg Road. This leafy green area comprises a southern part and a northern part of Hennopspark which are linked in the middle by the small neighbourhood of Bronberrick. Generally, the demographics and look and feel of Hennopspark and Bronberrick are similar and they’re often referred to as one area. Besides this area’s lovely tranquillity and pleasant surroundings (the Hennops River forms its northern border), it also boasts a perfect, convenient locality close to main arteries, the Gautrain network, as well as several churches, schools, top hospitals, professional practises, businesses, police stations, postal services, a light industrial
area and heaps of small and large shopping complexes. Both these suburbs are friendly community-oriented neighbourhoods. Security issues are high on the agenda of community priorities, and residents can participate in various community initiatives and groups.
Property
Bronberrick and Hennopspark attract a diversity of residents ranging from young first-time buyers and small families to large and extended families. Property statistics on stable owners in Hennopspark reflect an almost equal proportion of the 36 to 49 (34.5%) and 50 to 64 (35.4%) age groups. No separate statistics for Bronberrick is available, but properties in the market in this neighbourhood are predominantly freestanding, large homes with big wooded gardens ranging in the middle-income price group between about R1,5m and R2,3m. Being a larger neighbourhood, Hennopspark offers a large variety of apartment blocks, security townhouse complexes and freestanding properties. The average asking price for townhouses is indicated as R940,000, while freestanding homes average around R1,75m. However, there are many larger properties in the R2m to R3m price brackets. Both these suburbs have boomedoff residential areas as well. Hennopspark also boasts a quite recent light industrial and warehouse development and many of the units are in the market to buy or rent.
Schools
Hennopspark and its surrounding neighbourhoods are home to several well-established pre-primary, primary and high schools. Laerskool Hennopspark and the neighbouring Springvale Primary School were both established in 1981. These two public schools have

since grown remarkably and today provide quality education to over 3,000 (combined) primary school learners. Other public primary schools close by include Laerskool Wierdapark, Laerskool Bakenkop and Centurion Primary while there are excellent private schools in the area as well. These include, among others, Zwartkop Christian School (up to Grade 12), Elturion Independent Christian School, and Village Montessori Primary School. Secondary phase learners can attend the firmly established Hoërskool Zwartkop, a public high school situated in the neighbourhood close to Laerskool Hennopspark. Neighbouring suburbs provide more options like Hoërskool Eldoraigne, Sutherland High School, Lyttelton Manor High, Hoërskool Centurion and the independent Abbotts College situated within easy access in Highveld.

Hennopspark and Bronberrick’s central location in Centurion leaves residents with an extensive range of recreational opportunities within close range. Although Hennopspark and Bronberrick comprise a relatively small geographical area, it has a lot of its own facilities as well. Sporty residents can join Eagles Karate Club, participate in the Bronberrick Parkrun on Saturdays, and exercise indoors at Planet Fitness or Virgin Active fitness centres. These areas are also conveniently close to the renowned SuperSport park cricket stadium. Nearby nature attractions include Rooihuiskraal Historical terrain where families can enjoy an outdoor picnic and discover the prolific birdlife at the adjacent Bishop Bird Park. Hennopspark is home to a modern pool/sports bar and night club called Stones, while the wellknown Centurion Theatre is only a short distance away in Lyttelton Manor. What the Flisp? Flisp is a subsidy which assists qualifying households to purchase a residential property for the first time. Are you eligible? WORDS: ANNE SCHAUFFER

lisp stands for Finance Linked Individual Subsidy Programme, a subsidy designed to help South Africans put a foot on the first rung of the property ladder. It falls under the umbrella of the Department of Human Settlements. The subsidy for which you’re entitled can be used to reduce the initial mortgage loan amount. This makes the monthly loan repayment instalments more affordable over the loan repayment term, and makes good any shortfall between the qualifying loan amount and the total price of the property purchase. The subsidy can also be used to pay for transfer and bond costs. Once your subsidy is approved, the funds will be paid to your transferring attorney’s trust account in readiness for the transfer of the property into your name. Rhys Dyer, CEO of bond originators ooba, explains the ins and outs. Q: Who qualifies? A: To qualify for Flisp, you must be a South African citizen – or hold a permanent residence permit – a first-time homebuyer, must be married/co-habitting/single with a dependant, and must have a total gross household income of between R3,500 and R22,000. Q: How much is the subsidy worth? A: The subsidy alters according to your income, in other words, it’s granted on an income sliding scale. The subsidies range between R27,960 and R121,626. Q: What can the money be used for? A: This subsidy can be used as a deposit which will assist you to qualify for a home loan and aid
you in securing a better interest rate on your home loan, making your monthly instalment more affordable. Alternatively, the subsidy can also be used to pay for transfer and bond costs. Q: How do I go about applying? A: You must have an approved home loan before applying for the Flisp subsidy. The Flisp application form must be completed and submitted, together with all the supporting documents (listed on the application form), to the NHFC or to the relevant provincial department of human settlements’ offices. Once the subsidy is approved, the funds will be paid over to the transferring attorney’s trust account on notice of readiness to lodge the transfer and bond documents. Q: Are there any important factors to remember? A: To qualify for this subsidy, you or your spouse/partner mustn’t have previously derived benefits from the housing subsidy scheme or any other state-funded or assisted housing subsidy scheme which conferred benefits of ownership, leasehold or deed of grant. You mustn’t have received a government housing subsidy before, nor owned a fixed residential property before. Importantly, if your home loan application is declined by the bank, you will not be able to access Flisp. So, once you know your income falls into the eligible band, take the time to access ooba’s online affordability tool on ooba’s website (ooba.co.za). It’s easy to fill in, and you’ll know in minutes what size home loan you will be eligible for, if you are approved.
